‘Dream home’for coastal block A MELBOURNE-BASED couple will live out their sea change dream after securing a multi-million dollar Ocean Grove coastal property last weekend. Professionals Geelong selling agent Jason Barnett said buyers kept their cards held close to their chests at the auction of 57 The Esplanade on Saturday. Mr Barnett said agents negotiated with a private party after the property failed to attract a bid from the large crowd of onlookers at the auction. “That’s kind of the way things are done now,” Mr Barnett said. “It’s more of a trend at the moment, a little bit because buyers don’t want to have to compete if they don’t have to. “Buyers are also more educated and feel that if they can negotiate after an auction the momentum can shift towards them and it’s on their terms.” Mr Barnett said the property was passed in at $2.4 million and the buyers paid “a bit more than that”. Ironically, the same couple had bid on the property next door at 55 The Esplanade when it went under the hammer last year for $2.61 million and earned the title of most expensive home in the greater Geelong region. Mr Barnett could not reveal

whether the new owners had paid more than $2.6 million for the property. “The new owners of 57 The Esplanade want to build their dream home on the block,” Mr Barnett said. “The lady said she had connections to Ocean Grove, so it wouldn’t surprise me if it became their retirement home but that’s just speculation.”
“In their words they want to build something pretty special on the property so they can sit back and look at the waves. “They were really excited to hear they were successful and I know State Trustees was happy, so all parties are pleased with the result.” Mr Barnett said the auction attracted 120 people, including a mix of potential buyers and interested residents.

espite “challenges” for Australia’s housing industry, 2011 is set to be a “strong” year, according to a GJ Gardner spokesperson. GJ Gardner Geelong managing director Rohan Smith says “strong levels of work and local activity” will bolster a weakening Victorian market. “Yes, nationally it seems obvious that certain markets are weakening and we see it in the numbers for our GJ Gardner offices, with nine of the top 20 offices located in Victoria,” he says. “This bodes well for those Victorian offices as many of the larger offices in our group are located interstate but with Victoria averaging at approximately 61,000 dwellings built annually, twice as many as either New South Wales or Queensland, strong levels of work and activity locally should be experienced in the new year. “I have been quite surprised to hear some negativity in the recent national statistics as anyone who understands this industry knows that we have come off a high level of activity due to the First Home Buyers Grant in 2009 and it was inevitable that long-term trends will be the norm.” Mr Smith says recent Housing Industry Association statistics paint a “rosy” outlook for new-home building in Victoria. “This is good news for all of my colleagues in the industry locally, as factors such as the ever-growing demand from sea changers and the ongoing
