First-home buyers get a double dip HOUSING Industry Association has welcomed State Government’s boost for Victorian first-home buyers after Reserve Bank of Australia this week slugged borrowers with higher monthly mortgage repayments. From July 1 first-home owners will be able to combine the new state grant with an existing federal incentive to reap $20,000 for a newly built home in metropolitan Melbourne or $26,500 for a

new house in regional Victoria. HIA executive director Gil King praised the new incentive but believed that governments still had to do more to improve land supply and housing affordability. “HIA has called for an extension of the state-based boost for first-home buyers and suggested that it be limited to newly-built homes to avoid pushing up house prices,” Mr King said. “The extension will help

maintain jobs in our industry and provide a much needed boost to housing supply by helping more first-home buyers build their dream home.” Mr King called on State Government to slash stamp duty and property taxes. “Home buyers pay more stamp duty in Victoria than any other state,”he pointed out. “These taxes make up an unfair and disproportionate level of state revenue. “The Government needs to

stop the multiple charging of stamp duty.” Meanwhile, the Reserve Bank of Australia lifted interest rates on Tuesday by .25 per cent. Banks began passing on the increase immediately, sending repayments on an average $300,000 loan up by $62.50 a month. The reserve’s interest rate hike was the sixth in the past seven months. The Housing Industry

Association’s senior economist, Ben Phillips, said the latest hike would mean further pain for home owners already reeling from earlier rises. He expected the hike to be felt across the housing industry. “The double-whammy of increasing interest rates and a dire housing shortage will combine over 2010 to see housing affordability again reach record lows for both the

home purchase and rental market,” Mr Phillips said. “The housing shortage will only worsen over the next 12 months as the full impact of higher rates filters through.” Aussie loans’ John Symond said the rate rise was a “slap in the face to every Australian”. “Australians are already paying more for petrol, food, housing and now the RBA is making it even harder for families by raising interest rates,” Mr Symond said.

Historic properties back on market TWO HISTORIC local properties with seven-figure price tags are back on the market after failing to sell at auction on the weekend. Mayfield’s Liz Alexander said her vendor’s 1850s property at 126 Kilgour Street, Geelong, had attracted plenty of local interest but failed to attract bidders at Sunday’s auction. “Interested parties” had preferred to negotiate in private after the auction, Ms Alexander said. “We had a very good turn out and plenty of interest in the property but it did get passed in. “We’re now negotiating with several local and interstate parties for a price between $1.2million and $1.3 million.” Ms Alexander expected the property to eventually sell. “We will continue to deal with the interested buyers and

hopefully we’ll have a sale in the next couple of weeks.” Ms Alexander attributed the weekend’s auction results to a local preference for private sales. “I think Geelong doesn’t favor auctions as much as perhaps Melbourne does - it’s not really a part of our psyche,” she said. “With iconic properties like this, interested parties often want to see how the market will speak rather than be forthcoming.” Queenscliff Hotel was the other landmark property that failed to sell when it was passed-in at $4,001,000 on Saturday. Kay and Burton agent Liz Jensen hoped for a sale “in the next couple of days”. “We’re currently dealing with three interested parties,” Ms Jensen said.
