Welcome to our East Wight Holidays The East Wight incorporates some of the most stunning beaches the Island has to offer. There are pretty villages with butchers, bakers and deli’s selling delicious locally produced fayre. The beach stretches from Ryde right around the coast to Shanklin and inland offers some of the most beautiful countryside.

Attractions Arreton, towards the centre of the Island, has a feast of attractions including The Barns and Craft Village, Arreton Manor and Amazon World. Nearby is the popular Robin Hill Adventure Park with exciting rides and a 400m toboggan run. This is a really fun day out for all the family. Nearer the east coast is Bembridge Windmill and the Seaview Wildlife Encounter. The steam railway at Havenstreet offers rides on the steam engines and puff their way through the pretty countryside.
Eating Out There are some great pubs, beach bars and restaurants in this area of the Island. Bembridge has the Pilot Boat and Crab & Lobster both close to the sea serving excellent food with a great atmosphere. On the Duver at St Helens is Baywatch, a beach restaurant serving good food by the sea. The trendy bars and restaurants are found mostly in Ryde town centre, producing a mix of cuisine & cultures.

Appley Beach Appley Beach, with its six miles of beautiful sandy beach and wonderful play area for children situated within the woodland behind and a 9 hole pitch & putt golf course. Beyond Appley Tower to the East, dogs are permitted and there are two good beach restaurants either end of the beach.
Attractions Hiring bikes is easy and the Island is a perfect destination for keen cyclists and family enthusiasts. There are also a selection of riding stables to choose from around the Island, from where you can either hack through country side or along beaches. Photographers and walkers won’t be disappointed and historians are also indulged with our castles and roman villa. With sailing, fishing and wonderful places to walk dogs and fly kites, there’s something for everyone.
Walking During very low tides, you will see a ribbon of people walking the famous Fort Walk from Bembridge beach to the Fort out in The Solent. There are coastal walks along the beaches which can be enjoyed as well as bridle paths across the Downs taking in the breathtaking views of the patchwork countryside and out to sea.
Beach Life Beaches around this part of the Island change as you venture along the coast. Ryde itself enjoys 6 miles of stunning sandy beach where cricket games are played on the sand banks during very low tides. Further round the coast there are pebbled beaches, sandy beaches, great beach restaurants and pretty marinas. All well worth investigating.

Attractions On the north west side sailors love to moor their boats in Yarmouth’s safe harbour and step ashore to enjoy the old world charm of the pretty town, with its variety of shops, superb pubs and restaurants and the 700 foot long pier boasting the splendour of the Victorian era. West Wight is linked by good bus services from Newport. The ‘Needles Tour’ links Yarmouth with Freshwater Bay, Alum Bay and the spectacular climb along a private cliff-top road to the Needles Battery.
Eating Out Spoilt for choice, from the opulence of the George Hotel in Yarmouth to fish and chips with fantastic views from Totland pier. The Garden Restaurant at Farringford offers both restaurant & al-fresco dining, but first work up an appetite with a round of golf, tennis or a swim within the grounds. Together with a good selection of cafes and pubs, all pallets and budgets can be catered for.

Enjoy a pleasure boat trip from the beach.
Attractions Freshwater Bay golf course is one of the most spectacular courses in the UK. Set on the downlands overlooking the English Channel, this seaside links style course is 5,725 yards long, par 68 which provides a challenge for golfers of all abilities. Visitors are most welcome. Calbourne Water Mill, set in 10 acres of stunning rural landscape contains one of the oldest working water mills in the country, dating back to the Domesday Book. A great day out for all the family.
Walking The Tennyson Trail is a 15 mile walk from Carisbrooke Castle to The Needles. The route follows across Bowcombe Down, through Brighstone Forest, across Mottistone Down, Brook Down & Afton Down to Freshwater Bay, then onto Tennyson Down & across West High Down to Alum Bay. The name of the trail comes from poet Alfred Lord Tennyson, a former resident of the Isle of Wight. There are several points of interest along the walk, including The Tennyson Monument on Tennyson Down and the spectacular view of The Needles.
Beach Life Compton Bay’s long sandy beach spanning the south west coast is non-commercialised, unspoilt and a popular spot for surfing, great family fun days out and for fascinating fossil hunting. Totland Bay with its pretty beach and short esplanade, from where the ‘Turf Walk’ leads to near-by Colwell Bay, which boasts stunning views across The Solent. From here sit and catch the spectacular sunsets.

