early every town along the Hudson River marks its beginning with the arrival of Henry Hudson. A journal kept by a member of his crew is testament to the historic significance of what we now call the Gold Coast. Unlike myths of streets paved with gold, Hudson County—from its northern tip in North Bergen to its southern tip in Bayonne—continues to live up to its promise. Sailing from Manhattan aboard a New York Waterway ferry, you get a glimpse of the evolving landscape that neither Hudson, nor the Lenne Lenape, could ever have imagined. Alexander Hamilton would of course be shocked by the Broadway hit that bears his name, but he did envision this side of the river as a hub of international trade.

For years, the waterfront was a center of manufacturing and commerce. Farm goods were transported from here to other locales in the Garden State. After the U.S. Civil War, it was a rail hub for lines stretching from New York City to San Francisco. When airlines overtook rail lines, and manufacturing moved on, much of Hudson County’s waterfront became a derelict backdrop of broken- down piers and rusted hulks. Due to the foresight of elected leaders, the investment of prominent families, and the kindness of farsighted banking institutions, new development rose from industrial ashes, rivaling the dramatic cityscape across the Hudson.

A riverfront area in Jersey City once used as the dilapidated setting for the cult classic “The Toxic Avenger,” has become the city’s Newport section, with a skyline of high rises that starts at the Hoboken border and extends to the foot of the historic Morris Canal just south of Exchange Place. While the waterfront is a huge success story, it’s not the only one. Alexander Hamilton could never have imagined that the inland areas of the county would also be highly developed. While Jersey City is at the heart of this rebirth, West New York, Weehawken, and Hoboken are welcoming new residents from every part of the state and nation. When Manhattan and then Brooklyn became too expensive for most New Yorkers to afford, they moved across the river. They thought they were pioneers, but now the Gold Coast is no longer terra incognita but a sought-after location for homeowners and renters looking to put down roots. “The cost of living is a lot less,” said a city councilmember in Jersey City. “On this side you can get double the square footage for the amount of mortgage or rent that you pay across the river.” Items such as gasoline

a new gold coast in bayonne

For well over a decade, Bayonne has been on the brink of becoming a new destination for development. Since the late 1980s, waterfronts elsewhere have seen a parade of rising buildings, while Bayonne waited its turn. Much of the success of waterfront development has been the result of access to public transportation, including PATH and ferry service to New York City. With four stops on the Hudson Bergen Light Rail line and the potential for ferry service of its own, Bayonne is poised to take its rightful place on the Gold Coast. Although Bayonne has seen some premier development that includes the Silk Lofts redevelopment of the former Maiden Form site and similar development along the light rail, new projects emerging promise to help transform other portions of the city. One of the most promising is by Barnabas Health,


an 80,000square-foot medical facility that will anchor a critical block in the Broadway shopping district. Broadway is seeing several other key projects that combine residential and retail. Residential properties currently under construction near Broadway will help upgrade aging housing stock. New projects are also planned for the light rail corridor on sites previously used for industrial purposes, including a 70-unit development on a former fuel-oil property and two Skye Loft projects that would bring nearly 200 modern units to the light rail area. The Promenade at Bayonne on the former Texaco site in the southwest section of the city is poised to fulfill a ten-year development promise, creating more than 1,200 residential units and a host of amenities. The most anticipated of the Bayonne developments is on the former Military Ocean Terminal, where projects have been in the works since 2001 when the city took possession of the property. continued

The quality of life has risen here almost as fast as the glass-and-steel towers on the waterfront, providing a wealth of culinary and cultural options. In the past, Hudson County’ proximity to New York City sent its residents to the Big Apple for a night on the town. Easy access to New York is still a huge draw. Nowhere else can you find the Broadway stage and world-class museums, but the quality of housing and high-end dining in the county’s expanding neighborhoods is making Hudson County a destination of its own. One Hoboken resident, who worked in New York City for a time, said coming back to Hudson County after working in the city was refreshing, because the county has preserved its blue-collar roots and friendly neighborhood feel.

