ADANA gains the support of Atlas Group ADANA, the dog shelter based in Estepona, continues to receive support from the Atlas Group team with the sponsorship of a kennel. Every month they receive donations which go towards the food, vaccinations and overall care of the dogs. Atlas Group continues to invest in staff As part of the company’s commitment to staff, several members of the team have recently completed training and received accreditations in their fields. Staff including crane operators and brick layers are among those who have embarked on extensive training courses, paid for by Atlas Group as part of their ongoing commitment to support and mentor every member of the team. Another three staff members will be starting training courses imminently.

A Spotlight on Los Naranjos

A spotlight on Los Naranjos Los Naranjos, a modern villa situated on the front line of the prestigious Los Naranjos golf course. The brief was to demolish the existing property that was already on the plot, excavate the land and manage the construction of a new, state of the art turnkey villa.

Atlas Group managed the entire project, from the demolition and excavation of the ground for a large basement, to furnishing the new property. This villa was designed by architect Carlos Lamas and uses Mijas stone and timber cladding to create an impressive, sleek exterior. The property has a total of four bedrooms, two of which are large en suites. The house is fully equipped with home intelligence from Bang & Olufsen and the kitchen is from Bulthaup Marbella. The impressive basement houses an indoor pool, gym and sauna/shower room plus a sprawling multi-use area with a bar, pool table and plenty of seating. In addition, there is a separate living quarter for staff and a large garage. Furnishing the property was managed by Atlas Group. Moving outside, the garden is beautifully landscaped and is maintained by the atlasgarden team, with flowering plants, lawn and palm trees. Large terraces integrate the home with the garden and views across the lush greens of the golf course. The family sized swimming pool was designed and constructed by atlaspool and continues to be maintained by the team.

Carlos Lamas architect Carlos Lamas is an established Argentinian architect based in Marbella who is locally and internationally known as one of the most forward-thinking architects here in Southern Spain, with an extensive portfolio of contemporary houses to his name.

Carlos, what brought you to Marbella? “I came to Marbella for the holidays after I graduated in Argentina. After a few weeks I became involved with an architect´s office in Puerto Banús and from there, my holidays started to change my way of life.” Your website states 30 years in the field – how many have been spent here in Spain? “I have been on the Costa del Sol for 30 years, in Marbella.” What inspires you about the area? “The Mediterranean lifestyle is my inspiration.” What do you want to achieve here and how would you describe your signature style? “My profession is vocational, I love what I do. My main goal is my clients’ satisfaction. I create homes and in the design process we involve personal feelings and desires.” “As an architect I need to fill all of the client´s requirements but at the same time I include my design concepts, which I hope will be timeless. This is what people recognise as a signature style but in reality, and in my own case, this signature style changes from time to time because I always seek new challenges that will bring me new ideas and concepts. This change in my style usually happens in cycles of seven to 10 years and during these periods people can recognise my work for the design lines or the material finishes.”

Tell us how the Calle Auriga project came to you? “Auriga came as an investor project.” What was the brief? “It was a lot with an existing house that was being demolished. This gave us a very good plot in a perfect location; front line golf with a southwest orientation. The client wanted to use the maximum sq.mt possible to build and to offer a commercial distribution program.” How did you approach this project? “Under these requirements, I designed a house completely open to the golf orientation and close to the street. I created a water axis at the entrance to connect it with the garden and swimming pool area and out to the golf. In the basement, the idea was to create a play room with several leisure facilities like an indoor pool, a gym, sauna, bar etc. The final result is a very modern house design with straight lines and natural materials with an extensive program. The house was successfully sold in a short time, fulfilling the original wishes of the client-investor.” What is next on your agenda? “My team and I are working on many different residential design projects in Marbella, Benahavís, Estepona, Mijas, Atlanterra and abroad. This year we will start a “Passive House” project in Madrid which will deliver a new standard of luxury and comfort. And of course, over the coming next years, my base for work and for life will be Marbella. It´s a lifestyle decision.”

