Bathtubs Buying Tips ALL ABOUT HOMES
Designed to fit into a standard 5-by-7foot bathroom, the most common recessed tubs are 60 inches long and 14 inches deep; however, you can also find models that are 72 inches long and 16 inches deep.
Recessed
Also referred to as an alcove tube, this style is set snugly into a space so that only the front needs to be finished. Because this aspect makes it more affordable and also space efficient it is the most popular tub on the market and widely available.
Main level gives great RIVER VISTAS from living/dining area, double sliding doors to extended deck. Lower level with patio doors to ground level patio. Upper level with 2 large bedrooms. All appliances, window coverings included & listed at only $195,000. MLS

Traditional tubs as well as whirlpool tubs are available in four different styles named after the way in which they are installed. Recessed, corner, drop-in, and freestanding tubs come in a wide array of shapes, sizes, materials, and hues. In addition, they come in right- and left-handed versions, indicating where the drain hole goes. (There are also center-hole versions, but they are less common.) To determine the type you need, face the space and note where the plumbing is.
March 1st to March 15th, 2012
Many recessed tubs are molded from steel with an enamel finish; while this option is affordable, the relative light weight makes them noisy and they are likely to chip. A better, though more expensive, option is cast iron with an enamel finish, but you will need to assess whether your bathroom floor can support the weight without additional reinforcement.
Corner
The basic corner tub is simply a tub that fits into a corner, with two unfinished and one or two finished sides. Think a recessed tub only with two finished sides instead of one. Other common shapes are triangular and box.
Drop-in
Usually set into a platform, drop-in tubs can also be set into the floor. Some models have a rim that sits on the floor; others are rimless so the tub is flush with the floor and only the inside of it needs to be finished. Available in a variety of shapes, many
or Fax: (613) 658-9081
Dec. 11th to Dec. 18th, 2009
are manufactured out of acrylic or plastic that has been reinforced with fiberglass. They are lightweight, but they are also prone to scratching and dulling. A tub formed from enameled cast iron is a sturdier option, but you will need to find out if your bathroom floor can endure the weight without reinforcement.
Various styles have various options, so keep these considerations in mind:
The popular clawfoot tub fits into this category, but any tub with four legs qualifies. Most sit directly on the bathroom floor, though a few models are designed to fit into a platform. Since all sides are exposed, these tubs are the most expensive of the four styles. The least expensive option is a reproduction of an antique as these can be made from lightweight materials. The more expensive reconditioned antique will be made of cast iron, so again, here, you will have to figure out whether your floor can stand the weight without additional buttressing.
Does the control set temperature, and does it have a timer option?
Freestanding
Should I choose a whirlpool tub?
A whirlpool tub is just like a regular bathtub except it comes with jets that provide a therapeutic hydro- massage. Whirlpools come in all four basic styles, with the drop-in being the most popular. Keep in mind that in addition to the higher cost of the unit itself, the tub may need special framing plus a dedicated water heater and electrical circuit.
How noisy is the pump, and can it be placed in a separate location?
Does the pump have a variable-speed control that adjusts the power of the jets?
How big are the jets, how many of them are there, and are they air jets or water jets? (Air jets are smaller than water jets and only inject air into the water whereas water jets mix water with air; air jets are less powerful but they do prevent mildew formation.)

ALL ABOUT HOMES
Frozen pipes and ice dams: Cold weather culprits
By Jason Gadbois State Farm® agent
Have you ever had the misfortune of cleaning up a smelly, wet and very cold mess on a freezing winter day? I hope you haven’t and never do. Thousands of people, however, suffer through this nightmare every year because unprotected water pipes in their homes freeze and break. A more subtle destructive winter wonder is the phenomenon known as ice damming. Snow on your roof can lead to ice dams that damage the roof, gutters, walls, interior ceiling and even items inside the home. There are ways you can prevent frozen pipes and ice dams, simple solutions to avoiding the hassles and costs of cleaning and repairing your home.
