SPECIFICATIONS: Division 1 General Requirements 1. All work shall be performed in accordance with all codes, rules, regulations and restrictions having jurisdiction on this project. 2. The contractor shall acquaint themselves with the site and verify all dimensions prior to construction. Square One Architecture, inc. shall be notified of any deviation from the plans prior to construction. Drawings shall not be scaled and written dimensions shall take precedence over scaled dimensions. 3. The contractor shall coordinate with the Coastal Construction Consultant to perform work regulated by the Coastal Construction Permit and the Florida Department of Environmental Protection. 4. Shop drawings and submittals shall be submitted to Square One Architecture, inc. for general review and design compliance (3 copies of each item below). Allow one week from date of receipt for review. a. Door and window package including Florida or Maimi-Dade product approval. b. Roofing including Florida or Maimi-Dade product approval. c. Structural concrete floor & roof system. d. Steel fabrication. f. See MEP documents for required MEP submittals. 5. Deposits and fees: Deposits for utilities including water meter, shall be made by the G.C.. Permit fees, as required, shall be paid by the Owner for that portion of the work. 6. Contractor shall maintain temporary electrical, water, and sanitary facilities for the duration of the construction. 7. Contractor shall remove all construction debris from the jobsite and leave the building broom clean. All glass shall be thoroughly cleaned at the completion of construction. All paint specks and any other construction marks shall be removed by the contractor. 8. Substitutions: Where the product of a certain Manufacturer is specified substitution shall be may be presented to the Architect for approval if said substitution is equal in quality and performance to those specified in the Contract Documents, and is in strict accordance with all governing building codes the Architect may accept the substitution. 9. Contractor shall register all products with manufacturer to maintain manufacturer’s warranty. 10. Allowances: None 11. LEED Submittals: Not used. Division 2 Site Construction Earth Work 1. Preparation for deep foundation and slab on grade, see Structural Notes and Geotechnical Report. 2. Provide smooth clean finished grade sloping away from building and paving. Finished grade and paving shall be 6" minimum below elevation of ground floor. Grade shall be ready for turf and planting. Paving 1. Paving material shall be selected by Owner. Paving shall be set in 4" min. (6” for vehicular traffic) of compacted crushed limestone above compacted base using mechanical plate compactor or in accordance with the manufacture's written instructions. Provide and install concrete edge restraint and apply penetrating sealer approved by Owner.

The location, size, and material of the existing faciliteis and topography have been recorded from the most reliable information available to the engineer. this information is not guaranteed. the engineer assumes no responsibility for the accuracy of the facilities and topography shown or not shown. The beginning contractor shall verify through vaccuum extraction and test hole methods, the elevations and locations of existing faciliteis shown or not shown prior to beginning construction, sufficiently ahead of his construction schedule. Any and all conflicts shall be reported to the engineer sufficiently ahead of construction to allow the engineer ample re-design time. This work by the contractor shall be considered incidental to the contract and no additrional compensation shall be allowed.

The contractor shall verify existing and proposed elevations and dimensinos prior to construction and report any errors or conflicts to the engineer. All information regarding existing conditions shown on these construction drawings was from the survey done by Accurate Land Surveyors, INC, dated 7,27,2007. The Contractor shall replace all items damaged by his operations to the satisfaction of the engineer at no cost. The contractor shall be responsible for establishing all lines and grades together with all reference points as required under his contract. All required layout shall be done using a land surveyor registrered in the state of Florida. the lines and grades shall be subject to any checking the owner or engineer may decide necessary.
