The Vision

Kingfish Bay is a passion project showcasing the belief that one’s home and community is the best place on the planet. This development is an effort to make this true for its residents.

Jeff Samson, President and CEO of Kingfish Bay Development, saw the raw property that is now Kingfish Bay, and together with designer and COO, Jim Snyder, built a vision of a resort-style community where all residents could enjoy the water view. They wanted a place where people could feel as if they were on vacation every day of the year.

Unlike many developments, the amenities were put in place early. The clubhouse, which adjoins a nature pavilion, communal garden, and putting green, feels like it is on an island in the middle of the community and has a true Caribbean flair. A macaw parrot greets you as you enter the clubhouse. In addition, one third of the community has been reserved as wetlands.

Water is a true theme of the community. Rather than saving the best property for the most expensive homesites at Kingfish Bay, the waterfront park is open to all residents. The park with meandering walkways and thatched roof cabanas is where you'll likely find residents enjoying margaritas with their feet in actual beach sand. There's a pirate ship playground for the kids and a day dock for boats. They also built a beach club for residents only five miles away at Sunset Beach. This is the perfect place to put your lunch in the refrigerator, enjoy a day on the beach, and shower off the sand before you come home to your Carolina-Caribbean style home.

The unique architectural style of the community incorporates the best of the Carolina and Caribbean features. Each home has a tower and feels completely secluded. Great care has been taken to ensure privacy while creating a sense of community.

The Location

The coastal Carolina region is renowned for its easy living atmosphere and unspoiled beaches. Just steps away from Kingfish Bay is downtown Calabash, a quaint fishing village, known as the "Seafood Capital of the World." Kingfish Bay offers water access to all of its residents as it is perfectly situated on the Calabash River with access to the Intracoastal Waterway. Midway between historic Wilmington, NC, and Myrtle Beach, SC, Kingfish Bay is less than a 10-minute ride from Sunset Beach, where residents enjoy the community Beach Club. This beautifully designed, multi-level clubhouse allows residents to experience the inviting waters and white sandy shoreline of the Atlantic Ocean.

The kitchen, designed with white cabinetry and stainless steel appliances, is complemented by a large island with dark wood. The informal dining area with wainscoting and dark walls opens on two sides to the outdoor living space. The covered porch (pictured right) allows its residents to electronically lower screens and allow for airflow through the home.
