FINEST PENTHOUSES
Practicality, prestige, privacy… the uppermost apartment often benefits from features that others in the building will not because it is where developers show off their skills with larger floor space, breathtaking views and wrap-around terraces. A penthouse offers exclusivity and convenience with far less upkeep than a private villa, a feature that is ideal as a holiday property and also attractive for couples and families who enjoy the ‘lock-and-go’ ease. Lack of neighbours upstairs is also a great advantage, as well as no-one to overlook your terrace while you’re partaking of the Mediterranean sunshine.

JIMMY WIDÉN IS A 35-YEAR OLD FROM STOCKHOLM, WHO FOR HIS ENTIRE CAREER TO DATE HAS WORKED IN TELEVISION. NOW HE’S RUNNING ONE OF THE MOST SUCCESSFUL NEW REAL ESTATE BUSINESSES ON THE COSTA DEL SOL. Coming from behind the camera where he worked on marketing campaigns for some of Sweden’s high profile brands such as H&M, Volvo and IKEA, as well as lots of start-ups, he now stands in front of it, presenting a series of short films on the YouTube channel “Broker TV Movies Marbella.” Widén has been visiting Marbella since he was four-years -old. He told his father back then that he would move to live in Marbella when he “got old”, but evidently he couldn’t wait that long, as he has arrived back on the coast in his early thirties. He does have prior experience in real estate, revealing that he followed it as a sideline while working in the media. Thanks to some lucrative deals going through, he was able to buy his first apartment in Marbella, with the intention of using it as a holiday home. However, Widén arrived at a moment when the Marbella market was going through an upsurge, and the more time he spent here, the more he realised that Marbella real estate offered him a lot of business potential. His decision was enhanced by the quality of digital technology now available in Spain, making it easier to market businesses based here to a global audience. And his background in TV commercials was an added bonus when it came to formulating his plan of living here permanently and setting up a number of companies. UTOPIA - 12
A Unique Sales Approach The 3SA real estate agency is the result of his creative thinking. It has a unique approach in that takes advantage of digitalization to reach his network of clients in the Nordic countries. It also focuses on what the customer is looking for in a property, rather than on simply promoting the properties it has in existing listings.
Widén and 3SA also take a specific approach to marketing, basing it primarily on lifestyle. Widén told us: “We produce communications based on the recipients’ requests and try to find the clients interested in a lifestyle change. People stress too much today and life in Marbella can make you happier and give you more quality compared to many buyers’ home countries.”
Building the 3SA Team At the moment he is growing his 3SA team, but plans to take it slowly, as he is aiming for quality above all else. Finding the right people can be a challenge. His first hire was 37 year-old, Borja Zuloaga from Spain. He has been working in real estate in Marbella for 12 years. His local knowledge of real estate in Marbella is equivalent to Widén’s knowledge of marketing and TV. Ilona Haraldsson is the company’s PA and marketing assistant and has moved here from Sweden to do all the jobs that Widén can’t.
Ahead of the Curve The 3SA emphasis on selling a lifestyle rather than just a property is on trend with marketing’s realisation that consumers are being more driven by “experience’ than before. It is the consumer response to a world where we are all subjected to handling too much “stuff”, and this will only expand in the future. At 3SA the team focus on helping its clients to “get time back and live a happier life,” Widén said. They work closely with every client and on every detail of the process; from finding the right property to helping them choose an interior designer, and in some cases even filling the fridge before the client moves into their new home. And what does ‘3SA’ mean? It means ‘Three Steps Ahead’, which suggests Widén and his team will have a big impact on the way real estate is sold in Marbella. www.3saestate.com

