[Archimaera: Junior Architect & Project Manager]
This satellite location of the popular Astoria pizzeria and bar is located in the trendy neighborhood of Williamsburg, Brooklyn, right across the street from the beautiful sights of the Manhattan skyline at Marsha P. Johnson Park.
The space presented a unique business opportunity and an interesting design challenge: the high pedestrian traffic area was sure to bring in costumers, but the expensive rent prices made optimizing the footprint of the space a crucial part of the business plan.
This strategy heavily informed the floor plan which was arranged around a bespoke counter that doubles up as a surface for occasional pizza-making classes. The seating layout also facilitates the in-and-out nature of the business while maintaining an inviting atmosphere, a result of high-quality materials, simple but beautiful finishes, and warm lighting fixtures.
At Archimaera, I was responsible for everything that related to this project. My tasks included schematic proposals, DOB approvals, and construction documentation. This was developed by maintaining a close relationship with clients and subcontractors that ensured the success of the project.

Because of the positive response from the developers of the Woodside project, the interior design of the shared amenities in another one of their multi-family residential buildings located in Flushing was assigned to me. In this case, the materiality of the exterior was reflected in the interior by continuing the color palette and textures that had been selected for the facade.
My tasks included conceptual and schematic design of the lobby, lounge, and work area, and have continued through the last year to detailing, millwork development, material selection, and specifications. This building is currently under construction, and the interior finishes are planned to be started in the summer of 2023.

Floyd Music Studios is a company that offers professional sound studios at an affordable price for musicians in Williamsburg, Brooklyn. During my time at Archimaera, I worked closely with them on an interior fit-out of 70 rooms and shared amenities to accommodate a range of users, from practice rooms for instrument players to larger recording studios for producers.
The nature of this project made sound-proofing the individual studios a crucial part of its success, and after extensive research on acoustics, the solution we reached was to use a combination of inexpensive yoga mats and spray foam to achieve a 60 dB total sound reduction, while also maintaining a low cost of construction.
My contributions to the project started with DOB applications for the demolition of the previous tenant’s space, and continued through the design process and into construction management until completion. The construction documentation was made entirely in Revit.

As part of my daily tasks at Archimaera, I had the opportunity to work on multiple rezoning applications for the Department of City Planning (DCP) in New York City. Among them, the analysis of 49 Ash street was particularly interesting because of the unique conditions of the site: it’s located on the shore of Newtown Creek, the body of water that separates Greenpoint from Long Island City. This dictated a set of unique zoning rules unique to waterfronts that were considered in addition to the typical height, setbacks, and yard rules.
The proposed actions were made to facilitate the development of a new twelve-story, 247,505 sq. ft. commercial building with a public plaza and waterfront amenities for public access. The allocation of FAR in this massing model was color coded in order to achieve a visually appealing and clear proposal.

100 S 9th Street was an interesting design prompt because of the unique site: it contains a church connected to a rectory building that extends to the other side of the block, a townhouse for the clergy, and an empty lot in between. The intention behind this rezoning was to retrofit the church and maintain the facade as much as possible while maximizing the residential FAR to make it economically viable as a multi-family, mixed-use building. The current zoning district R6 dictates a large Community Facility FAR, so it was crucial to demonstrate to DCP that the resulting massing was less than ideal for the scale of this neighborhood. The proposed rezoning R7-A or R7-D provides not only community facility for the full extent of the Ground Floor footprint, but also up to 100 dwelling units, 25% of them being permanently affordable housing in accordance with MIH regulations.

THE WILLIAM VALE: Retro analysis
As the lead designers of the William Vale Hotel, Archimaera has been maintaining and updating the architectural drawings of this Williamsburg building over the years. From new commercial fit-outs to office renovations, the William Vale is constantly transforming to remain an integral part of the neighborhood.
This constant transformation, however, posed a challenge when it came to clearly defining the allowed Zoning Floor Area (ZFA) that was required for a change of ownership. My task was to analyze the allowed ZFA of each use and cross reference it with the as-built conditions. I collected all units’ layouts from current tenants and calculated the total current ZFA Commercial, Community Facility, Parking, and Hospitality, taking into consideration all the mechanical, plumbing, and egress deductions of each space.
Visually organizing the information was key to successfully communicate the complex calculations and make a compelling case for the economic viability of the building.

