The Price Conundrum The property market is still a hot topic and prices are still the talk of town going into the 2nd half of 2011. We anticipate that this will be the case for the rest of the year. Far from a soft landing, the market has defied expectations with some new launches sold out within the launch period. The first half revenue for large cap developers such as SP Setia, Mah Sing and IJM has surged and expectations are that sales would exceed last year’s figures. Some analysts have even quoted revenue growth of between 15 – 35% for these companies in 2011. Our recent expo is probably a good indication of how strong the underlying demand is. The 3-day event netted over RM275mil of sales with millions of ringgit more inked in the following weeks. Average property price at the Luxury Collection series of our iProperty.com expo was over RM1mil. At the other end of the spectrum, affordable housing is becoming a buzzword these days. The government’s “My First Home” programme has undergone several fine-tunings since its launch early this year. The latest version of the programme saw its ceiling income, a major point of criticism, raised to RM6,000 per month while the range of house prices is expanded to between RM150K – RM300K. There is even a 105% financing thrown in to sweeten the deal for the middle-income group which forms the bulk of the population. It’s perhaps too early now to judge the impact of the programme which is envisioned to be a public-private initiative. Many variables are at work here, not least the outcome of our general election. Until then, we shall watch and see.

Perish the thought if you think that interest has waned for high-end properties in Malaysia. The iProperty.com recent Luxury Collection expo featuring properties worth an average of more than RM1 million has attracted many serious investors. Held from 17th – 19th June at the Kuala Lumpur Convention Centre, the expo attracted thousands of visitors. The three-day expo netted more than RM275 million worth of properties for the exhibitors, with millions of ringgit more expected to be inked in the following weeks. The highest sales at RM38 million was recorded by Twin Pavilion Development Sdn Bhd which sold more than 70 units of its property in Bangsar. This was followed by Andaman Property Management Sdn Bhd which sold RM11 million worth of its Cyberjaya project, The Arc @ Cyberjaya. Ranking in third was SP Setia Bhd with sales amounting to RM5 million for various properties in its group. iProperty.com Malaysia.

Schemes upon schemes Commentary: Close to 76% or 475 respondents think that the “My First location is a distance away from the city centre and after payment of the housing instalments, conservatively estimated at RM1,200 per month, there isn’t much left, if any at all, for other daily expenses. Realizing the impracticality of this, the government recently decided to launch a supplementary housing scheme with a higher monthly income ceiling at RM6,000 per household. Called "middle class homes" with prices ranging between RM220K to RM300K in major cities, the initiative was supposed to address the problem of high house prices in Greater KL, Penang and Johor. There is however one little snag – at built-ups of between 850 – 1,000 sq ft, which comes up to RM300 psf, these apartments at that price range can’t exactly be considered cheap. There are similar properties in the Klang Valley that are selling for cheaper. For example, a recently listed condo in Puchong, Vista Millennium Condominiums, displayed a selling price of RM288,000 at a built-up of 1,100 sq ft on iProperty.com.my. The next question is how far would these apartments be located away from the city centre. Again, the government has a solution. It was announced recently that a portion of the Sungei Besi airbase in Kuala Lumpur (one of the last remaining huge acreage of undeveloped land in KL) will be allocated for 1Malaysia people's housing project (PR1MA).

Shareholders’ nod paves way for Sunway merger The shareholders of Sunway Holdings Berhad (“Sunway Holdings”) and Sunway City Berhad (“Sunway City”) approved the proposed disposal of their assets and liabilities to Sunway Berhad (“Sunway”) recently, paving the way for the merger of the two companies. "The larger combined Sunway provides an opportunity to rearticulate the “Sunway” brand and renew investors’ interest in Sunway shares,” said founder and chairman of Sunway Berhad Tan Sri Dr Jeffrey Cheah. He said the enlarged Sunway will be in a better position to tap the equity and debt capital markets more cost-effectively as the group moves forward to bid for more business opportunities. The group will have a combined land bank of more than 2,200 acres with a total gross development value (“GDV”) of approximately RM25 billion, and a potential market capitalisation of over RM 3.5 billion, which will serve as a platform for continuous sustainable growth.
The merged group will be helmed by Tan Sri Dr Jeffrey Cheah as its chairman, while Razman Hashim will be appointed as the deputy chairman of Sunway Berhad. Leading the management and operations, Chew Chee Kin is expected to be appointed as the chief executive officer of Sunway Berhad. Sunway Berhad is targeted to list on Bursa Malaysia in the third quarter of 2011. Sunway Alam Suria overwhelming response Meanwhile, Sunway City Berhad recently launched Sunway Alam Suria Phase 1C, to an overwhelming response. Comprising of 145 units of 2 ½ -storey terrace homes, the project has been very well-received since its 1st phase. Sunway City Berhad’s managing director of property development (Malaysia) said the reason behind Sunway Alam Suria’s achievement is the location, the increase in value potential and integration of the LOHAS philosophy into the development. “Shah Alam is a booming township, with modern conveniences circling the