Juan Salvador Shvartzberg The integration of a project into the environment, in historical, geographical and cultural terms, is the philosophy and practice behind architect Juan Salvador Shvartzberg and his team, who are based in the heart of Puerto BanĂşs.

There is no detail too small and in fact, the small details are vitally important to the project as a whole. The architect is renowned in the local area for his inspiring designs, with careful consideration of the surrounding nature and ensuring that the history of Andalusian architecture remains. He works closely with clients to understand their requirements, their dreams and how to transfer that to even the simple “croquis” during the design phase. Shvartzberg is part of a profile of architects in the Marbella area who strive to keep high end residences and luxury villas at a level of exceptional quality, from a design and functionality perspective. This organisation is known as Dom3 and this group of local businesses continually work to improve the standards of building and award those in recognition of a certain quality of architecture. “Dom3 has a sensibility; to celebrate modern architecture in the area and in turn, to understand its value and to consider the historical elements like the sun and the Mediterranean coastline,” said Shvartzberg. As such, he works to keep the presence of water in his design as well as adding exterior porches to keep the houses rooted back to Andalucía and its history.

Juan Salvador Shvartzberg | Preserving architecture Modern movement Referring to the contemporary style of homes which has swept across Andalucía, Shvartzberg explains that this approach is driven by clients and pressure from society. This modern movement, comprising clean lines and fluid living quarters must not be a passing fashion, but instead adapt to avoid mistakes, “a border which has a before and an after”, said Shvartzberg. Precision is vital. Architecture is more fluid; open spaces and larger windows, as well as the integration between the “inside” and the out. This is not just championed by architects, but also the developers and the builders who recognise and seek this style. But this concept of “modern” is delayed in our society, in any society in time. Shvartzberg explains that architecture must have an eternity and the practice must be preserved, to have a heritage. Architecture must pass through the tastes of the people and out the other side. Globalisation has played its part. Not only in the way we eat, the way we dress and how we live our lives, but is has also penetrated architecture and we also see a taste for a certain style of living. What is physically appealing and how we wish our lifestyle to be.

Anamaya Villas Five villas located in Nueva Andalucía, designed by Shvartzberg and in current construction. Architecturally, the villas have some repetition but they are not the same, each has its own personality. Plaster, wood and stone is used in all five homes, but there are differences to take into account the aspect, the plot size etc. Shvartzberg´s brief was to keep the views for all of the villas, (the main plot overlooks the stunning “Golf Valley” of Marbella), as there are differing levels. Shvartzberg kept the movement; the different levels adding another quality and the whole project came together like a puzzle.

Preserving architecture More and more businesses are offering “free” renders of projects, to capture the interest of clients. Although renders are an important part of the process, it is important to note that renders miss the crux of the design. It is the pen that is an important part of architectural work, and a tool that should not be forgotten. At the end of the day, a render is computer software, there is no architect and therefore no creativity. Creativity is key What makes a good architect? “One who is open to everything! They must remain creative and be able to accept an idea that they could not imagine themselves.” Architects work within a team, which is vital to the creative process as there are multiple inputs, ideas and answers. What makes a good architect for a developer? One who is able to produce a creative and commercial design, at a desirable cost. Shvartzberg has produced multiple projects in Marbella in the last 40 years, with clients from all over the world, which has opened doors as far as Saudi Arabia and Kazakhstan. His work includes both residential and commercial projects.

Atlas Group speaks to Victor PeriaĂąez, Director of Illusion to find out more about the company’s services and what the future holds for home automation. Who is Illusion? Illusion is a custom home automation specialist providing services designed to help clients live more comfortably, save energy and most importantly, save them time so that they can enjoy life in their perfect home. Lighting, audio and video, cinema and entertainment, domotics including home security and electric curtains are custom created for clients. The company was one of the first on the scene in the area and remains ahead of the curve with their futuristic advancements in home automation. The company has grown to satisfy the demand for home intelligence systems but while the team is large, they still offer exceptional customer service, working closely with clients to fulfil their needs and always over delivering on expectations. How does the company work with clients? Victor and his team handle the full timeline of a project. At the start, the project manager will sit down with the client to discuss their lifestyle, their usage of the home and their habits. At the concept stage, this is vital and often this is even prior to an architect or developer being involved. A proposal is put together and then the wider team ensure that everything in place to deliver the project. There are six designers who create the initial plans and a larger team of over 30 staff involved in the execution and logistics of a project. There is also a maintenance team who is in charge of the upkeep of the systems, long after they have been installed to ensure customer satisfaction lasts throughout their time living in the home.

