INTERIOR INSPIRATION: PANTONE COLOUR OF THE YEAR
7
So, if this year’s rich new shade of blue is the colour you need on your radar, how can you incorporate it into your home interior? Firstly, bold colours need to be used in a smart way to be stylish and effective in an interior space, so start by injecting some colour using your accessories and soft furnishings: -
Add a pop of this new colour to your living room through a piece of art or a vibrant throw for your lounge suite.
-
Make a statement to your bedroom décor with a PANTONE 17-3938 Very Peri coloured lampshade or statement rug.
-
Add a brightly coloured PANTONE 17-3938 Very Peri coffee mug, notebook or key chain to your home office to keep you motivated and bring your workspace to life.
If you’re looking to make a bigger and bolder statement, then why not listen to the experts and embrace a new colour scheme throughout your home. Pantone has created four unique colour palettes to help you bring this year’s feature shade into your life. Each palette conveys a different mood and features three suggested colour combinations integrating PANTONE 17-3938 Very Peri, illustrating the versatility of this year’s chosen colour.

Here’s where you can find some of the best bakeries in town to satisfy any craving.
THREE MILLS BAKERY Three Mills Bakery has grown from a small modest basement to selling their delicious wares in nearly 40 locations across the ACT, forging themselves as one of the best and most well-known bakeries in the capital. This local bread maker uses quality local ingredients, house-milled flour and traditional long fermentation techniques to create perfect loaves of hand-formed sourdough and decadent laminated pastries. On their menu, you can expect to find an impressive selection of sourdough like cracked rye and ancient grain, as well as potato and basil cream tarts, crunchy sourdough bread chips, decadent pork chilli and confit garlic sausage rolls, and family-sized butter puff pastry pies with exquisite flavours such as slow-cooked beef bourguignon, and chicken, leek and riesling. If one treat isn’t enough, you can order a customisable family box filled with a range of sweet and savoury creations, or opt for a classic brunch box filled with their house-made baker’s granola, sourdough, orange and raisin loaf, croissants and sausage rolls. PEARS Pears are one of the most prominent fruits on the autumn produce calendar and one of the most versatile, too. If you’re looking for a way to make a salad sing, then try pear, parmesan and rocket for something light and tangy, or baked pear salad with bacon and walnuts, or even pear and haloumi. If you’re wondering how you can use pear alongside protein, the most harmonious pairing is with pork – it really is a match made in heaven. Pears are also a great accompaniment in an autumn dessert. On the sweet side of things, try poached pears in a chocolate custard tart, a pear and berry crumble, caramelised pears, or a pear and macadamia tart. -

FIGS Alongside pears, figs are synonymous with autumn cooking and go with just about anything.
Photography by Nathalie Jolie
A sweet fig paired with something savoury is a stunning flavour combination – on top of a pizza with gorgonzola cheese or grilled and put in a salad with blue cheese, walnuts and prosciutto, creating a beautifully creamy, sweet and salty fusion. Figs also shine in main dishes – think baked chicken with caramelised figs or a fig and hazelnut stuffing with roast pork. Come dessert time, anything fig and almond is an absolute hit. Some of the tastiest and most popular dishes are honey-fried fig and almond tart, burnt fig jam and almond cake, or dried fig and blanched almond biscotti. -

“So no matter your palate, you’re likely to find something that appeals.”
PUMPKIN Pumpkin is arguably the unsung hero vegetable in autumn cooking that certainly doesn’t have to end up in a soup. This seasonal classic can shine in so many ways, whether it’s a creamy pumpkin sage pasta dish or as a base for risotto, or roasted with other vegetables such as beetroots, carrots and fennel then put in a salad with beef and quinoa, or goats cheese, pine nuts and a zesty citrus dressing. For the seafood lovers, pairing pumpkin and roasted leeks with ling fillets (or other thick, firm white fish) is absolutely divine, and will be sure to brighten up any autumn night. Although mostly used in savoury dishes, pumpkin’s sweetness is also a great partner in a decadent dessert, including favourites such as burnt pumpkin cheesecake, pumpkin spiced doughnuts, pumpkin scones and the classic pumpkin pie. -

LOCATION, LOCATION Location is one of the most important factors
when
choosing
an
investment
property, so be sure to do your research before committing to a purchase. Firstly, before attending any inspections, find out the following: how close is the property to schools, shopping centres and the hospital? Are there any parks or nature reserves close by? What are the public transport options, as well as access to sporting facilities and other local amenities? Your future tenants will be looking to balance a desirable lifestyle with the practical side of things, so you should be thinking like this as well. Secondly, if you’re unsure of what an area is like, jump in your car and drive around during the week and on weekends. Stop at the local shops and drive past the parks and schools. This will help you get a feel for the area, whether it’s a busy or quiet location, and also give you a sense of the type of people that live locally.
RENOVATION POTENTIAL One of the most appealing features of an
Photography by Maximillian Conacher
investment property is its renovation or extension potential. When on the hunt for the ideal investment property, don’t just look at the home’s floor plan and configuration, but consider the land size or somewhere that you could build up and add another level. Thinking about your property’s longterm potential will put you in good stead when it comes time for you to renovate or sell in the future, so be sure to look at the property from the eyes of an owner occupier or developer, not just as a rental property.

GARDENS AND LANDSCAPING One of the best ways to keep your investment property stress and hassle free is with a low-maintenance garden. While beautifully landscaped lawns and garden beds are no doubt appealing, you do need to consider how much work a potential tenant is willing to do to keep the outdoor spaces looking just as good as when they moved in. While some tenants will love spending their spare time in the garden, others will be looking for outdoors spaces that are low maintenance. Whatever you decide, just be aware that potential tenants may think your property has too much upkeep, which could then deter them from applying.

EXTRA COSTS One of the most desirable features of a potential investment property is doing little to no work to get it market-ready, however, this is unlikely so be prepared for some additional costs. When you view properties, take note of any essential repairs or aesthetic touches that will need doing before you put it on the market – like a fresh coat of paint or new carpets – as you will need to factor them into your overall budget. Take the time to estimate and research all of the additional expenses, trying to be as detailed as possible and obtaining multiple quotes for each job. Additional, unexpected costs can quickly blow out your budget, so do a thorough inspection and ask the right questions to identify
