Welcome to our 4th birthday edition! Hello and welcome to our 48th edition of inside Flintshire 1. Wow where have those four years gone. A massive thank you to all our readers who regularly use our businesses within and in turn helping to keep this free magazine dropping through your letterbox. We would like to take this opportunity to thank the businesses who advertise with us. I as write my editors column it’s a glorious 25 degrees outside and the weather has been like this for the last four days which doesn’t happen very often in this country but I’m not moaning and long may it continue. Fingers crossed it continues throughout the summer.

Keep your home healthy by cutting down on allergens There’s plenty to consider when smartening up your home, such as budget, style and the different tastes of family members. However, one of the other important factors to consider is whether or not your home is healthy. Breathe easy at home For people who suffer from allergies, ranging from hayfever and asthma to eczema, it’s vital that thought is put into the products they buy and use in their home. In fact. even if you don’t have a family member with allergies, reducing allergens should be considered as guests to your home may be affected. Find out what you can do in your home Use paint that is VOC- and formaldehyde-free when decorating, and opt for cleaning products that been approved by Allergy UK. Get an air purifier to help filter out airborne allergens, such as house dust mites, cats and dogs, pollen and mould, as well as smoke and bacteria, which are common irritants. Visit the Allergy UK website for a list of products, ranging from air purifiers to steam cleaners, that are endorsed by the charity. In the bedroom Dust-mites thrive in nice, warm houses with carpets and soft furnishings. They particularly like mattresses, which provide a ready supply of human skin scales and become moist and encrusted with mould, just what a dust-mite likes to eat. Look out for hypoallergenic pillows if you want a great night’s sleep. There are between two to three million mites in the average mattress and their allergen-laden droppings are a trigger for conditions such as asthma, rhinitis and eczema. A child who sleeps in a lower bunk bed is effectively the filling in a dust-mite sandwich. To minimise the mites wash bedding regularly and use a protective cover on mattresses.

On the floor Remove carpeting and use hardwood or linoleum flooring or washable rugs. If that isn’t an option, use low-pile instead of high-pile carpeting and hoover regulary (once a week) with a cleaner that has a small-particle or high-efficiency particulate air (HEPA) filter. Don’t forget to shampoo the carpet frequently, especially if you have pets. In the kitchen Build wall cupboards to the ceiling to avoid dust being collected in hard to reach places. Wipe down kitchen cabinets every 2/3 months and choose easy to wipe fronts for your cupboards. Wash out refrigerators regularly to make sure that mould does not gather in the corners. Make sure that the grouting of tiles is flush with the work surface to eliminate any chances of mould or food forming. Wipe food surfaces down after preparing food with a cloth dampened with disinfectant.

Ford Mondeo Titanium 2.0 TiVCT Hybrid (2017)

It’s such a part of the furniture that the Ford Mondeo feels like it’s been around forever, but this is a slightly different take on the standard car. This is Ford’s first hybrid to reach Europe, and although in the US they take a large share of the market it’s a tougher sell in diesel-friendly Euro states - hence the Mondeo Hybrid is only available in saloon guise. The Hybrid’s battery pack is actually assembled in Ford’s Rawsonville plant in Michigan. So will I be able to spot that this Ford Mondeo is a hybrid then? Unlikely. The Mondeo’s shape was already familiar by the time it arrived in the UK and the differences between it and the standard car are limited to some suitably eco badges – in other words leafy – and skinny wheels as standard, although you can of course bump these up via the options list. What’s the set-up of the hybrid system? You get an Atkinson-cycle 2.0-litre petrol unit pared to a 1.4kW battery pack mounted in the boot, feeding one electric motor to deliver drive to the front wheels while a second motor operates in regeneration mode to send energy back into the cells. In total there’s 184bhp when both motors combine, but there’s a worryingly scant 128lb ft of torque to go with it. As is typical of the breed, the Mondeo Hybrid uses a CVT transmission to send that power to the front wheels.

