PRESIDENT’S MESSAGE All Parties Are Back To The Negotiating Table The big questions floating around the Real Estate market are “Has the market shifted? Is it still a seller’ s market? Is it a buyer’s market now? The numbers still look like the seller’s market of 2015 to early 2018 but now it sure feels different in the negotiations. Supply is up, but only slightly. Demand is mostly the same. Interest rates are also mostly the same. However something has really changed and that is that seller once again has to be at the negotiating table. For awhile, sellers let the Don Scordino Fresno Association of Realtors buyers do most of the negotiating between President-Elect the multiple buyers’ offers. Sellers could choose the offer that they liked the best without giving too many concessions, provided they had a well presented and reasonably priced home in the first place. The 2019 market seems to have both the buyer and the seller at the negotiating table. It seems that in most transactions there needs to be give and take on both sides. The market seems a bit more balanced, not like the buyer’s market of 2008 to 2011and not like the seller’s market of 2015 to early 2018. So, is it balanced? Well, I wouldn’t go that far but it is healthy for our market to have a normal buyer/ seller balance which we appear to be moving towards. Negotiating doesn’t just mean in the purchase price. Time and terms are also a big part of a buyer’s offer and play a big part in whether the buyer’s offer can be accepted by the seller. Time is a big thing to sellers. A buyer may be able to negotiate by giving the seller more time in escrow if the seller will be looking for a replacement home or by giving extra days of possession after closing. A fast escrow if the home is vacant or the seller has another home waiting is usually appealing to sellers. Terms are important too, such as a large earnest money deposit, fewer contingencies, quicker inspection timelines and being clear on who is paying which closing cost. The answer is to be reasonable in your expectations and in your offer and/or counter offer. That will usually get you the best results.
