‘More homes’will ease rental crisis THE Geelong region has recorded a minor improvement in housing vacancy rates for renters compared to a dip in the metropolitan area and the rest of Victoria. Real Estate Institute of Victoria’s Enzo Raimondo said a release of REIV January figures revealed Geelong’s vacancy rate improved from 1.4 per cent to 1.7 per cent more homes available meaning more homes available for rent. He said despite Geelong’s slight improvement it was six years since Victoria had recorded a “balanced” vacancy rate above three per cent. “While the vacancy rate remains below three per cent, renters are likely to face higher rents due to supply shortages and more competition,” he said. “In the past five years, according to the Victorian Government’s Office of Housing, the median rent for a three-bedroom house has increased by 43.5 per cent compared to 21.1 per cent between 2000 and 2005. “The median rent for a twobedroom unit has increased by 54.5 per cent compared to 25.7 per cent between 2000 and 2005.” “The only solution for the

rental market is to build more homes, which in turn investors can make available to the rental market. “While the rate of new-house building commencements has begun to increase, this has only occurred over the past 12 months.” Harcourts North Geelong director Joe Grgic attributed Geelong’s slight improvement in vacancy rates to fussy tenants. “Prospective tenants are being particular about where they will apply,” he said. “Many are turning up to inspect a property but if there is only one thing they’re not happy with, then they don’t apply for the property.” Mr Grgic called on State Government to “relax” development regulations. “Victoria’s lack of available rental properties is about supply and demand,” he said. “With the current migration of people into Victoria coupled with the high birth rates, there is going to be more pressure put on housing demand, which also affects affordability within the rental market.”
