Organise your domestic chaos Mark the start of autumn by getting organised at home. Joanna Gosling shows Gabrielle Fagan three easy-peasy projects to bring order and light into your home

IT’S often the small things that can make life stressful – whether it’s misplaced keys, overlooked bills or dark, dull corners that seem to attract clutter.

Instead of just daydreaming about having a calm, perfect-placefor-everything home, journalist and mother-of-three Joanna Gosling decided to put her thinking cap on. She came up with a series of simple-to-follow projects, all of which now feature in her new book Home Made Simple: Stylish, Practical Makes For Living And Giving (pictured top right). She shows how, with a little effort and some basic DIY, you can create and furnish a well-equipped corner for sorting household finances (or enjoying hobbies), funky lights, and even conjure an attractive home for

those wandering keys. “I love making things for the home, because it saves money, you can make nicer things than you can buy, and there’s the bonus of the ‘I made it’ satisfaction every time you look at it,’’ Gosling enthuses. All the materials used in her projects are inexpensive – old wine boxes are transformed into a desk, s t o rag e a n d a ke y b ox , fo r instance. “As, like most people, I don’t have enough time to sit and spend hours crafting something perfectly, my mantra is ‘minimum effort, maximum return,’’ she says. “I’ve worked out the quickest, simplest way to do things that are useful, decorative and bring character to rooms.’’ Follow three of her projects for a bright, business-like corner in your home.

YOU NEED: ● Strong wood glue ● Four 12-bottle wine crates ● Two sheets of 30mm MDF measuring 505mm x 175mm, and one sheet measuring 505mm x 1460mm (or however wide you want it to fit your space) ● Eight 50mm castors ● 32 x 1cm screws for the castors ● Drill with 2mm and 4mm drill bit ● 12 x 6cm screws ● Paint, preferably eggshell ● Roller and small paintbrush

WINE CRATE DESK “I LOVE this desk. It’s such a practical design, with its internal storage, big surface area and castors, which make it easy to move around,’’ says Joanna Gosling. “It’s a perfect work space for anything, from writing to crafting. “My version is a combination of wine crates and cheap MDF. It means it’s not entirely free to construct, but it’s still far cheaper than buying anything even remotely as stylish.’’ Add matching storage with painted wine boxes, and glue household pegs on the sides of them so you can clip on paperwork or photos.

METHOD: Make the two end supports for the desk. Glue the long sides of two wine crates together to make one support and repeat with the other two for the second support. Make sure the glue gets a good fix by piling some heavy books inside the top crate to press it downwards on to the lower one. Place the large sheet of MDF on the floor. Position one small piece of MDF at either end of the large piece and align the edges. Glue the small pieces in place using plenty of glue. Now position the end supports on top of each of these small sheets of MDF, ensuring the interiors of the crates are facing inwards. Glue these in place. This is the basic construction of the desk upside down. Position four castors on the corners of the base of each end support and screw them on. Using the 2mm drill bit, drill small holes into the wood through the holes in the castor plates for the screws to go into. Now switch to the 4mm drill bit and drill six holes through the top wine crates into the MDF (one at each corner and two in the middle for strength). This is for the 6cm screws, to fix the base to the desk top. Position the screw against the drill bit when you fix the bit into the drill. Make the length of the drill bit slightly shorter than the screw, so that you don’t drill too deeply and go right through the desk top. Screw together. Once the glue fixing the wine crates together is dry, flip the desk over. Finally, paint the desk using a roller.

PHOTO KEY BOX “Giving your keys a home where you can stash and retrieve them in an instant is pretty good for stress levels,’’ says Gosling. “This is a lovely place also to display photos and remind yourself of happy memories and, when closed, it doesn’t look like a key box, which is good for security.’’ YOU NEED: ● Three-bottle wine box with a sliding lid. Source from wine merchants who often sell these cheaply as gift packaging, or search for them online ● Emulsion or eggshell paint ● Drill ● Eight 1.2mm x 17mm screw hooks ● Bradawl ● Photos or images for the front ● Spray acrylic sealant (optional); double-sided tape

METHOD: Remove the rope handle, if your box has one. Leave the unfinished pale wood as it is or paint. If you’re going to hang it, drill four small holes in the corners of the box for screwing it on to the wall. Mark drill points 4cm up (or down) and in from the sides. Use a pencil to mark evenly spaced dots where the screw hooks for the keys should go. Do a row of three, then a row of two, then another row of three and stagger the hooks so that the keys don’t bunch on top of each other. Pierce each hole using a bradawl and screw in the hooks. The back of the box is thin wood, so screw the hook through until the point is just poking through the back. Choose photos with a sealed finish, or use an acrylic sealant, to go on the front. Fix to lid with double-sided tape.

