KarenbeganherjourneyintheRealEstatebusinesswhen onlyafewwomenwerecountedintheranksofcommercial realestate.Shewasanexecutiveworkingwiththe DepartmentofHousingandUrbanDevelopment.Oneday,a flyerlandedonherdesk,whichpresentedanopportunityof gettingarealestatebroker'slicensewithouthavingthe mandatorysalesmanlicensebyclearingaparticularexam. Karensawthisasasurprisingopportunityandimmediately senthercollegeandgraduateschooltranscriptstotheTexas RealEstateCommission.
Karenwasamusedafterlearningthatsheneededthree semesterhoursornineclassroomhourstopasstheminimum requirement.Sheimmediatelycompletedtherequiredhours andtooktheexamafterthat.Sheshares, "To my delighted surprise, I passed the exam. As a broker in Texas, I could hold my license, have no conflicts of interest, and determine my future cause of action."
"Six months later, I accepted a position to head the Industrial and Land Division for the Henry S Miller Co, then the largest real estate company in Texas. They wanted the first woman to head a commercial division within their company in 1983, and I wanted a new and exciting challenge. They agreed to give me six months to learn the industrial real estate business before I hit the ground running, so I began attending industrial classes with other eager real estate professionals. The first class I attended had 36 men and me," clarifiesKaren.
Theoddsgotbetterwithtime,andKarenlearnedthather clientswerenotgender-biased.Theonlythingtheyvalued wastheknowledgeandpreparationshepossessed.
Aftergainingsixyears'experience,shehadtoleaveHenry S.MillerandGrubbandEllisastherewasadownturninthe realestatemarketwhichcloseddownoffices,cuttingstaff. Hernextfewyearswerespentasaheadofaboutiquereal estatecompanywithawoman,and minoritystatusasthe largestrealestateholderwasthefederalgovernment.
Karenbenefitedfrombeingaminorityownedcompanyas shedealtdirectlywiththegovernment.Shegainedvaluable lessonswhichhelpedherwithfutureendeavors.Hernext assignmentwaswithWoodmontCo,abrokerageand developmentcompany,wheresheworkedastheheadofthe IndustrialandLanddivision.

Karenmentions, "But in 2003, I opened a Tarrant County office for the Bradford Co, whose business was Industrial, Land and Office leasing and sales. After being with them for 12 years, my entrepreneurial spirit and desire for ownership participation overtook me. After a very short stint with a company called TIG, I found my niche and my home with Emersons Commercial Real Estate and opened the Tarrant County division in 2016." Asthemulti-jobrole challengedKarentodoherbestandtaughthertoneverbe afraidofconfessinglackofknowledgeandlearningthe lackingpiecesgracefully.

Emersonwasfoundedin2004bytwomotivated individuals,MattPrice,aformerCPA,andRichardWebb,a banker.Karensaysthattheyaretalentedindividualswith variedcomplementaryskillsets.Emersonsmanaged approximately7millionsq.ftinDFWwhenshemetMatt andRichard.
After2019andtheformationof1045withtheirfriend PriorityProperties,theareathecompanymanagesranges over80millionsq.ft.acrossthecountry.Sheexpresses, "We manage all of Kroger real estate and have incorporated many of the client's duties and most of the Kroger Real Estate employees as part of 1045. We are busy, but our goal is great service."

So often, we can work on deals ththat, at the 11 hour, fall apart. It is a tough deal to see our efforts fail to collect a paycheck."
Karenaspirestoteachagaininacommunitycollegeinthe longrun,takingherbacktowhereshebegan.Shealso advisesnottoonlychasedealsbutworkforthebetterment ofoneselfandthecompany.Shebelievesthatrealestatehas abrightfutureandwishestoguideEmersonstogrowand prosper.Karenconcludeswithavaluablesuggestion, "I would advise young realtors to continue to educate themselves in their craft and remember that every deal is not their only deal. Work well with each other, and the future will be brighter.”

Many new agents coming out of those 72 hours of online training don't know what they have to do from there. They know the rules and the ethical things and what they can and can't say for the most part, but they don't know how to go out and generate leads. Maybe they have friends and family in the area they can work with, but they don't have much and don't get much from most places they join."
"I think that's where many agents struggle is; it's like lead generation, number one. How do I do that? What do I do? And then, for those who don't get a lot of lead generation, they're not getting many opportunities to get out and sell houses and meet with people and write offers and do all the things you need to do to become a seasoned agent."
