SUSTAINABILITY AND LUXURY MIGHT BE PERCEIVED AS BEING ON OPPOSITE ENDS OF THE COMFORT SPECTRUM, BUT VILLA ALCUZCUZ BRINGS THE TWO TOGETHER SETTING A NEW STANDARD FOR MARBELLA’S PROPERTY MARKET. Channeling our purchasing power into sustainable luxury goods is seen by many as doing our bit for the environment. According to research giant Nielsen, who dubbed 2018 the Year of the Influential Sustainability Consumer, nearly half of consumers say they would change their habits to reduce their impact on the environment. These positive perceptions though are often overshadowed by perceived “negative” attributes as there are many who view sustainability as being expensive, unnecessary or disruptive to the way they want to live their life. And at first glance it does seem that there is a contradiction in the very term “sustainable luxury”. Luxury is often associated with “excess and waste”, whereas sustainability has connotations of “ethics and restraint”.

Looking a little closer into the meaning of both concepts, one can see that sustainable products actually share the same essential qualities as luxury goods: They call for extraordinary creativity and design They are the highest quality available They need to be made from exceptional materials (and are therefore durable)

Within the last year, the ecological crisis our planet is facing has become ever more apparent and it is clear that no industry can avoid sustainability concerns. We all have to deepen our commitment to sustainability on all levels, and fast. And one of the fastest ways to do this concerns energy: energy efficiency, renewable energy and energy conservation. How we live every day is the issue. Sustainable architecture is a critical factor to sustainable living on a daily basis. A house built under normal building regulations does not achieve much in the way of sustainability. It has a high carbon footprint using huge amounts of energy for heating or cooling. Yet there are other ways to build which can reduce this energy consumption dramatically – by 90% in most cases.

Passive Houses dramatically reduce energy consumption

Villa Alcuzcuz is Marbella’s first luxury house designed under Passive House Regulations and Standards. Energy efficiency lies at the heart of the Passive House concept. Over the course of a year, a Passive House uses no more than the equivalent of 1.5 litres of oil or 1.5 m3 of natural gas (15kWh) to heat each square metre of living space. This can equate to more than a 90 per cent reduction in space heating and cooling energy use, compared to consumption in a typical building stock, while a conventional new build still requires 6 to 10 (or even more) litres of oil per year and square metre of living space, depending on building quality and location. In addition to the Passive House insulation system, Villa Alcuzcuz uses an aerothermal ventilation system and solar panels for the water supply, the underfloor heating and the LED lighting system. It is also designed to fit perfectly to its plot. The villa is south-facing to take advantage of the wonderful climate in southern Spain and the terraces are designed as large projected “sunbrellas” that protect the house, giving shade inside yet allowing the heat to enter in the winter.

If WeWork and AirBnb had a love child it would be called Zoku (which is a Japanese word meaning tribe or clan), this Amsterdam-based hotel slash co-working zone is designed for the truly dedicated digital nomads. This culturally-minded hotel features 133 fully equipped hybrid lofts which are available for stays of a minimum five nights to multiple months. As well as the lofts, Zoku also boasts 500m2 of co-working surroundings and a residential living kitchen. A place for the globally nomadic young entrepreneurs to work, sleep, feel grounded, connected and inspired whilst in the capital.

In 2016, this then derelict Chinatown building from the 60s was taken over by architects Shin Chang and Penny Ng. They took the abandoned site on Petaling St. and promptly transformed it into a multipurpose venue featuring a restaurant, cafe, bar and co-working space. Almost all of the original walls and floor tiles were salvaged and restored giving a nod to the building's history and providing it with a unique charm which has earned its place as one of the most instagrammable spaces in Kuala Lumpur. The multi-purpose space caters to the rise of the creative community, since gentrification in the area became apparent, and marks the beginning of the future of things to come in this neighbourhood.

