Welcome to our Summer issue

Hi Everyone,

What a challenging, but amazing year. With just over six months at Hume under my belt I am in awe of the terrific Hume team and just how much they do to support you, our customers stay safely, and comfortably housed during such a challenging year.

We are making a big effort to improve wherever we can and that means everything from maintenance services to how we handle and respond to complaints more efficiently, to building and developing more homes.

We are committed to supporting connected, vibrant communities and offering you opportunities to prosper – through social activities and volunteering, access to support programs, training and jobs as well as health and wellbeing supports.

Our goal is to build thriving communities that people want to be a part of. I hope you will participate in some of the life-changing opportunities we are offering in 2024.

A big thank you to those who came to our end of year events, I enjoyed meeting you and your families and finding out more about what matters most to you. The Board and I will be out in our communities even more

during 2024 so we are genuinely in touch with your hopes, concerns, and ideas.

It’s good to farewell 2023 - it was not an easy year for many especially for those struggling to secure housing and put food on the table. We look forward to sharing some very positive announcement in the coming months detailing how Hume will be contributing to the supply of new homes for our customers.

Meet the Hume board – The Hon. robyn Parker, MP

Throughout her life, The Hon. robyn Parker MP has worked to support, develop and strengthen individuals, families and communities. robyn has over 32 years of public sector experience which included roles in Child and Family Services, as a TAFe teacher and as CeO of Ageing and disability Services.

Robyn served in the NSW Parliament for twelve years, first as a Member of the Legislative Council, followed by four years as the Member for Maitland. Robyn chaired many parliamentary inquiries and was the NSW Minister for the Environment and Minister for Heritage (2011–14).

Since leaving politics, Robyn has been appointed as a nonexecutive Director to a number of environment, education and for-purpose organisations. She is currently Deputy Chair of the NSW Heritage Council.

Robyn was elected to the Hume Board in February 2019.

What does a typical day look like for you?

Like many people, there’s no such thing as a ‘typical day’ for me but unless I’m on the M1 or the train, my day starts with an early morning walk with my dogs followed by a variety of online or face to face meetings for the various boards I’m a member of. Being a board member (or representative) of five different organisations provides lots of diversity in my life, but it can be a juggling act at times.

Can you share with us your greatest professional achievement?

As a local Member of Parliament there were big infrastructure achievements such as obtaining a site and funding for the new Maitland Hospital, but equally important was the role of assisting individuals and families with life’s challenges. As Minister for the Environment, I had a wonderful opportunity to help protect threatened species through initiatives such as forming three new National Parks and eradicating rats on Lord Howe Island.

What connections, resources, and expertise do you have to offer to assist navigate Hume through these rapidly changing times?

I think the Hume board brings together a group of committed people with diverse skills and experience, who work extremely well together.

Governments have finally turned their attention to the urgency surrounding housing across the country.

My background and understanding of Government, current contacts, skills in engagement, communication and strategy are useful currently as we seek to position the organisation to take advantage of opportunities and position ourselves for the future.

Aside from your Hume board commitments, you are also the Chair of the PCC Committee, can you give us a brief outline of what the role of a chair is in the PCC committee?

On behalf of the board the People and Culture Committee monitors the culture of the organisation and manages strategies to ensure that is consistent with our mission. We deal with strategies, policies and practices in relation to remuneration of employees, inclusion and diversity outcomes, capability and learning, leadership and succession. We also oversee WH&S and various risk issues.

As Chair it’s important to me that we recognise, support and value our team and that we have the best processes in place to ensure an efficient, safe and rewarding workplace.

What do think is most different about the Hume of today compared to the Hume when you joined the board in 2019?

When I joined Hume, we had expanded and just taken over 2,400 homes in the Hunter. After some years of growth adaptation as well as the difficult pandemic years, we now have the right systems, leadership and structures in place to manage the diverse portfolios within Hume. We are well poised for the next phase of growth. There is an energy and excitement throughout the team, and I’m delighted to be part of it.

