ISLAND: Tell us a bit about how this job came about And while you’re at it, how did you land on this particular design?

Robertson: We had a working relationship with these clients as we had done o t h e r p r o j e c t s f o r t h e m , s o t h e r e w a s trust already established. They were living in a Lester Avery House and were int e r e s t e d i n b u i l d i n g a M i d - C e n t u r y M o d e r n s t y l e h o m e p a r t i c u l a r l y a

text John O’Connor photos Myro Rosky Luis Llenza, landscape designer on this project, worked alongside the home’s designer to create a bit of sub-tropical drama. Classic mid-century pieces by Eero Saarinen, Richard Schultz, Ray and Charles Eames and more punctuate the home’s 1st level.

They needed more space and were looking to build something custom They heard we were developing the 4-lot p ro j e c t a n d a p p ro a c h e d u s to s e e i f t h e re wa s a l o t fo r t h e m We h a d a l re a d y d e s i g n e d a ve r y m o d e r n “ w h i te box” house for the lot, so when they purchased the lot, we we n t to wo r k re - d e s i g n i n g s o m e t h i n g c u sto m fo r them. This is one of my favorite architectural styles, so I was very excited about this design.

You’ve hit a balance here that isn’t always easy to accomplish. Sometimes, no matter how good the architect or designer might be, they swerve into creating either a time capsule or a “contempo” home that seems dated in five years What was your approach?

We l l , w i t h t h i s p a r t i c u l a r p ro j e c t a n d t h e s e c l i e n t s , I thought it was important to create something that looked fresh and new with new materials At the same time, we wanted to merge the new with some of the materials and architectural elements that would have been used at the time… creating that balance you mentioned.

What were some of the “vintage” elements you wove into the design?

The terrazzo floors and pitched, tongue & groove-beamed ceilings were crucial, in my opinion. The flat roof, pierced roof and reflecting pool of the front porch, vertical siding, and sloped roof with triangle windows are all key to reflecting that period as well.

The entrance is key here I think It sets the stage for what’s to come The landscape designer Luis Llenza, collaborated w i t h y o u o n t h a t a s p e c t o f t h e p r o j e c t r e a l l y c r e a t e d a s u b - t r o p i c a l d e l i g h t . . .

O n e e n h a n ce d by l i g h t i n g B u t t h o s e steps that truly entice you to enter, they are a great touch.

Th at ’s t r u e. F ro m t h e m i n u te yo u wa l k up those wide steps and walk through t h at f ro n t d o o r, yo u g e t t h e s e n s e o f merging the indoor and outdoor living spaces What really creates this blurring of inside and outside are the corner slide r s we i n c l u d e d i n t h e d e s i g n O p e n them and the structure disappears This is a true south Florida pool home experience Add to that the clean design of the fountain and the sound experience it offers The sound of water meanders throughout the house And viewing this waterfall through the fireplace in the living room is a unique experience.

This was quite a feat to pull off with all the t ra d e s i nvo l ve d . In terms of materials and experiences, what are a couple of your favorite aspects of this p ro j e c t , n ow t h at i t i s co m p l e te a n d yo u r clients happily ensconced?

One of my favorite features is the tile wall

in the master shower. We searched for the p e r fe c t t i l e a n d f i n a l l y d e c i d e d to c re ate our own custom wall using a number of diffe re n t co l o r s ---- a l l o f t h e s a m e t i l e, m i n d you ---- creating a one-of-a-kind art wall. It also leads your eye toward the linear garden Luis Llenza’s team installed

The floating stairs are a nod to ’50s and '60’s But our fresh interpretation using walnut paneling, terrazzo-clad steps and glass rails combined with its pool view and waterfall sounds it really is an experience

DESIGNER REID BALTHASER CREATED AN INTRACOASTAL APARTMENT THAT REFLECTS SOUTH FLORIDA LIvING TO A T.

