At the time, Melian was an employee of Ayala Corporation, which owned numerous upscale resorts around the world. Ayala Corp’s President was Joseph McMicking, who was also Freddy’s cousin. He asked Freddy to look for an area on the Mediterranean that would be suited to a new exclusive resort development and he also specified that it should have at least one kilometre of coastline, an abundance of water and proximity to an airport. Freddy landed in Spain and started exploring; according to various sources he toured the coast on a motorbike until he found something that fit the bill. Joseph McMicking, acted on Freddy’s intelligence gathering and arrived in San Roque, accompanied by his nephews Jaime and Enrique Zobel, where they bought the Villa Paniagua and started to plan what would become Sotogrande. The Spanish authorities quickly approved McMicking’s ideas for the 1800-hectare area and work began. UTOPIA - 13


Golf courses galore! The first thing McMicking did was employ famous gold course designer Robert Trent Jones to design Sotogrande’s first golf course; the Real Club de Golf Sotogrande. It was the first of many, and Sotogrande is known in the golf world for its many courses including Valderrama, one of the best golf courses in Europe and host to the Ryder Cup, Volvo Masters and other major championships. Today, Sotogrande has four gold courses: the aforementioned Real Club and Valderrama, plus Almenara Golf and La Reserva de Sotogrande. There is an official RYA Sailing School based at the marina that offers everything from introductory courses to advanced seamanship, and the courses typically involve entry into Spanish, British and Moroccan ports, including learning all about the tidal aspects of the Straits of Gibraltar. The same company also offers yacht charters for fishing, corporate or private events, and there is much in the way of dolphin and whale spotting to be enjoyed in the waters off Sotogrande. The polo season There are few sports that are as exclusive or expensive as polo, and the Santa Maria Polo Club, established by Enrique Zobel, has nine polo grounds, stabling for the strings of seven to nine polo ponies that each player brings, plus a clubhouse and entertainment area that becomes a world of its own during the summer season, and a social centre with top quality restaurants, cocktail bars, boutiques, children’s entertainment and live music ranging from classical to contemporary. Although polo is played throughout the summer months, August is the month that sees the International Polo Tournament for the Cartier Gold Cup take place here, and that’s when royalty and celebrities flock to Sotogrande to see champion players battle each other in this intensive sport. The new cocktail bar André Latin welcomes visitors into an immersive world, a «home sweet home» filled with 34 seats, including a terrace that is directly accessible from the street. The warm atmosphere is partly due to a clever combination of comfortable sofas in luxurious tweed, marble bistro tables,

mirrors, Art Deco illustrations and furniture from the 50s. The bar perfectly reflects the spirit of the Latin Quarter and welcomes all generations to this unusual place. The creative energy for this project was initially focused on the ground floor and it comprises four distinct areas: the lobby with a concept store and reception desk, the living room and the bar. The general redevelopment was conceived from floor to floor, detail by detail. Michael Malapert has been working to revive the soul of the AndrĂŠ, inspired by the origins and history of the dandyism in the 19th century. Michaël Malapert - The interior designer Michael Malapert launched his interior design agency in 2005. From the start he developed living and commercial spaces on a national level. His work reflects the styling of contemporary luxury, but he always factors in the historical context of each project and takes into account function as well as the energy of the space. Michael’s visual vocabulary enhances the feeling of wellbeing and he always designs for sustainability and a balance between form and function. His approach is simple; he chooses and assembles the key ingredients for the project to form the basis of a coherent study and selects the artisans based on their proficiency. In recent years Michael has enjoyed amazing success and built an incredible range of projects, from the Speakeasy, the bar of the Jules and Jim hotel, Yuman the 100% organic restaurant, A-Noste, the gourmet restaurant of chef Julien Duboué, the bistronomic Colonel Moutarde or Kristin Frederick’s Huabu, the founder of the reputed Camion qui fume, La Maison Bleue and the Café de la Marine in the 10th arrondissement.

