‘Starchitect’ Home ON A BUDGET!

WOULDN’T IT BE WONDERFUL TO HAVE A HOME DESIGNED BY ‘STARCHITECTS’ DAVID ADJAYE OR RICHARD ROGERS? ONE THAT IS AFFORDABLE THAT IS. BEYOND THE DREAM OF EVER BEING ABLE TO BUY A HOUSE, THE PROSPECT OF COMMISSIONING AN ARCHITECT-DESIGNED HOME IS AN IMPOSSIBLY REMOTE PROSPECT FOR MANY OF US; IT’S A LUXURY CONFINED TO THE GLOSSY PAGES OF SUNDAY SUPPLEMENTS OR WATCHING GRAND DESIGNS. However, it might be possible thanks to an idea from two London entrepreneurs with a background in fashion and marketing who want to explore the idea of disrupting the property market with modular homes. Bueno de Mesquita and Paul Tully, the co-founders of Cube Haus want to offer “high-design homes at reasonable prices” with a range of off-the-peg, modular designs by well-known architects. De Mesquita has a well-established background as an entrepreneur: he founded the Acupuncture sneaker brand in the 1990s. In 2004 he commissioned David Adjaye to build him a house in Kings Cross. This led to him coming up with the Cube Haus idea. Access to land in London is not easy, so the first thing they did was set themselves up as land agents. The firm, called Land Converter opened for business in 2015 specialising in buying and developing unused and awkward spaces. For example, if you want to sell off the end of your garden, an awkward garage, or even a bit of your roof, they’ll scope out the site, apply for planning permission and give you 25%30% of the end value if successful. The owner selling the land does have a say in what is built, and the person commissioning the new property doesn’t have any of the headaches associated with building a property, including finding an architect and getting building licences etc. Cube Haus does all that for them. According to a report on Cube Haus’s progress, it is currently working on two sites in Forest Gate, where they hope one of their three-bed homes will sell for between £650,000 and £750,000. The firm is also at the planning stage for sites in Peckham, Sydenham and Ealing. Look out for them on the Modern House website later this summer.

ADJAYE AND ASSOCIATES Sir David Adjaye, OBE is one of the most admired architects of his generation. Despite designing such large-scale, high-profile projects as the National Museum of African American History and Culture in Washington DC, USA, he also has a distinguished portfolio of domestic architecture, having designed some of London’s most celebrated contemporary houses.

Adjaye’s Cube Haus proposes an adaptive modular, plug and play design that can respond sensitively to any individual site’s unique challenges. The key spaces that make up the house have been divided into separate modules. This toolkit of spaces can then be arranged in multiple ways, adapting to the needs of each specific site as well as the needs of different inhabitants. They can be stacked high to sit comfortably next to a Georgian terrace, sprawl out if they have the space or sink low to tuck behind terraced gardens. Adjaye’s Cube Haus also offers the option of an excavated outdoor space where appropriate. The principle construction material used is cross-laminated timber (CLT), a material that is proving increasingly popular with architects thanks to its high strength, structural simplicity and lighter environmental footprint. adjaye.com

CARL TURNER ARCHITECTS Carl Turner’s mastery as a designer of houses is well known. His craftsman’s approach and attention to detail, combined with an audacity and inventiveness, have won him a steady stream of attention and awards, such as the Mnaser Medal for his Slip House. Crisp lines and elegant forms distinguish his two schemes. The first is a singlestorey house with an expansive flat roof based around a courtyard. The second, larger, scheme is also a version of a courtyard house, but this time with two second-storey elements sitting either side of a terrace, providing further accommodation. Turner’s flexible approach means that these elements could either have pitched roofs, flat roofs or roofs with mono-pitches, depending on the demands of the site and the client brief. The single-storey design also has a significant element of adaptability in the arrangement of windows and skylights to ensure that each home, on whatever site, is filled with natural light, has good ventilation and a feels as spacious as possible. ct-architects.com