It seems too good to be true but British studio Cutwork, a British conceptual architecture studio, have developed an incredible alternative which could be constructed in a mere twentyfour hours. They recently released their designs for Cortex Shelter; a proposed housing solution for temporary refugees. The material they have developed is a concrete textile which comes in a sort of flatpack type sheeting. It can be rolled into position and, once water is added, can be permanently set. With enough people on hand to assist, an entire refugee camp could be set up in a matter of days. The concrete structures, once hardened can potentially last for up to thirty years which is an immense improvement in conditions for the approximately 30 million recognised refugees around our world. “Our mission is to create stability and security for people who have lost the most – essential safety, a place to call home, and the

Once set the material claims to be three times as strong as regular concrete (9000+ psi) but far less thick and is 90% less carbon intensive than a cast concrete shell. Space wise there is enough room for living and sleeping areas as well as a kitchen and bathroom which would reduce the dangers and negative effects that intense communal living can raise; hygiene, safety, etc. In many global refugee camps accommodation is little more than a tent. Not only do the current options not offer privacy, stability or security, but they also lack adequate insulation and are often replaced after a six-month period.

The streamline nature of the Cortex Shelter - that it comes flat-packed and takes one day to assemble - means that costs are kept to a minimum. This is an incredible step forward in worldwide solutions for ever-increasing problems and situations that need to be addressed urgently, whilst considering sustainability and environmental impact.

Also known as Highclere castle, the setting for Downton Abbey is a country house built on a 6,000 acre estate in Hampshire, England. Its now iconic style is Jacobethan and was designed by architect Charles Barry (who also assisted in the construction of the Houses of Parliament) from 1839 to 1842. Many of the sets in the acclaimed television series are legitimate rooms with the castle walls and are steeped in rich, ornate world history, such as the dining room which houses portrait of Charles I painted by Van Dyck. the rococo-style drawing room, the smoking room crowded with antique paintings from centuries past, the well-stocked library with books dating as far back as the 16th century, the tapestry adorned music room with its lavish baroque ceiling from the 1730s to name a few. The second floor gallery has an open arcade that meant musicians could be set up there during parties so that the music flowed down to the first floor. Meanwhile, the saloon’s 50-foot vaulted ceiling provided excellent acoustics in a period without powered sound amplifiers, some interesting architectural considerations and solutions to problems which no longer exist. This is an astonishingly vast piece of historical England, and truly depicts the height of the aristocracy of its era.

The epic backdrop for the classic film The sound of Music, 1964, was the stunning Schloss Leopoldskron in Salzburg, Vienna. Sadly this wasn’t the actual home where the interior was filmed, this was all actually done on set at the film studio, but provided the stunning lake-side scenery for many of the exterior scenes, for example you may remember the children and Maria falling off a boat into the lake here; the lake being the Leopoldskroner Weiher. The castle is in fact a rococo palace which is a national historic monument set in seven hectares of parkland and is now a privately owned hotel used as a lavish event venue and conference centre. Some

of the rooms are actually themed on The Sound of Music, and the Venetian ballroom was identically recreated as a film set featuring the magnificent handcrafted, gold wall panels and mirrors serving as a model for the ball room scene in the film. Many famous guests have frequented the Schloss’ decadent halls, as well as movie buffs taking a room for a few nights as part of The Sound of Music tours which stop here. Today’s guests however will experience a far more modern environment than they may expect as the twelve individually designed suites in the palace, even though equipped with antique furniture, and featuring views either over the Hohensalzburg fortress, Schloss park or garden or idyllic lake and majestic Untersberg mountain, we are all renovated in 2018 and manage to exude a rather modern and streamline design. Modern or not this palatial setting still offers a grandure that is second to none and will forever remain in the hearts of millions as that place where the young couple danced and fell in love in the little white pavilion!