The purpose of the exercise was to create a dynamic dialogue between the two worlds and capture all the charm and poetry of this place that has had so many lives. This included protecting some original walls to preserve the heritage of the building. The furniture is designed from 50 legendary blueprints using only premium materials like marble, brass, solid wood and beveled mirrors alongside the wallpaper graphics, while the black and white ceramic paving complements the lighting fixtures by Gubi and DelightFULL facing the bistro tables and the seats covered with Kvadrat. The Hôtel André Latin chose designs from the DelightFULL brand’s core collection, the Heritage Collection: the Brubeck Wall Lamp in the cocktail bar and the Galliano Wall Lamp in the bedrooms. delightfull.eu

Calatrava is a ‘neofuturistic’ designer from Valencia where he studied architecture before completing a degree in Civil Engineering at the Swiss Federal Institute of Technology in Zurich, and he brings his mastery of both disciplines to his work. Bridges and railway stations occupied his first years in practice, and visitors to Spain can see his work at the Alameda Bridge and Metro station in Valencia, as well as the Bac de Roda bridge in Barcelona and the Campo Volantin footbridge in Bilbao that provides a walking route from the city’s hotel district to the Bilbao Guggenheim Museum. Its distinctive curved walkway, supported by steel cables from the overhead arch has Calatrava’s signature ‘curves’ all over it. The Spanish architect has played a major role in the redesign of the area of New York surrounding the space left by the fall of the World Trade Centre’s ‘Twin Towers’ in September 11, 2001 attacks. It is 15 years since that tragedy and Calatrava is busy working on the redesign of St. Nicholas Greek Orthodox Church in Liberty Park and whilst work is still in progress, it is said that he has drawn on Byzantine church architecture for ideas, although he will undoubtedly put his own spin on them. However, in more recent years, it is Caltrava’s high-rise work that has been attracting attention. The Montjuic Communications Tower in Barcelona, popularly referred to locally as ‘Torre Calatrava’, was constructed for Telefónica prior to the Barcelona Olympics in 1992. The design is intended to represent an athlete carrying the Olympic flame aloft. It is a distinct design, to say the least, and Calatrava included a homage to the city’s most famous architect, Antonio Gaudi, by placing ‘trencadis’ around the base. This is a reference to Gaudi’s mosaic technique using broken ceramic tiles.

Calatrava continues to have a fascination with railway stations and bridges. He is building a railway station at Mons in Belgium, one of the key battle sites of World War I and a steel suspended arch bridge across the Trinity river in Dallas, Texas.

Calatrava is “creating a new generation of iconic buildings around the world.” But, it is his ‘twisted towers’ that may form a major part of his legacy. Since he completed ‘Turning Torso’ a residential skyscraper in Malmo, Sweden in 2005, the demand for this high-rise style is soaring. To date he has completed a further 27 towers with a ‘twist’, including the famous 2000ft Shanghai Tower, and he is currently working on the Diamond Tower, which will be Saudi Arabia’s second tallest building. The Council on Tall Buildings and Urban Habitat has said that Calatrava is “creating a new generation of iconic buildings around the world.” Meanwhile, Calatrava continues to have a fascination with railway stations and bridges. Of course, visitors and residents of Valencia will be very familiar with Calatrava’s City of Arts and Sciences, completed in 1998. During filming, actor George Clooney said of the complex: “I’ve never seen anything like it. It’s very much a dreamer who built that.” The native son has left his mark on his hometown and all around the country of his birth, as well as internationally. He is about to start two major projects in Dubai, including an iconic tower in Dubai Creek Harbor; in a city where the towers are the talk of the town, and the rest of the world, Calatrava’s edifice promises to leave the rest vertically challenged; it is 100 metres higher than the Burj Khalifa at 928 metres and will feature a 360° observation tower from where you can admire Dubai and the genius of this Spanish architect.

Alejandro Giménez is both an architect and interior designer. Alejandro Giménez Architects (ARKIMIA) was founded in 1999 on the Costa del Sol, Málaga, and the company is responsible for the planning and design of primary and secondary residences, specialising in bespoke villas and apartments, and for producing master plans and architectural surveys. It is effectively a full service studio that can take the client from plans on paper through to the final small details of a home’s interior design. As Alejandro points out, his studio always focuses on the client’s needs, their dreams and most importantly, their budget. He describes the process of getting to the end product as something that hinges on connecting every stage from the beginning. First, he and his team have very detailed discussions with the client about what they want to achieve, what are the non-negotiable features and how they like to live. Do they want the living area to face a specific direction; do they want the kitchen to also contain a dining area; do they want modern open plan, or would they like more separation