Tell us about your typical clients? Victor explains; “When we work with Atlas Group, our typical clients are Russian, English, Scandinavian, Dutch and Belgian. These clients are looking for the whole package in home automation and entertainment.” Home intelligence systems are hugely popular now. What is driving this? Clients are seeking more control of the home and more help, especially in the larger properties. Home automation allows you to control everything quickly and easily, often at just a couple of clicks and this is vital for clients as it allows them to live their life, have more free time and a higher comfort and standard of living. Domotics take care of the home all year around which is also key for those who are not living in the property full time. You can be leaving another country on route to your home in Spain and be able to turn on the pool heaters, lift the window blinds and have the home at the perfect temperature, ready for you to step through the door. And this is where Illusion excel; finding out how they can save their clients’ time by offering easy, no fuss solutions. What was your last collaboration with Atlas Group and which services did you provide? Mirabella Hills, a luxury and spectacular development of villas in Benahavís. Victor explains; “Illusion created the lighting, the blinds, the speaker systems and the home controls.”

Another project, a family home in La Zagaleta, involved lighting the inside and out, and a luxury cinema room fitted with bespoke chairs and an audio/visual system to create the ultimate viewing experience. What are the trends in domotics? Victor explains, “An ever more personal service. In the past, large homes would require a whole team of staff to run the home but now, home automation allows the homeowner to have full control and usually from their own mobile phone, saving money and creating a home perfectly tailored to the homeowner.” Energy saving is also a hot topic and demand for lowering costs and finding a more sustainable way of running a home is now key for many homeowners. Eco friendly systems to limit water use when watering big gardens, solar heating…these areas have grown in leaps and bounds. There has also be a rise in people seeking high quality yet original products when it comes to lighting and audio/visual products. What is the future of home automation? In the next few years, Victor believes that home automation will be the standard system in every home. Voice control will boom and users will have more control than ever. Thanks to the intelligence behind Google and Amazon, voice control and home automation will be accessible for any budget and any requirement.

Adding warmth with materials to contemporary builds

The Costa del Sol is experiencing a trend of modern, contemporary architecture. Clean, sharp lines and typically white builds. But organic materials such as wood and natural stone are being used more and more in the architectural design.