“IF you can wire a plug, then you can make one of these brilliant lights very easily, and they’re so versatile and useful,’’ says Gosling. “Make the cable as long as you like and, with a couple of hooks on the ceiling, you can fix them to light up anywhere in a room. You can position them high or low, as you want.’’ NB: Ensure finished light and bulbs are not positioned near anything flammable, such as fabrics or upholstery. YOU NEED: ● Switched metal lamp holder ● Fabric-covered three-core cable – measure the length you need (historiclighting.co.uk has a good range of colours) ● Cable stripper and small screwdriver ● Three-pin plug ● Bulb (make sure it is compatible with the lamp holder – screw or bayonet) ● Screw hooks to suspend the light from the ceiling METHOD: Unscrew the top and bottom of the lamp holder to separate. Feed the top of the lamp holder on to the cable. Strip a short section of the cable to reveal the core, then strip a little of each wire (take care not to expose too

much). Wire the cable to the bottom of the lamp holder – with a three-core cable, which includes live, neutral and earth wires, there will be a point in the side of the fitting to connect the earth wire to. The live and neutral wires can safely be connected to either of the other points.

Make sure you connect the wires to the correct points – double-check the correct wiring by doing an internet image search on 'how to wire a plug'. Screw the two parts of the lamp holder together. Strip the wires at the other end of the cable and connect to the plug.

A new customer guarantee aims to give the UK's 49 million current account holders a ‘hassle-free’ experience if they decide to change provider. VICKY SHAW investigates IT’S sometimes said that people are more likely to divorce than change their bank. Indeed, a recent report found people typically stick with their bank for 17 years – the average British marriage lasts 11-and-a-half. Perhaps this loyalty is because of some long-forgotten incentive, or perhaps you are still with your bank because they offered a good deal when you were a student. But now, it’s time to break free, thanks to the introduction of new rules which will cut the time it takes to switch current account providers. The move, overseen by The Payments Council, aims to shake up competition and stop consumers simply putting up with their bank as they might put up with a badly-behaved spouse. There have already been signs of providers ramping up competition to tempt in new customers, but with an array of charges and benefits on offer, it pays to look before you leap. If you are considering switching, you need to decide what you want and need from your current account. Do you tend to be in credit or are you often overdrawn? How highly up would you place good customer service on your priority list? If you are looking for an added perk when switching, there are several to choose from. First Direct, which regularly comes out top in customer service surveys, recently increased its cash incentive to switch to £125. Halifax is offering £100 to make the jump and M&S Bank is handing out £100 worth of gift cards to new customers. If you are someone who normally has cash sitting in their current account, check you are getting paid interest on this. According to financial information website Moneyfacts, more than half of current accounts do not pay interest, meaning

consumers who use them are losing money due to the eroding effects of inflation. Halifax’s Reward account pays £5 a month to customers who put £750 a month into their account and remain in credit throughout the previous month, while Santander's 123 account offers cashback on household bills paid through the account as well as up to 3% in-credit interest. Lloyds’ Vantage account also offers in-credit interest of up to 3%, while Nationwide’s FlexDirect Account offers 5% interest on balances up to £2,500 for the first year, reverting to 1% afterwards. If you are someone who is often overdrawn, minimising your charges is key. The Post Office has a relatively low overdraft rate of 14.9%, while First Direct also offers an overdraft at 15.9%. Some people might want to wait and see how competition hots up in the coming months, rather than making an immediate jump. Tesco Bank and Virgin Money both plan to launch onto the current account market soon. Finally, there is no point switching for switching’s sake. If you are already getting a good deal, changing to another provider just because the new rules are in place could cause a financial headache in the long run. To the same point, a positive side-effect from the new rules could be that your existing provider ups their game to stop you leaving.

