Movement Joints: Generally to be provided at not greater than 12 metre centres for blockwork and 6 metre centers for brickwork. Movement joints to be 10mm min. wide, located behind rainwater downpipes where possible and formed with proprietary polyurethene sealing strip, with flat ties between panels at 450mm verticle centres with one end de-bonded with poly-sulphide sealant to external face of brickwork/render - colour to match. Note: Provide cavity wall ties within 150mm horizontally, at 225mm max. verticle centres, either side of movement joint.

Materials: All materials are to be used and installed in accordance with the relevant manufacturer's instructions. The quality of any material shall not be lower than that specified in the relevant British Standard.

N.2

Timber Treatment: All softwood timbers to be adequately treated to prevent infestation in accordance with current Building Regulations. All structural timbers, external frames and windows shall be treated against fungal attack. All structural timber to be marked DRY or KD and to have stress grade mark.

N.3

Site: The existing ground within the extent of the proposed building construction site shall be cleared of all turf and vegetable matter prior to any further excavation being made. Method of disposal of any contaminated soil to be agreed with the Local Environmental Officer. Foundation trenches shall be clean and true and checked for soft areas, water etc. and left with compacted bottoms.

Existing Structure: Existing foundations to be exposed together with any existing lintels as directed by Local Authority Building Inpector on site to assess their suitability for extra loading. Extra works that may be necessary to be carried out in compliance with the Building Inspectors recomendations. Ensurance must be made that the existing structure is temporarily supported throughout construction.

Lintels above internal doors and openings to be 100x65mm precast concrete plank lintels in blockwork walls and 2no. 100x50mm timber framework in studwork walls. Internal fire doors: Where an internal fire door is specified door should be FD20SC to be 30minute protection .

Guard rails for exterior balconies should be at least 1100mm high. Guarding should be capable of resisting at least the horizontal force given in BS 6399 Part 1: 1996

Internal blockwork walls - infill openings: Blocked up openings to be lightweight blockwork of appropriate thickness. All blockwork to be finished with approx. 13mm thick layer of bonding plaster and 2-3mm thick finishing skim plaster floated smooth and flush with existing walls ready for decoration.

Part P: All electrical work required is to meet Part P (electrical safety) and must be designed, installed, inpected and tested by a person certified to do so. Prior to completion of the project the electritcian may be required to produce an appropriate BS 7671 Electrical Installation Certificate to satisfy Part P.

All electriacl installation to be in full accordance to BS 7671 and with the latest edition of the IEE Wiring Regulations, and should be carried out in accordance with current installation techniques applicabe to the material and equipment being used.

External Cavity Wall - Facing Brickwork: Outer skin to comprise 103mm thick matching facing brickwork with a 85mm wide cavity and a 100mm thick Thermalite Turbo block or similar inner skin.

Cavity to be closed at all window/door junctions and at eaves level with blockwork or a proprietary cavity closure. Skins to be tied together with verticle twist wall ties spaced at 900mm centres horizontally and 450mm centres vertically and at 225mm centres at window and door reveals. Provide additional ties within 225mm of side openings at no more than 300mm centres. Blocks to be laid in 1:1:6 cement:lime:sand mortar with a struck joint. Ensure that cavities are kept free from debris by employing the use of timber cavity battens pulled up as work procedes.

At all low roof abutments i.e porches, conservatories ensure stepped DPC's cavity tray with stop ends are provided and linked to code 4 lead flashings and soakers. Code 4 lead dressed beneath cavity trays and over roof slopes with alternate perpends left open for weep holes all as necessary to form weather proof junction.

Provide polythene lapped and continuous cavity trays with stop-ends, above all lintels and over short piers between closely spaced openings. Provide open perpends or PVCu proprietary perpends at 300mm centres, min. 2no. per openings. Bond new blockwork to existing walls with galvanised steel masonry connectors and ties rawbolted to existing walls.

Ground Floor Details: G.2

110mm thick Rockwool Rockfloor Insulation slabs laid directly on additional 1200 gauge DPM on concrete ground floor slab to acheive a U-Value of 0.25W/m.sq.K. Off cuts of insularion to be placed around perimeter of external walls, beneath skirting to prevent cold bridging.

65mm thick 1:4 cement:sand screed using OPC cement and fine aggrgate to grade limit M, BS 882 with light gauge wire mesh reinforcement in centre. Screed to be floated smooth and finished flush with existing floor level unless stated otherwise on the drawings.

Roof Construction Details: R.1

Flat Roof Construction: 195x47mm softwood flat roof joists at 400mm centres supported on galvanised steel joist hangers.

R.2

Lateral and verticle restraint straps are to be provided to roof members in compliance with BS 5628 from the roof to adjacent parallel walls at max. 2000mm centres using 30x5mm galvanised steel straps turned down 150mm min. over blockwork and fixed over solid blocking, to a min. three joists.

R.3

Roof to be covered with three layers of mineral felt on 18mm thick exterior quality plywood on 50mm thick 0-50mm softwood firings to fall to rainwater gutter at 400mm centres spiked to top of flat roof joists. All timbers to be spiked together.

Brickwork parapet to end of flat roof, as shown on drawings. Code 5 lead flashings to all abutments to include continuous ventilators.

Pitched Roof Construction: 150x50mm softwood rafters at 400mm centres birds-mouthed over 100x50mm softwood wallplate bedded to top of internal cavity skin wall and held down with 30x5mm mild steel straps at 1200mm centres (1.2m long), bent at right angles to give a min. 75mm fixing to the top of the wall plate. Ceiling joists to be 200x75mm softwood joists at 400mm centres spiked to top of wallplate.