residential developments. The real estate properties here have proved to be worthy investments for the family as the appreciation has been earmarked at about 30% in general since its first launch.” “We find that the attraction for our developments here, similar to our other developments in other locations, is the integration of the LOHAS philosophy. We also plan to introduce new housing brands and want to target opinion makers and trend setters around other parts of Klang Valley in the future,” Low explains. Currently, the Saffron semi-Ds in Rawang’s Puteri Heights is taking most of his time, being the flagship project of Hartawan Pasifik. Saffron was designed by an awardwinning Australian design firm, DBI Design. Established in 1981, DBI Design ranks as one of the largest and most diverse design practices in Australia Saffron’s 3-storey semi-detached homes sit on 60 acres of leasehold land in Rawang. The land was bought in 2001. Since launch, the RM650,000 to RM850,000-priced properties have sold more than 70% to mostly Malaysian, Hong Kong, Singapore and Arab buyers. “The pilling is completed and we expect it to complete on schedule,” Low updates us. High Appreciation With demand for properties not diminishing, expect to see more innovative lifestyle concepts being introduced. Says Low: “People are still buying. The market is still good as there is demand from an increased population plus programmes such as the MM2H scheme.” With the demand comes price appreciation especially if supply lags behind. Keeping up with Eric As he celebrates his 20th year in the industry, interior designer Eric Leong finds time between his hectic schedule to chat to Zara Nasarudin.
For Eric Leong, life is an exhilarating juggling act. While he may have made his mark as Malaysia’s most favourite interior designer and decorator, he is constantly challenging himself to go beyond designing; using his business background to push ‘brand Eric’. Currently he can add TV host, author, columnist, product ambassador and even international speaker to his illustrious portfolio. So how does Eric plan to celebrate his 20th year in the industry? By working even harder. “I’ve got a series of talks and seminars lined up for the rest of the year. And just recently, I launched 101 Décor Tips by Eric Leong, which received overwhelming response from the public. In fact 1,000 copies were sold within 2 hours!” He adds, “In September I’ll be conducting a Master’s class on Asian design culture in ID at Teesside University in the UK. Meanwhile, Ericleong.TV has recently been revamped. The website is extremely important for me and my team as we use it to interact with fans.” Never one to rest on his laurels, Eric now heads the Interior Design department at The One Academy after 7 years with Raffles Design Institute in Kuala Lumpur. “My ultimate goal here is to create the next generation of interior designers,” he says. Judging by his phenomenal success in the industry, it may seem that he had always wanted to become an interior designer. Breaking into a huge smile, he recalls, “Inspired by my aunt, who was a tailor, I actually wanted to become a fashion

designer. But at that time, it wasn’t a career that could bring in the money, so I decided to take up Business Studies instead.
“I enjoy talking to people, as they inspire me to create designs that will work best for end-users.”
Of course, I still had strong interest in design.”
What advice does he have for those seeking the service of an interior designer? “Three things - take a look at their portfolio, tell them what you want and always, always work within your budget,” Eric explains.
“I fully utilized my part-time stint as a cashier at Parkson department store. Picking up ideas from the visual merchandisers there, I used to dress up my home with decor items that were thrown out,” recalls Eric. With a Business Studies degree in hand, he scouted around for ID firms and finally headed to Singapore to study interior design. The rest as they say, is history. Despite his success, Eric remains astonishingly humble, drawing inspirations from others around him.
According to him, the designer will usually take up to two weeks to come up with a concept, and you can help make the process run smoother by compiling magazine tear-outs and photos into a folder. “Divide the sections: living room, bedrooms, kitchen and so on. And always carry this file with you when you meet up with the designer; this will help him get a clearer view of your ideas. Don’t waste time as time is money.”

