House sale helps CREATE HARCOURTS North Geelong director Joe Grgic used his auctioneering skills this month to help raise funds for a charity. More than 100 people attended the CREATE Geelong auction, hoping for a chance to buy a quality-built, onebedroom, transportable home for a bargain price. Young people participating in CREATE’s Certificate II in general construction helped build the two transportable homes. A CREATE Geelong spokesperson said students had relished the chance to get involved in the event. “CREATE is a community organisation delivering adult certificate training courses as well as working with young people excluded from mainstream schools and people with disabilities,” she said. “Students assisted in the general construction of the homes and worked with tradesmen, so it has been a really positive thing for them to be involved in.” Mr Grgic said one home was passed in and was for sale at $65,000. The other sold at an “undisclosed, negotiated price”. “Inquiries had been received from many parts of Victoria, including families wanting the home for a rural allotment as a weekender and from caravan parks.” The money raised will go toward CREATE’s disability and youth services.

Cost of living forces home-buying to stall AN INCREASE in the cost of living has slowed spending in the property market, according to a Bankwest and Mortgage and Finance Association of Australia study. High energy costs and food bills had discouraged potential buyers from taking the plunge into the real estate market, the study revealed. The survey showed 37.5 per cent of the 1139 respondents interviewed were worse off financially than 12 months earlier. Bankwest head of specialist banking Ian Rakhit said households had become more cautious. Home buying was at its weakest level since the global financial crisis in 2008, he said. “A rise in basic costs, like energy and food, are having a big impact on the household budget at the moment,” Mr Rakhit said. “Households are becoming more conservative with their spending and this is flowing through to a more-cautious attitude to the housing market both in terms of whether it’s the right time to enter the market and how prices will track.” MFAA chief executive Phil Naylor said 68.7 per cent of respondents believed interest rates would rise in the next year. “The other key message from the survey was that households are still wary of higher interest rates, despite the fact that they are already doing it tough financially” Mr Naylor said. “If rates remain at current levels over the next quarter, then it will be nearly a year of steady official rates and could somewhat break the cycle. “As a result of this, consumers could become more optimistic about home purchases if the flatter rate environment continues.”
