Overall Sales Volume By Area
The year closed with the overall market -- including all home, vacant land, farm & ranch, condo, and commercial transactions or listings—according to the data collected from the Northwest Multiple Listing Service (MLS), the overall sales dollar volume increased 8% over last year, finishing at $121.25M the highest in history. However, the number of overall sales for 2022 were 14% fewer than last year. A majority, (36%) of SingleFamily Home sales occurred in the $500K-$700K segment, increasing the median home price to $640K, nearly double over 4 years ago. The Luxury Market increased 31%, with 38 home sales above $800K, still supporting quick cash offers. The number of homes for sale are the lowest in 40 years.
The beginning of 2023, there are 40 active listings valley wide; 14 Homes, 21 Vacant Land, 4 Commercial properties, and 1 Farm and Ranch, compared to 404 active listings in 2012. Those hoping competition will slow in 2023, not likely, we believe in 2023 Buyers can expect trends similar to the past two years; elevated prices, low inventory, and bidding wars on well-priced listings.
Vacant land is continuing to be scarcer, and this trend may continue with only smaller, lower priced lots available. This year the Cumulative Days On Market for land sales were 59, the median sale price was $218,000 and 43% of the sales occurred between the $200K$400K segment.
