WE’VE LONG BEEN AWAITING THIS GOOD NEWS AND CAN AT LAST CONFIRM THAT THE ECONOMIC CRISIS IS FINALLY OVER. Over the past few years we have seen the property market in Spain slowly recovering and, in Marbella in particular, the sales volumes have been soaring. In 2014 sales surged by 28 per cent compared to the previous year, which represents an increase of almost 77 per cent compared with the total sales of 2011. Last year’s dramatic increase in prices saw even the dwindling national property market record increases in the last quarter of the year of 2.2 per cent - the fastest pace since the market’s peak in 2008. Despite Spain’s suffering economy, the Marbella vicinity has been enjoying year-on-year sales volume increases over the past three years and we are finally out of the darkness and basking in the light once more. With its enviable micro-climate, its stunning location between the rambling sierras and the glistening Mediterranean, its international community and its fashionable, laid-back and easy-going lifestyle, Marbella is the destination of choice for buyers from many colder European countries, as well as for those from Russia and China who are all keen to invest before prices soar once more. Despite the record sales numbers, prices are still 15 to 20 per cent below market peaks in the most sought-after areas – and even lower in less consolidated areas where prices look likely to remain stagnant for a while. A wealth of overseas buyers are now benefiting from a weak Euro to invest in properties to snap up for relocation as well as for holiday homes. The value of the Euro has dropped in relation to the Dollar to a rate unseen since 2002 and the Pound´s steady increase over the past year has seen an influx in U.K. buyers and non-Eurozone investors. Television programmes, sitcoms and reality series set in Marbella have brought the town to prominence over the past few years, along with the visits from footballers, pop stars and celebrities who have chosen Marbella as their holiday destination of choice, firmly putting us on the map. This sudden rise in popularity has resulted in a dramatic boost in Marbella’s tourism industry, with 2014 recording unprecedented figures.
According to the Ministry of Tourism’s annual statistics Spain received a record-breaking number of tourists, increasing to 64.9 million international visitors in 2014, which is a rise of more than 7.1 per cent on the previous year. At the inauguration of the Spain Global Tourist Forum in January Spain’s Prime Minister, Mariano Rajoy, announced that Spain is now the third most visited country in the World behind France and the United States and that tourism now represents 12 per cent of the Spanish GDP. The year 2014 saw the arrival of more holiday-makers than ever before, breaking the previous record set in 2006 of the number of hotel room overnight stays reaching a total of 2,569,125 room nights - which does not even factor the sheer volume of those staying in rental accommodation as well as those considered to be residential tourists. While there is a growing interest in Marbella from foreign investors from all over the world, the U.K. market forges the way and, as 2015 sees the increasing value of the Pound, the British continue to be the main investors in Spain. The second biggest overseas investors are the French, whose country’s current fiscal situation is providing motivation for the purchase property in Spain. Although historically the French prefer the Costa Brava due to its proximity, daily direct flights from France and improvements to the motorway system have meant that they have begun to venture further south. The Germans also continue to invest heavily in Spain due to their stable economy and their country’s poor climate. Despite the fact that the Russian market has decreased considerably over the past six months due to the drop in the value of the Rouble, many wealthy Russians are continuing to purchase the higher-end properties. While hordes of international buyers are flocking to Marbella, the Spanish have been mostly absent because of the national economic crisis,
consequently Marbella’s property market cannot be considered complete, as an essential component of full recovery will be the return of the Spanish buyers. With overseas investors from all walks of life keeping up the demand across the market, the need for higher-end properties is saturated, causing homeowners to push their prices up. This signals a possible shortfall in the market of properties above the 1.5-2 million mark where there is an unprecedented demand for exclusive and luxury properties. Issues with planning permission in Marbella at the beginning of the century caused an absence of construction over the past nine years, which has resulted in a shortage of new developments on the market. But 2014 marked a 77 per cent increase in licences issued by the Town Hall of Marbella compared with 2009 and for the first time Marbella is seeing the construction of super boutique residences such as The World, which is considered to be the most luxurious living complex in Spain. The creation of these exclusive, ultra modern developments is beginning to shape a new era of expansion and progress on the property scene, with übermodern residences planned to rival luxury destinations such as Dubai and Miami. Marbella’s time honoured development policies, which were fostered by the town’s first property developers over 60 years ago and favour relatively low building and density, means that Marbella will retain all of its scenic beauty and picturesque charm compared with neighbouring tourist towns on the Costa del Sol, where high rise developments fill the skyline. With a chic and cosmopolitan community, a thriving cultural scene, a vast array of stunning golf courses and mile upon mile of sandy beaches dotted with exclusive beach clubs and authentic Spanish restaurants, it is little wonder that Marbella is one of the most popular tourist destinations in the world. Once you have had a walk why not follow the lead of the locals and grab a seat at one of the many friendly establishments that line this clean, welcoming path that stretches all the way from Marbella to Puerto Banús? People head to this pedestrianised beachside strip for many reasons; it provides a lovely place for a walk, since you can enjoy the breezes that blow in from the sea, it contains more great bars, cafés and restaurants than you can shake a stick at and, if you have a dog, the outdoor nature of la vida paseo means that Rocky, Rambo, Fifi or Fido can accompany you and maybe make a few new friends as well.

Why not take it slowly at first and use it as your place for exercise - you will certainly not be the only person jogging along the sea front.