Oakley Court Hotel, this Victorian, Gothic country house that featured, and shot to fame, in the The Rocky Horror Picture Show movie in 1975, was in fact used as a film set many other times prior to this for pictures such as Witchcraft (1964); And Now the Screaming Starts! (1973), and Vampyres (1974), to name a few. This

unbelievably huge mansion, now a hotel, has and incredible 118 bedrooms. The staff pay homage to the film which made it a famous landmark by hosting a themed “Time Warp” picnic each year. The house, set in thirty-five acres overlooking the River Thames in Berkshire, England, was built in 1859.

Oheka Castle was the setting for the super famous The Great Gatsby mansion as well as Citizen Kane, The Emperor’s Club and What Happens in Vegas. The mansion is situated on Long Island and boasts thirty-two luxury suites and rooms. Built in 1919 and currently owned by the Melius family, the castle is open to the public for daily tours, or you can just book a table and sit down for lunch or dinner. The original cost of this French Chateau style building by Otto Hermann Kahn one hundred years ago was around $11m. At the time this was more like a present day $150m. It is the second largest private residence ever constructed in the whole of America, which, in its heyday was host to lavish events, galas and parties where the guests ranged from celebrities to royalty or politicians.

Built on an incredible 109,000 square feet, the 127 roomed estate has housed some interesting different groups of people. After Kahn passed away the castle was used for a government training school for Merchant Marine radio operators and in 1948 was purchased by the Eastern Military Academy who did not are for the decor but used it it as a functional space; when this came to an end after thirty years the property was left abandoned until 1984 when the current owners look on the grand challenge of restoring it to its former glory. And that they did, down to matching the original slate roof tiles, and when authenticity was impossible turning to custom-made duplicates of all details. All in all they spent around $40m to recreate the original grandeur of this incredible structure, which now has countless awards, titles and registrations to its name. The Castle has earned the reputation as one of the most recognised prestigious wedding venues in the world due to its overwhelming opulence as well as being the backdrop to many famous productions.

For temporary constructions such as these, Mamou-Mani’s deisgns are a environmental dream as postuse bioplastics can actually be composted, thus reducing the worldwide need and use of fossil-fuel plastics. COS introduced Mamou-Mani’s creation ‘Conifera’ to the public on the 9th-14th of April this year at the Salone Del Mobile, the anchor event situated in Palazzo Isimbardi, during Milan Design Week. Conifera was created from seven hundred bio-bricks, plus wood and bioplastic. Each bio-brick was made from fully compostable resources, and printed in interlocking structural lattices in order to optimise the material use as well as making use of the natural light within the installation. In the courtyard the structure was made from a mixture of wood and bioplastic and shifts into translucent bioplastic within the garden area the design of which was inspired by the existing architecture of the palazzo itself. “ It was one of the largest digitally designed structures of a renewable nature ever created and reflects the incredible technological advances in architectural design and creativity that are developing in this generation. ‘the geometry of Conifera comes from the square motif which is very present at Palazzo Isimbardi, through the courtyard to the tiles. I wanted the piece to echo the circular nature of the compostable material and create a journey from architecture to nature in order to showcase how renewable materials, coupled with an algorithmic approach and distributed 3D printing, can create the building blocks of the future”. Mamou-Mani explained. “Conifera offers a glimpse of the future, the potential of design and the possibilities which open up through collaboration.” When reflecting on the installation Karin Gustafson, Creative Director of COS states that, “the installation has grown from the seed of an idea and has been shaped by Mamou-Mani’s creativity, the expanding horizons of technology and our shared focus on material innovation and craftsmanship. The final piece brings together so many influences reflective of our values and our focus on pushing the boundaries of design while maintaining a careful balance of the man-made and the natural.” Mamou-Mani also became the first non-American to create the centrepiece at 2018’s Burning Man festival in the Black Rock Desert, Nevada. He created a spectacular structure entirely from timber named the Temple Galaxia which Forbes magazine defined as “A spiraling wooden structure that measures 20 meters in height and requires 125 volunteers for its installation, Galaxia will feature 20 timber trusses spiralling up to converge in a tower at the top. The triangular trusses form different paths toward a central space bearing a massive, 3D-printed mandala representing the heart of the sculpture. The timber modules will be large enough to hold small alcoves where people can write or meditate in peace.” His vision is to eradicate the need for fossil fuel based plastics and other non-environmentally sound or sustainable materials, seeing the future of design and creativity as a platform for honing the natural products our planet has on offer and utilising what exists alongside our incredible technological advances and expertise. “I have always been fascinated with the parallel that exists between Lighting and Jewelry. Starting from the simple fact of how each piece relates to the human scale: one is designed to be worn on the body whereas the other is made to decorate the space someone occupies. I’m challenged in how the delicate nature of something small can be translated spatially and still manage to retain its preciousness in the way materials are presented. It is no coincidence that the word ‘pendant’ has a double meaning. Existing both as a piece of jewelry that hangs from a chain worn round the neck, and a light designed to hang from the ceiling.