A Diamond & an Idea
The only two Malaysian buildings that won the much-coveted Platinum Green Mark recognition at the recent Singapore’s Building and Construction Authority (BCA) 2011 Awards were the Diamond Building housing the Energy Commission Headquarters and (not surprisingly) Sime Darby’s Idea House. Below are excerpts of some energy-saving features of the buildings:
Sime Darby’s Idea House Jason Pomeroy of Broadway Malyan , consultant for the Idea House was quoted as saying that Sime Darby had approached them in 2008 with the brief for ‘The Idea House’ - a socially, economically, and environmentally responsive prototype dwelling that would provide an insight into future tropical living. “Conceived as a test bed for new ideas, the house would showcase the latest in sustainable architecture in the buildings’ quest to become the first carbon zero residence in South East Asia.”
‘Kampung house’ According to the Singapore-based consultant, the Idea House was based on the traditional Malay Kampung house. The latter provides deep overhangs that permit shade, weather protection and therefore opportunities for social interaction and habitation of the verandah spaces. “Open, permeable flexible interior spaces with higher roof volumes allow for social and spatial flexibility, made comfortable by cross ventilation.” The house is further positioned as a pavilion within the landscape. Rainwater catchment or harvesting, which is becoming increasingly

common with newer developments, but which Sime Darby has already incorporated way back, is used. The harvesting and recycling could reduce water consumption to 64 litres per day from 133 litres of normal consumption per person per day.
Orientation In terms of orientation of the house, the shorter faces are to the east and west which helps to minimise heat gain and encourages respite from the sun. This helps to reduce reliance on air conditioners and fans, and their associated costs. The house is also designed to allow excellent daylight penetration thus reducing the need for artificial lighting during the day and into the early evening. Meanwhile, photovoltaic cell technology is installed on the roof to harness the sun’s rays as a renewable energy source.
Open Plan The open plan nature of the house allows for cross ventilation and scalability, making this a fully adaptable dwelling that could be expanded and contracted according to the occupants’ needs.

Short Construction Period By using modern methods of construction that include prefabrication and modularisation, time for construction is shortened in addition to being readily built by individuals with a lower skills base. As well, a multidisciplinary collaboration between architects, engineers, landscape designers, urbanists, contractors and suppliers ensured that the project length is reduced by 50%.
The Diamond of Putrajaya Completed and occupied since June 2010, the Energy Commission Headquarters in Putrajaya is currently the first and only building in Malaysia to be certified with the Platinum Green Building Index - the highest certification level. It was assessed on energy efficiency, indoor environmental quality, sustainable site planning & management, material & resources, water efficiency as well as innovation. It is also the first building outside of Singapore to receive the Green Mark Platinum certificate.
Design Inspiration An architectural jewel located in Precinct 2, Putrajaya, the Energy Commission Headquarters Building or the Diamond Building was designed to be a landmark building, both in terms of its architecture and sustainable concept. Architect of the Diamond Building, Ar Nafisah Radin of NR Architect & NR Design, says that her team was inspired by the diamond form, as “the diamond symbolizes value, quality, transparency and durability, which are characteristic of the Energy Commission’s role as a regulatory body.”
Fusing Form and Function The diamond shape was not only chosen for its aesthetics value, but also because it helps to reduce heat gain into the building, an important element considering the country’s blazing hot climate. Its 25 degree tilting façade prevents direct sunrays from entering into the building. The tilting facade also results in smaller building footprint, so landscaping can be maximized. By expanding the landscape area, the temperature around the building will be lower. The central atrium dome features a unique design that utilizes the daylighting system. It comes with automated blinds and six different configurations to maintain the right daylighting levels at all times.
Energy-saving Features To further reduce energy consumption throughout the building, only Energy Star-labeled appliances are used. Other key power-saving features include
building integrated photovoltaic (PV) panels, dome and shutter, rainwater harvesting, roof light through, greeneries on the roof, insulated concrete roof and roof/floor slab cooling. The goal to create a building that is energy-efficient, water-efficient and eco-friendly is finally realized.
Weighing in the Cost and Savings According to Nafisah, the Diamond Building’s energy consumption is 75kWh/m2 per year, in contrast to a ‘normal’ office building in Malaysia, which would usually have an energy index of 250kWh/m2 per year. The water savings meanwhile stands at 35%, in comparison to the conventional building. She reveals that the construction cost for the Diamond Building, with a gross built up area of 150,000 sq ft, is 6% higher than the conventional building. The quantum for the energy savings is approximately RM900,000 per year based on the previous electricity tariff.
Erratum: NR won various design competitions including for the 4-star Putrajaya Impiana Hotel project. However, the project was abandoned at piling stage.