Ah. So can I expect lots of noise and not much go then? I’m afraid so. In a steady-state cruise, which is commonplace in the US of course, the Mondeo Hybrid settles down and gets on with getting along. But on a typical UK journey which can take in a broad mix of roads and speeds it feels out of its depth. All too frequently you end up squeezing the accelerator virtually to the floor in order to get sufficient acceleration, which negates any attempt at saving fuel. Then there’s the unseemly cacophony that goes with it; at a cruise the Mondeo is sufficiently refined, but the groaning in between is a soul-draining experience. It’s not a great deal better when you try to stop either. The brakes are irritatingly hard to modulate as the system switches between pure regenerative braking and the discs doing their bit, leaving you jerking to a halt or dancing on the pedal in order to smooth out your stops. Are there any good Mondeo bits left? The chassis hasn’t been spoiled by the weight increase and retains the strong mix of a composed ride and assured handling that mark out all Mondeos, even if the steering feels a little odd - thanks to a self-centring action bordering on the political. If you can ignore the powertrain’s resolutely fuel-saving approach there’s a little fun to be had on a B-road, just don’t expect to make up any time... What about inside the Ford Mondeo Hybrid's cabin? It’s perfectly acceptable in here but likely to cause the occasional grumble rather than peace and tranquillity. The space on offer is good front and rear – only boot space is reduced with the addition of a sizeable battery pack – and like most Fords finding a good driving position should be possible for everyone. Less

impressive are some of the fixtures and fittings which feel a little behind the times, although Titanium spec means a stack of kit. Verdict The Ford Mondeo Hybrid is an interesting prospect on paper, but it sadly has too many shortcomings in Europe to let us recommend it. The Hybrid gets its own ‘Smartgauge’ interface to help you drive better and improve your economy, but the best way to do that would be buy the Ford Mondeo 1.5 TDCi for five grand less. Button Flower Arrangement For the button collector, there are never enough ways to show off the button collection. This is a particularly cute and interesting way to share your favorite buttons with everyone else as a decoration, or even as a gift.

Materials: Favorite buttons in varying sizes, colors of choice Thin wire and pliers; choose wire color to suit Terracotta plant container, small or any other cute small container such as a vase, silver or ceramic sugar bowl, etc. Florist's foam and dried moss or similar to cover over it Scissors or wire cutters (only use scissors you don't mind blunting, as the wire will do this) 4. Measure enough of the wire length that you wrapped the wire around to create a stem. Cut at the end to form the stem. The button flower will be sitting pretty at one end, the other end ready to be inserted into the arrangement. 5. Repeat for more flowers on stems. Vary the stem lengths to make the end result reflect a real bunch of flowers in a container. 1. Assemble the supplies needed. These are listed below. In particular, you will need to match three buttons in descending size to make each button flower. Choose buttons according to their interest and colors. You may wish to color theme them, or make a more eclectic arrangement. 2. Make the flowers first. Assemble three buttons on top of each other. They should be in descending order, with the largest at the base and the smallest on top. 3. Loop the wire up through one side set of aligned holes, then bring it down the other side (only two sets of holes is needed). Arrange the button flowers in the container. Simply insert the wire stem end into the florist's foam in different places. Rearrange until you're happy with the final look. Tips 1. You're not limited to three buttons. this is simply offered as once choice. You're free to using only one button if it's really curious to look at, and you can pile on extra buttons provided the wire can hold them all up. 2. As well as sticking to a color theme, mixing complementary colors or patterns together can be very effective too. Indulge lots of creative thought in this part of the assembly, as the end result depends on good visual planning.

Holiday Review JULY Beautiful Welsh Beaches by Jane Dunford

In a land steeped in mystery, magic and mythology, far beyond the prying eyes of modern times, at the edge of the Pembrokeshire, lies the small harbour village of Solvach, or Solva in English, the setting for the remake of the 2015 film version of Under Milk Wood.

Some say it was an old pirates’ harbour, as from the sea you could easily miss it. Some say it still is. The modern day characters of Solva are no less intriguing than their predecessors – and there’s still a true sense of community here. Solva was built along a river valley bottom, a collection of old fishermen’s cottages. The countryside is farmers’ territory – think big hedges and slow roads. Visitors will find kids on the quay crabbing and jumping off the slip into the sea, just as they’ve done for generations. Totem-like cliffs frame the harbour, and the view out to the bay. My top tip is to walk the coast path south towards Newgale, passing hidden bays, beaches and coves. And perhaps drop a few mackerel feathers and cook up some fish on the beach under the super-clear Pembrokeshire skies. One wistful walk is from Solva Woollen Mill (the oldest of its kind in the county – I still use their woollen blankets that were made in the 1970s!) to the harbour a mile away. The river meanders peacefully past sheep and the odd alpaca, a hidden gudel (a passageway to the river where folk would have done their washing), a number of pubs, such as The Ship and Harbour Inn; art galleries such as Raul Speaks; and a cafe, Thirty Five. From the harbour take a 10-minute walk over the headland of the Gribin to Gwaden cove.