Starman plays with powerful contours, designed to impose their being in a unique space

Just by saying the word Starman you will immediately think about the eclectic music of David Bowie, a pioneer of the musical experimentation driven by curiosity. This is the identical motivation for designers Ludovica + Roberto Palomba, and Starman is a perfect testimony. Starman is about imposition, it’s about disturbing elements from their natural order to create something new. “New”, understood as a change outside of the status quo. If Bowie played with delineating crescendos and lyrical wordplay, Starman plays with powerful contours, designed to impose their being in a unique space. Lowered backrests, curved lines, swooping drops and an illusion of floating space. This is where design is set against the norm, finding character and its own personal balance.

OFTEN SUCH CONVERSIONS ARE DISUSED OR ABANDONED UTILITY STRUCTURES, SUCH AS OLD BARNS, LIGHTHOUSES, WAREHOUSES AND WATER TOWERS FOR EXAMPLE. For our first example of utilising an old government building we go to Kennington, London. This nine-storey ex water tower, which originally supplied water to nearby Lambeth workhouse and infirmary, was built in 1877. After many years of neglect and dilapidation the building went up for sale in 2008. It was bought by property developer Leigh Osborne and his partner Graham Voce for £380,000. The entire project, featured on the 100th episode of Grand Designs in the UK, cost the developers a staggering two million pounds sterling! The outcome of their selfprofessed ‘magnificent obsession’ of a transformation definitely lived up to expectations.


The tower, at a mighty 100 feet tall, has now become an incredible, as well as untraditional, modern living space. The enormous steel water tank, once holding 38,000 gallons of water, and original walls, being a whopping 5 feet thick, didn’t leave masses of room space but plenty of room for the imagination and creative design expertise of its new owners, and they undeniably created something beautifully unique by design. As you can see there are contemporary additions to the 19th century edifice, one being a 24ft living room nicknamed “The Cube” which is perched atop the building and boasts 360 degree views of London. The sights including iconic landmarks such as the Houses of Parliament, the London Eye and the Shard; something not widely available to domestic living spaces in the capital. The rest of the building is host to five bedrooms (all based within the original structure), four bathrooms (all included within the extension), two reception rooms, a gym, and an open-plan kitchen slash dining room based in a modern glass extension flooded with natural light due to the five-metre-tall glass doors. Due to it’s vertical structure there was need to install a lift running from the ground to the fifth floors however the summit has to be reached on foot via the staircase. The asking price, since the massive renovation, is a feisty 3.6 million pounds, a slight increase on the original buying price!