Academic Rush Universities are beating a path to set up shop in EduCity@Iskandar so much so that EduCity 2 is in the pipeline. EduCity @ Iskandar is a 600-acre (2.4 km²) educational centre, and positioned within are campuses such as Management Development Institute of Singapore (MDIS), Britain’s Newcastle University Medicine Malaysia (NUMed), Marlborough College, University of Southampton Malaysia (USMC), America’s Carnegie University and the Netherlands Maritime Institute of Technology (NMIT). These are the branch campuses of foreign universities and they award degrees that are identical to that of the original universities based overseas. Costs are much lower in keeping with the lower cost of living in Malaysia, yet the degrees are treated on the same footing as those conferred in the original campus. The educational centre anticipates graduating over 16,000 students by 2015. Some of these may be absorbed by the 56,471 SMEs in Johor. EduCity is arguably the most successful flagship zone in Iskandar. The allocated land area is reportedly full two years ahead of schedule. More universities reportedly want to set up shop, so in the pipeline is EduCity 2.
Newcastle University Medicine Malaysia (NUMed) Once it opens its doors, it is projected to develop into a ‘feeder of talent’ to Iskandar’s budding healthcare division which includes the Columbia Asia Hospital in Nusajaya, Gleneagles Medini Hospital, as well as the imminent wellness township jointly established

by Khazanah Nasional and Singapore’s Temasek Holdings. NUMed Malaysia will add on to the country’s efforts to grow the number of doctors taught per annum from 3,000 to over 4,000 in the next five years. It is designated as one of the 33 institutions which meet the Ministry of Higher Education’s strict quality standards. NUMed Malaysia is Newcastle University’s flagship campus outside of the United Kingdom and has received hundreds of applications from across Southeast Asia and beyond. It is still in a selection mode for the first batch of 100 much sought-after places for its September intake, and will increase its student admittance to 1,000 by 2017. The university targets international students to comprise as much as 30 per cent of its student body in the future. NUMed Malaysia will also offer Bachelor of Science degrees in Biomedical Sciences and postgraduate programmes from 2012 onwards.
Marlborough College Iskandar Malaysia Marlborough College Iskandar Malaysia, one of United Kingdom’s foremost public co-educational boarding schools will open its precincts in September 2012. Marlborough Iskandar will accommodate over 400 pupils in the day foundation school and almost 1,000 students in the predominantly boarding 11 – 18 senior school. It will offer educational facilities that are considered equivalent to the ones at Marlborough College in Britain.
In the beginning, Marlborough College staff and governors from the UK will undertake the running and governance of the new establishment in Iskandar.
University of Southampton Malaysia (USMC) The University of Southampton Malaysia Campus (USMC) plans to open in 2012 and will originally offer undergraduate courses in engineering. Courses will be conducted in Malaysia for the first two years of the programme which is geared towards a transition to Southampton’s UK campus for the balance of the last two years. As an international university with globally celebrated know-how in engineering and research, the university’s expertise will ensure a world-class education in order to meet Malaysia’s call for outstanding engineering graduates. The state-of-the-art campus projects a preliminary intake of 60 students.
Netherlands Maritime Institute of Technology (NMIT) Two of the top maritime institutes in the Netherlands i.e. Maritiem Instituut Willem Barentsz (MIWB) and Maritiem Instituut de Ruyter (MIR) will open next year in Iskandar. The 2 will be known as NMIT and will be taught by a committed team of highly competent professionals with diverse maritime backgrounds, as well as top notch professionals from the seafaring vocations plus international guest lecturers.

