Land selectors camp out for choice of allotments KEEN land buyers braved the cold, wind and rain at a camp-out at Armstrong Creek’s new development last week in a bid to snap up an allotment in the latest Warralily land release. People flocked to the Warralily sales office from as far away as Queensland and spent an anxious week in the lead up to last Saturday’s land release sale. The Warralily sales team had to act quickly to provide a marquee for shelter as well as barbecues, toilets and a security guard to cope with the influx of unexpected campers. Warralily sales and marketing manager Crystall Mousios said 16 blocks sold in the first two hours of the release. “This is a great result and we expect stage 2A to be sold out quickly,” she said. Number one ticket holder Ken Oliver was first in line to select a site. The Geelong resident said he was thrilled to secure his own piece of the development where he planned to build his new family home. “It has made the week-long camp-out absolutely worthwhile,” Mr Oliver said. “All of the campers got on really well, it was a great opportunity to get to know our new neighbours.” Fellow camper Michelle Cummins said she was relieved the wait was over. “It has been an anxious time waiting to see if we got the block that we wanted, we are so relieved and can’t wait to live here,” she said.

HIA furious with council’s special charges for footpaths AUSTRALIA’S Housing Industry Association slammed local councils last week for slugging residents with thousands of dollars of bills for “userpays” infrastructure. Drysdale residents joined an increasing list of home-owners hit with user-pays fees following a decision at last week’s council meeting to charge Princess Street residents up to $10,464 each for kerb and footpath works. Minutes from the council meeting revealed that City of Greater Geelong would contribute $75,719 to the works and stated that the special charge scheme had been prepared “in accordance with the special rate and charge provisions of the Local Government Act” and council’s Infrastructure Funding Policy. HIA managing director Shane Goodwin said the user-pays system was a “prominent barrier” standing in the way of a push for affordable housing. “A user-pays approach means infrastructure enjoyed not only by the new land buyer but also by the whole community and future generations is paid for by a small group rather than the entire community,” Mr Goodwin said. Mr Goodwin said “ensuring an adequate supply of affordable homes” was one of the foremost challenges for the housing industry. “This inequitable funding model for infrastructure is adding considerably to the price of new housing as well as reducing the supply of new housing, but at the same time this model is being increasingly embraced across Australia,” he said. He described the funding approach as “untenable” and suggested local government considered alternative models for funding residential infrastructure. Housing industry officials will meet at the Financing Urban Infrastructure summit this month to discuss future options for reducing one of the largest barriers to boosting Australia’s housing supply, Mr Goodwin said. “Tough policy decisions will subsequently need to be made, but they need to be made urgently,” he said.