Lateral and verticle restraint straps are to be provided to roof members in accordance with BS 5628 from the roof to adjacent parallel walls at max. 2.0m centres using 30x5mm galvanised steel straps turned down 150mm min. over blockwork and fixed over solid blocking, to a min. three rafters. Each rafter to be restrained at eaves level with Catnic galvanised steel T Type twisted verticle straps fixed to feet of rafters and to ceiling joists.

The roof shall be covered with tiles / slate to match existing, with matching ridge tiles to fixed in accordance to manufacturer's specifications and to BS 5534 on 38x25mm preservative treated softwood batterns on reinforced roofing felt underlay type 1F to BS 747 Pt.2.

R.9

The roof is to be cross-ventilated by propretary eaves ventilator equivalent to a 25mm continuous air gap within eaves. A continuous 5mm wide ridge ventilation system is also to be installed. To insure a clear airflow from eaves vents through into roof space proprietary ventilation trays are to be fixed between rafters.

Fascia to be 25mm thick PAR softwood to match existing complete with 12.5mm thick exterior quality plywood soffit fixed to fascia and to wall with softwood batterns.

Ceiling to be 12.5mm foil backed plasterboard with joints filled and tapped to take textured finished. Provide 50x38mm noggins to provide support at joints, edges and light fittings.

85mm thick Rockwall Total Fill Cavity Wall bats, or similar, cavity wall insulation to provide a min. U-Value of 0.30Wsq.mK. Fix bats securely with tightly butted joints, ensuring that all edges are not damaged and that top edges are covered with a temporary timber batten to ensure that they remain free from mortar droppings and other debris. The cavity wall insulation is to be installed in strict accordance with manufacturers recommendations commencing below the DPC to avoid cold bridging.

The cavity is to be filled with a lean mix concrete up to a level of 225mm below DPC and is to be laid with sulphate resistant mortar. Provide perpends weep holes every fourth verticle joint in the outer leaf at the base of the cavity at 150mm below DPC. Maintain a continuous cavity between existing and new walls.

The cavity is to be closed at openings using proprietary cavity closer 'Thermabate' or equal, installed in accordance with manufacturers instructions.

W.9

Walls to be finished internally with an approx. 13mm thick layer of bonding plaster and 2-3mm thick finishing skim plaster floated smooth or 12.5mm plasterboard on plaster dabs with a plaster skim finish.

External Blockwork Walls: External walls to be 300mm thick super durox block 7n trench block walls rendered externally.

Horizontal/Verticle - Damp Proof Courses: H.1

The horizontal damp proof course shall consist of a layer of 2000 gauge polythene damp course to BS 743/6515 adequately lapped at corners and joints, on a morter bed maintaining a minimum 150mm above adjacent ground level. All joints to be lapped a minimum 150mm. Ensure that damp proof courses do not project into the cavity. Where external wall cavity is bridged i.e air brick/ventilator openings and meter cupboard etc. provide polythene cavity trays complete with stop ends over in the external wall with open proprietary perpends. Cavity trays are to project 150mm beyond either side of lintel/opening. Verticle damp proof courses to be provided at all un-bonded jambs. Bond new blockwork to existing walls with galvanised steel masonry conectors and ties rawbolted to existing walls.

Insulation Details: I.1

Roof Insulation - Joists: Whole ceiling area is to be insulated with two layers of Rockwool Rollbatt insulation quilt, total thickness 250mm. The first layer of 100mm insulation quilt to be laid between ceiling joists complete with the second layer of 150mm insulation quilt laid at right angles on top of the ceiling joists. Seperate but linking quilt is to be laid over the softwood wall plate and wedged into the 75mm cavity top to avoid cold bridging and close the cavity. Roof to acheive a U-Value (through joists) of at least 0.16W/msq.K.

Pack the space between the last rafter and the gable wall with insulation.

Roof Insulation - Flat Roof balconey : Whole roof area is to be insulated with two layers of 116mm thick celotex insulation slabs, laid over joists for warm deck contruction. Flat roof to acheive a U-Value of at least 0.20W/msq.K.

Solid Ground Floor Construction Insulation: 110mm thick Rockwool Rockfloor insulation slabs laid directly on additional 1200 gauge DPM on concrete floor slab to acheive a U-Value of 0.20Wmsq.K. Off cuts of insulation to be placed around perimeter of external walls beneath skirting to prevent cold bridging.

All habitable rooms to have rapid ventilation via windows/doors of an openable area at least 1/20th of the floor area, part of the ventilation opening must be 1.75m above finished floor level.

Cloakrooms: Integral cloakrooms with no opening windows shall incorporate mechanical extract ventilation capable of extracting air at a rate of 6 litres per second, linked to a light, with 15 minute over-run. Centrifugal fans must always be used where ducting is used - 3m max length. A 10mm air gap is to be provided under the dloor.

Where excessive subsidence is possible additional flexible joints should be provided. Where the top of the pipe is within 300mm of the underside of the slab a concrete encasement should be used. This is to be integral with the slab. Flexible movement joints of compressible board should be provided at each pipe junction when encased in concrete. Where a drain runs through a; wall or foundation, the builder needs to provide a length of pipe (as short as possible) built with its joints as close as possible to the wall or foundation faces. This is to be within 150mm and connected on each side to rocker pipes with a length of 600mm and with flexible joints.

Traditional brick built manhole to be 1200 * 750mm internal dimensions with a 600 * 600mm cover for invert levels upto 2700mm deep. The manhole is to comprise of 215mm thick engineering bricks on a 150mm thick concrete base. Half round vitrified clay channels and swept branches to discharge in the direction of flow and to be benched up at least to the top of the outgoing pipe and at a slope of 1 in 12.
