AN ACCIDENTAL encounter, has led to the sale of one of Geelong’s most recognised historic homes, according to a real estate agent. Australian Property Investor selling agent Toby Primrose said the sale of Chipchase, at 8-10 Ryrie Street, to a Melbourne buyer was “almost by accident”. “I can’t disclose the price it was sold for but I can say it was within the advertised range of $1.2 to $1.4 million,” he said. “I can say that the buyers are from Melbourne and it’s interesting because he actually found the property by accident when he was visiting Geelong to look at a property for a workmate. “He found this one by mistake.” Mr Primrose said the new owner would use the stately home as a private residence despite its history as a doctor’s surgery and later a bed and breakfast. “The buyer had just sold his property in Melbourne and fell in love with the house. D
espite “challenges” for Australia’s housing industry, 2011 is set to be a “strong” year, according to a GJ Gardner spokesperson. GJ Gardner Geelong managing director Rohan Smith says “strong levels of work and local activity” will bolster a weakening Victorian market. “Yes, nationally it seems obvious that certain markets are weakening and we see it in the numbers for our GJ Gardner offices with nine of the top 20 offices located in Victoria,” he says. “This bodes well for those Victorian offices as many of the larger offices in our group are located interstate but with Victoria averaging at approximately 61,000 dwellings built annually twice as many as either New South Wales or Queensland. Strong levels of work and activity locally should be experienced in the new year. “I have been quite surprised to hear some negativity in the recent national statistics as anyone who understands this industry knows that we have come off a high level of activity due to the First Home Buyers Grant in 2009 and it was inevitable that long term trends will be the norm.” Mr Smith says recent Housing Industry Association statistics paint a “rosy” outlook for new home building in Victoria. “This is good news for all of my colleagues in the industry locally as factors
such as the ever growing demand from sea changers and the ongoing improvements to the highway will inevitably increase demand for our precious coastal real estate.” But Victorian home-buyers face “a number of challenges” including a lack of consistent and regular material supply, he says. “One of the many means to achieving this is ensuring that the Industry maintains pressure on the local authorities to improve services and streamline processes to strip back the layers of unnecessary delays. “In a broader sense however I strongly believe that it is not all doom and gloom for housing and that locals should generally feel confident in the property market.” Mr Smith says 2011 will see “a number of terrific new development releases”. “Phillip Island has seen activity in the Shearwater, Seagrove, Justice and Whyte Sands releases in 2010 and with some major releases in Wonthaggi coming on stream, the signs are good for local trades. “As much of this is price driven with households forced to continually watch there exposure to interest repayment, the issue of interest rates is an interesting one and cannot be overlooked.” He encourages anyone looking for a new home to drop into the GJ Gardner new home display centre at 228 Moorabool Street, Geelong or call 5221 1447.