The value of two minutes
Two minutes. That’s about as long as it takes to begin a small trickle of water
from your home’s hot and cold faucets and to open the doors of cabinets with water pipes running through them. Two weeks. That could be the length of time needed to find and hire contractors to tear out smelly, water-soaked carpet and wallboard, dry the remaining flooring of your house and replace all that might have been destroyed by flooding from burst, frozen pipes. An eighth-inch (three millimeter) break in a pipe can spew up to 250 gallons (946 liters) of water a day, wrecking floors, furniture and keepsakes. As you can see, there can be a tremendous advantage to spending a couple of minutes taking simple, no-cost precautions to prevent frozen pipes. The saying, “time well spent,” is certainly an under-statement when you consider the soggy consequences of doing nothing. Here are a few additional steps to protect your home or apartment: - Insulate pipes in your home’s crawl spaces and attic. - Use heat tape to wrap pipes. (Use only products approved by an independent testing organization, such as Underwriters Laboratories, Inc., and only for the use intended (interior or exterior). Closely follow the manufacturer’s installation and operation instructions. - Seal leaks that allow cold air inside, near where pipes are located. - Close air vents leading under the house. - Disconnect garden hoses and, if - practical, use an indoor valve to - shut off and drain water from pipes leading to outside faucets.
What are ice dams?
After several days of melting-freezing cycles, it’s common for the melted water and ice to work up under the shingles until water enters the attic and eventually does damage to the ceilings, wall and contents. In cases where the ice dam goes unnoticed for an extended period of time, it can do significant damage to the buil-ding and its contents. There’s no way to guarantee an ice dam won’t damage your home, but you can take steps to cut the chances of an ice dam forming in the first place: - Thoroughly clean all leaves, sticks and other debris from your home’s gutters and downspouts. - Make every effort to keep snow on your roof to a minimum.
-
Long-handled devices on the market called “roof rakes” let you stand on the ground and pull the snow off the roof. Keeping heavy snow loads off your roof reduces the chances for both ice dam formation and roof failure due to the weight. All winter long, keep gutters and down spouts clear of snow and icicles. Evaluate the insulation and ventilation in your attic. Most experts agree the R-value of attic insulation should be at least R-30 (R-38 is preferable in northern climates).

Liz’ Tips
March 1st to March 15th, 2012
Renovation Tips
We are at mid-winter. It is a time of renewal, reflection, and project planning. Are you considering a renovation? Rich and varied colours, shapes and surface textures can be Liz’ Tips combined to create stunning effects…whether it’s in your kitchen, living room, or in other By: Liz Quinn of Design’in-Mind rooms of your home. Maximum Impact with Minimal Investment
As for the cabinets and countertop: Ask yourself..
• Are existing cabinets or countertops damaged? Do you like the style of the cabinets and countertops?
• Is there enough storage and workspace? Consider your options..
• Replace or repair damaged or outdated cabinets or countertops.
• Install additional cabinets or countertops to meet your work needs. Consult with a kitchen planner to organize storage and workspace more efficiently.
Because if you don’t..
• Damaged, hard-to-clean countertops can harbour bacteria. The kitchen may be less functional and an unappealing work and living space.
Is there any moisture? Ask yourself..
• Do any of the finishes have moisture damage?
• Is there visible mold growth on any surfaces? Are there any water stains? • Is there blistered or peeled paint?
• Is any of the caulking or grout cracked or missing?
• Has there been condensation on windows, wall or ceiling surfaces? Consider your options..
• Determine the source of the moisture. It may be from building or plumbing leaks or from condensation of humidity on cold surfaces. • Clean up visible mold growth according to CMHC guidelines. • Insulate, air-seal and use energy-efficient windows to provide warmer inside surface temperatures.
• Repair or replace all deteriorated finishes or structural components. • Maintain caulking, grout and flashings to prevent water access to the building structure. • Minimize moisture sources and ventilate to control high humidity. Because if you don’t..
• Unsolved water damage problems will continue and lead to further deterioration of the building or newly renovated areas. • Mold growth caused by excess moisture can be a serious source of IAQ problems.
• Superficial cleanup or hiding of moisture damage behind new finishes will allow deterioration to continue.
How about the plumbing and electrical? Ask yourself..
• Is the electrical service adequate for the number of outlets and circuits required and for future expectations? • Does the existing plumbing service work well? Is there adequate water pressure? Do the drains flow quickly? • Are there any leaks or evidence of water damage?
• If the house is pre-1950, is there any lead or galvanized steel water pipes? Consider your options..
• Have a certified electrician assess the electrical service and your needs. Upgrade and repair the electrical service and wiring as required.
