Christmas at Dates: 26th Nov – 2nd Jan (excl 24th/25th Dec) With the woodland as a natural backdrop, you will experience a lighting and audio experience that is truly magical. This is a walking experience where you will embark on a journey through a 15 acre magical woodland.

The Magical Woodland We have dazzling displays under cathedral canopies of fairy lights, showers of glow-in-the-dark stars, and dancing tunnels of borealis-style lasers. The sky fills with mysteriously floating umbrellas and clouds of flying lanterns, while shiny baubles bounce to a magician’s command and DJs conduct sparkling jets of water to the beat of ethereal tunes. The trail of the 15-acre copse can be looped as many times as you can muster the energy, fuelling up with hot drinks and snacks in the Heart of the Woodland. And never mind the weather: the whims of Mother Nature and the magic of the lights mean no two shows are the same. Building an extension L

AST month we gave a few examples of extensions that can be built without planning permission. This month we look at how to extend the front of your property and explain what to do if you do need planning permission.

Height limit planning rules The height of the extension must not exceed the height of the highest roof ridge line (or flat roof) of the existing house. The eaves (where the lowest part of the roof meets the exterior wall) must not be higher than the eaves of the existing house.

Boundary restriction planning rules If the extension will come within 2m of your boundary, its eaves can’t be higher than 3m. Plus, if you’re attaching an extension to an existing one which exceeds those limitations, Permitted Development doesn’t apply.

Can I extend the front of my house? If the front faces a road, then no, not under Permitted Development rules. You’d have to apply for planning permission. In cases where your house sits on a corner plot where the side wall faces the road, this cannot be extended under permitted development either.

What is the ’45-degree’ rule? This relates to the definition whether your house fronts onto a road or not, in cases where it’s not clear. If the angle between the elevation of the house and the road is more than 45 degrees, it will not normally be considered as fronting the highway. The same is true if there’s a substantial distance between the house and the road, or if there’s a tract of land owned by someone else between your boundary and the road.

Do all properties have Permitted Development Rights? No. Before you get over-excited and book a builder, the Permitted Development route is a non-starter if… l You

live in a flat or maisonette. Permitted Development only covers houses. l Your

property is listed, or is located in a National Park, the Broads, an Area of Natural Beauty or a World Heritage Site. l Your LPA has issued an Article 4 direction. This withdraws PD rights where the character of an area would be threatened. l Your property has been granted ‘change of use’ to a dwelling.

I need planning permission - so where do I start? Most applications take up to eight weeks, unless they are unusually large or complex, in which case the time limit is extended to 13 weeks. If permission is refused, you can appeal but this process can take several months, so you’re better off tweaking your plans to reach an agreement. If your project - or your property - is anything out of the ordinary, it’s worth hiring a planning consultant to navigate the permission minefield for you and expedite reaching an agreement to keep your project on track. Just make sure the consultant you engage is a chartered member of the Royal Town Planning Institute. If you carry on without planning permission, you could be served with an enforcement notice that orders you to undo all the work you have done. It’s illegal to ignore this, but you can appeal against it. l

Consider building a porch if you need extra space and a front extension isn’t permitted.

Garden bar ideas Part Two

T’S time to finally open an outdoor bar in your own garden. Here are some more ideas to inspire you.

Make a lean-to garden bar If we were awarding the prize for most genius name, surely ‘The Staying Inn’ would come out on top. This garden bar is the brainchild of the Carty family from Durham – who built it so they could be together. Mrs Carty’s husband was furloughed from work and decided to build the bar (main pic) so that the family could be together in the garden for a socially distanced drink and a catch up. He has no official joinery experience and works as an electrician. Thanks to his hard work, ‘The Staying Inn’ is definitely the new going out spot for the Carty clan.

Create a luxury-look with a cocktail bar

‘If you can’t go to the beach, bring the beach home,’ says

the owner of the holiday-themed tiki bar pictured (above, left). It’s made from sheets of bamboo, with a straw roof, and LEDs that light up sheltered seating. This is channeling the vibes of Mahiki, one of London’s hottest night spots. From the bamboo cladding to the under lights on the bench seating, this is a throughly well executed DIY Tiki bar. Celebrity spotting won’t be as good here of course, but we bet the tropical-themed cocktails are just as impressive – and nowhere near as expensive!

We would recommend a garden bar to make greater use of outside space (pic top right) - a bar takes up a lot less space than a dining area. Select key fittings, such as an outdoor wine fridge or sink, and build the bar around these, choosing materials that can withstand year-round exposure.
