Who’s ready for summer? Baseball, bar-b-ques, lazy lake days and gatherings with friends and family... Businesses and various organizations are starting to make event plans, which is exciting for our community. The city holds it’s first concert at the brand-new Riverside Park Amphitheater just days before this issue goes to print. New restaurants and food trucks are popping up around town. In-person church crowds are growing, and people are starting to travel to see loved ones. Yes, there is plenty to look forward to and to be grateful for, going into summer. It was such a treat visiting with the homeowners for the featured homes in this issue. While they are quick to share the names of all the builders, designers and suppliers that made it all possible — it’s the collaboration with the homeowners that makes the result a perfect home. From the humble and hardworking builder to the kind and patient installers, these interactions don’t go unnoticed by those they serve. Whether choosing the perfect couch or the perfect clock, retailers, large and small, are contributors to these beautiful spaces and happy (homeowner) faces. Our friends in the HBA continue to be busy with new communities, remodels, landscaping projects and more. Debbie and Rick Blomberg decided it was time for themselves and their dog, Rudy, to downsize. They had previously been on three acres in Stone Brook Acres and were slightly apprehensive about purchasing a half-plex (shared roof home) in a small community. SOLD To sum up the current real estate market in one sentence: Demand remains high, and the market is HOT! In translation, property values are soaring, both locally and nationally, due to low housing inventory, low interest rates and the rising cost of new construction. There is an imbalance between supply and demand. In the last 12 months, I have experienced more bidding wars on listings than my previous 17 years in the business combined! It seems like our specialty these days! Even though real estate is hot, when it comes to selling, the need to properly market your home remains a key element, and most importantly, proper pricing. With the number of multi-generational households increasing, an in-law suite can be one way to accommodate this changing dynamic. However, creating one takes planning and understanding. For one Jefferson City family, all three generations were involved with planning a comfortable and accessible space for their mother, making it that much more special. This particular home already had a history with the family as it was originally owned by the mother. However, when the home became too much to care for as she aged, she sold the home to her daughter and son-in-law. The family then enlisted Wayne Bernskoetter, who originally built the main home, and Paulette Designs to help transition the basement into a mother-in-law suite. With a newly constructed driveway and separate entrance on the back of the home, the suite truly becomes a distinct residence. The space itself is filled with light streaming in from the wall of windows and doors, letting you forget that you’re in a basement. Coming in at nearly 1,000 square feet, the suite isn’t overwhelming but provides mom the ability to entertain guests in her own space.

Underfoot, a vinyl non-skid flooring helped add a sense of safety. The space then opens up to a kitchen with eat-in dining. Here, the family really thought through the space and their mother’s needs. A light-colored granite tops the counters, creating an

‘L’ peninsula separating the kitchen from the living space, but also creating additional bar seating. Utilizing the back wall of the kitchen for floor-to-ceiling custom stained natural birch cabinetry, accessibility was key to the design. They incorporated plenty of lower drawers, allowing for more of an accessible placement of everyday items such as dishes and glassware. On nicer days, sitting on the patio just outside, they can relax and watch eagles nest high in the treetops. In the bedroom, mom still has her private master retreat. With lush cream carpeting and light walls, they’ve furnished the space with a wrought-iron sleigh bed and contrasting, dark wood nightstands and dresser. The en suite bathroom also had mother’s needs and safety in mind. The no-step walk-in shower features accessibility handles throughout. The vanity features the same cabinetry as the kitchen and topped with a similar light granite counter. Floating wooden shelves provide extra storage and décor space.

The half-bath doubles as a laundry room. An appropriately sized frontload washer and dryer sit atop storage drawers, making them the perfect height. Above, the cabinets conceal a clever pull-down drying rack. No detail was missed. Since this in-law suite doesn’t have a window to the front of the house, they set up a security monitor so mom could view the driveway. This provide mom with an extra sense of comfort and safety (and a bit of entertainment!) that they were happy to add. All-in-all, after just a few short months of construction, mother had a comfortable and accessible new home that was spacious, but not too overwhelming. Mom enjoyed the entire process and all the activity that came with the new construction. In turn, the family also only had loving comments about their contractors, noting that they were amazing, always very accommodating, and friendly with mom. They now had a serene space for mom which allowed her to continue to be near family, whether it be steps away in the home above, just down the block or from further away.

Planning Your In-Law Suite An in-law-suite is a private living area within a home or property, designed as a separate living space to provide comfort and privacy for the occupant. These dwellings vary widely depending on the needs of the resident, but they typically include at least one bedroom and bathroom. If you’re considering creating an in-law suite, here are 5 things to consider before you start building.

1. Check Your Local Building Codes Local building codes and zoning rules could determine which features you can or must add in an addition. For instance, you may be required to obtain separate permits or there may be restrictions that prohibit creating a “rentable property.” You could also be required to create separate entrances, provide off-street parking or separate utilities. 2. Find the Right Spot for Your In-Law Suite As with anything in real estate, location is key. Not only do you want to locate an underutilized space in your home for a renovation or addition, you’ll want to consider the most cost-effective, accessible or private location for your in-law suite. 3. Separate the Suite’s Utilities From Your Main Home Whether required by building codes or not, separating your in-law suite’s utilities from the main house will allow you maximum flexibility. switch them off if the space ever goes unoccupied for a long stretch of time, or if you end up renting the space out to another occupant down the line, you can easily split the bills. 4. Consider Your Parent’s Current and Future Needs As our parents age, their needs change. Be proactive and make sure their new space is ready to age with them. This can include keeping all of the rooms on a single floor, eliminating stairs, installing pull-out drawers, grab bars and other appropriate amenities. Also consider any special needs, such as wheelchair accessibility and mobility. 5. When this family purchased their home in 1999, they had decided that they would keep this property, remodeling and re-working it to suit their family’s changing needs. Holding fast to a commitment like this can be a challenge. At one point, they even considered buying a different property, but stayed true to their hearts and maintained the original home. They remembered all the fond memories of their children growing up at this lake house, and these memories were something worth preserving for future generations.