Atlas Group Feature | Adding warmth with materials to contemporary builds Not only do organic or “raw” materials add warmth and natural aesthetic, but the wood and the stone blends seamlessly with the Andalusian scenery of rolling mountains and ocean views. Natural stone cladding adds a rustic aesthetic, plus the uneven shapes of the stone mean that every property has a unique quality. Aesthetically interesting, plus stone ages well, retaining the natural beauty for decades to come. Stone is also a durable building material as it is resistant to the elements, pets and it doesn´t rot. It needs very little maintenance or upkeep, there is no need to paint or finish and it is easy to clean. Instead, decades old stone can be polished or restored easily and with little financial cost. If you consider the environment, stone has many greener characteristics. In production, it requires no energy, only for the quarrying. It needs no additional substances during construction so it is a fantastic material if you want a greener, more environmental home. If you´d like a softer, warmer aesthetic, you might consider the use of wood. Wooden pergolas and beams not only provide shade and structure to the property, but contrast beautifully with the typical white of a new build. While we have moved away from using wood in construction in recent years, the advantages of using wood still outweigh other materials, if you consider performance and overall environmental impact. Timber frames; posts and beam construction, are mainly sourced from replenished forestry practices. A tree is cut down and is quickly replaced and nurtured to grow. Did you know that wood enhances the energy efficiency of a home? It has a higher insulation rating than steel as a result of its natural cellular structure which means that your home needs less energy to maintain heating and cooling. Add to this the fact that it´s biodegradable and costs less to produce when compared to man-made steel and concrete, and there´s no reason not to consider using wood in the build of your new home. There is not only a trend for organic materials, sustainable architecture is fast becoming the new normal, both on a local and on a global scale, as more and more homebuyers demand higher quality energy efficient homes that won’t have a negative impact on the environment. Contrary to popular belief, sustainable energy buildings need not be expensive; innovative construction methods, new technologies and materials are available that can boost energy savings by up to 70%. Incorporating energy efficient features into a building can be challenging, as quite often the materials needed to build them can be fairly energy-intensive. The only cloud on the horizon was a small dip immediately after the 2016 Brexit referendum result. However, both the British and wider international market recovered in 2017, and sales figures provided by the Ministerio de Fomento, show a 56 per cent increase in sales from 2012 to 2018. Estepona property sales rise by 9 per cent The remarkable evolution of Estepona from a sleepy port into a bustling beachside town was in the making for many years. Although badly affected by the financial crisis, in recent years the town’s popularity is booming, the Ministry for Development in Spain reports that between Q4 2018 and 2017 property prices in Estepona shot up by 9 per cent. Throughout the ‘Golden Triangle’, the value of all sales throughout Q1-Q3 in 2018, increased by 19 per cent compared to the same period in 2017. Spain’s most popular Mayor What has brought about this turnaround? In

simple terms, most of the credit can be given to the Mayor José María García Urbano. He has made it his mission to turn the town around, overseeing a number of enhancements that have made Estepona even more attractive. His popularity amongst locals is such that the results of the local elections in May 2019, saw him proclaimed the Mayor with the highest approval rates throughout the entire country. €17.7 million state-of-the-art hospital The Mayor’s most impressive achievement is the implementation of a new €17.7 million Estepona hospital located to the west of the town centre. Covering some 14,300m², the state-of-the-art medical facility has the capacity to treat 85,000 patients each year and will create around 150 new jobs. In addition to Estepona’s obvious attractions, such as pristine fine sandy beaches, the beautiful marina, bustling town and a lively restaurant and leisure scene. What was the brief for the Arboleda Villas project? “We were asked to prepare designs for the entire development. There were 18 plots with different aspects and views. The initial brief was given and the types of building required as well as the number of bedrooms each property should have.” What excited you about this project? “Firstly, the flexibility given by the developer. I could

be freer with the design and overall deliver a more exciting architectural design. We created five different villa types, and in each type, every property has small differences to adapt to the plot size, orientation and shape, producing almost 18 unique ones. Working with Atlas Group was also a benefit as they were highly professional and paid attention to every detail.” Tell us about the architecture. “We created five villa types and there are small differences between each depending on the plot size and the location within the urbanisation. The overall architecture is contemporary but integrating organic materials to give warmer accents; laminated wood pergolas and sandstone cladding on the exterior walls. All of the villas were carefully designed to make the most of the Andalusian weather, for example the swimming pools are in the best locations to take all the heat of the sun but the interior rooms are sheltered by pergolas or they have large floor to ceiling windows to let in the light. A large, open space was included in all the properties to allow the home owner to adapt it to their specific needs, as a fourth bedroom for example, or entertaining space. Each villa has a good energy rating of B/C, which has become more important to home owners.”

Spazio2 A breath of fresh air in interior design If you are seeking a new bathroom or considering collaborating with an interior designer on the Costa del Sol, sooner or later you will come across Spazio2. InHabit magazine spoke to owner and interior designer Mariola Cabezas, from Spazio2, to find out how the company achieves such as incredible results.

How do you define your style? “My vision is of the peripheral world, I see all sides and I have no problem empathizing with my clients.” Is there any a particular part of a project that you like/prefer to work with and why? “Yes, I am definitely most interested in the bathrooms. I have the ability to work with small spaces to deliver stylish bathrooms, whilst never forgetting functionality.”