Second on the list comes something a little different from your average loft or barn conversion, this is an historic fortress in Sussex, UK. Historic in a big way, in that it was built in the 1800s to assist in protecting against Napoleon’s forces. This awardwinning conversion’s extension exhibits a 360 degree view of the stunning English countryside which surrounds it. The building itself holds the position of Scheduled Monument in an Area of Outstanding Beauty; making that view carry even more poignance. The extension was created using lightweight steel and plywood designed and built using top of the range technology, being prefabricated offsite using computer generated cutting patterns. The fluidity of the design permits the steel and glass structure to float seamlessly between the past and present. Overseen by architects Piercy & Company, this historic monument, now known as Martello Tower Y, has been transformed into a modern, stylish, luxurious and somewhat curvaceous abode, boasting three floors whose contemporary interior basks in the contrast of the historic facade. The exterior remains very close to its original appearance and those authentic features hold awe inspiring strength within the interior design. The three bedrooms are all ground floor based, the first level housing the living space which features a wood-burning fire. To, literally, top it all off there is a rooftop accessible via spiral staircase from which you can breathe in the countryside and even note the sea air rushing over the rugged British coastline. Due to the delicacy of preserving the monument within the build there were complications and intricacies that had to be ironed out, and so the transformation took over two years to complete. However the outcome was

worth the time and energy as this is an impressively subtle yet distinctive achievement in the world of conversions. “The existing fabric, geometry and form were key design drivers” claim the team from Piercy & Co. which is more than evident at a glance. Martello Tower Y It is now being rented as a short term holiday home at approximately €2,600 per week, if you feel inclined to try out a stunning modern house submerged within an historic cast.

And saving the most peculiar until last, our final conversion takes us to visit what was previously a public toilet. This quirky modernised home features an alternative entrance being located down a stairway, as public toilets once did, on a main street located in Crystal Palace, London. Due to its subterranean positioning the design team had to be creative in their use of light to manage to brighten up this underground ex-water closet. How to inspire a comfortable, attractive and bright modern home from this was a huge challenge. Laura Clark, with a humble sixty-five thousand pounds sterling, managed to transform the remains of the old fashioned English lavatory into an incredibly attractive, stylish, fully functioning, luxury apartment in a lucrative area of the country’s capital. You wouldn’t expect to actually desire it, but in fact many of the original features of this building were conserved and restored during this project by Clark in 2012, none of which were the toilets themselves I hasten to add! An example are the old glass tiles which have been repurposed as skylights to brighten up the red kitchen, which was once home to the urinals. Another reclaim were the classic white bathroom tiles which now form the backdrop for the kitchen stove as well as a mirror on the living room wall. The cosy living room which was once the men’s cubicle area now finished with a sleek industrial sheen. London struggles to accommodate its millions of inhabitants and so real estate is often found with a twist in its tale, but this takes the idea of renovation to a new degree. The property boasts a humble 600 square feet, but for some Londoners this is spacious accommodation. Clark’s degree from Glasgow School of Art stood her in good stead for this creation and to her the unique nature of the challenge added to its charm. “For me that’s about saving sites with an interesting history, but which have been abandoned and forgotten.” she told the Daily Telegraph in the UK. And history they are indeed steeped in, not only for the amount of traffic they must have accommodated during their fifty years in service, but having been built in 1929! Lamp Architects, the practice Clark hails from, managed to complete the project after countless council issues over owner

rights due its positioning being divided between three different boroughs of London. This conversion was quite the achievement from being home to a below-ground waste disposal, emerging to become a contemporary, streamline apartment in a sought after London borough. And let’s not forget to mention the little humorous touch of the public health warning of the dangers of general disease cutely positioned in what is now the kitchen! UTOPIA - 81

So far, different brands have taken several routes to making the TV “disappear”. The highend Danish brand known for creating products that push the boundaries of audio technology, -Bang & Olufsen - have conceived an artistic piece which resembles a sculpture, rather than an electronic appliance: Beovision Harmony. A STADIUM IS FAR MORE THAN JUST A PLACE TO SIT AND WATCH SPORT, THEY ARE AN ENTITY UNTO THEMSELVES, AND COMPARABLE TO A PLACE OF WORSHIP. From Roman times to modern day the stadium has loomed over many a population and the following are some of the most impressive and symbolic examples of stadiums on the planet, each for their own reason. This wouldn’t be a list of the most impressive stadiums in the world if it didn’t include what you probably know as the Colosseum, but is officially named the Flavian Amphitheatre. Built in 72AD predominantly of Roman concrete, stone, or brick, to house over 55,000 spectators, this already delivers the basis for its majestic and imposing structure. Probably the most famous stadium of all time, thought to have been commissioned by the Emperor Vespasian of the Flavian Dynasty, was once an ellipse shape at 188 metres long and 156 metres wide boasting 80 arched entrance ways. At the time of use it also featured a huge awning to protect the crowd from the overbearing Italian sunshine. For its time it was an incredibly large structure and stunned visitors who flocked to see it from far and wide, as well as the games that were played within its spectacular walls- a rather different story from today’s sporting events.