Attractions Superbly situated beside the sparkling waters of Sandown Bay, the twin resorts of Sandown and Shanklin have delighted generations of holiday-makers for over 150 years. Along Culver Parade you'll find tennis, bowls, GoKarting, crazy golf, a pitch and putt course, the Tiger Sanctuary and Dinosaur Isle Museum. At the southern end of town the Heights Health and Leisure Base has indoor swimming pools and further inland is a fine 18 hole golf course.
Eating Out Try the local seafood, in particular crab, lobster, haddock dishes. The vast majority of pubs are highly geared up for food and usually the portions are on the large side. Fresh crab in particular is available from many beachside cafe's and can also be purchased from the fisherman selling direct. Two popular outlets are: Ventnor Fresh Crab Beach Hut and a fisherman's house at Steephill Cove next to the café.
you must visit..... Blackgang Chine BlackGang Chine is a must for all the family with a fantastic variety of activities for all the family to spend a great day out. Themed areas like Frontierland where you can play Cowboys and Indians in a full sized Cowboy Town, and rides like Waterforce where you can choose the fast 'overflows', or the scary 'plughole' – you’ll have to see it and experience it to believe it!
Attractions With its charming thatch-roofed cottages and winding main street lined with tearooms, Godshill is the quintessential English Village. Traveling South to Wroxall there’s the Donkey Sanctuary and Appledurcombe House, home to Owl and Falconry displays. Visit Chale Green Deli and Coffee shop and on to the Southern most tip of the Island, St Catherine’s with its light house. Ventnor Botanic Garden provides a lovely walk, childrens play area and then lunch at their popular café.
Walking There are coastal paths around the Island and this section features the Isle of Wight’s famous chines. Whale Chine is the most spectacular in a series of Chines along this stretch of coastline. Devil’s Chimney provides an exciting walk through enchanted woodland down to the beach. Chale Bay is stunning. Wealdon Beds which have yielded fossilized remains of dinosaurs. With features like St Catherine’s Lighthouse many feel this section offers the best walking and views of the entire Isle of Wight.
Beach Life Sandown and Shanklin on the south-east coast share a wide crescent of golden sand, with safe swimming, water sports and a range of bars, pubs and cafés. The southern stretch, below Shanklin Chine, is the quietest and most attractive. Ventnor has a wonderful Mediterranean light and, like Sandown and Shanklin, an enviable sunshine record. Steephill Cove is its prettiest beach, a peaceful little bay with a good beach café. Reach it via the coastal footpath from the Botanic Gardens, or La Falaise car park in Ventnor.

Attractions The Festival & The Bestival The Isle of Wight has played host to these two increasingly popular music festivals. The Isle of Wight music Festival is held in early June just off Newport. The Bestival is held in September at Robin Hill Adventure Park and every year announces a different fancy dress theme which everyone throws themselves into. Popular with families, both attract some of the great new and old musical acts and the Island’s atmosphere is electric over these festival times.
Osborne House
Eating Out This part of the Island holds some of the best restaurants and pubs. Cowes being a place of destination for many yachtsmen offers a wide range of cuisine, of which Lugleys of Cowes with its sea frontage is popular. There is also a Lugleys in Newport and Olivio’s in both Newport and Ryde, offering delicious menus. Pier View and the Fountain in Cowes serve great food, beer and real Ales. The Sportsman’s Rest in Porchfield is very popular too with families and is close to countryside walks.
you must visit..... Osborne House and Carisbrooke Castle are both, shrouded in history and surrounded by beautiful grounds, definitely worth a visit. Quarr Abbey further along the coast from Osborne, is a spectacular working Monastery with tea rooms. Newtown is one of the oldest towns in the UK, situated near a nature reserve, a lovely place to walk and enjoy the wildlife.
Attractions Best known as the world's premier yachting centre, Cowes is the Island's main port. Yachtsmen from all over the world participate in the season's prestigious sailing events, the best known being Cowes Week, held annually at the beginning of August. Shopping in the narrow pedestrianised High Street is a delight, with some excellent shops, many catering for the yachting fraternity. The town also has an array of fashionable clothing shops, gift shops, delicatessens, cafes, restaurants and lively pubs.
Walking The Nature Reserve at Newtown is the beautiful home to many species of wild fowl. Inland Parkhurst Forest offers acres to walk dogs and children, with squirrel trails and woodland for picnics and adventure games. And for a truly spooky experience, why not join one of the Newport ghost walks- if you dare!
Beach Life From the pebble beach at Cowes, walk along the famous Promenade to Gurnard, a small village whose life revolves around sailing. The small sand/pebble beach is ideal for children to explore the rock pools. For the more adventurous there is a coastal walk which leads to Thorness Bay, a large sheltered bay perfect for beachcombing.

