85,000 on the way,forum hears BY JOHN VAN KLAVEREN THE GREATER Geelong region can expect an influx of 36,000 families looking for affordable housing, an expert panel has predicted. The panel, at an Urban Development Institute of Australia lunch forum in Geelong last Friday, told guests the region could conservatively expect another 85,000 people during the next 25 years. A land supply shortage in the region was creating “enormous pent-up demand”, which was in turn putting pressure on the planning system. The lunch heard from a panel of four speakers comprising Rob Burgess, of residential developer Amex Corporation, Bendigo Bank regional manager Pat Murnane, City of Greater Geelong councillor Andrew Katos, who holds council’s planning portfolio, and Herron Todd White national research director Richard Jenkins. The panel addressed issues of land supply in the region given a shortage of sites and finance, which was threatening affordability. Mr Jenkins said families seeking affordable housing would target Geelong because rising interest rates were making homes in Melbourne too expensive. “Geelong offers affordability and will benefit as a result,” he said. “People are more willing to commute and the region’s workforce is more diversified. Regional centres offer an alternative to crowded metropolitan areas.” Mr Murnane told the lunch that regional centres had received less attention in the past but State Government was now demonstrating

Surf Coast needs an intervening agency.” Mr Burgess said families moving to Geelong from Melbourne expected cheaper housing. The global financial crisis had a significant impact, he said, with some developments going under because they were too highly geared. “Developments were based on pre-GFC prices but did not have sufficient capitalisation and when prices fell they were unsustainable.” Mr Murnane said fewer local banks were financing residential development, while international lending options has also decreased. “Banks have had losses in every sector and thus they are more averse to risk,” he said. “Applications face internal competition for funding but ultimately return and risk will decide if applications are successful or not.” Mr Jenkins predicted the next regional development fronts were Torquay, Clifton Springs and west of the ring road.