The village of Solva

Llangrannog, Ceredigion The journey from the main road to the west Wales village of Llangrannog will be familiar to any regular visitor of Welsh coastal settlements. It is much longer than anticipated and follows a narrow, occasionally tortuously winding road down towards the sea. The passing places are few and cut from the hedgerow long before the prevalence of SUVs. After a few miles the village becomes visible and a lightly developed field of grass and gravel advertises itself as a free car park. A short walk downhill past the chapel, church and rows of former fishermen’s cottages brings you to the centre of Llangrannog. These modest houses built into the hillside are a reminder of the village’s former life as a port, and contribute to the enduring atmosphere of thrift and resilience. The seafront is little more than a dozen buildings, including the Pentre Arms pub, popular in the winter for watching rugby. Then there’s the Beach Hut, an excellent fish and chip shop and cafe, and the Patio,

which serves homemade ice-cream. Pubs, fish and chips and ice-cream – the British seaside thrives within this drowsy bay. The sea is often lively enough to attract surfers. During high season the very top of the beach is a coveted position, as the tide comes in with such rapidity that to settle nearer the shore is to risk having to move one’s belongings at high speed. At low tide the beach expands significantly to reveal caves and dramatic rock formations that frame the view and add to the sense of quiet, modest timelessness. The coastal path runs along the hills either side of the village. A short but invigorating trek heading north along the path from Llangrannog brings you to a sandy spot known locally as the Secret Beach. It is only accessible during low tide and you are unlikely to be given directions. Tourism is now more valuable to the Welsh economy than agriculture and the authorities have spent a lot on promoting the country’s coastline. When I was last at Llangrannog, a smartish couple were practising yoga on the beach; it was a sight that no longer seemed incongruous. The village’s greatest charm remains its unaffectedness. Due to media interest and the publicity about its plight, together with the decision made by the club to evolve into a community football club to welcome youngsters and their families, there has been a surge of interest from the local people, businesses of Buckley and in the surrounding areas. The Buckley Town Junior Football Club under the stewardship of Kevin Holden has been very keen to establish closer links with Buckley Town Football Club (BTFC). BTFC has managed to secure some investment from local businesses, including sponsorship from Redrow and Aldi, and has held discussions with Buckley councillors and the Buckley Local Council finance group. The club has also been approached by the well-known dynamic Chester based company, Complete Sports Solutions, who organises international football opportunities for football players and teams from around the world reaching out as far as Australia. Jamie Digwood and his business partner Magnus Alford had previously used Buckley for these matches and decided that this Welsh ground was a perfect base for their North West operations. Jamie and Magnus, are now appointed as Executive Directors of Buckley Town Football Club. The club is again working on pitch improvement and will also be hosting 4 pre-season matches to be played at The Globe. The eventual aim is for BTFC to have a 3G pitch which will ensure excellent playing opportunities for the youngsters in Buckley.

JULY ........................................ Perfect Sangria for summer parties. It’s light and refreshing and you can make it ahead of time (which is always a bonus when you’re getting ready for a party!)

I often like to marinate the ingredients in a pitcher and then serve it in a drink dispenser or punch bowl. That way I don’t have to put all of it out at the same time (which helps to keep the Sangria from getting too warm).

......................... 1. 3 limes 2. 1 16-ounce package of strawberries 3. 1 6-ounce package of raspberries

Wash all of the fruit, including the limes. Since they go into drink with their skins on, you want to make sure to remove any chemicals.

4. 1 6-ounce package of blueberries 5. 2 750 ml bottles of White Merlot (or other rose wine) 6. 1 750 ml bottle (or 3 cups) of club soda

Slice the strawberries and limes and put them in the pitcher.

7. 1 750 ml bottle (or 3 cups) of lemon lime soda

Add the rest of the berries.

Pour the wine over the top of the berries.

Cover and refrigerate for at least 4 hours, or up to 24 hours.

When you are ready to serve, add the club soda and lemon lime soda and some ice.

Community Feature By The Loose Ladies From Radio Deeside.......

