Housing body says building approvals up 15.3% during March

Inverleigh set for decade-long boom A QUIET property boom in Inverleigh has gathered momentum with property prices set for a 500 per cent surge in the next 10 years, according to a recent industry forecast. Australian Property Monitor’s 10-year forecast predicted the median price of an Inverleigh ‘tree-change’ property would increase to from $355,000 to $1,685,953 in the next decade. ResCom Bannockburn and Geelong director Tom Powell said current price trends showed 12 per cent growth. He attributed the property boom to Inverleigh’s “picturesque setting” and close proximity to Geelong. “It’s no surprise really, because Inverleigh has been on the property radar since the ring road opened,” Mr Powell said. “Inverleigh’s diverse environment, from a small town setting to rolling rural

hills, add to the attraction of the area.” “The tree-change allotments feature generous, rural lots surrounded by superb old trees.” Mr Powell said recent tree-change land developments in the area had quickly sold out. “Demand is high for tree-change blocks, with the 13-lot first stage of the Barrabool Views Estate sold out in seven weeks,” he said. “Stage two of the Barrabool Views Estate was released last weekend.” “Land availability, easy access to Melbourne via the ring road, the Princes Highway duplication and incentives such as the Victorian Government’s $3000 regional housing bonus all add to Inverleigh’s appeal.” A rural property push is part of a projected population influx to Greater Geelong, with Armstrong Creek, Surf

Coast, Colac Otway, Inverleigh and Bannockburn expected to attract 100,000 people to the area. Inverleigh, a part of the Golden Plains Shire, ranked in the top 20 municipalities for its quality of life last year and once again took out third place in Victoria’s fastest growing regional municipality’s report released last month. The Australian Bureau of Statistics report revealed Golden Plains Shire had experienced a population growth of 2.5 per cent. Golden Plains Mayor Jenny Blake credited the population growth and property boom to Inverleigh’s attractive rural lifestyle. “This lifestyle coupled with land availability and affordability makes the region very attractive to families and business alike,” Cr Blake said.

But Mr Phillips warned that industry fears for a continued housing shortage were not over yet. “HIA is concerned that further interest rate increases through 2010 will see building approval numbers fall and housing activity drop back later in 2010 and 2011,” he said. “Such a result would widen the housing shortfall and spell further bad news on the housing affordability front, especially for first-home buyers and renters attempting to get into home ownership. “As solid as the approvals numbers are for the first three months of 2010, population growth dictates that even stronger numbers are required to start eating into the housing shortage of nearly 200,000 estimated by the Federal Government’s Housing Supply Council.”

Land boom: ResCom Bannockburn’s Tom Powell said recent tree-change allotments had sold quickly.

VICTORIA’S monthly building approvals have bucked the trend with an increase of 15.3 per cent in March, according to a Housing Industry Association (HIA) report. The report revealed the increase was driven by a 51.2 per cent rise in units and semidetached dwelling approvals. HIA senior economist Ben Phillips said the strong result supported HIA’s forecast that housing construction would be stronger in 2010 following a “very weak” year in 2009. “The healthy state of building approvals reflects a stronger economy, record population growth, the Federal Governments social housing stimulus and the low interest rate environment through 2009,” Mr Phillips said. A recent Victoria Building Commission report confirmed the forecast, with a 45 per cent growth in rural building permit activity this financial year. The report stated building permit activity had reached
