The tradi onal old house is now converted to a modern style and spacious house whose window can absorb daylight. The light grey colour brick and metal cladding wall were chosen to blend with neighborhood. the renova on is in progress. The construc on will be done within this year.

Demolished old drywall, handrail, exterior deck and washroom le, star ng to install new interior wall and floor and new decorated component in order to make it look sophis cated.

As this property has spacious backyard , the owner decided to divide this house into three units. simultaneously, Renova ng to exis ng a two storey residen al and construc ng a rear two storey addi on in accordance with ontariop building code and zoning by-law.
When the renova on project is complete, first floor is unit 1, exis ng area on second and third floor is unit 2 and the rest of them is unit 3. Since three units were included, this design really focuses on fire sepra on and thier privacy.
The new addi on comprises metal siding wall, spacious window, balcony and deck on its roof from the third floor. Unit 1 and 3 are going to reside this addi

The exis ng house used to consist of two storey, spacious backyard, and shared garage. John’s renova on firm decided to build new addi on onto the house under the circumstance. The design mainly pursue cost efficiency, and make the addi on look compa ble with the old house as much as possible at the same me.

Client would like to expand the space as much as possible, and put addi onal egress for basement at front. Therefore, there is stairway toward basement door. In order to expand second floor, steel beam and column at backyard will be installed. Compared to the exis ng second floor, it is possible to gain 203 square (34%) addi onal space, as well as aesthe c view when overlooking backyard.

COLOR COMBINATION & INTERIOR
As men oned above, the double-glazed balcony door is used to let natural light flood into this bedroom by unifying small window and door openings. Crown molding and baseboard bring elegance to interior of the house. Specifically, the same-colored molding on the wall is only used for bedroom. This design aspect gives it a more formal appearance with reasonable cost. It offers you the opportunity to accent the color scheme of the space.
White, light gray, dark brown, maroon and navy are the combina on that will be used for interior. The pursuit of this project is to have dwelling with the design that last for long me. The plain color will provide comfort and stability.

Private rooms are located on second floor, all of public areas, such as kitchen and living room are located on first floor. the design focuses on the use of color combina on as determined so that the occupant is able to place any color of furniture. Barcelona chair and burgundy color kitchen table chair would make the design stand out. Also, this design would expect to make the first floor look spacious by removing unnecessary interior walls.

The modern house occupies 28% of the 408.61m² lot. The height of the house is 7.2m, and consists of basement, ground floor and second floor based on zoning by-law in Ontario, Canada
Design development diagram
1) The house is designed to give occupants fun and comfort on roof deck. The narrow aisle on second floor could seem more spacious because the aisle is connected to roof deck.
3) The spacious backyard is to give children the space to play out, and give them enjoy being outside in terrace.
2) Basement entrance is usually far from the facade, but this basement entrace is directly accessible in front of the house so as to enhance use of basement.
