Families can take advantage of ever expanding park space with open grass fields, in which tots can gallop and play and adults can soak in the Manhattan skyline views. Those over 21 can enjoy vibrant nightlife in downtown Hoboken and Jersey City. Gourmet eateries and bars with something sweet to sip are never farther than a few blocks away. With all the newcomers taking advantage of what the county has to offer, new development is underway to meet the growing demand, and not just along the county’s waterfront.

Luxury rentals or condos from West New York to Bayonne are a bargain compared to those in Manhattan. Residents get more for their money on the west side of the Hudson River. Classic brownstone homes go for between $2 million and $6 million. In Manhattan the cost of a brownstone can be between $9 and $30 million. Condominiums throughout the region are on the rise as more families are looking for longterm homes with apartment building amenities. Condominiums in Manhattan reached the average price of $2.2 million while Hudson County’s average price for a condominium was significantly less at $790,147. Those not quite ready to be tied down to a forever home who want to try the rental market won’t be disappointed either. In Hudson County the median monthly rent has reached $2,350 while the median monthly rent in Manhattan is up to $3,350.

Those looking to be neighborly and make friends will appreciate the recent trend in these developments that aim to ensure a community atmosphere by providing meeting space and additional amenities like recreational sports leagues for a truly unique neighborhood feel. Waterfront properties, as well as some inland developments, are creating these self-contained neighborhoods and communities with amenities such as health clubs, pools, movie theaters, and meeting space. Projects such as the Urby on the Jersey City waterfront are exploring new ideas about community and urban living, such as a communal kitchen, rooftop barbecue, heated outdoor pool and lounge, fire pit, and fitness classes. Hoboken has just begun its planning for a new 6-acre park in the towns northwest which will hold over a million gallons of storm water during heavy rain events. On Hoboken’s southern end, the city is working on another flood resiliency park. The 2acre Southwest Park will hold 200,000 gallons of storm water runoff. The first acre was purchased in December for $4.5 million and will include rain gardens, a central plaza, a dog run, and amphitheater. In Jersey City, officials opened a 17-acre park last summer, costing about $35 million. Berry Lane Park on Garfield Avenue is a former industrial site and includes a baseball field, full-length football and soccer fields, two tennis courts, two basketball courts, a playground, adult fitness area, and a spray feature. There’s more to come. This past March, Mayor Steve Fulop announced Jersey City will buy approximately 5 acres of land from Bayonne for a new park off Sullivan Drive in the County Village neighborhood of Jersey City. In western Hoboken, a different 2-acre flood resiliency park is being built as part of a 30-year PILOT agreement between the city and developer Bijou Properties. The park will include a playground and a 6,835-square-foot public gym and the capacity to retain 450,000 gallons of storm water. Braddock Park in North Bergen is also receiving some upgrades after officials from the town and county broke ground in February on the improvements. Last summer Bayonne opened the First Street Skate Park. The park near the Bayonne bridge includes a concrete mini pipe, four-set staircase, and several grind rails. Some open space will also be developed as part of the planed residential developments in the city.

Hudson County has everything from murals in Jersey City to live music at Hoboken’s Maxwell’s Tavern (the set of the “Glory Days” music video byBruce Springsteen) to galleries showcasing new local artists dotted across the county. And if that isn’t enough, towns go out of their way to throw community-centered events such as street fairs, concerts, innovation expositions, Shakespeare in the Park, and movies under the stars.