Marfa
AN ART-FILLED OASIS IN WEST TEXAS
THE TEXAS DESERT ISN’T A TYPICAL ART AND DESIGN VENUE, BUT OVER THE YEARS, THE SMALL TOWN OF MARFA HAS ATTRACTED LARGE NUMBERS OF VISITORS WHO WANT TO SEE AND EXPERIENCE THIS MECCA FOR ARTISTS. There are some parallels between Marfa in west Texas and the Andalucian town of Gaucín in Málaga province: both have small populations (1,900 in Marfa and 1,620 in Gaucín) and both have become something of a community for an eclectic band of artists. After that the similarities start to fade, because they certainly look nothing like each other and are situated in wildly different environments – there are no wild coyotes in Gaucín for a start, or any hint of cowboys, at least not of the American Western variety.
marfa’s origins The west Texan desert is remote and one of the best places on the planet for skies with very low light pollution; a fantastic location for star gazing. Its scenery is everything you might expect to see in a Western, with tumbleweeds rolling across the dusty desert terrain. One thing you may not expect to find is the town of Marfa, which has become something of a colony for an unlikely pack of creatives, from artists and musicians to a handful of celebrity devotees. They have transformed this small Texan town into a living art gallery, with actual art and craft galleries, picturesque outdoor installations, and, more recently, a local restaurant and bar scene.
UTOPIA - 18
Donald Judd made Marfa Marfa has come a long way since it was built in the 1880s as a water stop on the Southern Pacific Railroad. Later it became a US Army base during WWII and it had a German POW camp in the 1940s. It was in this period that Donald Judd, a construction foreman in the Army Corps of Engineers travelled across the Trans Pecos region, which he described in a message to his mother as “beautiful country and mountains.”
Judd left his life as a construction worker to become a renowned artist based in New York City. He was known for his three-dimensional sculptures, but in the 1970s he had the urge to look for somewhere more appropriate to display his sculpture, thinking that Manhattan was just to crowded and chaotic to do them justice. That’s when he returned to west Texas intent on buying a former army barracks near Marfa’s main highway, naming it after the nearby Chinati Mountains. The Chinati Foundation is at the epicentre of Marfa’s art works. It showcases much of Judd’s work, (he passed away in 1994) and it has multiple functions, including offering non-profit arts programmes. It also shows the work of other artists who have gravitated to Marfa, such as John Chamberlain and Dan Flavin. Today, Marfa’s art scene is dynamic and changing rapidly. Beyoncé, a native Texan, visited recently, landing in her private jet for a tour of what the town has to offer the avid arts fan. And this year it will host its first-ever international art fair--the Marfa Invitational-- conceived by local artist Michael Phelan as a tengallery miniature expo spotlighting works from Texas and around the world. Phelan says, “Unlike the peripatetic pace of gallery-hopping door to door, or the dizzying circuslike atmosphere of today’s mega art fairs, time seems to draw to a still upon one’s arrival to Marfa—where the term mañana more often than not replaces ‘soon’ and time is dictated by the rising and setting of the sun.” He also revealed what he believes are the highlights of his art fair concept: “It is this pace that allows for viewers to contemplate and reflect on the art that is before them, and thus, what was an inspiration, and ultimately a driving force, in my want to create a like-minded model for experiencing today’s most considered and consequential art and artists.”
UTOPIA - 19
Marfa’s eclectic hotel styles If you think you might like to go to the Marfa Invitational, THE place to stay is the Thunderbird Hotel. Even the name conjures up romantic images of midcentury America and its inimitable approach to architecture and design, as seen in films like “Diner.” The Thunderbird is based on a 1950s motel and its owner, Virginia Lebermann, who is also a philanthropist and the money behind Ballroom Marfa, has left the original structure largely intact, including the motel sign and a courtyard with a pool and fire pit. The rooms have queen-size beds, cowhide rugs, and record players with a selection of vinyl. Lebermann saw the potential of the place immediately: “I was interested in the Thunderbird as a place to house artists and visitors for the ballroom as well as other foundations in town. Back then, Marfa was mostly tumbleweeds, very few cars, surviving on corn dogs from the gas station and infinite potential.” It has clearly come away from a lone gas station in the middle of nowhere.
However, if you are looking for more modern accommodation, then the Hotel Saint George, designed by Houston-based architects Carlos Jiménez Studio, is an example of bringing a building from the 1880s into the 21st century. It also features artwork by Jeff Elrod and Mark Flood, both contemporary Texan artists. And if you want to experience a bit of Hollywood glamour in Marfa, then the place to stay is the Hotel Paisano. This Mission Revival–style property first built in the 1930s was where Elizabeth Taylor and James Dean stated while filming “Giant”, a 1956 film directed by George Stevens. It was James Dean’s final film, as he was killed in a car accident before the film was even released. But it did get him an Academy Award nomination.

And if you want to glamp it in a yurt, El Cosmico is an 18-acre campground with a difference, as it doesn’t just have yurts, it also has vintage trailers for guests.

Seeing Marfa’s art Touring the Chinati Foundation collection takes about five hours and it is best to book a guided tour. Apparently the sunrise tour is the best one, because many of the spaces have been built to contextualise the work within its natural surroundings. There is also the Judd Foundation collection, run by Judd’s children Flavin and Rainer. Housed in the artist’s former residence, as well as some of his workspaces, it offers a glimpse into the artist at work.
And there is Ballroom Marfa, which is a new addition to the town’s gallery spaces. Founded in 2003 by Virginia Lebermann and Fairfax Dorn in a Prohibition-era dance hall, it provides support to artists and curators whose visions would not be possible in a traditional gallery setting. It is a multimedia space as well: it shows exhibitions in the visual arts, film and music and the Ballroom also hosts an annual Marfa Myths music festival.
Marfa is not with out fashion either. It has a Prada Marfa store, which is about a 30-minute drive west of town. It while you’re driving to the Prada store down Highway 90, that you will see muralist John Cerney’s towering installation inspired by James Dean’s character in the film Giant. For a small town, Marfa is well stocked with upmarket shops, including the Marfa Book Company, a bookstore focusing on art that is as good as any specialist bookshop in New York or London. And style aficionados will appreciate Communitie Marfa, a sister to the Amagansett, New York store. This is the place to shop for jewellery and various ready-to-wear labels in addition to global textiles, pottery, and art.

Eating burritos and doing vodka shots No doubt you’ll want to eat, and Marfa does quirky here as well. The Marfa Burrito is another tribute to the 50s and is in the actual home of local “burrito queen” Ramona Tejeda. Anthony Bourdain has eaten here and featured it in one of his programmes. Or maybe you’d prefer the Food Shark, a food truck kitted out in retro style and famed for its “Marfalafel,” which swaps pitta bread for tortillas. At night, people flock to The Thunderbird’s restaurant, the Capri, for a modern take on Texan cuisine. A fun recent addition to the menu is the “Texas caviar”: Russian ossetra caviar scooped up with homemade Fritos and washed down with a shot of black-eyed pea vodka. Finish your night off at the Lost Horse Saloon, which is just about as ‘cowboy’ as you can get with its Formica-top tables, deer mounts, and lots of Lone Star beer. You will probably be able to practise your line dancing here – although you are more likely to find you’re dancing with a local artist or a New York celeb than anyone resembling John Wayne. And a final thought- does Prada do cowboy boots?

