Formerly built as an office block in the 1970s, Warwick House’s redevelopment will commence in March 2022, with completion expected in September 2022.

Once complete Warwick House will consist of 36 one-bedroom apartments, fitted to a high-quality specification and arranged over four floors. Off-street parking for all apartments will also be delivered as part of the scheme.

Warwick House is located in the heart of Solihull, sitting opposite House of Fraser and adjacent to Mell Square Shopping Centre and Solihull Hospital.

It is anticipated that the finished apartments will be utilised as rental accommodation and sold to a long-term investor. Knight Frank is acting for BPG to market the building.

Peter Smith, Associate at Knight Frank, said:

“Solihull is consistently rated one of the best places to live in England. Its thriving retail and leisure scene, fast connectivity into London and proximity to the countryside makes it extremely popular with a range of tenants, including young professionals, couples, families and downsizers. We’re confident Warwick House will attract a lot of interest from potential investors.”

Founded over 30 years ago, BPG is focused on developing innovative and high-quality residential and mixed-use schemes. The company has a strong track-record for delivering office to residential conversions, including Galbraith House in Birmingham city centre and Newland House in Edgbaston. High profile residential schemes delivered by BPG in recent years include Park Gate at Lyndon Place, Sheldon.

John Southall, Director at BPG, said:

“As a family-owned business based in Solihull, it is pleasing to bring forward this scheme on our doorstep, which will provide much needed rental accommodation in the town centre. The site is ideally located for key workers at Solihull Hospital. We are always seeking new opportunities to repurpose underutilised buildings and redevelop brownfield sites in the West Midlands and welcome approaches from local landlords seeking to exit sites or partner with us.”
