MASH FEATURES DESIGN
Modular design Three standard modules can be arranged for widely varying land subdivision sizes and aspect ratios.
SUSTAINABILITY
Primary building materials # HySSIL wall panels, floor system, roof tiles utilise CSIRO’s geopolymer technology which incorporates fly ash in lieu of cement. GHG reductions of over 70%. Thermal mass principles Designed for northern and western wall structures matched with effective ventilation. 7-Star energy rating Achieved with basic design. Economical upgrade to 8-star if required. Long term monitoring Key sustainability indicators will be monitored for 5 years.
CONSTRUCTION
Prefabrication Of major components, 6 week reduction in construction cycle, minimisation of the number of trades.
AFFORDABLE
Cost efficiencies Standard panel sizes, modular components and construction methodology minimises costs. Detailed construction costs will be maintained throughout the project.
# HySSIL’s Geopolymer Building Materials HySSIL’s latest building material innovations, based on CSIRO technology, exploit geopolymer concrete technology which uses fly ash (a waste product from coal-fired power stations) as the primary binder instead of cement. The principal advantage of the geopolymer technology is at least a 70% reduction in greenhouse gas emissions (GHG) when compared to equivalent cement-based products. HySSIL currently produces two innovative geopolymer building materials which the MASH project will highlight: - Foamed geopolymer lightweight precast panels for walls and floors. - Geopolymer roof tiles. Further information, can be found on the HySSIL website (www.hyssil.com).
Executive Summary There is lack of affordable, sustainable housing throughout Australia. The shortage has now reached crisis proportions. In addition, there is a compelling need to ensure that the houses we build are energy-efficient and environmentally sustainable. There are many causes of the current crisis. A lack of developable land - particularly in areas where there are employment opportunities, Inefficient house designs construction methods, and

A consortium has come together to develop a housing design that meets all these challenges and provides a blueprint for future affordable, sustainable housing developments. The consortium has succeeded in producing a package that combines innovative design with efficient construction methods and use of new sustainable building materials. The initiative is known as the Modular Affordable Sustainable House (MASH) project. The model that the MASH consortium has developed should appeal to the policy aspirations of government at every level.
outdated
Use of non sustainable building materials. A compounding problem is that houses that are energy-efficient and environmentally sustainable comes at a significant cost premium. This disconnect between housing affordability and building performance needs to be bridged. In summary, Australia needs to change the way it approaches housing construction. Modern housing needs to satisfy four criteria:
1
It must be affordable.
2
It needs to be modular to adapt to small land subdivisions.
3 4
It needs to be environmentally sustainable and energy-efficient. It has to be inexpensive to run and maintain.
The partners in the MASH consortium are: Common Equity Housing Ltd Is a registered housing association that provides rental properties for lower income earners that they manage and control on a cooperative and secure basis. CEHL will act as developer in the venture. Daryl Pelchen Architects Pty Ltd Provides advanced residential architecture. The practice aims to make intelligent design both accessible and affordable. HySSIL Pty Ltd Develops environmentally sustainable building materials based on CSIRO technology. Other key project partners: Technology Partner - CSIRO Commonwealth Scientific and Industrial Research Organisation, Australia’s national science and industrial research agency. Industry Partner - CSR Limited A leading building products company in Australia and New Zealand.

Executive Summary, continued The consortium is inviting organisations which supply services and products to the housing industry to participate in this venture. A range of marketing benefits will be available to participating sponsors including: An opportunity to develop working relationships with consortium members; Opportunities to promote brands and products to key target audiences for the MASH project; Exposure through an aggressive marketing campaign; To demonstrate the merits of the MASH Project concept, the MASH consortium is developing two pilot houses in Hamlyn Heights, a suburb of Geelong, Victoria. Geelong was specifically chosen because of the high incidence of low-income families and because it offers scope to roll out the MASH concept into large residential developments. Once planning and building permits have been obtained, construction is likely to be very quick because of the revolutionary technology and building methods to be used. Compared with brick veneer construction, the MASH concept will reduce construction time by approximately six weeks.
The MASH Project provides a blue print for future a ff o rd a b l e , s u s t a i n a b l e housing developments in Australia.

A public relations program including a major public launch, media publicity, project literature and case studies; and Dialogue with Federal, State and Local governments. These benefits are detailed later in the document. The pilot houses will have a long life as a marketing tool. It will be open as a display house for up to six months and will be used for one year as the basis of research projects, the results of which will be used for further marketing. Companies interested in becoming sponsors of the project should contact the MASH Consortium as soon as possible to discuss a suitable partnership agreement.

Government and most sectors within the housing industry believe it is time to introduce a more intelligent model for affordable sustainable housing in Australia incorporating current subdivisional trends for smaller land plots, and contemporary architectural principles and building materials to facilitate greater affordability and sustainability.

Project Overview, continued MASH OUTCOMES The key project outcomes will be: Commercial Viability Detailed cost information is being maintained to confirm that modern designs, construction techniques and sustainable building materials can lead to significant cost reductions compared with today’s housing costs. Construction Efficiency A key element of the MASH project is the prefabrication of major building components off-site which simplifies and speeds up construction. The number of trades involved is also reduced. The proposition is that the MASH pilot house will be built in approximately six weeks less than an equivalent size house built using conventional designs, construction methods and materials. This is critical for many affordable housing agencies, both government and private. A reduction of six weeks in construction time also offers significant financial benefits to volume home builders due to a reduction in site costs, overheads and financing costs. A detailed construction program will be maintained and time/cost savings will be evaluated during the MASH project.
Energy Requirements A fundamental outcome of the MASH project is to prove that sustainable house designs can be built for affordable prices. Throughout the project, embodied energy analysis, operational energy and greenhouse gas monitoring will be undertaken. The MASH project’s embodied energy ratings are heavily influenced by construction materials such as HySSIL’s geopolymer wall panels and roof tiles which emit 70% less GHG than current equivalent building products. The house will be fitted with monitoring systems which will provide a long-term record of key sustainability indicators and ongoing energy and water costs.
