Joe launches ‘green rentals’guide NORTH Geelong Real Estate has teamed up with sustainable living expert Transition Consulting to promote environmentally friendly living in the city’s northern suburbs. Renters in Hamlyn Heights, Bell Park and Bell Post Hill will receive Renters Guide to Sustainable Living with tips and hints to reduce household energy and water consumption. North Geelong Real Estate’s Joe Grgic said the guide focused on simple living changes to cut environmental impacts. “The booklet also provides information on how tenants can take advantage of a number of government rebates and tax concessions to assist with sustainable improvements to their home even though they may not own it,” Mr Grgic said. “By tenants positively pursuing the opportunities the booklet presents to make their homes more environmentally sustainable and cost-effective, landlords, too, will realise they won’t need to undertake major renovations to make their investment properties more energy efficient.” Mr Grgic said more than 100 tenants in the area would receive the sustainability guide. The initiative would be a
“win-win situation” for tenants and landlords. “Just as importantly, landlords will be adding value to their houses and making them appealing to the more environmentally-conscious renter,” Mr Grgic said. “The number of this type of tenant is growing by the month.” Transition Consulting director Andrew Lucas said the guide cleared up confusion for renters. “Tenants are often a little unsure about what improvements they’re allowed to make to their rental house to make it more energy efficient and environmentally friendly,” Mr Lucas said. “This guide helps fill a market gap and encourages renters to take a broad look at improving every aspect of their lifestyle and home, from lighting to heating and cooling for the living room, kitchen, bathroom and even outdoor areas.” Mr Lucas said Alternative Technology Association helped produce the guide. The association was a “highly respected, not-forprofit organisation” that had promoted use of renewable energy, water conservation and sustainable living since 1980, he said.

Buxton asks PM tough questions
Real estate’s war on everything: The Buxton team, Jarrod Leonard, Ben Riddle and Justin Brown, had an impromptu meeting with Prime Minister Kevin Rudd.
PRIME Minister Kevin Rudd received a lesson on Geelong’s real estate market last week during an impromptu meeting with Buxton agents. The team wasn’t shy about asking the tough questions when they approached Mr Rudd outside Two Sugars café at Belmont. Buxton Highton director Ben Riddle said the agents raised stamp-duty concerns during the five-minute chat with the PM. “We heard Mr Rudd was just up the road from our office having coffee, so we went up there to see whether we could grab a photo,” Mr Riddle said.
“After that we had a quick chat and he was very interested in the state of Geelong’s real estate market. “We hinted that something needed to be done about stamp duty in Victoria, which is the highest in Australia.” Mr Riddle said Mr Rudd asked about the ring road’s impact and whether the first home owners grant was helping Geelong buyers. “We told him that we certainly felt the ring road had delivered a huge boost to the area and was starting to equate to dollars in our vendors’ pockets.” Mr Riddle said the PM had “quite a good idea” about

Geelong’s real estate market but was keen to learn more. “He also asked us about housing affordability in the area and how interest rate rises had impacted us. “Interest rates have started to have a cooling affect on vendors’ prices but it’s still such a competitive market out there.” Mr Riddle hoped Mr Rudd would address the concerns raised during the chat in the lead up to the next election. “We told him that stamp duty was a major concern but that otherwise the market was doing well.”