Minnette de Silva
THE SRI LANKAN ARCHITECT HAS BEEN FORGOTTEN BY HISTORY, BUT WAS ONE OF THE WORLD’S MOST FAMOUS FEMALE ARCHITECTS IN THE 1940S AND 1950S. Have you ever heard of Minnette de Silva? Chances are you haven’t; yet she was a pioneer of Modernism in Sri Lanka and was once ranked as being among the most famous women architects worldwide.
UTOPIA - 28
Minnette de Silva was Sri Lanka’s first modernist architect and the first Asian woman to become an Associate of the Royal Institute of British Architects. Her choice of career may have been somewhat influenced by
the fact that her parents –one a reformist politician, the other a suffragette –were great friends with Le Corbusier. Even so, her father was opposed to Minnette studying architecture, but she was determined to follow her vocation and went to Mumbai and London to study. During her time at the Architectural Association (AA) in the UK she stood out in terms of her appearance, as she continued to wear beautiful saris, despite the English weather. Indeed, according to recollections of her time there, she used her exotic appearance and the fact she was among a minority at the AA to find her way into high society. As one writer says, she quickly became the 1940s ‘It Girl’ and was seen mingling at parties with Picasso, Henri CartierBresson, Laurence Olivier and Le Corbusier.
In 1948, Minette became one of only two women in the world to have an architectural practice with her own name over the door.
When Sri Lanka gained independence in 1948, Minnette returned to her home country where she set up a studio in her parents’ home and became one of only two women in the world to have an architectural practice with her own name over the door. From her studio in St. George’s she began designing and building everything from cottages to villas to entire apartment blocks. Her trademark was to develop modernist architecture in harmony with the landscape and traditional craftsmanship. Her first building in the capital Colombo was the Pieris’ house. Here we can see the combination of Modernism with Sri Lankan traditional designs that became her hallmark: striped, lacquered balusters in maroon and gold leaf print, echoing traditional Kandyan craftwork; doors inset with woven palm panels bearing a simple tile pattern in similar colours. But although she became known for her work on houses owned by Sri Lanka’s elite, of which she herself was a member, she was also anxious to improve the lives of artisans by including their work in her designs, and not just for grand houses. In the 1950s, she worked on a housing development scheme for public servants in Kandy, the island’s second largest city. What Minnette did was considered groundbreaking. She conducted in-depth consultations with the people who would be living there and she used that information to design different housing types, some of which were built by the householders themselves. This kind of participatory approach to housing was way ahead of its time.

And this wasn’t the only way in which she was ahead of her time. She experimented with indigenous methods such as wattle and daub, and incorporated rammed earth technology – a process popularly used for today’s ecohomes. One house is a shining example of her desire to find cost-effective ways of building: her townhouse for Mss CF Fernando in Colombo. The Fernando house is a compact cube, with cooling crosswinds channelled through a central staircase and surrounding verandahs, and air shafts between the door lintels and the ceiling. In a city where temperatures regularly surpass 30C (86F) in 90% humidity, such measures are crucial. Minnette de Silva said at the time, “We must re-orientate our ideas for living comfortably in congested towns like Colombo, where we no longer have expansive acres of garden and spacious cool pillared halls.” The Senanayake Flats in Colombo and the light-filled houses with interior courtyards for her wealthy clients are a testament to this, with the De Saram and Pererea houses being fine examples of her philosophy and her blending of modern with cultural tradition. Her client, Mrs Fernando, who is still living in her de Silva townhouse, said about her: “She was a very nice, intelligent lady. She had done a lot of improvements in building and trying to cut down expenses. She was very cooperative.” UTOPIA - 30

De Silva didn’t have an easy time being a female architect in this era; the profession was male dominated and chauvinistic. Clients and contractors alike questioned her decisions and when she was building the Pieris’ house, she was forced to have her design endorsed by an engineer in London before her contractor agreed to build it. She played it tough with contractors and workmen, but this only led to her being seen as a “difficult woman.” It led to her contracts drying up and to her being overtaken by Geoffrey Bawa, who has for many years been considered Sri Lanka’s ‘star’ architect, even though he came after de Silva, and her work actually paved the way to make his style possible. Ismeth Raheem, an architect who worked closely with Bawa in the early years, recalls De Silva telling him on several occasions: “I was dismissed because I am a woman. I was never taken seriously for my work.” In 1996, the Sri Lanka Institute of Architects awarded De Silva the gold medal, some 14 years after it recognised Bawa. But by this time in her life Minnette de Silva had become marginalised in the world of architecture and socially isolated. She died in 1998 at the age of 80. Since her death, her house and studio in Kandy have fallen into ruin. The house, designed by her, is not the only one in Sri Lanka to have been forgotten: one of her first villas is in danger of being demolished. However, her influence remains. You can see it in the expansive Kandyan-styled roofs of Sri Lanka’s parliament complex, or the presence of indoor garden spaces inviting a piece of open sky into living rooms across the city. According to Selva Sandrapragas, a British architect who worked with De Silva in her later years she would have hated the way Colombo has developed to look like Dubai or Singapore. Unlike with her work, “It displays no sensitivity to the history, culture or geography of where it is.”

Perhaps the forthcoming novel Plastic Emotions by Shiromi Pinto and based on the life of Minnette de Silva will help to place this woman once again amongst the ranks of groundbreaking architects of the twentieth century.