On the 9th of June 2017, Loose Ladies Donna and Lynne held a cake sale in aid of the BHF (British Heart Foundation) Wear It Beat It campaign at the Deeside Leisure Centre. They held the sale in memory of Donna’s brother Wayne David Eccles who sadly lost his life to heart failure on the 8th January 2015. There was a great response from the local community with a total of £105 being raised. Extra support on the day was provided by friends and Radio Deeside’s manager Barry Dale also presenter June McAnoy. For many years Wayne suffered from mental health problems and at the age of 20 was diagnosed with Schizophrenia.Sufferers of this long term condition will often experience breakdowns in relationships, thought and emotions. Symptoms also include a withdrawal from reality and disillusion, hearing voices that can confuse or scare them. Over the years following his diagnosis Wayne tried different medications to stabilise his condition.In 2014 he suffered an attack of Pneumonia that caused his lungs to collapse and he was put into an induced coma. After a worrying 5 weeks, Wayne started to recover but from there on had more health problems. Wayne was told he had heart failure and this came as a huge shock to him and his loved one’s. Donna was left devastated when Wayne sadly died. Growing up the pair were very close but due to Wayne’s mental health problems, the bond was a little different to what Donna had 38

imagined or hoped for. After 2 years of grieving, Donna decided to put her energy into raising money and awareness for the BHF to keep Wayne’s memory alive. Heart failure is a very serious condition in which the Heart isn’t pumping blood around the body like it should do. The most common cause is that the heart muscle has been damaged. Donna believes after her experience with beloved brother Wayne that years of prescribed medication, stress and cigarettes had caused the damaged that sadly took its toll on Wayne’s heart. The British Heart Foundation was formed in 1961 and are always in need of volunteers to help raise funds and awareness. Their vision is a World in which people do not die prematurely or suffer from Heart disease. Moving forward Donna’s mission is to raise as much money and awareness as she can for the BHF. The Loose Ladies are busy coming up with new ideas with great support from Team Radio Deeside and the surrounding community. July Summer is progressing This is often one of the hottest months of the year and a great time to sit out and enjoy your garden. Keep plants looking good by regularly dead-heading, and you'll enjoy a longer display of blooms. Make sure you keep new plants well watered, using grey water where possible, and hoe off weeds, which thrive in the sunshine. Flowers Autumn-flowering bulbs, such as autumn crocuses, Colchicum, Sternbergia, Amaryllis and Nerine, can be planted now.

Cutting back, pruning and dividing Cutting back plants in baskets followed by feeding can encourage new growth and help revive tired displays. Cut back delphiniums and geraniums after the first flush of flowers to encourage a second flowering period. Feed after cutting them back. Deadhead flower borders regularly to prolong flowering. Disbud and dead-head dahlias if growing for large blooms. Leave roses that produce attractive hips. Divide clumps of bearded iris. Plants with a carpet-like growth habit, e.g. some alpines, can become patchy, with central areas dying off. These patches can be in-filled with gritty compost, to encourage re-growth.

Propagation Take cuttings of patio and container plants ready for next year. Pinks and carnations that have become leggy, can be propagated by layering or by cuttings. Propagation can improve the appearance of untidy clumps.

Feed your lawn For many of us the lawn is the centrepiece to the garden that sets off everything else. As long as there is no drought, it's worth feeding the lawn regularly. Don't panic if your grass does turn brown as it will soon green up again when the rain returns.

Keep your pond in top condition Ponds and other water features also need some care in July and August to keep them healthy and looking good. Remove blanket weed with a net or rake to let oxygen into your pond. Top up water levels. Water can evaporate rapidly from water features and ponds in the height of summer, so top them up if the water level drops significantly. Rainwater from a water butt is best â&#x20AC;&#x201C; chemicals in tap water can affect the nutrient balance in the pond. Remember to clean any filters and pumps.

Pest and disease watch Inspect lilies for the scarlet lily beetle whose larvae can strip plants in days. Vine weevils can also be a problem at this time of year. Small holes and tears in new foliage of ornamentals such as Caryopteris, Fuchsia and Dahlia are most likely caused by capsid bug damage. Watch out for aphids (greeenfly and blackfly) on stems and leaves of young shoots. Sudden collapse of apparently healthy clematis, especially the large-flowered cultivars, could indicate clematis wilt. In dry weather powdery mildew can play havoc with plants such as clematis, roses and Lonicera. Look out for and treat black spot on roses and scab on Pyracantha.

