Residents will be able to enjoy luxurious on-site amenities including a restaurant, cafe, library, wellness centre, several entertainment areas, and even a boutique hotel for visiting friends and family.
But that’s not all that makes Wytham Estate unique. The gorgeous property and landscaped gardens are also steeped in Cape Heritage.
THE DISTINGUISHED HISTORY OF WYTHAM ESTATE
The story of Wytham Estate dates from the first Dutch Cape governor, Simon van der Stel, and the beautiful homestead called Stellenberg. Draped across the southern slopes of Table Mountain, the original farm stretched across most of what is known as Claremont and Kenilworth today, and played a key role in the establishment and development of the Cape.
In 1886, Stellenberg was sub-divided and a house of epic grandeur was built and purchased by Henry Beard, a minister of Parliament and distinguished businessman. After his death in 1926, the property was purchased by Judge James Stratford. It was around this time that the estate became known as Wytham Estate. In 1961, Stanley Lewis, the man behind the successful Foschini Group, bought Wytham Estate.
The family owned the house for 41 years, and Stanley often used the house to host important business meetings and spent hours building his retail empire from the study – a room carefully restored to become the Lewis Library in the Manor House that Wytham Estate residents can enjoy today.
AVIEW Developers purchased the property in 2017 and got to work building the magnificent retirement lifestyle estate, quietly weaving together the script for the next chapter in this rich, historical tapestry.
WYTHAM ESTATE LEVY AND LIFE RIGHTS STRUCTURE
The dedicated team behind Wytham Estate understands that our residents are looking for a retirement living option that
prioritises comfort and ease over the daily stresses of traditional home ownership.
Following a life rights model, every element of the estate has been designed to make our residents’ lives cost-effective and enjoyable.
• The developer is the owner and grants a right of tenure over the property.
• Individuals who “buy” into the estate hold the right and occupy the “purchased” home until they pass away or decide to move elsewhere.
• Holders benefit significantly from avoiding much of the day-today responsibility and taxes (VAT and transfer duty) that come with home ownership.
Monthly levies include care; catering; cleaning of common facilities; security; insurance; management; maintenance; and garden services. The levy is run in a not-for-profit structure which ensures that residents receive great service and site maintenance at the lowest possible cost.