Switching guarantee THE GUARANTEE now gives you a single point of contact if anything goes wrong – your new current account provider. Your new provider is responsible for managing the new switching process, which will automatically move existing incoming and outgoing payments over to your new account. The guarantee means that the switch will happen in seven working days. Under the old system it could take up to 30 working days. Any payments accidentally made to your old account, which will be closed as part of the process, will be automatically redirected to your new one for 13 months.

Andy Welch didn’t think he was the sort of person who’d fall for con artists’ tricks, but an elaborate bank scam proved him wrong. With statistics showing that one in ten people have been hit by similar crimes, his story serves as a warning to all

Beware of scammers!

Not everyone’s as nice as you are!

OPENING a newspaper recently, a headline about rental fraud caught my eye.

A new survey by 192.com revealed that one in 10 people have fallen victim to rental scams, with corrupt landlords making £755 million a year by taking deposits from unsuspecting would-be tenants for properties that either don’t exist, or are already occupied. It seems that new scams are cropping up on a weekly, if not daily, basis. Whether it’s cold callers pretending they’re from your utilities companies, or fake e-mails claiming to be from HM Revenue & Customs, asking for your bank details because you’re owed a tax rebate. Earlier this month it was reported that adverts for jobs at Harrods, which appeared on Gumtree, had actually been posted by fraudsters. When innocent job-seekers downloaded the application form, it enabled the criminals to extract personal details from their computers and then rinse their bank accounts. Last year, research by Which? revealed that one in ten people has fallen victim to some sort of financial scam in the past five years, while other figures suggest that as many as one in four have been hit by credit card fraud. It’s much easier to fall prey to a con artist than you might think. Unfortunately, I learned the hard way earlier this year, when I became the victim of an elaborate scam. Happily watching TV at home one Sunday morning, I received a call from ‘Visa Card Services’. The person on the other end told me there’d been a number of fraudulent transactions on my account since midnight, adding up to about £1,100. I'd never heard of ‘Visa Card Services’ before, but then, I’d never had money stolen like this before. The caller confirmed the last genuine withdrawal I’d made – which reassured me that they were genuine – then gave me a reference number and told me to hang up then ring the number on the back of my bank

■ WATCH OUT: You never know who’s got their eye on you card. I followed his instructions and spoke to someone who knew all about the supposed fraud. I was told that, apparently, my card had been cloned at the ATM I’d used, and then used to purchase items from the Apple Store. The person from ‘HSBC’s card protection department’ now helping me had all my details – full name, date of birth and, crucially, my address. When he said a courier was on the way to collect my bank card for further examination, I initially flinched at the idea, but he explained

that it was needed to properly analyse the chip. It all seemed quite legitimate – after all, I’d called the bank myself. So when I was told to type my PIN number into the keypad of my phone, I did. Later that afternoon, I had another call telling me they’d now received my bank card and that the money I’d lost would be back in my account in a few days. ‘Great’, I thought. There were several other calls updating me, and I was relatively content.

But, a few days later, I hadn’t heard anything. Worried, I called the bank, this time from my mobile, and explained to the person on the other end what had happened. My nightmare stepped up a notch with the most chilling phrase of all: “But Mr Welch, your cards haven’t been reported stolen.’’ The people I’d been dealing with initially, trusting with all my details and hoping would return my money, were in fact the criminals. To say I felt stupid, as well as humiliated, angry and upset, is an understatement.

This happened in February and I’ve since come to terms with it. It’s a matter of good faith, I’ve decided. Once you call the number on the back of a bank card and go through security stages, especially when the caller has all your details, you enter into a world of trust where you’re no longer the boss, the person on the other end takes over. When everything seems to add up, as it did to me at the time, you don’t expect to be taken advantage of. The police were very helpful. Once I told them the story, they went through the likely series of events that led to the theft. By now, they’d taken around £5,500 from me, and even though, unofficially, the police told me the banks always refund the first-time defrauded, I was a bit of a wreck. It all started, they think, on the Saturday night – the evening before the first phone call – where one of the gang will have watched me take money from the cash point, which is how they’d obtained details of my last transaction. The thought of being spied on while you’re enjoying a night out with friends is sinister enough, but then the police told me that the gang probably also followed me home, making a note of my address. The scammers might also have had a dossier on me, containing other details. There’s a huge black market – or grey market, as it’s not always illegal, just immoral – with companies selling people’s personal information to other companies. As for the ‘legitimate’ call to the bank I’d made, to the number on the back of my card – well, credit where it’s due, what happened here is pretty clever... Due to the way the phone system works in the UK, when somebody calls a landline, it’s only the caller who can end the call. If the receiver hangs up, but the caller doesn’t, the line is still technically open. So when I hung up, then dialled the bank’s number, a fraudster was actually still on the line, waiting to pick up. He first played a dial tone, then a ring tone, making me think it was a normal call. Fortunately, I got all my money back within about 10 days, although I did have to get new bank accounts and cards and, belt and braces, I’ve since changed my passwords for just about everything I have a log-on for. It was a massive pain, and it’s easy to think there’s no harm done, but really, we’re all paying for this. The elevated bank charges and high interest rates we all pay on loans and credit cards fund this industry and, as the statistics show, scams are happening all the time. I’m now on my guard more than ever, and I’d like to think it won’t ever happen to me again. But then, I thought that before – I never thought I’d be the sort of person to fall for a scam like this. You might think that too. But, be cautious. Not everyone out there’s as nice as you are.