Booking Terms & Conditions Island Holiday Homes (“the Agent”) arrange bookings of properties as agents of the owners (“the “owner”) of such properties (“the property”). When booking a property through Island Holiday Homes you enter into a contract with the owner of the property. Island Holiday Homes are not party to that contract and are responsible only for the administration of your booking, unless otherwise stated in these terms and conditions. References to “you” or “your” mean the person making the booking (“the party leader”) and all members of the holiday party who have been accepted by the agent on behalf of the owner and who will all be bound by these terms and conditions. Where ferry reservations are arranged by Island Holiday Homes, the agent acts on behalf of you and neither the agent nor the owner will accept liability for any loss or inconvenience incurred or caused in the event of the ferry operator cancelling your reservation or delaying your departure. These Terms and Conditions set out the basis of your contract with the owner, none of which affect your statutory rights.
1. Your booking You are invited to book a property/ies and take up any offer detailed in this brochure or otherwise advertised and your offer to do so may be accepted subject to availability. The agent on behalf of the owner has the right to decline any offer of a booking prior to the issue of your written confirmation. If the agent does so on behalf of the owner, the agent on behalf of the owner will advise you in writing and will promptly refund any money you have remitted to the agent. The party leader must be at least 18 years of age at the time of booking. Your booking is made as a consumer and you agree that no liability can be accepted by the owner or the agent for any expenses, costs, losses, claims or other sums of any description which relate to any business, howsoever suffered or incurred by you. When the agent on behalf of the owner issue a written confirmation to you and your remittance has cleared, it is deemed that the owner has entered into a contract with you, which is subject to these conditions.

the owner, send your written confirmation as soon as administratively possible, receipting your remittance and detailing your booking. Please note that deposits are taken IN ADDITION to the rent, which is due for payment no later than SIX WEEKS before the start of your holiday. However, if you book less than 6 weeks before the start of your holiday, payment of deposit, booking fee and rent must be made immediately. Please note there is a charge of 1.95% on all credit card payments. Deposits are returned to you, by the agent on behalf of the owner, as soon as administratively possible following your vacation from the property, providing that everything is in order and all outstanding charges have been settled. The Agent will hold the deposit as agents of the owner and no interest will be payable to either you or the owner.
Disabled access and requirements: Special requirements and Access Statements must be requested in writing prior to making a reservation and paying a deposit. Neither the Owner nor the Agent will accept liability for any loss or inconvenience in the event the booked property is not considered suitable for those with any specific needs. The Agent will not accept liability for the accuracy of the Access statements.

2. Paying your deposit & rent You should complete the Booking Form within this brochure, or where otherwise shown, and forward this with a cheque made payable to “HRD Lettings Ltd.” in settlement of the deposit and booking fee. Together these usually equate to £180.00, including VAT (depending of the level of deposit, which may vary for some properties). Once the Booking Form has been received together with settlement of the deposit and booking fee, the agent will, on behalf of

www.island-holiday-homes.net 3. Gas, Electricity and Water Unless otherwise stated the rent for the property will include the consumption of mains services. You are advised to secure written verification from the agent on behalf of the owner should you be uncertain of liability in respect of services. 4. Telephone Most properties do not have a telephone service connected. Those that do will either received in coming calls only, or have out going calls metered. You are advised to secure written verification from the agent on behalf of the owner should you wish to establish the status of any telephone service. 5. Pay to view television Unless otherwise stated the cost of any pay to view television connected to the property will not be included within the advertised rent payable. Should any such service be available that you wish to enjoy, at the absolute discretion of the owner, arrangements may be made prior to your arrival. 6. If you change or cancel your booking (i) changes If you wish to change your booking once your confirmation has been issued, an administration fee of £25.00 plus VAT will payable to the agent by you once any change has been made. If the change to your booking is not possible to make and you are unable to honour the confirmed booking, cancellation terms will apply. Your request for a change of your booking must be stated in writing to the agent and the party leader shall be responsible for verifying safe receipt of same by the agent. If Island Holiday Homes arranges your ferry reservation, any changes to dates, times or cancellations will be subject to a £20.00 plus VAT administration charge. (ii) Cancellations Once the deposit has been paid and your booking confirmation issued, a binding contract has been deemed to have been made between you and the owner and you are liable for all the charges of the booking. If you have to, or wish to, cancel your booking, the party leader must telephone the agent at their offices as soon as possible. The party leader must also immediately confirm the cancellation in writing, sending notification by recorded delivery to the booking offices of the agent. The day the agent receives your telephone notification of cancellation is the date on which your booking is cancelled. The agent will endeavour to re-book the period of the cancelled booking and should the agent succeed in doing so, your liability for costs will be limited to the sum of the deposit and booking fee, settlement by forfeit. If the agent is unable to re-book the cancelled period, you will be liable for the full amount of the booking, including the rent, even if you do not occupy the property. 7. Curtailment Should your holiday be curtailed (cut short), resulting in your surrender of possession of the property sooner than the agreed term, neither the agent nor the owner shall be liable to pay any refund of rent or fees to you in respect of the booking, or any costs incurred by you as a consequence of the curtailment of the holiday. The agent strongly recommends that you insure your booking with a cancellation and curtailment policy.