SKENE CATLING DE LA PEÑA Skene Catling de la Peña has an enviable reputation as one of the most imaginative and eloquent architectural practices working today. Such qualities are clearly reflected in this impressive and poetic solution for a home designed around an innovative central core – the Focus – creating a building within a building, architecture within architecture. The design pulls all the ‘complicated’ parts of a residential building into its structural core. Its central location ensures a decorative presence in each room of the building while the outer skin is adapted to the irregularities of the site. Using the approach Skene Catling de la Peña call Geoarcheology, relating materials and site, the first houses in London will use clay - on which the city sits - linking the them to their sites and resonating with surrounding buildings. The integrity of the architecture emerges from its relationship to its context. Prefabrication is seldom associated with complex and generous spaces. FAYE TOOGOOD Faye Toogood’s beguiling design proposes a sanctuary that suits both rural and urban contexts. With a simple pitched-roof, single-storey form, it evokes the sort of ordinary, often-ignored buildings that have been built across Britain for centuries. But this being the work of Toogood, a revered designer across multiple disciplines, the scheme that she has created is far from being artless. The fact that Toogood works in fashion, furniture design and other areas beyond building design allows her to have a more holistic and intimate approach to the Cube Haus Commissions project. in Venice YVONNE FARRELL AND SHELLEY MCNAMARA, TOGETHER WITH PAOLO BARATTA PRESIDENT OF THE BIENNALE, LAUNCHED THE 16TH INTERNATIONAL ARCHITECTURE EXHIBITION THAT WILL TAKE PLACE FROM MAY 26TH TO NOVEMBER 25TH 2018 IN THE GIARDINI AND THE ARSENALE, AND AT OTHER VENUES IN VENICE. Farrell and McNamara, the two Irish architects and curators of the Biennale, decided to call it ‘Freespace’ and explained why they had chosen this name: Freespace describes a generosity of spirit and a sense of humanity at the core of architecture’s agenda, focusing on the quality of space itself. Freespace focuses on architecture’s ability to provide free and additional spatial gifts to those who use it and on its ability to address the unspoken wishes of strangers. Freespace celebrates architecture’s capacity to find additional and unexpected generosity in each project - even within the most private, defensive, exclusive or commercially restricted conditions. Freespace provides the opportunity to emphasise nature’s free gifts of light sunlight and moonlight, air, gravity, materials - natural and man-made resources. Freespace encourages reviewing ways of thinking, new ways of seeing the world, of inventing solutions where architecture provides for the wellbeing and dignity of each citizen of this fragile planet. Freespace can be a space for opportunity, a democratic space, un-programmed and free for uses not yet conceived. There is an exchange between people and buildings that happens, even if not intended or designed, so buildings themselves find ways of sharing and engaging with people over time, long after the architect has left the scene. Architecture has an active as well as a passive life. Freespace encompasses freedom to imagine, the free space of time and memory, binding past, present and future together, building on inherited cultural layers, weaving the archaic with the contemporary.

A STATEMENT FROM THE CURATORS With the theme of Freespace, the Biennale Architettura 2018 will present for public scrutiny examples, proposals, elements - built or unbuilt - of work that exemplifies essential qualities of architecture which include the modulation, richness and materiality of surface; the orchestration and sequencing of movement, revealing the embodied power and beauty of architecture. The exhibition will have a spatial, physical presence of a scale and quality, which will impact on the visitor, communicating architecture’s complex spatial nature.

When Jørn Utzon thinks about a concrete and tiled seat at the entrance of Can Lis, Majorca, it is moulded perfectly to the human body for comfort and pleasure. Spatially, it is a ‘word’ of greeting, of welcome. Angelo Mangiarotti ‘says’ the same thing at the entrance to 24 Via Quadronno, Milan where a gently sloping path, with a seat at the entrance threshold ‘holds’ you and welcomes you home from the city. Lina Bo Bardi raised the museum of modern art in Sao Paolo in order to make a ‘belvedere’ for the citizens to overlook the city.

The Medici Palace in Florence represents power and wealth but the stone seat, which forms part of the solid façade, almost turns the building inside out. The solid wall becomes the enclosing wall of the public space. What is solid seems outward looking and generous.

We believe that everyone has the right to benefit from architecture. The role of architecture is to give shelter to our bodies and to lift our spirits. A beautiful wall forming a street edge gives pleasure to the passer-by, even if they never go inside. So too does a glimpse into a courtyard through an archway; or a place to lean against in the shade or a recess which offers protection from the wind and rain. We are interested in going beyond the visual, emphasizing the role of architecture in the choreography of daily life. We see the earth as Client. This brings with it long-lasting responsibilities. Architecture is the play of light, sun, shade, moon, air, wind, gravity in ways that reveal the mysteries of the world. All of these resources are free. It is examples of generosity and thoughtfulness in architecture throughout the world that will be celebrated in the 16th International Architecture Exhibition. We believe these qualities sustain the fundamental capacity of architecture to nurture and support meaningful contact between people and place. We focus our attention on these qualities because we consider that intrinsic to them are optimism and continuity. Architecture that embodies these qualities and does so with generosity and a desire for exchange is what we call Freespace. in Venice GIVEN THAT TWO IRISH ARCHITECTS ARE CURATING THIS BIENNALE, IT SEEMS ONLY RIGHT TO TAKE A LOOK AT THE IRISH PAVILION AND WHAT IT IS EXHIBITING IN THE CONTEXT OF ‘FREESPACE’.