Better education can improve rental sector LANDLORD Assist, the nationwide tenant eviction firm, believes courses which provide an insight into property investment and management should be introduced by colleges and universities to help raise standards in the rental sector. With the private rental sector playing a pivotal role in the housing market in recent years, as more people have opted to rent rather than buy, there have been many calls on the Government to introduce a new regulatory structure for those working in the lettings, sales and

management of property to combat rogue landlords and substandard properties. But rather than regulate the sector through the introduction of more red tape, Graham Kinnear, managing director at Landlord Assist, believes better education is the answer and is calling on colleges and universities to actively promote subjects that are relevant to landlords or introduce new training courses to educate future landlords. He says courses that provide an insight into the role of landlords and property

management, as well as the legal and tax implications of property investment, would help to create a more knowledgeable landlord community and will go some way to remove rogue landlords and improve standards across the industry in future years. Kinnear says: “In my view being a landlord is a worthy occupation and one which many could or would consider if they had the right advice and facts available to them. There are few, if any, investments which can provide an income

(rent) and capital growth through rising house prices and to have a portfolio of property doing that can easily outperform the earnings of many other occupations. “Indeed there are now so many types of property investment available that I find it a little odd that the universities and colleges have not picked up on it as alternative course, especially as most have established close links with local landlords.” Contact Landlord Assist on 08707 662288 or www.landlordassist.co.uk

AS the private rental sector continues to expand, tenants living in flats should always seek clarity on responsibility for communal spaces, according to the Association of Residential Letting Agents (ARLA). In blocks of flats – or houses converted into flats – responsibility for communal areas like stairwells, corridors and exterior space can be a grey area for tenants in terms of responsibilities. When renting any property, a tenant’s obligations should be clearly laid out in the tenancy agreement, as these may extend beyond the four walls of their flat. Susan Fitz-Gibbon, president of ARLA, said: “Neither tenants or landlords want the upkeep of any area within a property to ‘fall between the cracks’, so it is vital that all parties fully understand their responsibilities in properties with communal space. “Advice should always be sought from a professional agent before drafting or signing a tenancy agreement and

this will give piece of mind for everyone involved further down the line. It always pays to avoid assumptions; everyone involved in the letting of a property can benefit hugely from transparency and understanding from the outset.” ARLA has the following tips for those renting accommodation with communal areas: Who does what? If there are communal areas within a property, responsibilities for these should be clearly stipulated within a tenancy agreement. The landlord is legally bound to ensure electrical and gas installations in all areas of the property are safe, ensure an annual gas safety check on each appliance, as well as keep a record of each safety check. Beyond their ‘in-house’ commitments, tenants should also always keep communal passageways and corridors free of clutter at all times. Call me, maybe? A tenant should always have relevant

contact details in case there is a maintenance issue with a property. This should either be for the landlord or the management agency and the best way to contact the party responsible for the property should always be clearly laid out in the tenancy agreement. If any anti-social behaviour or damage occurs in a property’s communal areas, it is always best to contact the landlord/agent as soon as possible to ensure they can rectify the situation in a timely fashion. It’s a jungle out there If your rental property has a shared garden, it is always worth checking if there are specific terms in the contract relating to this space. If you are planning to socialise in a shared garden, it is always best to inform your neighbours in advance – and maybe consider asking them along!