KLEIN RESIDENCE

Occupying a prime lot in Far Rockaway, Queens, this project sits on the shoreline of Jamaica Bay and overlooks the Rockaway Community Park, a former municipal landfill, and one of the oldest and longest-lasting in NYC.
The clients, a married couple and their 4 children, commissioned Archimaera to design their family beach home. The program required not only plenty of space for the family and their frequent guests, but also a large formal dining room that could be used as a hall for social and religious gatherings.
The site suggested a U-shape building with large amounts of glazing on the west side to maximize the views of the bay, while also taking advantage of the air and southern sun exposure for the solar panels on the roof. The exterior of the house was designed to be clad with a combination of Shou Sugi Ban (a Japanese method of charring wood) and standing seam zinc panels that would prove durable to the salinity of the beach-front location.
The approach for the interior design was to create spaces that were large and airy, and the materiality was carefully selected to maintain the warmth and comfort of the home. Bespoke millwork pieces were developed to make this a total work of design.

For this project, Archimaera was commissioned to design a mixed-use building in the Special Zoning District MX-1 of Port Morris, Bronx, a largely industrial/manufacturing district currently undergoing a process of urban renewal. For this reason, zoning laws in this district offer a zoning bonus and discretionary tax incentives to promote the inclusion of commercial and amenity spaces that enhance the community and the neighborhood.
The final design combines a coffee shop, a fresh food supermarket, and the tenant’s amenity spaces on the ground floor with a total of 89 residential units on the remaining 6 stories. The units are a combination of studios, 1-bedroom units, and 2-bedroom units, and special consideration was given to provide for the minimum number of parking spaces required by the city.
The facade was designed to remain true to the aesthetic of the area with industrial windows and reclaimed brick, and a prominent entablature was placed to highlight the corner condition of this building.

For this project, Albo I Liberis was responsible for the Interior Design of the Bushwick Hotel, and to optimize the space in consideration and coordination of MEP shafts, maximum functionality in playing with partition walls & storage space, and maintaining adequate space for ADA clearance.
Material selection and color schemes were designed to separate adjacent zones while maintaining visual continuity of the fragmented space, including the entrance, kitchen, work station along the corridor, and the living room.
Custom made millwork pieces were designed to furnish the units. The key piece was a combination of cabinetry, kitchen counters, desk, and wall-mounted love-seat.

The challenge was to maintain a sense of professionalism, while keeping the spaces warm, calming, and inviting for the patients.
The layout was highly informed by the users, maintaining the waiting room uninterrupted with easily accessible, yet private, patient rooms, and the main offices in the back, where doctors can enjoy the view of the city while at work.

American MUSEUM OF QUEER ART
[Academic Project: Advanced Studio 3.2]
This project is titled The American Museum of Queer Art, and is located under the Brooklyn Bridge in Dumbo. The design expresses itself as a set of contained volumes that fold at their edges to create vestigial indoor spaces and exterior porosity.
Multiple ways of circulating throughout the museum were tailored to the circular floor plan: a radial one from the center out, and a meandering circumferential path from gallery to gallery. This created poché spaces that were later sculpted into vertical vessel that contain a multiplicity of functions.
The parapet was carefully designed in order to bring in indirect sunlight into the gallery spaces, a feature sought after by museum curators.

Hispanic society plaza library

This proposal intends to explore the concept of terracing, an idea that is already prevalent in the site of the project, Audubon Terrace in Uptown Manhattan.
The project began by placing a stitching staircase between 156th Street and the Hispanic Society’s Plaza that is located 30’ higher. The stair was then enveloped with the concrete slabs that compose the different stories of the library. The slabs were then manipulated according to their function: the first and third story where shifted towards the west to maximize the income of southern sunlight and suggest a welcoming environment to passersby, and the middle floor was shifted to the east to allow for a direct access from the sculpture plaza. The resulting staggered system of planes was later extruded to create volumes that fully shaped the envelope of the library, as well as the indoor spaces and outdoor terraces that characterize this project.
The centrality of the staircase was emphasized by flanking it with floor-to-ceiling bookshelves, which also served the purpose of emphasizing and celebrating the written book as the vital element of the library. The materiality of the envelope consists of a triple-panel glass system that contains plates of copper-wire mesh that allow the users to look out while still screening against summer sun rays. This, together with the subtle profile of the building, was done with the intention to create a seamless transition between the historical site and the modern library.