Spazio2 | A breath of fresh air in interior design When designing a bathroom, what aspects of the budget do you prioritise? “Men and women are very different in this respect; for men, I try to prioritise the shower area with colours, and for women the dressing table / vanity units.” Where do you find your inspiration? “Colour is the starting point for my inspiration and from there, textures and materials.” How do you decide which projects are right for you? “First and foremost, I must feel empathy with the client. This is essential, if the connection is not there, the project is not right for me.” How important is green technology and sustainable design? “These are vital elements of any new project. All of our products we manufacture and use must be sustainable.” How do you keep up with new technology? “I regularly visit international trade fairs, where we find out about new developments in technology and design. These annual trips are vital for expanding ideas, keeping ideas fresh and incorporating the latest technologies into my designs.” Which aspect attracts you most in a design? Aesthetics or practicality? “This is simple to answer; I think they should go together and we always work to make sure they overlap.” What are the basic questions that you ask your clients before embarking upon project? “Given that a home is the most important asset to human beings, I start by asking questions such as, “What do you expect from a bath? Is it a

place of regeneration and relaxation or is it more functional?” Once we have the answers, we can start to draw conclusions about the client’s needs.” What do you need to consider before you start designing? “The first step is always to establish the clients needs and expectations and then of course we need to know the budget.” Do you have any exciting projects in the pipeline? “Yes, I have a large house with 40 bathrooms. Each has an individual personality in which I hear the same melody by combining textures and colours, and using the current forms which are so suggestive.” How do you combine style and functionality? “It cannot be taught. I achieve this by a blend of ingenuity that experience has brought me.” What is your personal design philosophy? “Happiness for me is to be able to make my clients happy. I always aim to exceed their expectations with my designs. It is essential to fill a home with happiness.” What is the strangest request you have received from a client? “The strangest request has been for a bathroom without a toilet. On the surface this doesn’t seem strange as most properties have separate / additional toilets, but when you think about it…. it is very unusual to create a beautiful bathroom without one.” How do you choose your collaborators? “I choose my collaborators with my heart. I believe that human qualities account for 50 per cent of your curriculum vitae.”

Meet Alejandro, the engineer responsible for gardens and pools at Atlas Group and 2019´s staff member of the year. Alejandro is the powerhouse behind atlaspool and atlasgarden; delivering tailormade design, landscaping and maintenance in gardens and swimming pools across the Costa del Sol. The engineer has worked with Atlas Group since 2014 and has systematically delivered a number of stunning projects in Marbella and beyond, working closely with the team of nearly 20 staff. Alejandro is responsible for landscaping projects, both for pools and gardens, producing projects from scratch, creating the designs and working to a budget for both private clients and businesses. It is a multi-disciplined role, work that includes 3D design, drawing plans in AutoCAD, budgeting, execution and control of projects and an overall review of the pool and garden maintenance. “What I like most about my work is the mix of engineering and design, ensuring a beautiful project works perfectly. The “before” and “after” is something extraordinary, seeing happy clients who enjoy their pool and garden. I enjoy the sourcing of special plants, finding particular mosaic tiles or stones for a project, working with suppliers from around the world and the feeling of facing a blank sheet of paper for the first time, when I have a new design to prepare. When I am travelling the world for holidays or work, I love to visit parks, botanical gardens and nurseries to see new plants and garden styles to give me inspiration.”

A day in the life of Alejandro: 8:30am I arrive to the office and start to make calls and send emails to the operations managers of pools and gardens to check everything is working well at the various projects we have across the Costa del Sol.

8:45am-12pm After I have checked in with various team members, I´m in the car driving to La Zagaleta, where we have a number of clients who employ us for the maintenance of their gardens and pools. At the first house, I start with an overall maintenance check, walking around the 2,500m² to ensure the irrigation works well, the plants are healthy etc.