Palladio in Nablus BEIT FALASTEEN, THE HOUSE OF PALESTINE, IS A REPLICA OF THE WORK OF ANDREA PALLADIO, THE ITALIAN RENAISSANCE ARCHITECT, AND IT SITS ON A HILL ABOVE THE PALESTINIAN CITY OF NABLUS – A SURREAL PLACE TO FIND AN OPULENT MANSION. The last thing one expects to find in the occupied territories is a residence of immense grandeur. We are all familiar with the struggles of the Palestinian people and newsreels are more likely to show us dilapidated or bombed out housing, so it’s something of a shock to discover that Nablus has a classical villa of immense proportions. The style is pure Palladian: on each of its four identical sides, flights of stone steps lead up to porticos topped with pediments, which look out across a rolling landscape of vineyards, olive groves and villages perched on distant hills. It could be in Vicenza, the home of Palladio, if it were not for the visuals: minarets of local mosques and Israeli settlements on the distant hills.
UTOPIA - 36
It is in fact a replica of Villa La Rotonda in Vicenza, a 16th century residence designed by Palladio. The German writer Goethe said of this villa, “Maybe architectural art has never reached such a level of magnificence”, and today it is an important part of Vicenza’s cultural heritage and a ‘must see’ magnet for tourists. Beit Falasteen by contrast is unlikely to attract tourists, but it is the home of the richest man in the occupied territories – Munib al-Masri—an oil tycoon and philanthropist. He is also passionate about antiques, reminding one of J. Paul Getty, and is variously known as the Godfather of Palestine, or the Palestine Rothschild. According to local taxi drivers, he is simply “the man on the hill.”
sits on Mount Gerizim, a site of biblical significance. Canaanite tales and Samaritan manuscripts describe it as the place where Adam met Eve, where Noah built his great vessel, and where the prophet Abraham sacrificed a goat in place of his son. A Samaritan community still exists nearby and they believe that Gerizim is the highest, oldest and most central mountain in the world, the very cradle of civilisation.
“Maybe architectural art has never reached such a level of magnificence”
Masri was not content with simply replicating Palladio’s La Rotonda, he wanted it to be bigger. So it is 10 metres taller. He also told The Guardian, “And they didn’t have Adam and Eve or Noah’s Ark in Vicenza. For me, this is the original.” He has a point. The palatial residence

Byzantine foundations When Masri started excavating the foundations for his villas, the contractors discovered a fifth century Byzantine monastery on the plot with one of the largest expanses of intact mosaic floor in the region. Naturally, Masri conserved the flooring and it forms part of the villa’s basement and something interesting for his guests to view on a guided tour of his home. It is only one of his collection of antiquities and other priceless treasures that he plans to write about in a forthcoming book.
UTOPIA - 38
A Passion for Palladio
Grand salons packed with antiquities
Masri has had a passion for Palladio since his time working in Chicago. He said in an interview, “Every Saturday we used to go out to an ornate place called the Palladium for dinner and dancing. I promised myself that, when I returned to Palestine, I would build something like it for myself.” He began his villa project in the 1990s, shortly after the Palestinian national authority was established, drawing up plans with the help of his son Rabih, who had studied architecture at the University of California, Berkeley.
For Masri, the Beit Falasteen is symbol of the Palestinian people’s aspirations, and he hopes a beacon for a better future. He has also named four grand salons after cities in historic Palestine. The Jerusalem-Hebron salon is a massive library of 5,000 books including rare manuscripts. The Nablus-Jenin room is an opulent living room with Venetian mirrors and a Gobelins tapestry, as well as a Mesopotamian bronze of the Prophet Muhammed’s horse. And in his second living room, Haifa-Jaffa, there is a gold-plated throne that belonged to Khedive Ismail, ruler of Egypt from 1863 to 1879.
Interior designers Joseph Achkar and Michel Charriere were asked to advise on the décor, which resulted in over 100 containers of antiques being shipped from Europe. His project was brought to a brief halt in 2002 by the second intifada. Nablus was bombarded and Israeli military occupied his unfinished palace. He told Oliver Wainwright, “They left it like a latrine,” but it didn’t stop him from continuing his project once the soldiers had left.
Homage to the history of Palestine But while the villa is packed with priceless items, Masri has also installed an educational centre with rooms dedicated to geology and the origins of life on Earth, as well as the history of the Palestinian struggle. One wall lists the hundreds of Palestinian towns and villages captured in the war over Israel’s creation, along with all of the refugee camps where the population has been forcibly displaced over the years. When asked if all this opulence wasn’t an obscenity when the majority of people living nearby are in overcrowded, makeshift homes and generally live in poverty, Masri said, “I built this house for Palestine. All my work has been to see an independent Palestine, at peace and harmony with Israel.” And to that end he has used his impressive residence to host meetings where agreements have been brokered between Fatah and Hamas, as well as between Israeli and Arab politicians and business leaders. Masri also has a foundation that funds various educational and medical initiatives, and he has been doing this since the 1970s. If you should happen to visit Nablus, you can visit Beit Falasteen, just as you can visit the Villa Rotonda in Vicenza. Masri hopes to have more visitors soon and already has souvenirs ready for them: bars of soap with an image of the house on them made from the olive groves in the villa’s grounds. It may be a while before Nablus attracts tourists in the same way as Vicenza does, but Beit Falasteen is waiting and prepared for that moment when it arrives.
“I built this house for Palestine. All my work has been to see an independent Palestine, at peace and harmony with Israel.”