The choice of the slow death of the Irish town square may seem a strange to one to those who are not Irish, but it does present an opportunity to look at these spaces rather than at the buildings surrounding them. The main point being made is this: the mostly empty places that once held markets and livestock auctions, that once buzzed with the aftermath of holy communions and processions and are now underused and unloved.

As one onlooker commented, “This is a delightfully modest idea for a show.” What they meant is that there is no attempt to offer some radical new solution to the problem of the use of space in the chosen examples.. “It’s not that these towns need to be fixed,” Butler says, “but that they’ve been let down.

The photographs gathered by the curators show a procession of bleak, empty spaces surrounded by defiantly ordinary architecture. However, when you take a look at the historic photos, it is quite a different story. Kilrush in County Clare has its square filled with donkeys and carts, chickens, booths selling various products and groups of men in flat caps, chatting and passing the time. Contrast that with the photo of it today,: it is a blank pedestrianised space devoid of people or animals and adorned only by a few parked cars. An old picture of Carrickmacross in County Monaghan on fair day shows a wide street rammed with cattle, people and carts. Another depicts street life in Ballinrobe, County Mayo, its pavement lined with vegetable sellers and children. What we see in the contemporary shots are towns that have forgotten how to be towns. “One in three people in Ireland live in a small town,” curator Jo Anne Butler says, emphasising the importance of this space in Irish life. The photographs she has chosen depict towns with populations of less

“The change might be as simple as a new surface,” she adds. If the contrast between the old sepia photos and the bleak new prospects seems depressing, the curators have injected a little colour with a compelling series of snapshots of surviving shops and stores. The space is still there and, with small changes, these markets could become more active again. Jo Anne Butler said, “These towns have fallen victim to successive setbacks: first, mass emigration and poverty; then speculation, suburbanisation, depopulation and the migration of agricultural and commercial activity to the edges in purpose-built agri-industrial sheds. The problems are local and particular, but they are not unique.” The title the curators have chosen — Free Market — is smart. It hints not only at the overall Freespace theme, but also at the nature of these squares, which evolved for a kind of merchant-consumer exchange that has somewhat fallen out of fashion, although you will find traditional horse fairs around Ireland, but they tend to only happen once a year. The weekly market is what has died out. The question is what a new version of exchange might look like. How can civic space be intensified in a town with a tiny population? The curators hope to tour the exhibition to these towns, which mostly have market halls or buildings, to stimulate exactly this discussion. There is a yearning for the way things were in this Irish Pavilion exhibition, and Venice is the perfect platform for this odd sensation of a lost golden era. Having said that, Venice’s story is rather different: its streets and squares attract a multitude of tourists who come to gaze at its beauty and try to imagine the public use of these spaces in centuries past. Venice’s squares have accumulated layers of history and changes in use, but they have not died or been abandoned.

Initially, only the exterior and inner walls of the first of the new homes will be made using the printer. However, it is hoped that by the time the fifth home is built (three floors and three bedrooms) that the drainage pipes and other necessary installations will also be made using the printer. According to the developers 3D printing also has the potential to allow the placing of wireless sensors directly into the properties’ walls, thus allowing a home to be fully “smart”, incorporating all the lighting, heating and security controls required.

Known as Project Milestone, the development is said by the Dutch construction company Van Wijnen to offer a solution to a shortage of skilled bricklayers in the Netherlands.

Designers have described the style of the first set of homes being built by Van Wijnen as “erratic blocks in the green landscape”.

The first five’printed’ houses will be put on the rental market next year, and the smallest, which has two bedrooms, has already attracted applications from 20 interested families just a week after images were made available.

They certainly illustrate the fact that 3D printing allows the construction of buildings of “almost any shape... whereas traditional concrete is very rigid in shape,” Van Gurp said. However, the beauty of 3D printing is that in time people will be able to construct homes to suit their own tastes.

The 3D printer being used is essentially a huge robotic arm with a nozzle that squirts out a specially-formulated cement, said to have the texture of whipped cream. This method of building will also cut costs and environmental damage by reducing the amount of cement that is used. The cement is “printed” according to an architect’s design, adding layer upon layer to create a wall, and increase its strength. Rudy van Gurp, a manager at the firm, which is working in collaboration on the project with the Eindhoven University of Technology said: “We have no need for the moulds used to create houses made with cement today, and so we will never use more cement than is necessary.”

GLASS HOUSE FOR A DIVER Japan Naf Architect & Design

This house is protected by a series of brutal-looking concrete blocks, but behind the fortress-like walls lies “a diamond in the rough” made almost entirely made of glass. It was built by architect Tetsuya Nakazono for a Mr Haragami in Etajima, on an island in Hiroshima Bay. The blocks were cast with grooves to enable the installation of reinforced steel to make them even stronger in this earthquake zone. The seemingly fragile glass house is thus protected against the worst that Mother Nature can throw at it.