One huge change is the quality of housing. New development over the last two decades is producing residential opportunities equal to those in Manhattan or Brooklyn. Waterfront properties, as well as some inland developments, feature amenities such as health clubs, pools, and movie theaters, elements that create self-contained neighborhoods. Luxury rentals or condos from West New York to Jersey City are a bargain compared to those in Manhattan. Residents get more bang for their housing buck here, where a classic brownstone goes for between $2 and $6 million. In Manhattan the cost is between $9 and $30 million. Car owners can find parking options and easy access to major highways. Cutting-edge projects such as the Urby on the Jersey City waterfront are exploring new ideas about community and urban living, while providing luxury services, such as communal kitchen, rooftop barbecue, heated outdoor pool and lounge, fire pit, and fitness classes.

Hudson County Freeholder Junior Maldonado said that quality of life incorporates clean streets, good schools, and reduced traffic. Fewer vehicles mean less pollution, which translates into better health. Hudson County’s public transportation options include the PATH train, with stations in Jersey City and Hoboken. The Hudson Bergen Light Rail runs along the waterfront with stops in North Bergen, Union City, Weehawken, Hoboken, Jersey City and Bayonne. Buses crisscross the county. Many Hudson County residents are taking advantage of transportation networks such as Uber and Lyft. Hoboken and Jersey City currently have bicycle sharing programs, and Bayonne’s is in the works. Bayonne also soon hopes to establish a ferry service. Ferries already connect Weehawken, Hoboken, and Jersey City to Manhattan.

Hudson County boasts many attractions, some world-renowned, such as the Statue of Liberty and Ellis Island. Liberty Science Center has seen a huge spike in visitors over the last year. It stands at the entrance to Liberty State Park, with its historic railroad station and the Empty Sky 9/11 Memorial. Other attractions include Pole Position Raceway, Skyway Golf Course, the Lincoln Park Fountain, and Spirit of New Jersey cruises in Jersey City; Bayonne’s Tear Drop Memorial; in Hoboken Elysian Fields, Sinatra’s home, Carlo’s Bakery, and Hoboken Cove Boathouse. Recently Jersey City established an open space trust fund similar to one enacted more than a decade ago by Hudson County. These funds help create and maintain a huge continued


network of parks and historic locations. Jersey City recently opened Berry Lane Park, its largest, but only one of nearly 40 parks citywide. West New York has upgraded a number of its parks. Weehawken has seen new parks developed along the waterfront. The County Park system encompasses 616 acres of active and passive recreation space, including the Stephen R. Gregg County Park in Bayonne, the Laurel Hill

Park in Secaucus, and the James Braddock Park in North Bergen.

Jersey City is rapidly developing its own arts and entertainment hub. Plans are underway to develop a new artist district in Journal Square centered on the historic Landmark Loew’s Jersey Theatre. Mana Contemporary is nearby, bringing “a collaborative community together; art, music, and dance under one roof,� according to the County. With the opening of White Eagle Hall, as well as a new black box theater near the waterfront, Jersey City has become a venue for the performing arts. This includes regular events near its pedestrian mall on Newark Avenue and Grove Street. The annual jazz festival in Riverview Park highlights national and international performances. Performing and visual arts programming sponsored by Art House Productions can be seen at its new location on Jersey Avenue this year. The seasonal JC Fridays provides venues in Jersey City, Hoboken, Union City, and elsewhere for established and emerging talent. The city’s mural program has helped transform whole areas that otherwise might seem blighted, adding to the village-like feel. Groove on Grove is one of a number of outdoor seasonal events taking place in Jersey City. Scores of ethnic festivals are held nearly every weekend during summer and fall. The Park Theater in Union City and the

Union City Performing Arts Center offer a wide variety of entertainment, music, and dance, while street fairs feature the work of many fine local artists. Hoboken has a thriving visual arts scene with galleries and studios, as well as a number of music venues, including bars and street fairs. Bayonne has an emerging art scene in several galleries and bars, as well as its museum and the Bayonne Community Center.

Maldonado said the county’s ethnic, cultural, and racial diversity has made it an “attractive� destination. While this diversity has enriched the county’s schools and burgeoning arts scene, it’s nowhere more evident than in its restaurants. “Hudson and in particular Jersey City has come a long way in establishing top-notch restaurants and night life,� Maldonado said. “Some of the food here is spectacular and the best thing is that it’s all in close proximity. Just think about the fact that just in terms of size, Hudson is pretty much the size of Manhattan but over there you have one borough; over here you’ve got 11 cities and towns. Talk about diversity.� Restaurants throughout Hudson County, from North Bergen to Bayonne, offer such variety and high quality that there’s no need to go to New York City to dine.