A date with London to buy property As the ringgit strengthens against the UK pound sterling, the idea of owning property in London is starting to look really promising. London has long been a popular destination among Malaysians mainly due to historical ties, its many fabled tourist attractions and the United Kingdom’s (UK’s) status as an international education centre.
Arguably, one of the best cities in the world for property investment due to its consistent capital growth, London property investment is not only a safe bet, but also provides many other significant advantages, especially to foreign investors, such as:

Some lenders will also charge a Mortgage Indemnity fee if your deposit is small • Insurance – it is advisable to insure the property once exchange has taken place • Solicitor’s fee these vary but a likely cost is around ₤600 (including VAT) just for a purchase • Electronic transfer fees – vary by solicitor but not expensive • Local searches – vary by Local Authority but up to ₤200 • Land registry fees – dependent upon type of property • Stamp Duty – a percentage of purchase price This process will change when the new Home Information Packs are introduced, although how this will affect overall costs is still not clear as yet.

Feature When it comes to income tax, the basic rule is that income is taxable, no matter who owns it. So if you are planning to rent out your property ,income tax will apply. The rates vary depending on who owns the property, either under personal name, via a company or through a trust. Trust pay the highest rate of tax on UK-sourced rental income - 50% as of April 6,2010 - and companies pay the least at 20%. Personal income tax rate will depend on how much income a person receive from the UK, and will vary between 20% - 50%. Whoever owns the property, one should consider registering under the Non-Resident Landlord provisions so rent can be paid gross. The owner will still have to pay the income tax but only at the end of each year and after deducting expenses such as any agent‘s fee, service charges and if the property is being purchased to let out, mortgage interest. Otherwise, the tenant or any UK agent acting for the non-resident owner will have to deduct tax before paying the rent each month. In general UK tax on capital gains is assessed only on persons who are resident or ordinarily resident person make chargeable gain on UK property – whether it has been let or used as a home – there will in general be no UK tax liability on the gain. A word of caution though: the tax rules summarized above assume that the investment in real estate is a genuine investment, made in order to generate rental income and with a view to long term capital growth. If the property is acquired with the sole or main object of realising a profit on disposal, with or without any development of the property, any gain on disposal will normally be treated as income rather than as capital gains. It will therefore be subject to UK income taxation rules
and the beneficial treatments of capital gains referred to above will not be applicable. Investor should also be aware of further tax due when buying a UK property. Stamp Duty Land Tax (SDLT) applies to all UK property purchases, irrespective of residence of the purchaser. Rates for SDLT vary from 1% to 4% depending on the value of the property. This is payable by the purchaser of the property. There are some potential ways of reducing the SDLT charge, if the property is very valuable, but these can be viewed as being the ‘robust’ end of tax planning.
Increase Competition Henry Butcher’s Teoh said there is no surprise that Malaysians are showing increasing interest to own an address in London. But he has a word of warning for those looking to acquire a London property as investment. “Such addresses are heating up due to the competition.” “London is a vast city and attracts foreign purchasers throughout the world. Many Asian purchasers are attracted to the UK for a number of reasons: due to the history between UK and Asian countries, the stability, national security and world class educational system, while being supported by a well–developed and fair legal structure. “There is no specific region or price band, which can be identified with any one region of the world but in addition to Asia, London has buyers from the Middle East, South Africa and Europe,” he added.

