Panel nod for 1300 homes along riverside at Newtown REAL estate agents have welcomed State Government support for a council to create a new housing precinct along the Barwon River at Newtown. Planning Minister Justin Madden’s independent panel voted in favour of a City of Greater Geelong’s proposal to develop the area bounded by FyansWest Fyans streets, Shannon Avenue, Swanston Street and the Barwon River into a “key activity” and residential hub. The plan includes space for 1300 homes and a permanent population of 2600 residents. Harcourts Geelong senior sales consultant Matthew Pearce praised the decision. He labelled council’s structure plan a “fantastic” initiative. “It’s such good news for anyone already living in Newtown and anyone wanting a home in that beautiful area of Geelong,” Mr Pearce said. “The key feature is great access to central Geelong and also the Barwon River.” Mr Pearce said the precinct would encourage further development of infrastructure in the area. “It’s a great area with access to a lot of amenities and having a residential spot there will only help with development of infrastructure. “I think professional people will be really attracted to this section of Geelong. “It’s not really an area geared toward families but professional people who need that easy access to the CBD. Mr Pearce predicted a typical townhouse in the new area would cost around $500,000.

Great initiative: Harcourts Geelong senior manager Matthew Pearce says the new housing precinct is good news to anyone wanting a home by the river in Newtown. “It will be a great spot for a new townhouse with a low-maintenance yard and a fair bit of living space.” Ward councillor Stretch Kontelj said the plan was a unique concept, creating a distinct precinct in an area of mixed residential and industrial

development close to both central Geelong and the Barwon River. “I see it as reminiscent of some of the vibrant inner-Melbourne areas like Fitzroy and Collingwood, with all the energy of these precincts and more.” The independent panel’s “minor

recommendations” for the plan included an assessment of the visual impact of proposed five-storey buildings adjacent to the river and a review of the proposed mix-use zone boundary adjacent to Riversdale Road.

NZ quake ripples felt in Geelong franchises NEW ZEALAND’S devastating Canterbury Earthquake has sent ripples across the Tasman, with Geelong’s Harcourts real estate branches supporting Kiwi colleagues struggling amid demolished offices and homes. Harcourts International managing director Mike Green said the 7.1 magnitude earthquake had destroyed two of the company’s New Zealand offices in Kaiapoi and Sumner. “I have been speaking with a number of people from our team in New Zealand and I’m relieved to say all members of our team are okay,” Mr Green said. “Clearly, however, all have been affected by what has occurred, including a number who have lost their homes. “Our thoughts are with everyone in the region as they go about rebuilding and assisting each other and dealing with this terrifying experience.” Mr Green said Harcourts had donated $50,000 to the New Zealand Red Cross Canterbury Earthquake Appeal. Leading builder predicts strong growth in new homes market M

etricon Homes manager Darren Mehl predicts continued strong growth in the newhome market, pointing to a number of factors encouraging first and secondhome buyers despite buoyant sales indi-

cators. “It’s important to understand that while all home values have done well, a lot of the growth in prices has come in the established home market and at the upper end, too,” Mr Mehl said. “The starter and second homes offered by leading builders in the new-home market have remained remarkably affordable in the past 12 months. “At the moment the building industry in Australia is a world leader in delivering dream homes at remarkably affordable prices. “Although we have seen some upward pressure on land prices due to scarcity, the value of the homes we have been selling has remained remarkably constant and any price increases have been relatively marginal and almost entirely due to the prices of raw materials going up. “The market is still very competitive and anyone who wants to build a new home can still find excellent value. “At Metricon we have home and land packages in the region for under $300,000, within easy reach of the CBD and other population hubs. “Even if the Reserve Bank puts rates up by a quarter of a per cent, we must understand that rates are still at near-historic lows.” Mr Mehl said Metricon offers more choice for second and subsequent home buyers than ever before. “We are honing our design skills and creating ecofriendly homes that suit the smaller block sizes.” he said. “Indeed, big growth in the market will come from the knock-down-and-rebuild market in inner suburban areas as homes built a couple of generations ago are on their last legs.” Mr Mehl said Metricon Homes looked forward to the future with confidence. “We are confident that we will sell a record number of homes in 2010.”
