Seka in Bannockburn ‘milestone’ BY JOHN VAN KLAVEREN IT USUALLY takes Seka Powell an hour to get a handful of items from the supermarket – she’s so well-known at Bannockburn that everyone stops her for a chat. As the leading light in the town’s real estate industry, Seka knows everyone and everyone knows her. It took Seka 12 months to get a start in the industry, which is why celebrating 10 years in real estate at Bannockburn this month feels like such a milestone. Not only that, she worked for free for the first month to prove herself, which she achieved by becoming the leading salesperson at her Bannockburn agency. It was while flicking through a newspaper that Seka realised she always read the real estate section even though she wasn’t buying or selling. “I needed to find a new direction at the time and my husband Tom and I came to the same conclusion independently but almost simultaneously,” she said. “So I did my agents representatives course and then knocked on doors and received lots of knockbacks, partly because I was female and partly because I was so new and untried. “A friend knew the owner of a real estate franchise in Bannockburn – I didn’t even really know where Bannockburn was at that stage. But I used it as an opportunity to learn and get to know the place and its people - and I certainly learned the don’ts of real estate.” Shortly after the agency switched franchises to ResCom Bannockburn in 2003, Seka and husband Tom bought the business, cementing themselves in the area. “I didn’t realise it until then but all my previous jobs had skilled me up for real estate – service,

The human aspect of real estate was her initial attraction to the industry. “I’d worked in a post office, for a stationery business, I’d volunteered in the community and done a lot of fundraising for worthy causes, so I had a strong sense of community instilled in

me,” Seka recalled. She and others of her generation were part of instigating a major cultural shift in the Croatian community, not just in Geelong but Australia wide as immigrants from the Balkans refocussed from family and issues in Croatia to establishing lives in Australia.

“We were the generation which was going to set its future here.” Seka brought that same determination and objectivity to real estate. “I like to look after the person rather than just do the job and go home. That’s why I love it in Bannockburn. “Maybe my hours are longer because of it but I know I can help people see the path and clear the way so they can make good decisions — objectivity is a valuable commodity in real estate.” The husband-and-wife team set about creating the real estate agency in their own image. Tom used his background in system engineering and software development and took courses in property management and trust accounting to ensure he could secure the back end of the business. He also wrote a piece of software called Easy Realty, which his agency still uses. Meanwhile, front-person Seka brought in $80,000 in the first month to set the foundation for the future. “We enjoy working together, because we have different but complementary skill sets and personalities,” Seka said. When the opportunity arose to take on the ResCom Geelong franchise, Tom and Seka quickly realised the obvious synergy between the two, with tree-changers beginning to take over from sea-changers as a key real estate demographic. “Geelong was quite a different challenge because we had to learn how to operate two offices and handle a larger number of staff. The advantage was that being in charge allowed us to hand-pick staff we knew would add value to the business. “Our staff have been such a significant part of the journey.”

Leading builder predicts strong growth in new homes market M

etricon Homes manager Darren Mehl predicts continued strong growth in the new-home market, pointing to a number of factors encouraging first and secondhome buyers despite buoyant sales indicators. Established house prices in Australia rocketed by 20 per cent in the year to March, including a 4.9 per cent increase in the quarter to March, followed by five consecutive interest rate rises. “It’s important to understand that while all home values have done well, a lot of the growth in prices has come in the established home market and at the upper end, too, Mr Mehl said. “The starter and second homes offered by leading builders in the new-home market have remained remarkably affordable in the past 12 months. All the serious contenders have made great strides in forcing down building costs without compromising quality through process improvements. “At the moment the building industry in Australia is a world leader in delivering dream homes at remarkably affordable prices.” “Although we have seen some upward pressure on land prices due to scarcity, the value of the homes we have been selling has remained remarkably constant and any price increases have been relatively marginal, and almost entirely due to the prices of raw materials going up. “The market is still very competitive, and anyone who wants to build a new home can still find excellent value. “At Metricon we have home and land packages in the region for under $300,000, within easy reach of the CBD and other population hubs. “Even if the Reserve Bank puts rates up by a quarter of a per cent, we must understand that rates are still at near-historic lows.” Mr Mehl said that a Double the Grant offer to first-home buyers was available for a couple of weeks to make sure everyone who wanted a new home had every chance of taking maximum advantage of the government support. “Second and subsequent home buyers have more choice than ever before as we hone our design skills and create eco-friendly homes that suit the smaller block sizes that are now becoming more common. “Indeed, big growth in the market will come

from the knock-down-and-rebuild market in inner suburban areas as homes built a couple of generations ago are on their last legs. “People are increasingly realising that it often makes more sense to replace than renovate, and this trend is increasing fast.” Mr Mehl said Metricon Homes looked forward to the future with confidence. “No one would be disregarding the Federal Government’s warning that the world’s economic recovery is still relatively fragile and the news from Europe is worrying but if we remain basically isolated from the worst of the economic storms doing the rounds the future still looks very bright. “We are confident that we will sell a record number of homes in 2010.”
