PRESIDENT’S MESSAGE Dear Reader, Thank you so much for taking the time to read this month’s Real Estate Guide, brought to you by the Yosemite Gateway Branch of the Fresno Association of Realtors. Contained in these pages, you’ll find some incredible homes brought to you by some even more incredible Realtors! Selling real estate in the winter is always a tricky proposition. The holiday schedule, holiday spending, and, most of all, weather, always seem to have an impact on our markets. Some years it’s a major impact, others it’s not so bad. So far this year, our Yosemite Gateway areas are doing quite well! 2019 F.A.R. President J.P. Shamshoian

Although the inventory of available homes and the overall volume of sales is always lower during the winter than during the summer, the winter of 2019 has been stronger than the winter of 2018 in this area. For instance, Realtors sold 23% more homes in February of 2019 than they did in February of 2018! Prices are slightly lower than they were at the same time last year, with our seasonably adjusted average sales price numbers coming in 5% lower so far this year than the same time last year. Interestingly, though, sellers remain confident in the market, as the average price of active listings is 3% higher than it was at this time last year. In closing, I’d like to offer you two bits of advice for your consideration. First, try not to get too caught up in the percentages and graphs. These are homes, not stocks. Numbers can tell you all sorts of different things, but they can’t tell you how you’re going to feel when you’re sitting around the dinner table of your new home. Second, whatever you decide to do, consult a Realtor. We are bound by a Code of Ethics, and first among those ethics is keeping our clients’ needs and priorities at the forefront of all that we do.