SOME TRAILBLAZING PROJECTS SHOWCASED BY ARCHITECTURAL DIGEST REVEAL HOW DESIGN INNOVATION CAN MAKE A DIFFERENCE TO COMMUNITIES.
The Quonset Hut at True North True North is the first new development in Detroit’s Core City neighbourhood since the 1960s. Architect, Edward Chan at EC3 design firm has reinvented the World War 2 military structure as affordable housing for a community of creatives – bringing the Quonset Hut back into use. Chan says, “There’s a beauty in industrial buildings, and the challenge was introducing modern design to the neighbourhood while respecting its industrial character.” The True North development consists of eight semicircular galvanized-steel huts with varying profiles, open floor plans, and common green spaces that link the homes. Chan, who used to be a partner at Frank Gehry, remarked that his design innovation had inspired adjacent mixed-use and commercial projects, noting its importance, “It’s the first stone you cast into the pond to create a ripple.”
A new take on Food for the Soul Italian chef Massimo Bottura, of three-Michelin-star restaurant Osteria Francescana, and his wife, Lara Gilmore are trying to rebalance the fact that we trash 1.3 billion tons of food a year while more than 800 million people remain hungry. They have started a nonprofit ‘food’ chain called ‘Food for Soul.’ The chain of ‘refettorios’, or community kitchens, will feed the hungry at locations across Italy, and will also include ones in Paris, London and Rio de Janeiro. Other famous chefs including Alain Ducasse, Clare Smyth and Daniel Boulud are joining Bottura in preparing meals. Where is the design element? The community kitchens and dining spaces have been designed by Ilse Crawford, artist JR and sculptor/painter Mimmo Paladino. Bottura said about his project: “In a world in which so many build walls, we break walls, we say, Welcome, come in.” Thanks to funding from the Rockefeller Foundation, the initiative will also be appearing in the USA in the near future.
“As Camus said, beauty cannot make revolutions. But one day, revolution will need beauty. This is a revolutionary project” - Massimo Bottura

A community protected from natural disaster Design firms SWA/Balsley, Weiss/ Manfredi, and Arup have achieved something groundbreaking on 11 acres of landfill on Long Island City, Queens, a borough of New York City. The waterfront development, completed in two phases over the last decade, is called Hunter’s Point South Park and it includes design innovations that protect the community from natural disaster. In the event of storm surges, tidal marshes absorb and gently release rising waters, while porous gabion barriers filter storm water from upland streets, and it has been proved to work, as phase one of the project survived Hurricane Sandy. The site is “a 100 percent invented form of nature,” says architect Marion Weiss of Weiss/Manfredi and notes that the network of pathways, lawns, play spaces honours the site’s legacy as both “an aquatic wetland and a place of industrial invention.”

A sanctuary of female learning Architects at Case Design based in Mumbai have designed the Avasara Academy outside Pune, India. The aim, says architect, Samuel Barclay, was to “create a sanctuary for learning.” This progressive boarding school (initiated by The Leadership Foundation of India) was conceived to offer entrepreneurial and managerial coursework to 700 female students, with ages 13 to 18. Barclay said that safety was a priority, because “We knew this would be the first time that many of the women would be away from home.” Energy efficiency and low-cost construction were also important. Case Design worked with engineering studio Transsolar to deliver a six-building campus with dormitories stacked above classrooms to ensure day and night use. The school has solar chimneys providing natural air-conditioning while thermal massing soaks up daytime heat, and bamboo screens shade stairwells and verandas.
The architecture responds to site, program and climate, addressing the needs of the community to provide a sanctuary for learning. UTOPIA - 45
Tiny houses for the homeless of Texas Austin, one of the major cities in Texas, has a massive homelessness crisis with some 2,000 people sleeping on the streets every night. To alleviate the problem, Mobile Loaves & Fishes, a charity founded by Alan Graham, has turned to architecture. It enlisted Stephen Ross of the Design Build Alliance, and his students at the University of Texas, to come up with solutions on a 27-acre site nine miles from downtown Austin that would create a new neighbourhood for those who needed shelter. A design competition, launched in partnership with AIA Austin, challenged designers to create stand-alone homes in 200 square feet or less. The result is the Community First! Village. While some of the tiny home designs update historic dogtrot houses for modern living, others emphasise Southern hospitality with their rooftop patios.

Neutral tones set the mood in this spacious villa, and the contrasting bespoke carpentry in the bar, and office library frames the space beautifully with its deep wood tones. These potential spaces, both in the interior and exterior, became the blank canvas we took to lay out the key ambiences that would intensify the experience of total luxury living and comfort: our client’s No.1 requirement.
Large contemporary pieces of furniture were our choice to fill the ample spaces, whilst accent pieces, such as high-back armchairs, large lamps, bespoke artworks and accessories give the space a warm and inviting feel. Ambience was also commissioned to design the kitchen and bathrooms as well as the spa area, cinema room and roof-top terrace. UTOPIA - 63
Now let’s talk about Busnelli...
The history of Gruppo Industriale Busnelli started in Meda in 1953, a period of dramatic change for the Italian industry caused by the “wish for houses and furnishing in the devastated country, after the World War”. The frim gave up hand-made manufacturing, and became committed to a deep transformation of the way of living and habits of Italians. The production process took a new path in designing and planning, showing a growing interest in the use of advanced manufacturing techniques and new materials. UTOPIA - 64
In 1972, Busnelli opened a new factory in Misinto, representing a radical technological evolution in the furniture and furnishing sector. That period was full of initiatives and tireless scientific research that led to the creation of the Study and Research Busnelli Center; a permanent hub for ideas and experiments. A key player in its sector, Busnelli has always been world-renowned for the production of customised and ‘Made in Italy’ upholstered furniture. And yet, the company’s line of products is also characterised by armchairs, chairs, tables, cupboards, beds and loose furniture. In the same way as the upholstered furniture, all these products are an expression of sophisticated design and attention to details. It’s through this wide range of products that Busnelli is able to fully interpret the typical Italian ‘home living’ lifestyle.
Busnelli has been able to wisely merge great manual skills with the most advanced technology in the production process.
UTOPIA - 65
Thanks to its long tradition of craftmanship, the company has acquired a know-how that only a very few companies have. Busnelli has been able to wisely merge great manual skills with the most advanced technology in the production process. The handcrafted mastery, as well as the attention in the selection of raw materials and coatings, confer uniqueness to each product. The fabrics are produced in Italy while the top quality natural leathers come from animals bred exclusively in Europe. Since it started, Busnelli has interpreted and reflected the values of beauty which had characterised the way of furnishing daytime and nightime living areas, anticipating the trends and the needs over different historical periods.
UTOPIA - 66
With its sofas, armchairs and chairs, but also tables, beds and otherindividual pieces, the company has narrated and visually portrayed the sophisticated and refined Italian taste, fixing it in the collective imagination. With its sofas, armchairs and chairs, but also tables, beds and otherindividual pieces, the company has narrated and visually portrayed the sophisticated and refined Italian taste, fixing it in the collective imagination. Thanks to the perfect synergy between highly qualified and expert technicians, and artisan-artists that have passed down from generation to generation their tricks of the trade, coupled with the most advanced technology, Busnelli has been able to give shape to the original ideas of its various designers. Over the years Busnelli’s products have been source of inspirations for many internationally renowned designers, thus becoming an icon not only of style and elegance, creativity and ‘Made in Italy’, but also of absolute beauty. It’s not a coincidence that MoMA in New York picked some of the most representative products of the Busnelli collection for their permanent exhibition: real artwork next to other great Italian and international design icons, admired and desired all over the globe. Busnelli’s style has becomesfashion. And fashion becomes a choice: a choice of living with taste, elegance, comfort and refinement.

