DEWA Headquarter-Al Sheraa will be the tallest, largest, and smartest net Zero Energy Building (ZEB) in the world. It’s placed in the heart of the Cultural Village in Al Jadaf. The building is designed to accommodate 5,000 employees, in addition to customers and visitors. The building will use the latest technologies including Internet of Things (IoT), Big Data and Open Data, and Artificial Intelligence (AI). Robots will be used for cleaning and to provide security services. Al-Sheraa is planned to be a Zero Energy Building (ZEB), where the total energy used in the building during a year is equal to or less than the energy produced on site during that year. DEWA’s new headquarters is targeted to receive platinum rating by LEED.

Located on a plot of more than 118,000 m2 to the eastern margin of Saadiyat Island near the blue waters of the Gulf Sea, the proposed design is based in choosing the essential values of the place and a respectful interaction with nature, where the architecture does not disturb the natural coastal landscape. The design to give precise answer to each of the following three fundamental values: Relation with the canal – Nautical character Low rise living - Sense of belonging and community Retail efficiency

The proposed masterplan indicates two major axes that run through the site.There’re two main entrances to the plot, one of them is one of the major axes.

CONNECTIVITY & NODES

Two main vehicular access configured to minimize vehicular presence. Prioritized pedestrian circulation along the central axis connecting the promenade and residential units. Residential courtyard/patios between clusters to provide spatial continuity.

MAIN VIEWS

Units fragmented to create open green space between buildings designed for patios, galleries and shaded circulation path. Units provided with sea view and marina view with a complete waterfront experience.

FACADE CONCEPT

ARCHITECTURAL CONCEPT Design supposes a unique, singular building that embodies the Mawarid’s principles of simplicity, functionality, practicality, attractive ,cheerfully ,pleasant appearance, giving special care to lighting. Urban form diversity of King Fahad’s street was the start point of developing volume mass. Due to the restricted size of the plot, mass was originally designed as box to achieve the best possible built up area. Building evolves from plain box toward complex body where each element has meaningful function and position. The volume is elevated on a glass podium and is designed as a very simple, diaphanous mass.

Façades are simultaneously opaque and transparent, depending on whether they are perceived from near or far and from angle of perception. The façades are broken down into entities of variable sizes, thus making possible the filtering of views and light. The opacity of the aluminium fins is balanced by work on transparency and rhythm. One of the essential aspects of project is the play of colours and light on the façades, thus creating a contemporary urban scenography. Colour varies from green to sand yellow, symbolizing year seasons in Saudi.

The resulting architecture is minimalist, hierarchy and full of elegance. The vibration of the façades continuously renews the image of the building by day, by preserving a certain mystery. At night, the image reverses, as the coloured aluminium fins disappears in front of the inside volume. Fins on main road are blocking direct morning sun and toward neighbours at back side are blocking direct view as they are angled. This urban scenography, which is based on the treatment of the building's façades as a living, responsive membrane, refers to the activity of the Mawarid itself and to its openness onto the city and the world. The simplicity of volumes and the abstraction of the architectural expression creates a monumental aspect, which may have seemed impossible to achieve due to the restricted size of the plot.

Waste water Treatment Plant - Expansion I. New building was planned as natural extension of existing Waste Water Treatment Plant, taking into consideration site limitations, buildings orientation, importance of new company image and preservation of existing vegetation. The building consist of two levels. The design also includes a roof garden and landscaped courtyard between the operations building and the proposed administration building.

The project is a (G+P+4) property with a combined plot area of approximately 170,000 sqft. LOCATION AND SITE Jumeirah Village Circle (JVC) is centrally located at the crossroads of Mohammad Bin Zayed Road, Al Khail Road and Hessa Street. JVC is an ideal catchment for education, healthcare and other businesses in the vicinity. JVC also benefits from access to multiple retail destinations that have been recently planned and developed in anticipation of the upcoming growth in the area. The master developer Nakheel is completing the street infra-structure in addition to completing the landscaping of the several parks planned in the neighbourhood. The community is developing beautifully as a much sought after residential destination. There is a clear direction in JVC to provide quality accommodation at affordable prices and The Sanctuary will be at the forefront of this movement.