between spaces? All these things need to be considered from the start. Alejandro and his team then review the land to map out the terrain, the type of earth and the views. They also study the all-important planning rights and check the zoning with the Town Hall. Once all these factors are in place, they are ready to proceed with the creative part of the process when pen gets put on paper, or more likely these days, they play with architectural software on a computer. The clients are then presented with several sketches and ideas for their dream home. As you can see from the images of ARKIMIA’s completed projects, the team very much leans towards the geometric purity of the contemporary style that may seem rather cold to some people. However, Alejandro is very aware of this and he rightly claims that his particular skill is in ‘warming up’ the modern aesthetic to reflect the fact that houses are for people to live in. His work is seen in the Costa del Sol’s most exclusive areas and he has completed projects in: Sotogrande, Montemayor, La Zagaleta, El Madroñal, Nueva Andalucía, Sierra Blanca-Nagüeles, Las Chapas, La Mairena and Calahonda. This versatile designer has been in the business for 40 years with the last 20 showcasing her innovative approach that turns wallpaper into an art form rather than simply something to brighten up a room. Her wallpapers make a statement, and whilst they may not be to everyone’s taste, it would be impossible to say that they are ever boring. Take her Knife, Fork and Spoon wallpaper; these hand-printed panels featuring an ornate trio of silver cutlery, blown up in size to human height proportions make a an arresting sight in any room, whether you feature them together or simply have an a spoon by the door, or a fork in the hall! OF SPAIN SPANISH CERAMIC TILE DESIGNS HAVE A LONG AND ILLUSTRIOUS HISTORY AND SPAIN IS TAKING ITS LEADING INDUSTRY INTO THE FUTURE. The call for entries for the prestigious Tile of Spain awards, an annual competition to discover the best design use by architects and interiors designers of Spanish ceramic tiles in public buildings and private residences, has been announced, and if you weren’t aware that such an event existed, prepare to be stunned by the prize-winning work of previous years, such as the Blue Wave Cocktail Bar in Barcelona from design studio El Equipo Creativo. The Spanish Ceramic Tile Manufacturers’ Association (ASCER) hosts the event and is also the organisation responsible for promoting Spanish ceramics to a global audience, ensuring Spain’s premier position as the ‘go-to’ country for decorative tiles. It is a reputation that Spain has enjoyed for some time, and with good reason, as both historical usage and contemporary designs demonstrate. How did Spain become a world leader in ceramic tile design? That’s easy to answer; it is mainly thanks to the Moorish culture of Al-Andaluz, although they can’t take all the credit. The History of Spanish Ceramic Tiles Ceramic tile production existed before the Moors invaded around 711 in southern and eastern coastal regions of Spain, both for practical and decorative purposes. Tiles for roofs and fountains as well as mosaic art pieces preceded the arrival of the Moors, who must have been delighted to discover a culture that understood this decorative art form that also has immensely practical uses. The Middle Eastern cultures value ceramic work very highly and with the spread of Islam in the Arab world, and its prohibition of art depicting animals or humans, the design of ceramic tiles using geometric patterns based on UTOPIA - 62

The Middle Eastern cultures value ceramic work very highly and with the spread of Islam in the Arab world, and its prohibition of art depicting animals or humans, the design of ceramic tiles using geometric patterns based on natural forms to decorate the homes and elaborate gardens natural forms to decorate the homes and elaborate gardens throughout Asia Minor meant that the invaders brought this desire for tile work with them. As luck would have it, they arrived in a place where the locals had the skills to produce tiles and a sympathetic understanding of their uses. Hence, a fusion of the native Andaluz tradition with the Moors design concepts was born. The stunning tile work that can be seen in Granada’s Alhambra or the Alcazar in Sevilla are just two examples of the Moors love of the tile, and whilst tiles in this period of history may be associated with grand palaces, it was of course these examples that later led to the more widespread use of decorative tiling in Spanish homes; floors, kitchens, bathrooms, and especially the indoor patios, all got the tile treatment and Córdoba is as good a city as any to view the patio tile work at its annual festival in May, when its residents open up their patios, lush with plants and flowers, ceramic fountains and walls decorated with exquisite tiles.

These may not be quite as plentiful as they were during the heyday of the Spanish empire, but they give you a glimpse into its history. Indeed, everywhere you go in Sevilla, whether it is a palace or a bar, is decorated with tiles made in Triana in one century or another, and the city’s Plaza de España is a dazzling demonstration of the craft.

