On the rise

With new projects all over, Hudson County real estate is hotter than ever

ast month, developers of two residential real estate projects in Jersey City made special announcements, while construction continued on a hotel complex in Weehawken, residential projects sprouted in Union City and Bayonne, and Hoboken residents discussed a $110 million residential proposal with a bowling alley. The development will boast glass and brick exteriors, a 24-hour doorman, and retail on the ground floor. “Hudson County [as a whole] is really hot,” said local real estate broker Jamie Weiss. commercial and residential development is rising all over the county, and generally with unique facets and river views. Why not? Hudson County’s towns – Jersey City, Bayonne, Weehawken, Hoboken, Secaucus, West New York, North Bergen, Union City, and Guttenberg – have glittering waterfront views, five mass transit options, and access to restaurants, shops, and jobs. the 16-story high-rise building in Union City, which has both Hudson River view and some park views. Bayonne has several exciting projects going on, including “Camelot at Bayonne,” a 96-residence building in this thriving waterfront community. In Hoboken, the city is considering a 267-unit $110 million residential project that would include a bowling alley and rock climbing gym. It’s not just residential development that’s doing well. Weiss said locations in Journal Square in

Jersey City are attracting new clients such as CarePoint hospitals, who wish to move their own operations closer to the transportation hub. Weiss said his firm is involved in a number of high profile real estate transactions in other parts of the county – including the $5.25 million resale of the 11,000 square foot Walgreen’s store on Park Avenue in Union City. “Hudson County has been really good to us,” he said. The Walgreens deal, he said, shows that people are willing to invest in other parts of Hudson County beyond the waterfronts in Hoboken and Jersey City.

KRE and Ironstate launch leasing at 18 Park luxury building in downtown JC New 11-story building features 422 residences, stunning views

wo prominent real estate development companies that have helped shape the Jersey City landscape with signature residential properties have jointly brought to market a new luxury rental building that features modern design, exceptional amenities, and an ultra-convenient downtown location. Kushner Real Estate Group (KRE) and Ironstate Development Company, who previously teamed up for the successful development and lease-up of 225 Grand, announced today the launch of leasing at 18 Park, an architecturally-distinctive 11story building featuring 422 residences and 10,500 square feet of ground floor retail space in Jersey City’s Liberty Harbor North neighborhood. The development is a collection of oversized studios and well-designed one- and twobedroom homes feature sweeping views of the Hudson River, Statue of Liberty, Ellis Island, and downtown Manhattan, with

select residences offering terraces. Several of the homes are built “townhome style,” with direct access from the street. Monthly rental prices range from the $2,200’s to $4,000. The Marketing Directors, which has successfully directed marketing, sales, and leasing programs for numerous KRE and Ironstate Development Company properties, including 225 Grand, 50 Columbus, and Grove Pointe in Jersey City, is 18 Park’s marketing and exclusive leasing agent. “Jersey City has become a destination for people of all ages who want to live in a dynamic, transit-oriented urban environment, so lifestyle was an important focus for us when we were planning and developing this property,” said Jonathan Kushner, president of The KRE Group. “18 Park’s enviable location near shops, restaurants, nightlife and numerous mass-transportation options, including the Grove

Street PATH Station and Hudson Bergen Light Rail, makes it the ideal setting for the type of living experience we wanted to deliver to our residents. The building’s modern residences and amenities complement the neighborhood appeal, making 18 Park the most exciting new rental offering in Jersey City.” Designed in collaboration between Hollwich Kushner (HWKN) Architects and Minno & Wasko Architects and Planners, 18 Park’s glass-and-brick design was driven by an effort to create an instant classic within the Liberty Harbor North neighborhood. The building’s Cshape design maximizes views to the adjacent marina and Hudson River waterfront while creating an elevated landscaped outdoor deck with a planted green garden roof for residents to share. An exciting suite of amenities, which have been furnished by Christopher Stevens, include a 24-

hour doorman, contemporary lobby with a 25-foot wooden wall fabricated by John Houshmand, full-service fitness center, outdoor swimming pool, game room, children’s playroom, catering kitchen and dining space, WiFi lounge, screening area, dog run, bike room, private storage space and an enclosed parking garage. The building will also be home to the new Boys & Girls Clubs of Hudson County. The state-of-the-art

facility will be independently accessed and will include a spectacular gymnasium with a floor-to-ceiling glass wall as part of its programmed space. “We’re delighted to introduce 18 Park to Jersey City and to see our vision for this community become a reality,” said David Barry, president of Hoboken-based Ironstate Development Company. 18 Park was carefully designed in an environmen-

tally-friendly manner to meet LEED Certification, as well as Feng Shui principles set forth by Feng Shui Manhattan. For more information on 18 Park or to schedule an appointment to tour the furnished model residences, call 201-451-0018 or visit www.18Park.com. Mission 50 Workspaces

MISSION 50 WORKSPACES is a flexible, shared office for small businesses, entrepreneurs and today’s mobile workforce. Members range from graphic designers to lawyers to corporate employees, many with different office needs. PRIVATE OFFICES, along with the Move-In-Ready factor, is what swayed members from a web development company to Mission 50. At first, the company was looking exclusively at traditional office space in their search. Upon hearing that Mission 50 doesn’t have security deposits or long term lease agreements, they felt relieved to not be locked in. What sealed the deal is when they were told they wouldn’t have to take care of common office overhead, such as calling internet and copy machine vendors, which would eliminate hours of phone conversations with operators. COWORKING space at Mission 50 is a scalable option for entrepreneurs as well. Entrepreneurs come to Mission 50 to complement their days working at home where TV is often a distraction, or coffee shops offering unreliable internet and crying babies. Members choose Mission 50 to work in a motivating, productive environment while meeting a variety of other entrepreneurs. Whether you need a space where you can come in once or twice a month, or a place to come every day, Mission 50 has coworking space that supports both needs. MEETING ROOM hourly bookings are offered at Mission 50 as well. One of the members, a finance advisor, uses this option frequently. For any type of meeting that arises, either casual or corporate or even for a seminar, he knows that he can schedule it at Mission 50 where they have both types of rooms available. VIRTUAL MEMBERSHIPS, with the added bonus of package acceptance and a reasonable price, is another attraction at Mission 50. They have had a range of different members using this option from an attorney who wanted a Hoboken/Hudson country presence but didn’t want the expense of an extra office to an entrepreneur who just started her Marketing business from home and wanted a legitimate business address. For more information or to become a member, call Mission 50 today! 201-706-7210.

Poreda comes from a background in International consulting and efficiency audit for PWC and C-level executive recruitment; naturally his role includes business development and staff management. Ehrgott’s focus is on growing strategic partnerships with real estate developers, architects, commercial and residential brokers across the country to help support and grow business for her agents. “Our agents are our focus,” she explain, “by providing our representatives with the technology, resources and support they need, ultimately they are able to better serve their clients which results in a reputation that excels above our competition.” AVENUE Residential is located at 50 Harrison Street, PH455 Hoboken, NJ 07030.