Now on the market with Donna Carbonara of Douglas Elliman, this two-bedroom, two bath home at The Versailles on N. Birch Road was featured in Tropic magazine in 2019 Below is an excerpt from that article, an interview with the designer responsible for its exquisite makeover, Reid Balthaser of RTB Design Services in New York

Built in 1959, The Versailles, located on Fort Lauderdale’s barrier island has always embraced Florida’s indoor/outdoor lifestyle. Designed with deep terraces facing the Intracoastal, the apartments originally all had huge, sliding glass doors leading from major rooms out onto that terrace A number of years back, for further hurricane protection, the terrace on this particular residence was lined with impact glass windows as well, the decision was to install stacking sliders. The end result, as the new line of protection was now at the edge of the terrace: those huge doors, set ten feet back from the living room, could now be removed, allowing this apartment to truly become one with nature Open these slidders and the salty breezes waft in. There truly is nothing like it.

Recently, this apartment underwent a renovation and redesign, receiving new finishes and furnishings under the direction of Reid Balthaser of RTB Design Services in New York We had the opportunity to talk with Mr. Balthaser about the renovation and subsequent interior design

O’CONNOR: The Versailles is such a sought-after building It’s boutique in size, really with just 39 apartments in 11 stories. How did you land this renovation project?

BALTHASER: The owners and I have been friends for 20+ years

We’ve shared a passion for mid-century design and architecture and had always looked for an opportunity to work together… The apartment had not been touched or lived in for over 30 years, so it was in bad repair and required a gut renovation. All surfaces, floors, fixtures and interior features needed to be redone We were part of the renovation process from the beginning and closely monitored the project during construction The client was also very hands on and supplemented our site visits with his own. We did not radically change the layout of the interiors, but made some significant changes to the living room and kitchen and how they communicate with each other and to the rest of the apartment Plan changes to the two bedrooms and adjacent bathrooms were also executed All electrical, plumbing and mechanical were replaced

Tell us about the stacking window wall and how that affected your overall direction ––– if at all.

The stacking window system in the living room was one of the existing elements in the apartment that thankfully we did not have to change and was one of the few elements that we fully embraced, but they were relegated to a closed off balcony and the key move was to integrate the balcony or “Florida Room” into the main living space. The ability to dramatically open the interior to the west facing views and Intracoastal Waterway only enhanced the space and became the primary backdrop of the apartment. It did not dictate the design, but allowed a nautical and tropical environment to become part of the interior.

IN THE LAST DECADE, SELECT RETAILERS have had an epiphany They’ve discovered the big secret: good design sells. Shops you might expect like Prada and Neil Barrett in Tokyo have hired the best architects money can buy not only to create dreamy vitrines to display their wares but also to build structures that attempt to reflect what those retailers are all about. Apple has been doing that with its retail locations in the US take for example, its Boston location.

Transparency and simplicity are key in the Apple design by Bohlin Cywinski Jackson, reflecting the company’s long-standing philosophy on product design Finishes are matte; stone floors, brushed stainless. It’s as if every possible obstruction has been removed or cleverly concealed, creating ––– both on the shop’s interior and exterior ––– the simplest possible answer to the question of design… mirroring the best of Apple’s products. At the center of the store, open to all levels, is an exquisitely engineered glass staircase. Created from thick layers of low-iron laminated glass, (the low iron keeps the glass as clear as possible) with high-strength stainless steel alloy fittings, i t i s a t e c hn o l o g i c a l a n d d e s i g n m a r ve l a n d an abstract reflection of the company Steve Jobs started in 1976

This stairway seems to relate to a fabulous structure built in the 1960s Oscar Niemeyer ’s Itamaraty Palace in Brasilia was, like the Apple store here, engineered so that it did not need vertical supporting columns The sculptural staircase connecting all floors is reminiscent of the masterpiece staircase at Itamaraty as well, in its sheer elegance and clarity of form

This building’s functions are wholly modern and as such its design beautifully reflects what happens within Apple has always been about truly minimalist design and a constant reworking of problems, striving to arrive at the “elegant solution.” The Boston building is an exhilarating thing to see in the evening Bustling with activity and stocked with more new technology than you can shake an iPhone at, the design reflects perfectly our era of 24-hour surfing Locally, you can visit the Foster + Partners designed Apple store in Aventura with its undulating roof and walls of glass nodding to the region’s Art Deco past, or pay a visit to the spectacular, curtain-walled Apple store in Dadeland. Good design is exhilarating, no matter where you find it.

