Developers set to chip in $11.5 million for first stage of Jetty Road DEVELOPERS will foot the bill for more than $11 million of infrastructure costs under a new City of Greater Geelong formula for fudning development of Clifton Spring’s Jetty Road growth area. Councillor Andrew Katos, who holds council’s planning portfolio, said the new development contributions plan (DCP) overlay set

out the developers’ share of payments for a range of “required” community infrastructure. The contributions for the first stage of developing the Jetty Road area would be worth about $11.5 million. Cr Katos said other funding for the development plan would come from community levies, utility service provider contributions and council,

State Government and community group capital works projects. Part of the infrastructure included development of a “primary road network” to service the 1675 allotments in stage one, he said. The network, also to service stage two of the development, would run between Portarlington Road and Bellarine Rail Trail.

Cr Katos said council would use a public acquisition overlay on the road network plan to ensure it was established “in a timely mannner”. The DCP would replace a Section 173 agreement for developer contributions, so Planning Minister Justin Madden must approve a planning scheme amendment. The developers of stage one had

submitted their plans for council for approval. “Providing this plan is approved by council, the physical development of stage one of the project should begin later this year,” Cr Katos said. A council spokesperson said the DCP capped the developer’s levy at $900 per dwelling but would only apply to stage one.