Concept
The nal volume is then sculpted to increase the sun-exposed facades, and to acknowledge for the ascending nature of this speci c block.
This housing project is located in 22@, a Barcelona neighborhood that is currently undergoing a process of urban renewal. The goal was to condense social spaces in order to increase their size and their spatial quality; this took the form of void elevated plazas that pierce through the facade of the building.
Traditional Catalan construction techniques were also taken into consideration in the fragmentation and porosity of the facade that allow the building to “breath” on its own during the hot and humid Mediterranean summers. Volumetrically, the building was sculpted to maximize light exposure, create a hierarchy of public spaces, and to maintain a relationship to the urban fabric and the human scale.
The final building is of mixed use, combining commercial spaces, residential dwellings, and co-living units, as well as amenities such as co-working spaces, shared elevated plazas, and green rooftops.

The Unit
The typical units were designed to take into account the Mediterranean climate and maximize comfort for the residents of the building. For this purpose, the walls of the double-feeding corridor are completely porous, allowing the cool air to travel through the apartment and then rise as hot air through piercings in the concrete slabs. A second skin was added to this porous wall to ensure privacy and to increase thermal protection in the colder months of the year.
A total of 8 units are fed by each corridor. The stairs and elevators were also wrapped in the porous wall that characterizes the circulation of this building which ensured the building as a whole would ‘breathe’ on its own. The core was slightly pushed back from the street front in order to create an individual identity to each of the clusters of units.
Two types of units were designed for each of the clusters, a studio-type apartment with only one bedroom, and a larger version with two bedrooms and a shared bathroom. By dividing each of the clusters with a porous tower, direct access to fresh air was ensured to all rooms of the apartment.

For this Integrated Studio, the group took the form of an architectural firm in order to develop a Design/ Build project for a small educational pavilion in Brownsville, Brooklyn. Each student was assigned specific tasks to ensure maximum attention, and a constant exchange of information became key to the success of the studio.
My individual tasks included the development of models and wall details at several different scales in order to further analyze the project beyond the scopes of orthographic projections and rendered images. The models included a 1:1 section of a wall and cantilevered roof with finishes, structure, and insulation. The model had interchangeable facades in order to explore the different options of materials and dimensions. The final design is of a weather-proof board-and-batten rain screen system with a slopping cantilevered roof that displays a flower pattern in order to appeal the children that use of the pavilion.
Smaller models were also developed in order to analyze the building at different scales such as a 3D printed site model that explored the relationship of the pavilion with the houses behind and the elevated subway tracks in front, as well as the already existing vegetation of the garden, and a larger model (next page) that was used to represent the final product, layout, and finishings in a compelling manner.

Educational Pavilion Final Model

In the arid climate of Philae Island, Egypt, the site stands divided by a diagonal wall. This private residence intends to explore and celebrate the separation by defining volumes of private and public spaces on each side, with a bridging system that interconnects one to the other.
The project also highlights the importance of the historical wall by encasing it in a ‘glass box’ that not only provides direct views to its content, but also functions as a wind tunnel that creates a mode of passive cross-ventilation.
The wind tunnel was inspired by researching and analyzing precedents and local architects, such as the acclaimed Egyptian architect Hassan Fathy. Using Bernoulli’s Principle of Fluid Dynamics, the final design consists of a screen with large openings and a second screen with smaller openings to build-up pressure, and therefore, the speed of the wind passing through.

Dynamic Pavilion
[Academic Project: Studio 1.1]
The goal of this project was to analyze and interpret a physical movement and associate it with a reference system to generate a graphic map that explores new and unexpected relationships between space and time.
Using the drawing as a basis, a series of interpretative vertical sections were generated to define the changing envelope of a continuous enclosure.
This process eventually evolved into a small pavilion in the shape of a cornucopia with a suspended interior platform that was dedicated to playing music; the changing height of the enclosed spaces was then interpreted to define the function of the space which critically responded to the dynamic movements that were mapped.
As a final step, the shell was cracked open to create a luminous spine that would function as a light income for the dynamic pavilion.

Company XIV is a world renowned dance company that specializes in queer burlesque performances that are set in a sensual baroque theme.
This show told the story of the Seven Deadly Sins, and it required the design of VIP banquet tables that contained multiple compartments for ‘treats’ that became accessible throughout the performance, in order to enhance the immersive quality of the show.
Seven Sins had its opening night on February 14th 2020 to great acclaim, before being put on hold due to complications brought by the COVID-19 pandemic.