“For me photography is not just a way to earn a living, for me it’s something more personal. In this new stage what I want is to go back to the start… to be able to investigate, to be able to create from a more innocent look” Designer David Delfín, actress Mariola Fuentes, three michelin stars chef Dani García, basketball star Carlos Cabezas are amongst many of the faces behind Marbella’s brand, but as well those who are often behind stage, away from the limelight. In a way, each photo reflects the commitment of these individuals and their dedication to the arts. Everyone has a story to tell. Men and women with individual anecdotes build a unique tale in black and white. Jesús Chacón stops time and allows their gaze to transcend the frame. “Miradas de una Ciudad” proposes a dialogue between those who watch and those who are being watched, a game that starts in Chacón’s photo studio - artist and muses facing each other - and culminates beyond the exhibition walls. This exhibition, which brings together 100 portraits, small and large format, with a total of 73 people photographed, recognises the contribution of all of them to the cultural, artistic and sports heritage of Marbella and builds the city’s identity. Furthermore, it creates a bond amongst all of them.
Jesús has found his city, a memorable, dynamic city, full of contrasts and contradictions… a city that touches you with its depth and envelops you in its peaceful slumber of frivolity. Perhaps this is the best way to capture the soul of a society… getting close to those inhabitants who engage in artistic, sports or cultural projects and work hard for their dreams.
Jesús Chacón is a self-taught photographer. He began his career at the end of the nineties. Before specialising in artistic photography, he worked in almost all areas in the photography world: fashion, advertising, architecture, interior design, portraits, landscapes… Amongst his clients include Red Bull, Dior and Hermès. His photographs have been published in national newspapers and magazines such as El País, El Mundo, Absolute and Mondo Sonoro. He has exhibited in numerous galleries and his work has been internationally awarded, including the bronze LAUS in 2013 and the First Prize of the International Tour Film Festival of Rome 2015.
His secret is simple… enjoy, create, surround yourself with a team of talented professionals and constantly search for new formulas to adapt to the modern day. Visit the exhibition “Miradas de una Ciudad” (‘Glances of a City’) before the 8th of June at the Museo del Grabado Español Contemporáneo, Marbella. UTOPIA - 73

The historic is charming and the modern is inspiring, may be one way to look at architectural styles. Palladio is still admired, and there a few who would turn up their noses at a Home by John Nash, the architect of the regency style that is seen in the Regency terraces of Regent’s Park. Moving on, A Frank Lloyd Wright home is inspiring as well as we move into the modern period, where the starchitects abound, primarily in exemplary UTOPIA - 74
public buildings and structures. Zaha Hadid, Rem Koolhaas, Santiago Calatrava, and Frank Gehry, not forgetting Norman Foster and Richard Rogers, are among the names most mentioned, although they are by no means the only ones worthy of mention. Somewhere in the mix, one must mention Le Corbusier and Oscar Niemeyer. Many architects are privileged to start with a blank plot, so to speak, but what about those architects who have to create a modern structure that takes into account the work of centuries past? There are times when architects decide (mainly due to preservation), that instead of building around or in place of historic structures, it’s in fact better to build in or atop the original foundation. When these two worlds of old and new come together, the result can be awe-inspiring. Here are six of them.
PORT AUTHORITY
antwerp, belgium
Zaha Hadid made Antwerp’s Port Authority building almost unlike any other building on the planet. When completed in 2016, the renovation and extension took a once-derelict fire station and transformed it into a new headquarters for the port. Today, the new structure houses the port’s 500 staffers, all of whom previously worked in separate buildings around the city.
MUSEUM OF MILITARY HISTORY
dresden, germany
This renovation by Daniel Libeskind adds a modern facade, which juts out from an otherwise traditional neoclassical building. The building dates from 1876 and was originally an armoury then a museum. By 1989, however, the German government decided to close the public structure due to its uncertainty as to how it wanted its military history to be remembered, but re-opened in 2011 with the added façade.