For those of you who have not been following this series, or for those who just need a refresher, here are the “Cliff ’s Notes” version of what you have missed: In January, we introduced our readers to a project we call “From The Sand Up”. This set of articles, scheduled to run on and off through the fall of 2023 follows the design, build and furnishing of a home set on oceanfront land in the Florida Keys.

In February, we followed up with a look at tile and flooring, mostly directing our attention to the home’s kitchen and baths, the home’s interior designer consulting with the sales team at CLAD Tile & Stone.

In this issue, we tackle the kitchen in toto No longer relegated to some small, closed off scullery, today, everyone can be an aspiring Julia Child. As one of the two gentlemen who are building this house loves to cook, that’s exactly the direction they went: an open, cook’s kitchen with room for an audience. Instead of an “L” or “U” shaped kitchen, where cooktop, ovens and so forth are against the wall, putting one’s back towards one’s houseguests, this couple chose a wide open kitchen As this is an ‘open plan’ house, one side faces the living and dining areas, the other faces a wall of stacking sliders, open to the pool deck and the ocean beyond This leaves two interior walls, one for refrigerator, freezer and storage, the other for a long line of upper cabinets with a line of floating cabinets and drawers below.

Fairfield Design configured the kitchen so that each of these two islands has a deep, 11” overhang of the selected counter material, an engineered quartz from the German manufacturer, Quartzforms This allows space for four guests on counter stools on both the cooking island, and the prep island

Eric Burroughs of Fuse Specialty Appliances guided the designer through all the options that might work for this open kitchen Understanding the custom cabinetry would be warm and minimalist, Burroughs suggested Thermador ’s new, 84” high column style refrigeration At 24” deep, they do not protrude into the space, and as they are fabricated to be panel-ready, fronts of cerused oak to match the cabinetry assure they will visually recede instead of standing out as the would if they had stainless steel doors Burroughs steered the designer towards Thermador for cooking as well, these included a 30” oven which will be installed in the cooking island, just below a 36” Thermador gas range, and next to the oven, a matching, 30” “speed oven”, a microwave with a 1,750 watt grilling element.

As the owners did not want an overhead exhaust unit, they chose a downdraft from Fuse Specialty Appliances that recedes into the countertop at the touch of a button.

As the owners did not want an overhead exhaust unit that would have lowered the ten-foot ceiling height, they looked at downdraft units offered by Fuse They settled on a 36” model from Best as it promised to whisk away smoke at a rate of 650 cubic feet per minute.

Best part about the home’s designer purchasing the whole lot through Fuse? They will install all of the appliances for a small fee when the job site is ready.

Lunching at Houston’s: Consistantly delicious dining on the Intracoastal.

WHEN SOMEONE SNUBS YOU, it’s often a hard thing to forgive When Houston’s closed their location on N. Federal Highway in Fort Lauderdale eons ago, I thought I’d never get over it But time, my friends, heals all wounds, and my rift with Houston’s came to an end years ago when I (begrudgingly, perhaps) got in my car with friends and drove up to Houston’s nautically-inspired Pompano Beach location. Just west of the barrier island, this Houston’s occupies prime real estate on the west side of the Intracoastal Waterway.

My first impulse to slowly let go of Houston’s abandoning Fort Lauderdale: free valet parking Cheerful attendants whisked my car away, safely parking it in one of Houston’s two private lots O K , I have to admit, that beat dealing with their busy lot on N. Federal, but I’m sure the interior will in no way live up to that of its Hey, wait a minute, this place is beautifu¡ An open kitchen on the right turns food prep into a theatrical spectacle for all to see, and booth-style seating ramps down towards an outdoor, Intracoastal-facing dining terrace. This place is serene, yet exhilarating, Thankfully Houston’s learned to “just say no” to loud music or huge TVs displaying some sort of sports activity

Just then, it hit me: this Houston’s is --- dare I say it --- better than the one I remember so fondly in Fort Lauderdale! The dishes the wait staff whisk from its stage of a kitchen are consistently delicious, from simple things like their warm, spinach & artichoke dip, to a kale starter salad I thought I’d never like. Made with emerald kale and rotisserie chicken, its greens, herbs and warm, shredded chicken are tossed in a roasted peanut vinaigrette, making this mouthwatering dish especially satisfying