The Spanish ceramics industry suffered some setbacks over the centuries: the expulsion of the Moors from Spain in the 15th century followed by the defeat of the Spanish Armada in 1588 and then the decline of the Spanish empire all hit the ceramic manufacturers rather hard, yet experts say that although the market for Spanish tiles may have collapsed in the 17th century, within Spain some of the highest quality designs were produced at this

TALAVERA TILES Spain specialised in producing glazed tiles enamelled with metal and glass oxides that make the tile durable as well as giving the surface a glossy finish. The term for this style of ceramics is ‘majolica’, a term that refers to the milky-white glaze used. They are also popularly known as ‘Talavera’ tiles, which refers to Talavera de la Reina in Castilla de la Mancha, the onetime centre of the Spanish ceramics industry. Well known 18th century Talavera-tile painters and artists are José Mansilla el Pino and Clemente Collazos. José Mansilla developed a very beautiful altarpiece depicting the Virgin and Child for the College of the Augustinian Mothers in Talavera. However, ‘Talavera’ tiles are today more associated with Puebla, the former Spanish colonial capital of Mexico. The export of tiles from Sevilla and Cádiz took them to the colonies, as well as the rest of the world, but Mexico embraced the tradition and has made Talavera its own. This is largely thanks to the availability of fine clays in the area around Puebla, Atlixco, Cholula and Tecali, an eye for brilliant use of colour and the high demand for tiles during the colonial period for use in public buildings and churches, meant that it made more sense to develop a tile industry in Mexico than continue shipping the ceramics from Spain. Antique experts refer to the Mexican tiles as ‘Talavera Poblano’ to distinguish them from the Spanish Talavera tiles. The Golden Age of the Mexican tile was 1650-1750 and the industry struggled after the Mexican War of Independence, nevertheless, efforts to revive it in the 20th century have been largely successful and new, innovative designs are appearing, all protected by the Denominación de Origen de la Talavera law to protect authentic, Talavera pieces made with the original, 16th-century methods. rampant pursuit of beauty and in the October issue of the UK’s Country & Townhouse magazine, Francesca had the opportunity to showcase the fabulous fabrics of Halstead, a South African interior design firm that brings a touch of Africa to contemporary fabric designs. Halsted Design is a young African luxury lifestyle brand that has already had enormous success with their fabric collection and range of cushions, table linens, handbags and furniture items all taking inspiration from the world-renowned


Ardmore Ceramic Art and designed together with the ceramics in the Natal Midlands of South Africa. It has been an exciting year with their origin company Ardmore Ceramic Art’s collaborating with Hermès on the launch of two new scarves as well as attracting the attention of designers such as Kit Kemp. The flora and fauna of Africa’s savannahs and deserts are Halsted’s inspiration for the motifs on fabrics with exotic names such as Hippo Flower Night, Croco Limelight and Monkey Palm Oasis. The gloriously vibrant orange of its Bird Crossing Sunset sets a room alight and its design is one that will suit the interior of a home in any sun-filled setting, whether it is the Costa del Sol or Cape Town. Leopards and persimmons jostle one another for attention and yet blend seamlessly in the way that a culture fully engaged with patterns and an abandoned use of colour manages to achieve effortlessly. For those who are more used to the subtle understatement of the northern European palette with its more minimalist use of pattern, Halsted’s motifs and colour combinations are perhaps too challenging initially, but once the eyes have adjusted to their sense of reveling and immersion in brightness, it is not hard to see why they will bring a feeling of joy and playfulness to an interior, particularly, against a background of white and other pales tones. They would also complement a single wall backdrop of a strong pink, watermelon or vibrant green pigment to create a vibe of Mexico meets Africa.

Imagine strolling along Amsterdam’s picturesque streets; old bridges create pathways through canal waters lined with charming row houses. It is in one of these attractive row houses where Robin Toetenel and Ingrid Steyrer, the design duo forming Ethnic Chic, revamped an empty house into a warm and sophisticated space while incorporating some KOKET pieces into the design. The result is a truly stunning canal house, full of custom furniture, lavish fabrics and finishes and quality craftsmanship. Ethnic Chic was originally opened in 2004 as a boutique in the heart of Amsterdam, selling unique and compelling home décor. After many requests for interior design projects, Toetenel and his first business partner began dabbling in interior design, and thus a designer was born. The canal house project was worked on day and night to be completed within the 3-week timeframe. Custom furniture was flown in from all over the world to add cultural soul and character to the space, challenging the designers to find new products and brands. One of these exclusive brands is KOKET, whose tempting pieces are seen in the bedroom and living room designs of the canal house. The living room shape has grand ceilings and large windows which the designers used to their advantage. Decorated in tones of aubergine, the designers placed two matching Burlesque consoles on either side of the living room’s marble fireplace. The luxury console table’s acrobatic polished brass hoops of the base, paired with exotic reptile embossed velvet, added the spice the designers were looking for. “The living room with a grandeur high ceilings and view on the canals, there could not be a better twist then the two crazy Koket consoles we proposed for this project,” said Toetenel. t really turned the whole living room around