CITY OF FASHION AND DESIGN
paris, france
Paris’s City of Fashion and Design is located along the banks of the Seine River. Designed by local firm Jakob + MacFarlane, the structure was built within old general stores. What used to be a site that lacked a discernible character is now instantly recognisable by the ultra-contemporary, brightgreen structure on its exterior.
ROYAL ONTARIO MUSEUM
toronto, canada
Daniel Libeskind is the architect here and if you compare it with his work above on the military museum, you will see that there are links, or a signature style to be more correct. The Royal Ontario Museum was built in 1914 in the neo-Romanesque style and was then restyled with Art Deco touches. Then Libeskind added a multi-million dollar extension made of aluminium, steel and glass.

ST. ANTHONY’S COLLEGE
oxford, england
Zaha Hadid again! Oxford is filled with colleges that date back to the medieval period, so it takes a brave architect to start tampering with them. However, Hadid’s ultramodern structure in stainless steel bridges the buildings within Oxford’s Middle East Centre, a department that studies the humanities and social sciences in the modern Arab world. And she has done it with great style to reflect the sky and trees in its mirror-like casing.
SANT FRANSESC CHURCH
santpedor, spain
Originally built in the early 18th century by Franciscan priests, Sant Fransesc church in the Catalan town of Santpedor was abandoned by the 19th century. By the year 2000, the structure was falling apart. However it was rescued by architect David Closes who redesigned it, so that it could be used a multi-purpose auditorium cultural space. His eye-catching entrance to the building made of glass adds a new dimension to this historic building that delights the eye and draws you inside.

Iron Master Nimrod Messeg By Victoria Wood
METAL SCULPTOR NIMROD MESSEG WAS BORN IN ISRAEL IN 1970 TO LEADING ISRAELI PAINTER AHARON MESSEG AND FAMOUS POET SABINA MESSEG. NIMROD BEGAN HIS CREATIVE LIFE AT A VERY YOUNG AGE SCULPTING WOOD AND EXPERIMENTING IN HIS FATHER’S WORKSHOP. ART WAS ENCOURAGED IN HIS HOUSEHOLD AND HE CANNOT REMEMBER ANY TIME DURING HIS LIFE WHERE HE WASN’T BEING CREATIVE. Over the years he has developed an

Nimrod’s work was not shaped nor formed by any schooling or instruction, but developed over time through trials with various materials and methods

Nimrod has personally evolved an artisan method of sculpting iron incorporating ancient forging techniques; welding, power hammering, and using a plasma torch. These enable him to create textures, shapes and effects that give his sculptures their individual style and appearance. His procedures permit him to take this brutal metal and transform it into something beautiful, gentle, curvaceous... even delicate and soft.
His distinctive style has won global acclaim as he commissions pieces to multinational clients who, as well as adoring his intensely beautiful work, also appreciate the investment they are making in Nimrod’s internationally recognised art.

until he invested in his passion for metal and sculpture. He says that his pieces come to life as he works on them and begin to breathe as he skilfully removes slithers of iron, or adds a delicate metal feather or leaf to them. His sculptures offer curves and gentility, a softness; a huge contradiction to the material they are made from. To have the ability to convert the sincerity and ferociousness of iron and alter its construct into something beautiful and fluid is an impressive feat. The elements involved in Nimrod’s creations are powerful forces, the strengths of which he loves, and do not represent the delicate forms he manages to produce from their tenacity. For some, metal, as a material for sculpting, may cause obstruction and provide limitations, for Nimrod however it delivers freedom and opportunity. He can bring a simple piece of metal to life by using his own uniquely developed techniques. A winged and curvaceous female torso does not seem capable to have

