Fruit sponsorship helps kinder educational material and playground equipment.” Grovedale East kindergarten coordinator Sally Freijah said the sponsorship had been instrumental in facilitating a surge of enrolments. “The first thing Fruit Property helped us with was to put up a board with information about the kinder,” Ms Freijah said. “Before the information board went up we couldn’t fill our classes and now we’re full and have enrolments already coming in thick and fast for next year.” Ms Freijah said the kinder had struggled in the past, particularly with rent costs. “Most kindergartens use Government land, so they don’t have to pay rent,” she said. “Our rental costs are very high but because of this funding we can get more art equipment and materials for our teachers. “It has meant that we can provide a more fun, exciting and educational time for the kids.”

New-home sales up ‘but not for long’ VICTORIA’S new-home buyers have defied rising interest rates, pushing the state to the top of Australia’s new-home sales tally, according to a Housing Industry Association (HIA) report. The report revealed Victoria pushed up national sales figures by more than six per cent last month. HIA chief economist Harley Dale credited the result to Victoria’s affordable market and the new home stimulus package. “The strong response by firsthome buyers to the new-home grant underlines how effective the Victorian stimulus has been
in lifting residential building activity,” Mr Dale said. “Without Victoria, new-homes sales at the national level would have been lower in April. “Interest rates are hurting new homes sales activity.” Sales increased 27.6 per cent in Victoria last month compared with a 4.3 per cent increase in South Australia and a 9.6 per cent decrease in New South Wales. But Mr Dale warned “buoyant demand” was eating into the availability of land and could slow future sales. “There is increasing evidence that higher interest rates have started to take a significant bite
out of housing demand over the past two months,” he said. “Having pushed up interest rates, the Reserve Bank should allow the dust to settle, particularly in the light of recent adverse developments in Europe and on stock markets.” RP Data director of research Tim Lawless said a “wide range of indicators” hinted at an industry slowdown. “We’re in a market now that has lower auction clearances, weaker home loan approvals and lower consumer confidence,” Mr Lawless said. A recent RP Data report revealed Australia’s capital city housing markets recorded
virtually no capital gains in April, with home values up just .2 per cent. Mr Lawless predicted the Reserve Bank would “hold” interest rates for the next few months. “The RBA will be encouraged by the cooling in capital growth rates and relieved to see that the six rate hikes have taken some steam out of the market,” he said. “Alongside other weaker economic data, this will likely contribute to the RBA keeping rates on hold for the next few months at least.”