General maintenance Prop up tall perennials such as lupins, delphiniums and gladioli if staking was neglected earlier in the season. Liquid feed containerised plants and keep well watered in dry spells. Some late-flowering border perennials may benefit from a quick-acting feed before they come into bloom, especially if the soil is not very fertile.

Kittens Bringing A Kitten Home When you welcome your inquisitive new kitten into your home, she’ll probably take a little time to get used to her new surroundings. Decide which room your kitten will live in for the first few days. Make sure the room has a door or some other way of shielding your kitten from the hustle and bustle of daily life, including children and other pets. High places and hiding spots In the wild, your kitten’s big cat cousins like to patrol their territory from a high vantage point. This keeps them out of the way of predators, and helps them spot potential prey without being seen. If possible, choose a room where your new feline friend can hide easily, and where she can get up high. By encouraging your kitten to recreate this kind of natural behaviour, you’ll help her settle in more easily. Litter tray Cats naturally choose a quiet, secluded place to go to the toilet. So it’s a good idea to place your kitten’s litter tray in a corner opposite the door. Don't forget to have tray liners and a scoop ready, and remember to clean out the tray regularly. Cats like to keep themselves clean, and if the tray is dirty your kitten will probably choose to go somewhere else! Food and water bowls In the wild, big cats never eat in the same place as they go to the toilet. So it makes sense to position your kitten’s food and water bowl as far away from the litter tray as possible. Your cute little kitten will also thank you for using shallow bowls, because the low sides won’t bang her sensitive whiskers.

Cat basket Cat baskets should be comfortable, warm and easy to clean. If you do provide one for you kitten, however, don't be surprised if she makes her own choice about where to sleep. That independent nature is just one of the many things you'll grow to love about your new feline friend! Cat carrier You'll need a cat carrier not only for your kitten’s first journey home, but also for later trips, such as to the vet or cattery. There's a wide range of different types available, so pick the one that you and your kitten are happiest with. Scratching posts Scratching is a natural behaviour. It keeps a cat’s claws in good hunting condition, and also creates both scent and visual signals designed to mark territory. Give your kitten a scratching post, and watch her exercise her instincts just as nature intended! Other useful things • Grooming equipment suitable for your breed • Cat flap • Fast-release collar, lead, name tag and bell • Toys Settling in When you first bring your kitten home, keep the house as quiet as possible, and don't be surprised if she starts out a bit timid. Show your kitten where her room is, and let her explore by herself. Leave a door slightly ajar so your kitten can come and go as she pleases. Your new arrival will soon let you know when she’s ready to explore a little further. Finally, remember not to let your kitten outside until she’s been vaccinated. PROPERTY NEWS • PROPERTY NEWS • PROPERTY NEWS Rental sector set to swell as more than two-thirds expect to still be renting in 3 years The Private Rental Sector (PRS) in the UK property market has been growing for some time and around five million households across the UK now choose to live as tenants rather than buying their own properties. However, the PRS has yet to reach its peak, and a new report suggests it will only continue to grow further for some time to come. This prediction comes largely from the fact that the majority of people who are renting now do not see themselves moving into house purchasing any time soon. Of those who were surveyed, some 68 per cent believe they will still be renting in the next three years. The demographics that make up the private rented sector are not expected to change all that much in the coming years either. According to the study, at the moment, 25 to 34-year old young professionals make up the majority of the market, and this is expected to still be the case in 2020.

Most landlords are aware that they must carry out an annual gas safety test, but what about the electrics?

A rental void occurs when a property sits empty between tenancies and is just one of a number of areas where landlords stand to lose money.

Incredibly, there is currently no legal obligation for landlords to test the electrical wiring installation or the appliances they supply with their rental property. Electrical Regulations offer guidance on what should be done, but since this is not legislation, landlords sometimes choose not to comply. Landlords do however have a legal duty of care towards their tenant and if they should receive a shock from poorly installed or maintained wiring, or a faulty appliance, it is likely a personal injury claim could arise. If the landlord is unable to provide a valid test certificate, their insurer is unlikely to assist with defending a claim or cover the cost of damages. Testing the electrical wiring every five years costs around £125 and the appliances every 12 months is about £55, so it is definitely not worth the risk. Find out more at www.reades.co.uk/managing