What is your hope for Hume’s future; if you cast forward 5 years, what is your vision for how Hume can evolve and grow?

I want to ensure Hume continues as a leading community housing provider with a strong and diversified growth across our portfolio by taking advantage of funding opportunities and partnerships.

As we continue to grow (including expanding into other areas) it’s important that we continue to maximise social impact as a customer driven organisation.

Celebrations all round

The holiday season is something we love to celebrate and again we pulled out the stops and whistles to make sure customers enjoyed themselves and felt welcomed into our wonderful and supportive communities. More than 350 customers and Hume teams joined in the celebrations hosted at Maitland Park and in Fairfield in Sydney.

Maitland partygoers braved the heatwave and kept their cool under the trees enjoying live entertainment, a delicious BBQ lunch provided by the Telarah Rotary Club plus loads of craft activities and games for kids.

Maitland’s Mayor Philip Penfold and the Hon. Jenny Aitchison MP, Member for Maitland Minister for Regional Transport and Roads also joined us.

In Fairfield, it was a vastly different story. As the heavens opened, and temperatures dropped. Revellers stayed dry inside the local community centre enjoying facepainting, a magic show, singing and sports and craft activities for the kids.

A special guest appearance at both events was from the big guy in red, who looked suspiciously like our CEO Brad Braithwaite, who subsequently refuted our claims. Santa checked his naughty and nice list, handing out gifts to the delight of the children. We were pleased to be joined in Fairfield by local MP Dai Li, along with Hume’s Chair True Swain, and Board Director Jeff Cummings.

A huge thank you to our partners who always make these events so successful. And of course, a big thanks also to Hume’s Ben Leauanae and Richard Hershman who event managed our important celebrations.

Hume in Bloom gardening

Competition was a riot of colour and community spirit.

The atmosphere at Hume’s annual gardening competition is always amicable but intense, with customers armed with watering cans, secateurs, and bags of seeds and fertilizers vying passionately to clinch victory in the annual Hume in Bloom gardening competition. Now in its second year, the event showcased 25 stunning gardens, each embodying the dedication and expertise of diligent Hume customers who have honed their gardening skills.

Hume in Bloom, a green initiative, aspires to foster a sense of property pride and care by celebrating gardening prowess. A heartfelt appreciation goes out to our exceptional customers, with special thanks extended to our generous sponsors and donors — The Diggers Club, Vegepod, Maitland Council, and Bunnings.

The daunting task of selecting the best gardens falls on our judging panel, which includes representatives from our esteemed sponsors. To witness the triumphs in various categories, have a look at the photos below, showcasing both individual and group winners.

The competition has recognized 11 individual winners (some with shared prizes) and four outstanding groups of customers tending to community gardens. Prizes range from Bunnings vouchers and gardening products to seeds, vegebags, and growing charts.

A community’s support turns tragedy into a new start

leanne’s story.

Raymond Terrace customer Leanne’s morning started much like any other. The nip in the weather was not unexpected as she switched on a new heater, she’d saved to purchase the day before from a local discount store. Letting out her two dogs, Leanne wandered into her kitchen to make a cup of tea.

Seconds later, a sparking sound and the smell of smoke, followed by a fire alarm sent her into a wave of panic.

Turning back to the lounge room, in a mere 30 seconds she saw flames flickering, rapidly engulfing carpet and soft furnishings.

“I was dumbstruck, I thought “how do I put this out?” before my instincts kicked in and a voice said, “grab the dogs and get out”. A call to 000, and a wait for the Fire Department, who were attending to another local fire, saw the free-standing home Leanne loved razed to the ground.

Leanne, as she recounts the story in a trembling voice, is still visibly shaken from the event in August. “When I ran I had absolutely nothing except the clothes I was wearing. I had no handbag or money, no car keys, no favourite photos or paintings, nothing but my dogs and my life”.