While the Coliseum stands, Rome shall stand; when the Coliseum falls, Rome shall fall; when Rome falls, the world shall fall.

Kaohsiung National Stadium in the Zuoying District, Taiwan boasts a truly unique design closely resembling a dragon’s form, but this is not its most impressive feature; its four and a half thousand solar panels making the stadium close to self-sufficient make this a stand-out-from-theeco-crowd kind of structure. Built in 2009 and designed by Pritzker Prize-winning architect Toyo Ito, the first stadium to ever be powered by solar energy was built using concrete and steel, plus the six and a half thousand aluminium plates, resembling scales, that cover the roof to give it that iconic dragon-like appearance. The environmental angle of this stadium’s design allowing it to yield 1.1 million kWh of solar energy per annum, make it a benchmark for future builds. It also won Taiwan's first LEED gold-level green building smashing 9 standards including soil water content, biodiversity, and CO2 reduction. Housing up to 55,000 people this is also Taiwan’s largest stadium.

For it’s iconic shell, the Beijing National Stadium, also fondly known as the Bird’s Nest Stadium, resembles exactly that; a bird’s nest. But this one is not woven by nature, it was designed by Herzog & de Meuron alongside artist Ai Weiwei - 42,000 tons of steel later and the exterior framework of the stadium was built. There was an element of Chinese ceramic style involved in the design but the bird’s nest effect is the true definition of the stadium as a notorious landmark. The reinforced concrete internal structure, entirely separate from the external shell, houses up to 91,000 people at full capacity, is designed to withstand an 8.0 magnitude earthquake and last for over 100 years.

North Korea’s Rungrado 1st of May Stadium soars in at number one on the capacity scales. Record attendance was an incredible 190,000 people attending a wrestling match - obviously more attendees could swamp the enormous venue due to the smaller size of the arena in question, as opposed to a football match for example. Regular accommodation still checks in at an amazing 150,000 people making this the largest stadium the world has to offer. Second place goes to Michigan at a 113,065 capacity. The arena opened in 1989 and the size was not a humble approach to architecture by any means, it was a direct response to Seoul’s Olympic

Stadium and represented their deep-rooted rivalry. The unique magnolia arena represents the power and size of the North Korean attitude towards doing things to a grand scale as much as the entire build only taking two and a half years to construct. The stadium’s prize-winning roof is an outstanding feature covering an enormous 94,000 square metres. With an area of over 200,000 square metres, the stadium provides extensive facilities, such as running tracks, swimming pools and indoor training halls. One of the most standout events that took place in the stadium was the public execution of generals who plotted against dictator Kim Jong Il in 1992.


The Water Cube in Beijing makes this list for a number of reasons. Built for the Olympics in 2008 this stadium has received much acclaim in the architectural world for its design. The ‘bubble’ pattern not only relates to its purpose as a swimming stadium, but is what makes it so highly distinctive. The bubbles are actually made from approximately four-thousand ETFE pillow sections. This transparent polymer its exterior is coated in transmits more light than glass creating an impressive external appearance, and its scale makes it the largest ETFE-cased building the world has ever seen. As well as looking incredible, ETFE reduces energy costs by around 30% than glass and so makes for a more cost-effective option; the total build was around $140 million. The Cube has gone on to be used for a water-based slide park, wave pool and spa since it hosting over 24 Olympic world records in swimming back in 2008.