The homeowners collaborated with contractor, Ted Walz, who set out to design the interior and who also helped by completing the beautiful finish work throughout. One of the biggest changes that they made to the house was constructing a new 24x22 addition. Entering the home through this new living space, one is immediately struck by the 22-foot cathedral ceilings made with a gorgeous, dark tongue and groove that contrasts beautifully with the light walls and all of the natural light pouring in from the floor to ceiling wall of windows.

Painted black with a distressed finish to reveal the wood tones underneath, they chose quartz countertops to contrast. In addition, it is a functional furniture piece for storing all sorts of entertaining necessities, including a refrigerator.

The floor to ceiling windows are clearly a feature of this room that cannot be missed. There is no sheetrock on the window to give the appearance of one big window. The details of the millwork are beautifully displayed. Various trims were combined to create an intricate design that speaks to the care the homeowners had while putting together every detail of this new addition. The windowsills feature cultured marble for an additional custom detail. In the new dining area at the back of the addition, the long table can seat 8 or more, and the stunning lighting was chosen to complement the old-world elegance in this room. Even the upholstery fabrics repeat the curves and scrollwork from the lighting.

Moving into the original house, the kitchen features white perimeter cabinetry with a black painted island and a raised height bar. There are ample windows to let in light and to enjoy the view of the lake and the pool deck. The original living room features four leather club chairs that are grouped for conversation and enjoying quiet moments together. The original natural stone fireplace was converted to gas and a rough-hewn wood mantle is a beautiful feature. A bull elk mount is magnificent and completes the rugged outdoorsy design. The original hardwoods were refinished to the darker finish in both the kitchen and original living room. They also added the tongue and groove wood ceiling in the original living room to keep a cohesive look between the original home and the new addition.

The hall bath features patterned flooring, distressed cabinetry with dual sinks and two-toned fixtures. The shower features three-dimensional tile combined with penny rounds in the shampoo niche that runs the width of the shower.

Perhaps the most inviting aspect of the recent remodel is the work done outside. Below the new addition, the outdoor, covered entertaining area features a stone fireplace with wood tile accents laid vertically and bench seating flanking each side. In the center of the covered space, a well-designed bar features leathered granite countertops and wood look tile. Within the bar area is a complete outdoor kitchen, a trifecta of brews on tap and a clear view of two different flat screens. They have a beautiful view of the new pool area which is best enjoyed from one of the three swings perfectly situated at the bar. An abundance of attractive stamped concrete surrounds the pool and the wide steps leading down to the boat dock. The homeowners love their pool, and they heat it to extend the season from March through October. It is a preformed drop in pool with a wavelike edging and a whirlpool inset just above the main swimming area. For cooler evenings, a welcoming hot tub sits off to the side of the pool deck. A well-designed half bath is easily accessed through a stand-alone building which doubles as a storage area. The resort-like seating and views of the lake make this the most peaceful environment, and yet, one perfect for entertaining friends and family.

Household items typically fall into two categories: those that help you accomplish something and those that look nice or serve as decoration. Take a toaster, for instance. When Kelly Lyons was offered a promotion with Ameren, his long-term employer, he and his wife, Kim, embraced the opportunity and relocated for the position to Jefferson City from Kansas City. The move allowed them to be closer to their families, who live nearby. Although they haven’t been settled long, Kim shares that they enjoy the city and love the small town feel and friendly neighbors. The kitchen, dining and living areas are all open concept, giving a cohesiveness to the home, that is very inviting. The furnishings were mostly transplanted from their last home; Kim loved that the color scheme and style of this home was very similar to the one in Kansas City, so they did not have to purchase a lot of new furniture or décor.

The main living area also boasts an extra wide hickory staircase to the lower level that the Lyons plan to have Dan finish soon. The couple looks forward to using this additional space for larger gatherings with friends and family.

The open kitchen is full of many thoughtful details. The textured hickory flooring is the perfect color to complement the white cabinets and darker accents throughout. As the centerpiece of the kitchen, a well-appointed island offers ton of storage and is topped with granite countertops in varying shades of greys, white and black. The swirls of color tie perfectly with the white cabinets, grey walls and black cabinet pulls. The tin backsplash provides a bit of tasteful shine and coordinates well with the stainless-steel appliances. Kim gushed over much of the beautiful design that was done by Dan’s wife, Nikki. She did a wonderful job of pulling all the colors and textures together to create a warm and comfortable space.

The adjacent dining area ties right into the flow of the main living area of the home. The large dining table is perfect for entertaining friends and family and features the perfect touches of Kim’s shabby-chic style. Even their pair of white pups seem to fit right into the décor of the home. Just off the dining area is a large patio with a concrete floor and a table for relaxing and enjoying the gorgeous view over the ridge. Kelly mentioned seeing up to a dozen deer in the woods behind the home. With such an amazing view from the back of the house, it’s no wonder that the home is adorned with so many windows and glass doors to let the light and the peace of the outdoors fill their living space.

The home is a split with the master on one side of the main living area and two other bedrooms on the other. The well-designed master suite is a peaceful space with a delightful en suite. There you’ll find a spa-like walk-in shower that

Doug and Nancy Bonnot, the new owners of this 4-bedroom rancher, were struck by the extensive upgrades of this delightfully updated home when they first saw it last year. The gorgeous remodel was done by Ryan Prenger and his beloved mother, Sandy. Upon entering the home, you quickly notice the well-decorated family room off to the left. No detail was missed within the true chef’s kitchen, just off the great room.