Hume arrived not long after the Fire Department offering support and helping Leanne work out the next steps. With nothing to her name, she had a long road ahead piecing her life back together.

“I was never so relieved to see Simone from Hume who arrived while the firies were still putting out the blaze. She helped me into a temporary motel and arranged vouchers for food and clothes. I knew I wasn’t alone.” Without a hairbrush, a change of underwear, shoes, let alone any family memories Leanne was to start all over again. “It’s an odd feeling, waking up with absolutely nothing to your name.”

Leanne has been a Hume customer for close to twenty years, and despite a horrific domestic violence attack that left her in hospital with a brain injury, she had always wanted to help others where she could.

Leanne is a local volunteer, something she started seven years back lending a hand to those in the Raymond Terrace community doing it tough. Having started with Salvo’s helping people get back on their feet, she supported mums and kids escaping domestic violence in need of furniture to set up new homes. “I also worked with a Recovery Group for people wanting to get off drugs and alcohol. On Friday’s I fed kids breakfast at Woodbury Public school”. She then joined Rotary helping to source and collect furniture for their furniture bank.

“I never for one minute thought I would be on the receiving end. I was always happy to do my bit but was unprepared for how much kindness was out there for me. You sometimes wonder if people do care, and I found out just how much they do.”

As quickly as the fire that engulfed her home spread, so did the news that Leanne needed help. Hume began the search for a new home and neighbours set up a Go-Fund-Me page, people chipped in to help buy clothes and household goods. Rotary and the Salvos were by her side as soon as Hume secured a new home – a very comfortable, safe apartment in a Hume managed complex. “I had the chance to choose the home, so I felt good about it and have furnished it bit by bit with Rotary and Hume’s support. I now have most of what I need”.

Leanne says the fire taught her a lot. “I learnt that simple and uncluttered is better. I really question now if I need to buy things. My previous home probably had too many bits and pieces everywhere which did not help in a fire. I am now more conscious of how flammable things are and check labels to make sure whatever I buy is fire safe. I always turn off electricals at the power point – without fail”.

Leanne is back volunteering and has a new group of friendly neighbours. “I feel safe, it’s very private and quiet. I play bingo at the seniors’ centre and while I had to give one dog to a family friend, I still have my lovely red cattle dog for company”.

Leanne wanted especially to thank Simone from Hume. “I had some very bad days where I was angry and upset after the fire. Simone took my mood swings onboard and never took offence. She stood by me and helped make my life good again. Thank you.”

Anna O’Shea is one of our Tenancy Sustainment Coordinators.

1. Can you describe a typical day in your role as a Tenancy Sustainment Coordinator?

No one day looks the same in my role, which is one reason why I love it. I am always kept on my toes. Most days involve a home visit with a customer on my caseload, whether it be an initial visit or a check in. I am very lucky to get to meet many different people and be invited into their homes. It is always an extra special day if they have a furry friend for me to meet. Once I leave the visit I usually have to follow up with referrals and case notes. Some days you might see me out and about doing joint visits with Neighbourhood Officers, running our Rent it Keep it program, or meeting with local service providers.

2. Can you share a memorable experience where you felt you made a significant difference in a tenant’s life?

I don’t feel like I can take credit for these outcomes, because the tenant worked so hard to make positive changes and achieve her goals. But there is a moment that made me very happy recently. A tenant had been working with Tenancy Sustainment for over 12 months after being at risk of eviction due to rental arrears and property care. Tenancy Sustainment had linked the tenant in with brokerage, family support, and mental health services. The tenant worked hard to get out of rental arrears and through Hume’s stimulus (sorry not sure of the correct term) project this year the tenant was eligible for a new kitchen, flooring and wall paint. This project encouraged the tenant to declutter and led a complete transformation of the house. On a recent home visit her daughter commented on how she can no longer live with mess and the tenant confirmed that the daughter now helps her keep the house clean and tidy. The tenant is now working and continuing to focus on creating a safe a happy home for her family.

luke O’Hara, our Maintenance Manager in the Assets team, always ensures Hume’s properties are more than just buildings. Based in the Maitland/raymond Terrace, luke oversees a team dedicated to maintaining and improving. Here’s a glimpse into luke’s world.

