From burgers to Bay City BAY CITY First National’s new property manager, Melissa Griffiths, was inspired to go into real estate by her grandmother’s successful career in the industry many years ago. Ms Griffiths acquired her agent representative’s licence in 2008. “At the time, my husband got really sick so I needed to do something to make a career for myself,” Ms Griffiths said. She recently joined Grovedale agency Bay City First National. Ironically, Bay City’s John Mole was the agent who arranged the tenancy for her first house when she was 17. “I was a tenant for 14 years and finally bought my own home three years ago,” Ms Griffiths said. “I’ve now got experience on both sides of the fence – being a tenant and owning your own home. The former Melton girl who moved to Geelong in her early teens said property management was one of her big passions. “My goal is to give really good, professional and reliable customer service.” Ms Griffiths said she “fell in love” with Geelong after moving from Melton. Her customer service ethic went back to her younger days working for McDonald’s where service with a smile and giving the best you could

Commonwealth Bank’s developer Michelle Winzer said Investorville demystified the complexity of property investment, simulating ongoing costs without risking buyer’s capital. Ms Winzer said the program allowed users to compare investment opportunities in the region and mimicked rent yields and median prices. She said several sample Geelong properties were available for “purchase” within Investorville based on the area’s median price for houses and units. “Investorville helps to break down common misconceptions and shows the financial practicalities of property investment. “It stimulates every financial aspect of buying, managing and selling an investment property.” Ms Winzer said Investorville would appeal to would-be investors in real estate or owners of investment properties. “It looks at, for example, the typical cost of properties by suburb, individual affordability, operating costs and maintenance, rental income predictions, loan repayments, your net month position and expected capital growth.”
