WINE TASTING Sometimes we need a good reason to get dressed up to break the monotony of winter, so what better way to have fun and warm up from the inside than to go wine tasting. Rug up in your coat and scarf and head to your local winery to enjoy a taste of their finest drop alongside a delicious cheese board. If wine isn’t your thing, then visit your local brewery or favourite bar for a spirit or cocktail of choice. While you might have to get outside in the cold to get there, let’s face it, you won’t stay cold for long after a soulwarming drink or two.

GET YOUR SKATES ON It may be tempting to avoid the hassle of leaving the house, but a trip to your local ice skating rink is definitely worth the effort. Ice skating is the ultimate winter activity, and once you’re carving out some shapes on the ice, you’ll warm up in no time. No matter your age or level of experience, ice skating is a sure-fire way to make you smile and laugh as you show off your skills to your friends and loved ones – and try not to fall down in the process! Photography by Maddi Bazzocco

HOMEMADE HOT CHOCOLATE Winter is a great excuse to stay in your pyjamas all day, and there’s nothing quite like a delicious homemade hot chocolate to top off a lazy day indoors. Whether or not you’re a whiz in the kitchen, you’d be surprised at how easy hot chocolate is to make from scratch. Firstly, you’ll need milk, cocoa powder and sugar. Add the ingredients into a saucepan and whisk until everything is combined and warm, then add some chocolate chips or chopped chocolate and whisk until the chocolate has melted. To make it extra rich and indulgent, you could add a splash of vanilla extract, a sprinkle of cinnamon, a dollop of maple syrup or a dash of your favourite liqueur. For extra decadence, garnish your hot chocolate with whipped cream, chopped chocolate and don’t forget the marshmallows!

GAMES NIGHT Spending a lot of time at home in the colder months can be challenging as you try to keep

everyone

entertained,

especially

children. Beat cabin fever and pull out old board games, card games and puzzles and get the whole family involved, or turn on your favourite game show and play along with the contestants. If you’re a gamer, then grab the console and get everyone playing along, or if you like something slower paced, then set up the chess board and make a night of it. The internet also offers an endless array of games and entertainment, so you’ll never be without something fun to play.

BE AN ARMCHAIR TRAVELLER It may be cold and grey and not the ideal conditions to get outside and travel, but that doesn’t mean you can’t dream about or plan your next holiday. Use quiet winter nights to make a bucket list of must-see destinations and start planning your next local adventure or overseas trip. Jump online and research where to go, make a list of sights and attractions, and plan your ultimate itinerary. Seek inspiration on Instagram, online blogs or open up Google Earth and get a birds-eye view of the world.

LEARN SOMETHING NEW Is there something you have always wanted to learn but never had the time? Whether it’s discovering the art of knitting, playing a musical instrument or speaking a different language, now’s your chance to learn a new skill. There are thousands of free tutorials available online plus lots of great apps to download. Head to YouTube, Lynda and Duolingo and see what’s on offer.

ESCAPE IN A GOOD BOOK When was the last time you read a good book? There’s nothing quite like escaping in the pages of a great story, but with technology becoming a big part of our lives, for some picking up a book is a thing of the past. So next time you’re looking for something to do, head to your local library or even your bookshelf at home – is there something you’ve never read before or an old classic you could read again? If you don’t have any books or just love your tech too much, download an eBook or listen to an audiobook.

An essential guide to a carbon-conscious rental property When you’re looking to attract the right tenants, you not only need your property to look its very best, but also consider whether it’s energy efficient. More and more tenants are wanting to reduce their carbon footprint, so it’s important that landlords take that into consideration for current and future investment properties.

WINTER 2022

HEATING AND COOLING The nation’s capital has some of the lowest residential electricity and gas prices across the country, but Canberra also has high levels of energy use. According to ActSmart, around half of the energy used, in an average Canberra home, is for heating and cooling, so with your property’s heating and cooling systems being major energy users, their efficiency should be reviewed regularly. According to the ACT Climate Change Strategy for 2019–25, upgrading your gas heating system to an efficient reverse cycle air conditioning system can reduce your emissions by around 14 tonnes over the

Photography by Davide Cantelli

system’s life while saving about $500 annually on heating bills. Likewise, upgrading your gas hot water system to an electric heat pump can help reduce emissions by about 10 tonnes over the pump’s life while saving about $150 per year. If potential tenants see that the property has energy efficient systems or has a high EER, then it will give your property the edge against the competition, meaning less days on the market.

LOCATION Location is one of the most important factors when choosing an investment property, and can be the make-or-break decision when it comes to whether a tenant puts in an application or not. As an investor, one of the key considerations when

Photography by Dario Gomes

looking for a good rental property is its proximity to public transport links, and as more and more tenants look to reduce their carbon footprint, especially emissions caused by cars, viable public transport routes become more attractive. Low-carbon options, like rail, cycle lanes and walking paths are important factors to consider, not just the features of the property itself. Look for a variety of options that connect the property directly to the city centre or to major transport junctions so alternative public transport options are available. Another consideration when choosing an investment property is how close it is to schools, shopping centres, hospitals, parks, sporting facilities and other local amenities, and whether they can be easily accessed with public transport or on foot or bicycle. Your future

tenants will be looking for these features, so you should be thinking like this as well.

manufacturing means we can replace items as quickly and as cheaply as we bought them, even if we don’t need to, so if we want to be more sustainable, we should try to get more life out of our possessions. Firstly, think twice before buying new clothes. Can something be repaired? If not, can it

be replaced with a product from a charity store or second-hand boutique instead of buying brand new? If you no longer need something, don’t throw old clothes out, but donate them to charity instead to keep the cycle going. Next, if you have broken electronic items and whitegoods, try to prolong their life by getting them repaired before throwing them away. Some charities, private recyclers and retailers will repair and recycle your items or sell them for parts, so search for one in your local area. Likewise, some manufacturers of batteries, computers and cartridges have their own recycling and trade-in programs, so look into these options before throwing items away.

CLEAN AND DECLUTTER If you’re putting your home on the market, then it should be sparkling clean before any buyers inspect it. Start by cleaning and decluttering areas that buyers will pay extra attention to and rooms they will spend the most time in, as well as high traffic areas that attract and accumulate the most dirt. Declutter and reorganise surfaces, especially tables and benches, clean walls and kitchen cupboard doors, and don’t forget to remove dust from blinds, shutters and light fittings. Take the time to give all of your windows a good clean and remove any dirt, dust or streaks. Clean windows will also help enhance sunlight during the darker and more overcast days. Remember, unclean areas of your home will be obvious to buyers and will detract from what should be a wellpresented space.

POOL If your pool hasn’t been used in a while then take some time to give it a good clean before any prospective buyers see it, so remove any sticks, leaves, dust and debris as a minimum. As the cooler weather starts to settle in, you should close down your pool for a few months so consider adding a winter treatment to the water, which usually includes a high dose of chlorine as well as an algaecide – both will help to keep the pool clean and prevent algae growth. It’s also worth investing in a thick winter cover to prevent dirt and debris from entering the pool over the season, which may cause algae to grow.