Q: What project in your career at Hume are you most proud of?

A: “I’m particularly proud of the time we rebuilt a pergola at our Bruce Street complex. It was a project close to my heart, as I got to revisit my carpentry skills and contribute something tangible back to the community. This project wasn’t just about construction; it was about restoring a communal space that had been missing for years due to a storm. It’s moments like these that remind me of the impact our work has on people’s lives.”

Q: How do you ensure Hume’s properties meet customer expectations?

A: “It’s all about understanding and living Hume’s values and vision. We focus on making quick and efficient decisions to address our customers’ needs. By ensuring our team members are aligned with these values, we can provide the best service and maintain high standards in all our properties.”

Q: What challenges do you face in maintaining and upgrading properties?

A: “Like any organization, we face our fair share of challenges, especially with a portfolio that requires significant maintenance. Budget constraints and adhering to standards and contracts can be tough. But we use our collective skills and experience, coupled with strong communication and collaboration across different units, to prioritize effectively and meet our customers’ needs.”

Q: What’s key to successfully managing Hume’s property assets?

A: “I believe in a team approach, where sharing knowledge and support is crucial. This applies across both our Metro and Regional Asset Teams. Keeping accurate data and collaborating across teams is vital for Hume’s success. I contribute through my communication skills and by supporting my team. When we succeed, Hume succeeds.”

Luke’s dedication and skill in his role significantly contribute to the quality of life for Hume’s customers. His work ensures that each property is not just a structure but a home where memories are made and cherished.

looking after your home Managing mould in the home

As a Hume customer it is important that you understand your obligations when it comes to looking after your home and being a good tenant.

Under the Residential Tenancies Act, you are responsible for looking after your property and keeping it in good condition.

You are also responsible for any other people living with you, and people who visit your property.

Cleaning your home

you should:

• Keep the property clean

• Replace light bulbs

• Clean windows

• Clear gutters

• Dust and remove cobwebs

• Mow lawns and water and weed gardens

• Keep your outside spaces clear and free of rubbish.

Property Maintenance

Hume will charge you for repairs when the repairs are because you or someone in your home has deliberately damaged or neglected the property.

it is important to:

• Not cause or allow damage to the property either intentionally or through lack of care by occupants or visitors

• Not add or remove any fixtures, or do any renovations or alterations to the premises unless you speak to us first

• Not change, remove or add any lock or other security unless you have permission

• Look after any appliances provided with the property.

You should always report any damage or repairs to our maintenance team as soon as it happens.

You can do this by filling out a repair request online at www.humehousing.com.au or by calling us on 1800 004 300.

Our responsibilities

As a landlord, it is Hume’s responsibility under the Residential Tenancies Act to ensure your home:

• Is structurally sound

• Has adequate natural or artificial light and ventilation

• Is supplied with electricity or gas and have sufficient sockets to use this

• Has adequate plumbing and drainage

• Has working gas, electricity and smoke alarms

• That all supplied appliances are maintained and safe e.g., ovens

• Is clean and in good repair when you move in.

Being a good neighbour it is important to show respect and consideration for your neighbours by:

• Keeping noise levels at a reasonable level and to avoid playing loud music or causing disturbances that may inconvenience others

• Encouraging your guests to park in designated visitor parking, rather than in spaces allocated to other customers

• Being mindful of the number of guests you invite over, to avoid overcrowding and potential disruptions.

• The property is being kept in a clean and tidy condition

• There is no breach of the Residential Tenancies Act, and the home complies with the safety and quality standards required of community housing providers

What is Mould?

• Mould is a type of fungus that thrives in damp and humid conditions.

• It reproduces by releasing spores into the air, which can settle on surfaces and grow in moist environments.

