Our maintenance contracts can be tailored to the particular needs of each client and property.
Our services include the regular cleaning of common areas, window cleaning, grass cutting and general grounds and garden maintenance – also the inspection and replacement of light bulbs, adjustment of time clocks, disinfecting of dustbin areas and generally all services required on sites of residential flats. We offer a twenty-four hour phone line for emergencies. Advanced is a small company with a select number of properties, which allows us to provide a high standard of work whilst maintaining a friendly and personal relationship between our clients and staff. Our company prides itself on quality of service and security of staff ensuring workloads are dealt with promptly and efficiently.
Services Our services can include the use of both male and female cleaners who work on the same day as the gardeners. All our operatives are uniformed and carefully vetted.
General Cleaning We provide a dedicated two or three person team. One member of each team ensures safe working practices are maintained by all. The Team Leader is responsible for checking that all equipment used has been checked and is fit for the purpose. The Team Leader will also monitor the progress of work and the operatives within that team. Hazard signs are placed in those areas where the team is using water/other associated liquids. All products used do comply with the latest Health and Safety legislation. No machinery/equipment will be left on site unattended unless prior arrangement has been made between the managing agent /residents association and us.
Window Cleaning We use a qualified team of two or three people, each with extensive training in this area. Every team has a leader who is responsible for good working practice and ensuring that all equipment is fit for purpose. In addition the team leaders are responsible for the assessment & safety of all concerned. The team will make a full assessment and alleviate the risk of falls from working at high levels. All ladders will be secured and used to the heights advised in the latest Health and Safety Legislation for Window Cleaning/Operating from ladders. The team employs the use of different window cleaning methods, which include the very effective Reach and Wash system. By using this method, the normally inaccessible windows will be cleaned with ease. This system uses 100% pure filtered water which produces clean windows without the sticky residues that are left with most cleaning fluids.
Procedures for the use of chemicals, weed killers and pesticides are strictly monitored and conform to current COSHH Regulations. No machinery/equipment will be left on site unattended unless prior arrangement between the Managing Agent/Residents Association and ourselves has been made.
Allocated Days If we gain your contract we will specify a certain day of the week when the cleaning and gardening will be completed. Unfortunately due to weather conditions we cannot give a definite day for the window cleaning, but a dated compliment slip will be left at the front door on each visit.

General Building Maintenance
Advanced guarantees to call a minimum of 51 weeks during the year – dependant upon how Christmas and New Year falls during that year. We cannot guarantee that your regular day will be maintained through bank holiday weeks, but assure you that a visit will be made that week.
In addition to the work carried out, an inspection of progress will be made on a regular basis in order to maintain our high standards. Letter references, insurance details and details of health and safety regulations are available on request. We ensure that any problems that arise are dealt with promptly and efficiently.

Staff Training
Advanced maintains Public Liability & Employers Liability insurance cover for the protection of both our clients and ourselves. All of our staff are fully insured by law. All insurances can be increased on a contract by contract basis dependent on our clients particular requirements. All insurance certificates are available on request.

Window Cleaning Harness Safety Eye Bolts Our operatives are fully trained if your building has eye bolt fixings to use with harnesses (BS EN363) and safety lanyards (BS EN363) (Work Restraint, fall arrest & work positioning) to clean parts of your building where normal access is awkward or unsafe. Cradles If your building has a cradle runway system then our operatives have over 15 years of experience and are fully trained and insured to use this system of access, once on site training/ formalisation has been carried out by the cradle engineers.
At least one member of each team has first aid training which is kept up to date with the latest regulations. All operatives are subject to risk assessment tests which they must pass before employment contracts are issued.

Landscape Maintenance We provide a dedicated two or three person team, one member of the team is a working Team Leader, who ensures safe working practices are maintained. The Team Leader ensures that all equipment used has been checked and is fit for the purpose. The Team Leader will also monitor the progress of work and the operatives within that team. Hazard signs/cones will be placed in those areas undergoing works to warn residents, visitors and tradesmen.
These works in most cases would be works, not undertaken during the course of the normal maintenance. The free use of hazardous fuels is kept
well as kept trimmed in order to prevent overhanging paved areas, windows, patios, fencing and parking areas
to a minimum and is only used in the re-fuelling of petrol/diesel machinery. These fuels are then safety stowed onboard the mobile unit. All machinery is fitted with the manufacturers safety guards and safety cut off handles/switches.