This exclusive detached house from the architectural firm of Maíz y Díaz -Villa Arcadio located in the urbanization of La Zagaleta in Marbella- is an architectural work of art in its purest and meaningful expression. The client wanted a design that was stripped of everything unessential and one characterised by the predominance of straight lines and a strong connection between the interior and exterior, as well as being in harmony with the natural environment surrounding the residence. The architects played with modules of cubic geometry to comply with these requirements and high quality materials from Kawneer, including a range of architectural aluminium solutions for the exterior walls. The property has three floors: basement, ground floor and first floor. The main entrance to the property, which faces west, is accessed by crossing an area with pond and small garden. Once you enter the hallway, the ceilings are double height and the view from this position provides a continuous link between house and garden. A long corridor, flanked by two chimneys, creates a sense of longitudinal flow through the space to lead to the back terrace and outdoor pool. Miguel Maíz and Jesús Díaz, the architects responsible for the project have managed to achieve a real sense of being connected to the outdoors throughout the property’s interior. “This,” says Maíz, “was one of the major challenges when designing this house. We sought maximum permeability in all areas of its architecture so that the boundaries between interior-exterior are totally dissolved. “ To finish the design, the architects selected a number of aluminium solutions from Kawneer: KASTING struts, KASSIOPEE hidden window frames, KALORY, a curtain wall and KANADA for the grand entrance door. The products produced by Kawneer allowed the architects to design larger openings to the outdoor space than would typically be possible. “The technical solutions proposed from the outset by the experts at KAWNEER” Díaz explains. “and the UTOPIA - 82


dimensions they have achieved with each of its installed solutions have proved perfect for the project. “ The main hall also serves as a connection to the kitchen and office areas, dining room, lounge area, guest toilet and bedrooms facing west and north. All these rooms are connected to each other; from the kitchen you can also access the outside porch and the double height lounge area has a pergola outside. Parallel to it is a gallery that leads to the first sleeping area with two double bedrooms en suite. One also has direct access to the outside via the patio area. From here you can access the other floors by staircase or elevator.

The Villa Arcadia’s top floors are the most private area of the house. There two double bedrooms with en suite bathrooms and the master bedroom with bathroom, dressing room and wet-facing terrace which is accessed throgh a large gallery overlooking the lounge and hall. PROMAS WAS APPROACHED BY THE CLIENT TO SEE WHAT IMPROVEMENTS COULD BE DONE TO THIS SPECIAL VILLA AS THEY WANTED TO PUT IT ON THE MARKET. Although the villa was only built in 2008, they were not quite happy with many things. They felt it did not quite work for them and wanted suggestions and ideas on how we could make this villa spectacular and unique. Promas strives to work closely with the client to achieve the best for their budget and to increase the property value. On this particular project we decided to make many external changes and a few internal ones. The reason for this is that the views this property has to offer are the most mesmerising on the whole coast. It offers the golf valley of Las Brisas, La Concha mountain and sea views from every angle of the property. The project started by understanding the full potential the house had to offer. We changed the layout of the swimming pool by turning it into an infinity pool. We built almost 300m² of decking areas with soft lighting on different levels to enjoy the pool, the house and the views. Large sliding windows and doors have been fitted so the view extends from indoors. Internal layouts and improvements were made in every room, along with the lighting throughout.