• Mould can appear as black, green, brown, or white patches on walls, ceilings, furniture, and other surfaces.

Who is responsible for Cleaning Mould?

The Residential Tenancy Act states that the responsibility for cleaning mould is shared between landlords and tenants (customers).

Generally, the following guidelines apply:

landlord responsibility

Under the Residential Tenancies Act 2010 (NSW), a landlord must maintain the residential premises in a reasonable state of repair (s63(1) RTA).

What this means is that landlords are typically responsible for addressing things like structural issues that contribute to mould growth, such as: leaks, inadequate ventilation, or water damage caused by building issues.

Customer responsibility

Under the Residential Tenancies Act you are responsible for keeping your home clean and reporting any damage to us as soon as you notice it.

You are also responsible for taking appropriate steps to reduce mould growth, such as regular cleaning and proper ventilation.

Tips for keeping your home mould-free

Prevention is key to reducing the risk of mould growth.

Here are some handy tips to help you prevent and address mould in your home.

Maintain Proper ventilation

• Open windows or use extractor fans when cooking, showering, or drying clothes.

• Keep blinds and curtains open during the day

• Ensure air vents are clean and unobstructed.

• Wipe down condensation on windows and walls regularly.

• If you use a dryer, ensure your house is well ventilated when the dryer is in use

regular Cleaning

• Clean surfaces prone to dampness, such as bathrooms and kitchens, using appropriate cleaning agents.

• Pay attention to hidden areas, including behind furniture and in corners.

Where possible

• Dry clothes outside to prevent excess moisture indoors.

• Do not block vents with furniture or other items.

• Wipe up condensation on walls or windows whenever you notice it.

• Control Humidity Levels and use a dehumidifier in areas prone to excess moisture.

in light of the recent bushfire near Maitland that threatened our homes, we’re ramping up our efforts to keep you safe. With a challenging summer ahead, it’s important to be prepared.

On Wednesday, 15 November 2023, our staff visited 80-100 homes in high-risk areas around Maitland.

Budget buster recipes for summer

Speedy peperonata penne

ingredients

• 375g penne rigate

• 280g jar grilled peppers in oil

• 1 small red onion, halved, sliced

• 2 garlic cloves, crushed

• 250g cherry tomatoes, halved

• ⅓ cup semi-dried tomatoes

• 2 tbsp red wine vinegar

• ½ tsp caster sugar

• ⅓ cup fresh flat-leaf parsley leaves, roughly chopped

Cook pasta following packet directions.

2 Meanwhile, drain peppers, reserving oil. Heat 2 teaspoons of the reserved oil in a large, deep frying pan over medium-high heat. Add onion. Cook for 3 minutes or until just softened. Add garlic. Cook for 1 minute or until fragrant. Add peppers and tomato. Cook for 4 minutes or until tomato is starting to collapse

Add vinegar, sugar and remaining reserved oil. Toss to combine.

4 Drain pasta. Add parsley and pasta to tomato mixture. Season with salt and pepper. Toss to combine. Serve.

Asian beef noodle salad

ingredients

• 350g packet fresh Singapore noodles

• 550g beef rump steak, trimmed

• ½ cup sesame, ginger and soy marinade

• 1 medium carrot, peeled, grated

• 2 cups beansprouts, trimmed

• 6 green onions, thinly sliced diagonally

Place noodles in a heatproof bowl. Cover with boiling water. Stand for 2 to 3 minutes or until tender. Using a fork, separate noodles. Drain. Return to bowl.

Brush steak with 1 tablespoon marinade. Preheat a greased barbecue plate or chargrill over medium-high heat. Cook steak for 3 to 4 minutes each side for medium or until cooked to your liking. Transfer to a plate. Stand, covered, for 5 minutes. Thinly slice.

Combine remaining marinade with 2 tablespoons cold water. Add beef, carrot, beansprouts, onion and marinade mixture to noodles. Toss to combine. Serve.
