Prepping & staging for selling: When spring comes and you decide to sell your car. In order to get top dollars, you spend an entire day cleaning & vacuuming & washing the inside. It looks great. You’ve cleaned out the trunk, even freshened up the carpeting. Now you’re going to tackle the outside: wash & wax & buff. Wow! Those windows are squeaky clean & the body shines! Even the tires are sprayed to give them that “new” look. You’re sure to get top dollar for this baby! If you spend this much time & effort prepping your car to get the best dollar for it, should it not be the same when you’re selling your house? Your home is your biggest investment. Why not invest some elbow grease and get the top dollar for it when it comes time to sell & move. A buyer’s first impression is made within 20 seconds of being at your home. If you have not polished your home before showing it, then it’s too late to capture that buyer’s interest. They’re driving to the next property on their list… You can create maximum impact by implementing the following examples: Depersonalize your space: store away all personal pictures from inside your home. Your children & grandchildren are lovely but…several people will be visiting a home while it’s for sale. It could be your granddaughter’s teacher or your son’s financial adviser, or an unsavoury person, who chooses to purchase a home in your neighbourhood. For security & privacy reasons, it’s in your best interest if the people attending any open house not know who lives & visits in the home. Check the curb appeal of your home: stand at the roadway and have an un-bias look at your home and property. Is there clutter in the yard? Do the shrubs need trimming? Have the weeds taken over your flowerbeds? Is the garage door sagging? Are there oil stains on the laneway interlock? Outside the front entrance: is the paint pealing on the door & frames? Are there cobwebs and dead flies in the corners? Is the light fixture free of years of accumulated

dust? We all want to save money and the environment, but how efficient is the light bulb outside the front door? It may need an effective incandescent light bulb for the duration of the sale.

Basement: is the stairway well lit & the handrail secure? Are the lights working properly? Is there a musty odour? Is the sump pump in good working order? Are there water stains on the carpeting?

Inside the front entrance: is the floor/carpeting clean & free of spring mud? Do you have excessive shoes & boots scattered? Is the closet packed full of last winter’s coats? Pack away what you’re not using for the upcoming season..

Garage & back porch: are the lights working? Is the area organized and free of clutter. Are your power tools all over the place? Store excess in storage boxes, preferably off the property (at a friend’s garage until the house is sold).

Living room / family room: do you have too much furniture? Is the flow of traffic obstructed by stuff? Repaint walls and trims & clean the draperies and blinds. Are the vents & fresh air returns free of dust? Depersonalize your space by removing any personal/ family pictures.

Consider the buyers who have allergies:

Kitchen: maximize your space by clearing the counter of all clutter. Is there water damage near or underneath the sink area? Does the caulking have mildew stains on it? Is your refrigerator the family “message board”? Keep notes inside your cabinet door (it’ll make your kitchen look tidy). Bedrooms: are all lights and fans operational? Are the doors in perfect working order? Are the beds made & the closets tidy? Pack what you don’t need until moving day. Open the windows & let in the fresh spring air. Bathrooms: is the shower stall leaking? Do the baseboards need replacements? Fix any leaky faucet & replace the caulking along the tub. Repair or replace damaged or broken toilet & seat. Empty the wastebasket. Make the counter free of clutter & put out fresh towels for your open house.

• if you have pets: prior to a showing, store away the pet dishes, beds, litter, food items, and thoroughly clean & wash the area. • if you smoke: refrain from smoking in the house while it’s for sale. If unable to comply, open the windows & air the house for several days prior to an open house. • fresheners: simmer fresh cinnamon sticks instead of burning scented candles.
