New home approvals still declining – HIA
Rebrand points to future
AUSTRALIA’S Housing Industry Association painted a grim picture for 2011, when it released new statistics showing a “disappointing” start to the New Year. The statistics revealed building approvals and new home sales had continued their year-long downward spiral. HIA senior economist Andrew Harvey predicted conditions in the housing industry would not improve for some time. Mr Harvey said total residential building approvals fell 4.2 per cent at the end of last year, with a total decrease of 9.9 per cent for 2010. New home sales declined 0.2 per cent in Victoria, 11 per cent lower than the same time in 2009. “New home building activity looks set to decline across all states and territories in 2011,” he said. “It’s unfortunate to begin the New Year with disappointing building approvals data, which point to subdued housing starts in the first quarter of 2011.” HIA Chief economist Harley Dale attributed the slump in figures to industry taxes, increased borrowing costs and a lack of available credit. “Given that new housing is one of the most heavily and inequitably taxed industries in Australia it is essential that the upcoming taxation summit delivers bold and effective policy reform,” he said. “It would be a shot in the arm for confidence and activity in the residential sector to see the New Year kicked off by a re-engagement of housing policy reform by the Federal Government.
REAL estate agents in the region are forging stronger alliances with national and global property companies to help them compete on a level playing field. Several Geelong agencies have rebranded in the past 12 months to cope with changing technology. Allpoints@Grovedale recently signed a deal with First National to provide a more “up-todate” service for their clients. New First National Bay City director Graeme Boyd said his office joined seven other First National agencies in Geelong and more than 500 in Australia. “Over the last couple of years it has become apparent that we needed to expand to a larger group,” Mr Boyd said. “The First National brand suited the way we operated and is one of the largest networks in Australia.” He said the new office offered “the same people and the same great service” with better infrastructure and more up-to-date technology. “There is no question about it,” Mr Boyd said. “First National’s latest technology was definitely a major reason for us choosing it. “Facebook, Twitter and iPads are all part of the technology and we’re embracing it wholeheartedly.” Mr Boyd said directors chose the agency’s new name, First National Bay City, to show clients that the office serviced “the whole of Geelong”. “Our old name implied we were Grovedale specific,” he said. “Our bread and butter is post code 3216 but we’ve always got other properties throughout