If you study the websites and office windows of most Marbella real estate companies you will find plots of land for sale. Jackson Grundy, a real estate agency with specialist knowledge and a healthy portfolio of plots for sale, confirms what many may guess: “Most buyers quickly move past the plots and focus on the properties for sale that are already built. However, we are seeing an increasing interest in land for sale. For example, we’re currently working as sole agents with Ian Radford, a well-known Marbella personality, on an exclusive nine villa development in the Estepona area

Indeed, for a few, buying land, engaging an architect, building contractor and possibly a project manager to make sure that the work goes according to plan and meets the owner’s expectations is precisely what is required. This is particularly true for those people who have spent years thinking about what they want their home in the sun to look like, and who only want that. It is often very difficult to find a property that exactly matches a well thought out checklist, in which case the ‘build it yourself’ approach is the best solution. This is very definitely an upside of buying a plot of land, but there are some steps to getting there that no buyer can afford to ignore.

It is often very difficult to find a property that exactly matches a well thought out checklist, in which case the ‘build it yourself’ approach is the best solution.

PLAN AND PREPARE

First, you will need a lawyer who is experienced in land sales. It would be a false economy to skimp on legal fees because buying land in Spain is not quite as straightforward as it might be in northern Europe where documentation of land for residential use is more tightly controlled. The lawyer will first need to establish what planning regulations are in place before you sign any sale document. They will also need to discover if the land is designated as ‘urbano’ or ‘rústico’. Simply put, ‘urbano’ is land that can be used for development and ‘rústico’ can’t. Urbano land may be in the countryside, probably near a village or larger existing community, and although this category of land is generally safe to buy, always check that there are no local laws that interpret its use in a different way. Just because there are regional laws about land use doesn’t mean to say that a local town hall won’t have different legalities in place, which is why you need a lawyer with local knowledge. Buyers can check the local plan for a municipality at the town hall; ask for the Plan General de Ordenación Urbana. In general, this land

will already have the utilities such as roads, pavements, street lighting, drainage, water, electricity and telephone lines established, but do check what is available, otherwise you will need to pay for these services to reach your plot. A plot may also fall within the category of ‘suelo urbanizable’. This denotes land that is in the process of being zoned for residential use and can legally be developed. You will need to apply for detailed planning permission from the town hall for this category. As with the land that is already legal available, check what services and utilities are in place so far and do try to find out if the buyer of the plot will have to contribute towards the installation cost of any missing services. Otherwise you could get a nasty surprise. Although it is occasionally possible to build on land that is classified as ‘rustico’ it is advisable to avoid it altogether. Andalucia is tightening the laws on its use and you will need to prove that your construction is either for agricultural use or rural tourism. There is also a raft of other bureaucratic hurdles to leap over that just don’t make it even worth your while, and even if your plan falls into the agricultural or tourism categories, you will need many documents proving that.

GET THE TOWN HALL CERTIFICATE

Before buying, obtain a copy of the Town Planning Certificate (certificado urbanístico) from the Town Hall. This document sets out planning zones, land use, building space and building type for any plot of land. You should also check the local building regulations with regard to the permitted height of the building, if a surrounding wall is allowed and are there any restrictions about the colour of the exterior walls. You will also need to find out what percentage of the plot you can build on. For example, in some cases you may only be able to use 30% of the plot for the actual residence. The factors influencing this may differ dramatically depending on the location, so it is absolutely necessary to be aware in advance in case the square metre coverage of the home you plan is greater than the space allowed. In general, the size limit doesn’t include any underground construction, providing it is totally below street level, not does it include terraces or swimming pools. TALK TO YOUR ARCHITECT There are usually fewer rules about the design of your house and you are free to construct a modern mock castle, a futuristic fantasy or whatever, and this is definitely a plus point for many buyers. It is probably best to have consulted with a local architect before finalising any purchase of a plot and discuss how the landscape and views work with your design concept, which you will develop in partnership with the architect eventually. Take the architect to view the plot and take lots of photos. The only places where you are likely to be confronted by strict regulations on architectural design are in historic centres where any new buildings must conform to the style of the existing residential properties for obvious reasons.