• Repair any plumbing leaks and upgrade the existing service as required.
• Equip outlets near the sink with ground fault circuit interrupters to prevent shocks. • Replace any lead or corroded metal water pipes. Because if you don’t..
• An undersized electrical service can lead to circuit overloads and the constant jockeying of countertop appliances. • Inadequate or leaky plumbing will cause ongoing inconvenience. Leaks can lead to mold growth and IAQ problems.
• Even minor leaks around plumbing joints, gaskets and sinks will damage new materials.
• Lead piping and corroded metals can contaminate water.
Did you remember to heating & ventilation?
Brockville, Ontario
Consider your options..
• Decide what finishes need to be repaired or replaced. Do your research. There are many new and different products on the market. Vinyl, ceramic and hardwood flooring all have different installation requirements.
• Choose products that are designed to meet specific needs e.g., water resistance, durability or cleaning. • Choose low odour materials, finishes and adhesives to minimize effects on Indoor Air Quality (IAQ).
• Use a qualified installer for products that require special installation conditions or skills. Because if you don’t..
• Improper installation of finishes will void the warranty and may provide unattractive results. • Cracked ceramic tile or grout are common problems resulting from inadequate subfloor strength and stiffness.
• Is the room comfortable and easy to heat?
• Hardwood flooring can shrink or swell if it is not allowed time to condition to the humidity of the space before installation or if it is not sealed properly.
• Is there an exhaust fan that is ducted to the outside?
Rewards for your investigative work:
Ask yourself..
• Does excess condensation form on windows or other surfaces? • Is the air fresh and clean? Are there lingering musty smells? • Would a large exhaust fan lead to backdrafting of an oil or wood stove, furnace or water heater? Consider your options..
• Make sure that there is adequate heating to the area. Poor insulation levels and high air leakage will make the area hard to heat, drafty and uncomfortable.
• Install an exhaust fan with adequate airflow capacity, 50 L/s (105 cubic feet per minute minimum). The fan should be quiet with a sound rating of 3.5 sones or less and be vented to the outside. Choose ventilation appliances that are certified by HVI (Heating and Ventilating Institute). • Install a whole house ventilation system if possible. Consider one that includes heat recovery. • Use a licensed installer for heating and ventilation work. Because if you don’t..
• The heating system may not be able to maintain a comfortable temperature in the living space during cold, windy weather. • You may experience lingering odours and excess humidity in the house.
• Large volume exhaust fans can cause back-drafting (smells, smoke or toxic gases escaping into the house) of combustion equipment such as fuel burning fireplaces, furnaces, wood stoves and water heaters that use oil, natural gas or propane. A trained technician can remedy or avoid this health and safety problem. How about the finishing touches? Ask yourself..
• What is the condition of current finishes? Do they need to be replaced because of wear or styling?
• What finishes will be durable enough for the intended use, for example countertops, floor covering and wall finishes?
• Are the planned materials and finishes low odour and low in chemical emissions such as volatile organic compounds (VOCs)? • What preparation is required for the new finishes? Are special skills needed to install the finishes?
• Potentially harmful emissions from new materials can linger for long periods within the house.
• Repairing structural problems, fixing leaks and making sure that all services are adequate will prolong the life of your house and make the renovation look and work better.
• By using low odour and easy to clean finishes, you will improve the IAQ of your home. Reducing condensation and controlling humidity will help to prevent mold growth. • Thorough planning will result in a warm, comfortable, useable kitchen with good lighting and plenty of work and storage space. • A well thought out and executed renovation will increase the value of your house.
Skills to Do the Job
A homeowner with good fix-it skills may be able to do some of the work on the renovation such as: • Removing old fixtures and finishes.
• Caulking or repairing roof and window leaks. • Installing insulation.
• Air-sealing the building. • Painting.
Consider a professional renovator for structural changes, finish work or to undertake the complete project management. If you are doing it yourself, you will still need to hire subcontractors to carry out the electrical, plumbing, heating and ventilation work. Depending on the nature of the project, you may also need to hire other tradespeople to do roofing, window and door installation, install cabinets and flooring or paint and do drywall finishing. Remember to check their references, obtain all necessary permits, sign a written contract, ensure that workers use safe working practices, have professional licenses where required and are covered by workers’ compensation. Protect yourself, your family and your home.