BTS 10:90 Charting a new era in Malaysian housing industry? The HBA discusses implications of the mandatory BTS 10:90 “from 2015 onwards”
HBA lauds the Housing Minister’s announcement that the Housing Laws will be further amended to make it a crime for housing developers to abandon their housing projects without valid reasons. The Housing Laws have been amended several times since its introduction scores of years ago but yet we are still unable to resolve a lot of the problems faced. If at all, the problems seemed to have increased, particularly, of project abandonment. In fact, it is so serious that the government had to establish a Special Task Force headed by non other than the Chief Secretary to the Government, YBhg Tan Sri Sidek Hassan. Yes, due to his dynamic leadership and his management of the Special Task Force (STF), scores of stalled projects had been/ or are being revived. However, the efforts of the STF have, to an extent, been negated when fresh projects get into trouble and may eventually get abandoned. Those housing projects previously categorized as ‘Sick’ and ‘Delayed’ have since matured into abandoned ones and continue to haunt the housing industry. We have repeatedly stated that Laws are only as effective as the degree of enforcement. This had been the bane of the whole situation. Wayward developers well know that the chances of their getting away with their wayward deeds are extremely good ! Thus, our question is whether further amendments to the existing Laws would improve the situation.
Financing restructuring Having said that, we feel encouraged by the announcement that the Build-Then-Sell (BTS) system will be introduced and made mandatory effectively by the year 2015. However, we believe that the system referred to is not the absolute build-then-sell whereby developers sell only completed houses. It is, we believe, a variant of the present sell-then-build (STB) in which developers are free to lock in buyers upon launch but buyers pay only 10% deposit and the remaining 90% is payable only upon completion. This is the BTS 10-90 referred to. It is actually a restructuring of the financing structure. In the present system, banks lend money to house buyers (housing loans) who in turn pay the developers progressively during the construction period. Thus, when collection from sales does not match their construction cash flow, the project gets into trouble. (There are cases where projects achieved good sales and yet they get abandoned!)
Advantages of 10-90 In the BTS 10-90 system, banks lend to developers to build the houses. Buyers do not make progressive payments. When the houses are completed, the buyers’ housing loan kicks in and the developers are paid the remaining 90%. The sale is then completed with the buyers having physical possession of the house/ apartment with Certificate of Fitness/ Certificate of Compliance and Completion and keys.

This system has a number of major advantages as follows: • House buyers are not exposed to the risk of project abandonment where they have no recourse. • Project financing banks (bridging financiers) operate within a lesser risk environment in that they have full control over the collaterals unlike presently when the lots within the master title (the collateral) are progressively fragmented (charge transferred to end financing banks) as and when house buyers’ endfinancing banks start to draw down on the housing loans to pay the developers. • End financing banks will be in a far lesser risk situation because they are now financing completed houses. • There will be better quality houses because developers will not risk dispute with buyers on quality come full payment time. • The system will be largely selfregulating without the myriad of suffocating rules and regulations.
Bankers has repeatedly stated that the financing of project is based on viability, not the size of the projects or the developers. Hence small developers will not in any way, be disadvantaged by the shift to the BTS 10-90.
Form Special Committee The Minister’s statement that the BTS is expected to be implemented and made mandatory, “after 2015,” is a very vague statement. How long after 2015? Perhaps, there is some reporting error here. In our dialogue with the Minister recently, he reiterated that it will be made mandatory 100% participation by the year 2015. HBA would like to propose that a road map be drawn so that the shift to BTS
10-90 is fully completed come year 2015. HBA proposes that there should be a gradual ‘phase-in’ of the concept by promoting BTS 10:90 participation starting with 10% participation by developers and increasing that until it becomes 100% participation by 2015. This way the developers will not suddenly suffer total paradigm shift come 2015. HBA proposes that to make the BTS 10:90 system effective , a Special Committee should be initiated immediately, under the auspices of the Ministry of Housing & Local Government with all the relevant players and stakeholders. The committee is to plan and chart the ‘ROAD MAP – Making BTS 10:90 work and the Way Forward’ in order to move towards an orderly housing industry.