8. Cancellations or changes to your booking by the Owner or the Agent. Neither the owner nor the agent expects to have to make changes to your booking, but occasionally problems occur and bookings have to be changed or cancelled. If this does happen, the agent will contact the party leader (by telephone where reasonably possible in the event of a significant change or cancellation, minor changes will be notified by post) as soon as reasonably practical to inform you of the cancellation or change and to explain why. If a significant change has to be made (and the change is not acceptable to you) or your booking has been cancelled, the Agent will, if possible and as soon as reasonably practical, offer the party leader an alternative property (from the range advertised by the Agent) of similar type and standard in a similar location for the same or similar time of year. As the alternative property is likely to be owned by a different Owner to that of the original property booked, the advertised cost of the alternative property will be payable. You may be asked to pay any price difference if the alternative property is advertised at a higher price. However, it is possible you may be able to claim any price difference, if the alternative property is more expensive than the original one, from the Owner of the original property. Accordingly, if the alternative property is advertised at a lower price of the original one, you will receive a refund of the price difference, as long as you have already paid the balance of your total accommodation hire costs. If you do not wish to accept a significant change or any alternative property offered or the Agent cannot offer you a suitable alternative property, you will receive a full refund of all monies paid to the Agent from the Agent on behalf of the Owner. In order to keep any period of uncertainty to a minimum, the Agent will, whenever possible, communicate with you by telephone in the case of a significant change or cancellation and you are required to do the same. The Party Leader is obliged to advise the Agent as soon as reasonably possible whether you wish to accept any change or alternative property offered, or alternatively whether you want a refund. In the unlikely event that the Party Leader fails to advise the Agent of your decision to accept or decline any change or alternative property offered, the Agent on behalf of the Owner is entitled to assume you wish to cancel your booking and receive a full refund of all monies paid to the Agent. Both the party leader and the Agent agree to confirm any such telephone conversations made to the respective party detailing the nature of the communication and any invitation, offer, acceptance or agreement. In the unlikely event that your booking is significantly changed or cancelled, negotiations will be opened with the owner in respect of any compensation if deemed appropriate. However, compensation will not be considered where any change or cancellation results from “force majeure” (please see clause 9 below) or where you have refused, without good reason, to accept any significant change or any alternative property you may have been offered. Please note, that compensation will not be payable for minor changes. Such minor changes do not entitle you to take an alternative property or to cancel without paying the normal charges as set out in these Terms and Conditions. A minor change is a change, which the Owner could not reasonably expect to have a significant effect on your confirmed booking.