12-12:30pm I meet with another client in La Zagaleta to check the water quality of his swimming pool and I take a phone call from a different client who asks me to source some new pots for their terrace.

1pm Back in the car, I drive to a property in El Madroñal to speak to a client about changing the tiles in a swimming pool, so I show him some mosaic tiles I chose for this project and we select a couple of choices. I measure the pool and later I will create an invoice to send to the client to review. This client wants to change from a chlorine pool to salt water, so we also talk about what would be required and how the pool can be maintained.

2-3pm The team like to eat together at the office but the one rule is…we do not talk about work! Lunch serves as a good meeting point for the whole team and we talk about our weekend plans, sport… We spend a lot of time as a team and together we feel like a big family.

3-4:40pm With a couple of quieter hours, I am back at my desk creating an AutoCAD plan for a modern style garden up in Benahavís. I send a few photos of our garden projects to our marketing agency to post on Instagram.

5pm And I drive up to one of our suppliers to source some plants for the Mirabella Hills development in Benahavís. My work can take me all over Spain and the world, some plants and materials are sourced as far as Egypt and it is important that we see the materials first-hand. This meeting was just a short drive from the Atlas Group office though!

6pm After a final read of my emails to check there is nothing urgent from clients or suppliers, I go to the gym. I exercise every day, either with strength training at the gym or I run on the beach or up in the mountains. It is a great way to stay in shape and being surrounded by nature is relaxing, plus it helps me to find inspiration for new projects. I try to go to bed early every day so that I can start the day full of energy and feeling 100 per cent.

The Costa del Sol, specifically the municipality of Marbella remains a smart and stable investment for people from all over the world. Tourism remains high, the area is safe, benefits from solid infrastructure and the weather is a huge plus. While there was unprecedented demand in 2018 for property, 2019 shows no sign of the market slowing, with luxury, turnkey properties fuelling the industry. According to Solvilla, Marbella based property advisors and developers, the luxury real estate arena will continue to flourish throughout the year. InHabit magazine spoke

to Aleksander Petrov, Property Advisor at Solvilla, to find out more. How is the property market in 2019 so far? Strong and stable but also more competitive. Sellers have more competition because there is an increased supply of properties and only the best are being bought. For those buying, this is positive as it means more choice and ultimately a better product. In terms of growth, the property market is growing with a similar pace to 2018, and transaction volume and size has increased by roughly 10 per cent. Where there may have speculation last year of things slowing, this was due to

the market absorbing a greater supply of properties.

Where are the most desirable places to live in 2019? There are certain prime locations where property continues to remain in high demand, including Nueva Andalucía, Sierra Blanca, the Golden Mile and La Quinta, which are all benefiting from improvements to infrastructure and therefore offer even better value. Properties in the famous Golf Valley are selling quickly, as the areas offers even

more; frontline golf on prestigious courses, close proximity to the best amenities that the coast has to offer, and within easy reach of the highway. Sierra Blanca offers discerning buyers complete privacy coupled with ultimate opulence and we are seeing a demand in properties in this area, with buyers seeking homes over the five million euros mark. Who is investing? The main investors are Scandinavians, especially the Swedish and the Norwegian. Followed by this demographic, the Belgian and British, and then the Russian, German and French. There is more interest in Marbella with the Chinese also. We are seeing a younger demographic buying property in Marbella, people typically in their 30s and 40s who are looking to buy a permanent home here to raise their family. This demographic is driving a real shift in the market and we expect to see more and more people move to Marbella on a permanent basis.

What are investors looking for in a property? Properties in particular demand are those situated frontline to a golf course and a short drive to Marbella town. People seeking a home as well as a solid investment are searching for a turnkey property, one that is completely furnished and decorated ready to move into. Clients are willing to pay a premium for this service. Is Brexit having any impact on the luxury homes sector? The results of Brexit will be temporary, and the British will continue to buy here in Marbella. In some cases, we have seen British clients sell their home in the UK to move to Spain permanently with the Brexit uncertainty fuelling them to move sooner than they would have.