• Government authorities need not spend so much time and effort in monitoring and enforcing the Act.
Issues around 10-90 We support the Minister’s call for financial institutions to offer loans with new concepts and to make bridging loans more readily available to developers. We, however, do not agree that the BTS 10-90 will slow down property development. Why should financial institutions (both project financiers and end-financiers) pull back when the system actually favours them more than the present STB. Our bet is that the property industry will take a bigger leap with the BTS 10-90. We also do not agree with the statement that small developers will be adversely affected. Few, if any, developers mobilise their in-house funds to develop housing projects. Big developers take bigger financing whilst smaller developers take smaller financing. This has to do with considerations of taxation, leveraging, risk spreading, etc. The Association of

Common External Sha Qi
In Feng Shui, Sha Qi is defined as sharp, fierce, merciless Qi produced as a result of energies being focused by sharp corners, straight lines or narrow gaps - features that create energy that moves aggressively and quickly. Translated as “Killing Qi”, it can come from a variety of sources - the most obvious being sharp and pointy objects like a roof-edge, pylon, sharp mountain peaks or straight roads – formations that can generate Sha Qi in an environment. Here are four common external Sha Qi explained:
T-Junction It is often misunderstood that this Feng Shui feature is unfavourable because it is ‘sharp’. In fact, the reason why a T-junction is considered an unfavourable feature to have near a house has more to do with the way Qi should and should not move or flow in Feng Shui. The focus is more on the Qi, as aggressive and fast moving Qi can cause it to crash into the property in a volatile manner. In Feng Shui, a meandering Qi is preferred. The T-junction itself is not bad per se. It is negative in certain instances – ie. if the junction is a high traffic area as opposed to a relatively quiet one. A T-junction is a greater cause for concern if it is focused at the sector where the Main Door is located, or crashes right into the Main Door, more so than if it is hitting another sector of the property.
Sharp-roofed Neighbour The corners of roofs from the neighbouring property can sometimes result in Qi being focused and angled at yours. Hence, this is something you want to look out for. This feature should be a cause for concern if your neighbour’s sharp roof corner is visible from your Main Door. However, it does not affect your property if the sharp roof is on the second floor and your Main Door is on the ground; or if the sharp roof is located on a neighbour across a fairly wide street.

Lamp Post In Feng Shui, a lamp post directly in front of the Main Door is definitely a problem, which is called a Piercing Heart Sha. However this is only applicable if the lamp post is within the boundaries of the Main Door (extend two lines out towards the road and see if the lamp post is within these lines). Otherwise, you have nothing to worry about.
Pylon Contrary to popular misconception, pylons are not necessarily considered bad because it is ‘sharp’. In Feng Shui, ‘sharp’ is not the sole criterion to determine if it is good or bad. With the case of pylon, if it is located very near – within immediate proximity, around 500 meters – to your property, then the pylon is a problem. Secondly, determine the sector it is located – ie. if it is located in the East Sector, then it is affecting the Zhen Gua, which relates to the eldest son (no worries if your family is all daughters). Pylons are regarded as a Fire Element. If it is located in a sector suitable for a Fire element, the pylon is not dangerous or negative. When it comes to dealing with Sha Qi, always be practical. Understand what Sha Qi is and how it works, and you’ll be able to deal with it accordingly.

Terminating termites ups your home value As one of your most important and biggest investments, a home should be protected and maintained at all times. • Damaged/eaten wood Termites do not bore holes; instead they construct galleries and tunnels while the workers consume wood. A terminal infestation can go undetected for years as termites destroy wood from within, leaving the outer surface undamaged. A heavily damaged wood will break apart easily. • Mud shelter tubes Made of small soil particles and partially-digested wood, mud tubes can extend from the ground to the wood, or over other exposed surfaces such as concrete foundations. Mud tubes are meant to protect the termites as they move from their colony and into your house. Once they have finished eating out the wood, the tubes will be abandoned.
• Swarmers The first indication that there are termites nearby, swarmers are winged male or female adults which usually appear when humidity is high. They are attracted to bright lights.
The Solutions Ridding your home of termites will prevent further damage, increase the property’s value and most importantly, give you and your loved ones peace of mind. You should not attempt to eliminate these pests on your own –entrust the task to a professional as termites are extremely persistent and challenging. • Baiting Baiting stations, containing monitoring devices which serve as food for termites, are placed strategically around the home. The termites that consumed the bait share it with their nest mates. The active ingredients in the bait work to stop the molting process they need to grow. This will negatively impact the colony, until it declines to the point where it can no longer support itself, therefore eliminating the entire colony.