Check the borders of the plot in the escritura, or title deeds. The two other documents involved in the sales transaction are the Nota Simple, which defines the land usage and which planning regulations apply, and the Catastral, which is an estimate of the value of the plot. Although, this document may appear to show the borders of your land, it actually doesn’t. You need to check the escritura where you will find information about neighbouring properties and the accepted border between them. With regard to defining your borders, erecting fencing where none has existed before may cause offence and the area may have been left ‘open’ deliberately to allow wildlife freedom of movement. Choosing floor tiles As mentioned earlier, our house has amazing terracotta floors in most of the rooms, which we decided to keep. At this stage of the project, I can tell you, it wasn’t an easy decision because it just would make the renovation so much easier to just rip up the floors. The problems we have faced have been mostly structural, of course. The basement floor turned out to be so poorly built that it didn’t make any sense to leave it like that. The concrete layer was extremely thin, and when we jumped on it the floor started to bend. The painful choice I had to make was to remove the old Moroccan-influenced terracotta tiles from our TV room; everywhere else in the basement, the floor material was not worth saving. And, of course, rebuilding the entire basement floor was now an extra cost that we hadn’t calculated in the budget. The other issue we had with keeping the terracotta floor tiles was what to do with the adjacent floors. The floors where we have decided to renew the tiles will also have underfloor heating. Therefore it’s tricky to make the surfaces level with each other, as the underfloor heating piping needs a lot of space. The architect thankfully totally agreed, that you just simply can’t solve the problem with thresholds and steps. So they have really paid attention to the floor structure and how to keep the floor level even everywhere. The building method for floors in Spain can be really basic. Of course I knew this, but it still surprised me how basic! In the basement, concrete was simply added on top of the soil with no insulation layer whatsoever. You only have to visit couple of houses here and when you enter the basement they can be very moist and smelly. This is only because the floors and walls have not been insulated properly. Adding the proper insulation under the concrete will be an extra cost, but what can you do; we can’t take a risk and live in the house that is not built according to the accepted European standards. The other difference in building methods, when talking about the floors, was found in the wet areas. The shower is really the only space where you have to have the floor drain here in Spain. In Finland we always have drains in all of the toilets and wet areas. I found it amazing that you can have a bathtub, washbasin and toilet, and no floor drain. My kids can easily cause a flood when having a bath, so where does the water go if you don’t have a floor drain? We want to know exactly where the water goes in our house, so more floor drains will be ordered at extra cost for the toilets, bathrooms, and also for the pantry where we have the UTOPIA - 96


What else does a boy need in his bedroom? A nice bed and space to play with Lego; nothing more. In his room it’s important that the room will adapt to his needs as he grows older. dishwashers, and in the laundry room as well. This way we will not suffer any health problems caused by water leaks or damps.

My floor tile inspiration All this led to a search for new floor tiles. I’m really addicted to the Spanish floors and Sebastian Erras did us a real favour by photographing hundreds of floors in Barcelona. But, which one to choose? Aren’t these floors brilliant! I just love the colours and patterns, and the crazy combinations of them all The grey toned Moroccan concrete tile would have been my number one choice, but unfortunately this time we don’t have enough space for it as the thickness is 2 cm.

While I try to swallow the fact that I’m not too happy with my bathroom floor tile choices, I’ll tell you more about what we have done with the kids’ bedrooms. The kids’ rooms are located at the other end of the house. Our son’s room was naturally chosen to be the darker one with less sunlight, as he really enjoys playing in the darkness with the curtains closed. His room was perfect without any structural changes needed. There was a perfect space between the wardrobes for a wide desk in front of the window. What else does a boy need in his bedroom? A nice bed and space to play with Lego; nothing more. In his room it’s important that the room will adapt to his needs as he grows older. Therefore, I’m looking for very basic furniture for him. He will choose the decoration and colours, and these are things that can easily be changed when he wants to update his room. The children are growing up so quickly and also their interests change constantly. That’s why I would rather choose something inexpensive for them, so the design can be changed when they want. Our daughter’s bedroom lacked light and it was much smaller than the other bedroom. To solve these two problems, we connected the tiny back room off the kitchen to her bedroom. Even though the added space is not enormous, it provides enough extra room for a desk, for example. The biggest benefit was the sunlight that really brightened up the room. Both bathrooms need to be fully renovated. The only big choice we had to make here was whether to have a shower or bathtub; they both chose a bathtub. The whole family enjoys having a bath, especially when it’s colder here. Together with the project team we played a lot with the layout of these two bathrooms. In Spain, all the bathrooms should have a window. This was something I had never heard before. I always thought, the only reason for a window in the bathroom was air ventilation. That was one reason we spent hours trying to find a solution where both bathrooms will have windows. In the end, I decided not to knock down walls to install windows; for us it doesn’t matter as long the ventilation is taken care of another way and the lighting is good. Next time I’ll look at the furnishings and finishing touches. Until then…. ..-Best wishes,