9. Circumstances beyond the control of the Owner / the Agent (Force majeure) Except where otherwise expressly stated in these Terms and Conditions, the Owner and the Agent shall not be liable, jointly or individually, for any changes, cancellations, effect on your holiday, loss or damage suffered by you or any failure by the Owner and/or the Agent to perform or properly perform any of their respective obligations to you which is due to any event/s or circumstance/s beyond the reasonable control of either the Owner or the Agent. (referred to as “force majeure� in these Terms and Conditions) By way of an example only, force majeure includes fire, flood, exceptional weather conditions, epidemics, destruction or damage of the property by any cause (other than negligence of the Owner or the Agent) and all similar situations. In appropriate cases (for example when your booking has been cancelled under the aforementioned and similar circumstances before your departure) the Agent on behalf of the Owner will refund to you all monies paid to the Agent. No compensation, expenses, costs or other sums of any description will be payable in such circumstances by either the Owner or the Agent to you. 10. Brochure & website details All properties described in the brochure and on the Agents website have been appraised by the Agent and the descriptions written by the Agent have been approved by the respective owner. Whilst every effort has been made to ensure that the descriptions convey an accurate account of the properties at the time of printing, errors occasionally occur. You must therefore verify all details of your chosen property, including price, with the Agent at the time of booking. Neither the Agent or the Owner can accept responsibility for any error, omission or misrepresentation, negligent or not or any liability arising from of any error, omission or misrepresentation, negligent or not in respect of the descriptions appertaining to the property in the brochure, on the website or in any other promotional literature or material produced and distributed by the Agent on behalf of the owner. 11. Your property Whilst every effort has been made by the Agent and the Owner to provide you with the accommodation you desire, occasionally properties, their installations, fixtures, fittings, equipment and appliances may require remedial working in the event of a failure or breakdown. It is essential that you contact the Agent or the Owner at your earliest possible to opportunity, whilst you are in residence, to report any failure or breakdown observed. The Agent on behalf of the Owner will respond to any such report as soon as practicably possible with a view to instructing remedial works to limit any inconvenience that may be caused to you during your occupation of the property. Complaints made by you of a transient nature (i.e. cleanliness, heating, etc.) following expiry of the term of your occupation of the property can not possibly be investigated and will not be considered by the Agent or the Owner. * Please note all our properties are non - smoking. 12. Safety regulations The Owner acknowledges their legal obligation to ensure that the property complies with pertinent safely regulations and accordingly the owner agrees to or to have the property and its installations, as required, inspected by the appropriate qualified persons, as required. 13. Damage to property You will be expected to leave the property in a good state of
cleanliness, similar to that as found at the time of taking occupation and to leave the property in the same state of repair as found at the time of taking occupation. If, following your vacation, the property is found to require more than a standard clean and additional cleaning is deemed necessary, any extra cost for cleaning will be deducted from your deposit. If, following your vacation, the property or any of its contents are found to be damaged, save those reported to the Agent upon taking occupation, the responsibility for compensating the Owner for remedial works or replacement of goods will be yours, save fair wear and tear, and any costs will be deducted from your deposit or an invoice sent to you should the sum be greater than the level of deposit held.

14. Arrival & key collection You will be advised, on your booking confirmation, of all arrangements appertaining to the collection of keys and times of arrival times. 15. Departure You must vacate the property and return all keys by 10.00 on the expiry date of the term of your booking. 16. Linen & towels Unless otherwise stated or arranged, linen and towels will not be provided by the Owner and you must bring or hire your own. You will not be permitted to use the beds, pillows and duvets provided unless suitable linen is used. 17. Special requirements You must ensure that arrangements are made either independently or via the Agent for any special requirements, such has cots, high chairs, stair gates, etc. Items such as these will not automatically be provided by the Owner unless otherwise stated in the description for the property you have chosen. 18. Swimming pools / Lakes & Trampolines In the event the property you have booked has a swimming pool for use within your booking you must not enter the pool unless you are a competent swimmer, you must not dive into the pool, you must check the depth of the water before entering, you must supervise at all times any children using the pool, you must not use the pool after consuming alcohol, you must not let any pets into the pool and you must act responsibly at all times when using the pool. Swimming pools / Lakes & Tramploines are used at the guests own risk with no liability on the property owner or the agent for any injury sustained in doing so. 19. Liability Neither the Owner nor the Agent will accept liability for any death or personal injury or loss, during the term of occupation, however arising. The Owner agrees to provide appropriate and adequate insurance for the property and for the nature of its uses. You must ensure that you take all necessary steps to safeguard your personal safety and possessions. The Agent acts only as agents for the Owner, the Agent can not accept any liability for any act/s or omission/s of the Owner or anyone representing, or employed by, the Owner. Further, the Agent can not accept any liability for any shortcomings or defects with or in the Property as all properties are within the sole control of the Owner. 20. Your rights Your statutory rights are not affected by anything contained within these Terms and Condition.

Please ensure that you have two or three alternative properties in case your preferred choice is not available. • Please complete the booking form below and return it to our office together with a cheque for the deposit and booking fee. • Please ensure that the party name and address of the property is written on the back of the cheque. • Please ensure that the full amount of rent is remitted to our office no later than six weeks prior to your arrival date.