been born of intense heat, light and iron, yet these gentile structures are Nimrod’s forte; birds, shapely busts, flowing hair all of which have no place being eventualities of a piece of metal! His developmental techniques have given way in recent years to his creations taking on a grander scale, one of which stands at an impressive five metres tall! The primary inspiration for Nimrod’s creativity is nature; organic shapes and patterns that he can see in leaves and plants, which afterwards are recognised in his sculptures. Many of his pieces focus on the female form. They are intricate and delicate, yet powerful and strong, complying with his trademark juxtaposition of the tools and materials he uses and their drastic contrast to the end result of his work. His travel all over the world has brought him to some inspirational places such as India and South America where he finds the most beauty in more simplistic living, where things are missing. He considers that it is this which encourages his sculptures to be seemingly unfinished or imperfect, always having something missing leaving space for the beholder’s imagination. Nimrod’s spirituality has a big impact on his work, his deep connection to nature which stimulates his creativity, alongside his primary tool; the element of fire, take him to another plane while he works, “the observation
of burning flames, sparks and galactic activity draws me to the extraordinary almost celestial dimension of this work with its potential for fantasy and escape. The light, heat and fire energy permit me to give birth to an entirely new entity. Looking at the finished piece of art I can see it in its entirety; from its humble metal beginnings through the creative process and into new and diverse textures, forms and surfaces. Each sculpture gradually takes on a life of its own and, using me as its tool, develops its own personality making it impossible to create two pieces the same.” he says of his artistic methods. His sculptures can begin as one idea and develop into something completely different as his creativity, imagination and inspiration take control of the process.
The primary inspiration for Nimrod’s creativity is nature; organic shapes and patterns that he can see in leaves and plants, which afterwards are recognised in his sculptures. Nimrod, as well as being an esteemed artist, is a humble, beautiful soul which is reflected deeply in his creations. His distinctive style has won global acclaim as he commissions pieces to multinational clients who, as well as adoring his intensely beautiful work, also appreciate the investment they are making in Nimrod’s internationally recognised art. He is currently exhibiting all over the world in galleries such as; Ariel Jakob Gallery in Paris, Van Loon Galleries in Holand, Mac Fine Art Gallery in Florida (Ft. SKINNY NEW YORK
UTOPIA - 92
ACCOMMODATING MORE AND MORE WEALTHY RESIDENTS IS A NEW YORK PROBLEM THAT THE CITY HAS RESOLVED BY KEEPING ITS LUXURY RESIDENTIAL SKYSCRAPERS NEEDLE-LIKE. “You can never be too rich or too thin,” the late Duchess of Windsor is thought to have said, and it appears that New York is taking her maxim to heart and applying it to new residential real estate in a city, especially the part about being ‘too thin’, although, you’ll have to be ‘too rich’ to buy it. New York is the natural home of the skyscraper, even if Chicago had one first. It has an iconic skyline that is instantly recognised and cannot be confused with any other city in the world. The Empire State building, and the Chrysler building with its needle pointing to the heavens, standout amongst the more ‘everyday’ skyscrapers that house numerous offices in Manhattan. But that skyline is changing due to a new architectural edifice; the “curious new breed of pencil-thin tower,” as Oliver Wainwright describes these buildings in The Guardian.
UTOPIA - 93
Wainwright says of what has developed in recent years: “We are seeing a new type of structure that perfectly embodies the 21stcentury age of technical ingenuity and extreme inequality. A heady confluence of engineering prowess, zoning loopholes and an unparalleled concentration of personal wealth have together spawned a new species of super-tall, super-skinny, super-expensive spire.”
WHERE AIR IS FOR SALE
One of the more striking aspects of how these structures became a solution for housing the super rich –‘socialite housing’ one might say with tongue firmly in cheek –is not just down to 21st century advances in construction; it’s got more to do with a New York zoning policy that “allows a developer to acquire unused airspace nearby, add it to their own lot, and erect a vast structure without any kind of public review process.” This is called Transferable Development Rights (TDRs). So, if you are a developer and a tower neighbouring your plot hasn’t used all the airspace available to it, you can buy that unused airspace and build your tower higher. UTOPIA - 94
The results are both sublime and ridiculous. Take 432 Park Avenue., the tallest residential building in the world. Designed by Raphael Viñoly, who claims he was inspired “by a trash can,” this white concrete edifice appears to be twice as high as its neighbours. Inside, its residents relax in solid marble bathtubs and replenish their climate-controlled wine cellars. A penthouse here sold for $95 million, so there’s nothing trashy about the price. While this Park Avenue tower holds a world record, it won’t be long before it is beaten into second place. Nearby Central Park Tower is poised to take the crown. Designed by Adrian Smith and Gordon Gill, architects of Dubai’s Burj Khlaifa, “the tower will form a dizzying stack of superlatives, with the biggest pools, highest health club and farthest-reaching views in town,” as Wainwright puts it.
FOLLOW THE MONEY
These structures are a by-product of excess global wealth. Until now, building tall hasn’t made much commercial sense: the higher you go, the cost of building often exceeds the returns. But that has changed. Robert AM Stern, the architect behind 220 Central Park South, sold a penthouse in this tower to a hedge fund for $238 million, making it the most expensive residence ever sold in the whole of the USA.
UTOPIA - 95
Money is flooding the streets of this city and those buyers from riskier economic climates favour New York real estate as one of the safest places to stash their cash. The 2008 financial crisis started the trend in luxury housing as a new kind of currency providing investors with both a tangible asset and a certain cachet that can’t be found in stocks and hedge funds. As a result, prime real estate in London and New York is targeted by those who searching for a “trophy property.”

PROTECTING THE SKYLINE
There is one sticking point with the homes for the super rich – everybody else has to put up with them, and while the average New Yorker may shrug their shoulders, the Municipal Art Society of New York (Mas), a non-profit organisation that has been campaigning to protect the character of the city since the 1890s, takes a much stronger view of the changes. Its reports, “Accidental Skyline” are lobbying for the planning process to be opened up to proper scrutiny.
Tara Kelly of the Mas told Wainwright, “The first time most New Yorkers heard about this new crop of towers was when they saw them under construction,” adding “They are mostly built ‘as-of-right’, meaning the developers don’t need planning permission and they don’t need to notify anyone. There was no public review and no community engagement, and yet these buildings will be casting huge shadows across Central Park for years to come.” Mas has been instrumental in deciding New York’s zoning laws for over 100 years, so it is a formidable opponent for developers. But they have been up against it with regards to “air rights” since the 1970s.
UTOPIA - 96

BUILT AND DESIGNED ENTIRELY BY
DONALD TRUMP STOCKPILED AIR
Back then Donald Trump paid $5m for the air rights above the landmarked Tiffany building on Fifth Avenue, which, along with various other deals, allowed him to inflate what would have been a 20-storey building into the 58-storey Trump Tower. He then stockpiled air rights from seven low-rise buildings in mid-Manhattan, which allowed him to build the 70-storey Trump World Tower. It’s a case of air being stacked like bricks.
111 WEST 57TH STREET
And when it comes to ‘skinny’ this building promises to be wafer thin at only 18 metres wide. The 435-metre high residential structure has a slenderness ratio of 1:24 will be the skinniest skyscraper in the world when it is completed. What happens in strong winds? Chris Sharples at architecture firm SHoP, the firm responsible for this building explained that it is the “800-tonne tuned mass damper,” a gigantic weight at the top of the tower that will help to stabilise the building. “We were thinking the very top would make a cool aviary,” Sharples said, “but it doesn’t look like that’s going to happen.” But, there is everything else one can think of. It looks like the skinny tower for the super rich is set to continue being erected in New York, as there is still lots more air space to buy and at least 100 plots to put them on. Developers are eyeing up Brooklyn and Harlem while the social divide in the city increases day by day, but Mas has not given up the fight for more control over the New York skyline and for more public participation in a planning process that right now is pushing the less wealthy out of Manhattan.