Best bets: For lunch, don’t miss the French dip sandwich on a house-made crusty French roll. Houston’s grilled, ruby red Trout is also a favorite Desert anyone? How about a slice of Key Lime pie that’s beats any you’ve had in a long, long time? Damn and I was so ready to hate this place

FOR ARCHITECTURAL AFICIONADOS ---- OR FOR those who miss dearly the simpler life of Florida’s earlier days ---- living in today’s Southeast Florida can sometimes elicit a long, drawn out sigh. Over the past 30 years, building code restrictions, insurance requirements and simply modern trends have altered our landscape significantly While great concepts have been born here and aesthetically pleasing buildings have emerged, something got lost

The Bellini is Truly a little bit of heaven, poured into a champagne f lute. This mar velous bever age was the invention of Giuseppe Cipriani, who opened the famous and still oper ational harr y ’ s Bar on the narrow Calle Vall a r e s s o i n Ve n i c e b a ck i n 19 31. To t r u l y v i s i t Ve n i c e i n 1930s Gr and Tour style, at least one or two evenings were a m u s t a t h a r r y ’ s B a r. O n e o f t h e p r i m e r e a s o n s : t o i ndulge in a Bellini.

allegedly, Mr. Cipriani named the drink ––– a seasonal specialty when it was f irst of fered ––– after Venetian ar tist Giovanni Bellini because its pinkish orange glow reminded him of a tone he had seen in one of the ar tist’s canvases.

Creating this drink is quite simple and unlike today’s craze for “crafted” or “bespoke” drink-making, no eyedropper is required. Begin with ripe white peaches, ripe being the operative word. White peaches, not yellow, are required for a classic Bellini. Place the f lesh of one peeled and pitted peach per drink, in a blender and puree. This is where the truly ripe peach comes in handy as it purees beautifully. spoon champagne f lutes about 1/3 full with the peach puree. Fill with Prosecco and give a gentle stir. in the original recipe, bar tenders mixed in about a teaspoon of raspberr y puree in each drink to give the Bellini its signature color. no garnish is needed.

Today at harr y ’ s Bar in Venice, bar tenders often make the popular drink twelve at a time and when doing so use a large cockt ail shaker, then pouring the f inal mix carefully into each glass. They must know what they are doing. The drink is more popular today than ever before.

bedroom, two and a half bath townhouse built in 2005 asking $500,000 to a waterfront, six bedroom, six and a half bath single family home with pool and spa In addition, a number of condominium units are listed at The Symphony, a two-towered project overlooking the New River, built in 2004. While most of these hover around the $600,000 range, there is a 1,620 square foot, three bedroom, two and a half bath residence on the 17th floor with an asking price of $975,000

For those looking for a single-family home that doesn’t break the bank, there are two that stand out. (Shown above) The first is a just completed new construction, two bedroom, two bath home built in the manner of the first Sailboat Bend homes. This home has an asking price of $599,000.

There is also a three bedroom, two and a half bath home in pristine condition that is one of Sailboat Bend’s early constructions, built in 1938. Completely renovated, the exterior of this center entrance home is defined by shutters and clapboard siding, representing Sailboat Bend’s pre-war beginnings well.

The South Florida that existed in the 1950s and ‘60s,it’s abundantly clear, is a far cry from what exists today. A metamorphosis, fueled at first by automobile travel and later by jet travel brought with it a wave of development. At first, that wave was fueled by folks interested in a second home for vacationing. Later, a tsunami of co-op, condominium and apartment towers built from West Palm Beach to Miami turned vacationers into full-time residents.

The old Florida of the 1950s and early 60s made its living catering to families driving down from the frigid north on a spanking new highway system. This included the majors like I-75 on Florida’s west coast and I-95 on the east coast. Off of those, US-1 and even little Dixie Highway saw Chevy Bel AIrs and Buick Skylarks filled with families looking for foods and entertainments not found in Grand Rapids.

To that end, they found odd places like Monkey Jungle in South Miami, Citrus Tower in Clermont, Ocean World in Fort Lauderdale and, in Pompano Beach right on US1: Storyland Florida. Located on a manmade island, it featured a miniature train ride past fairy tale scenery, an airplane ride, monkey village, Seminole Indian village, pony cart rides, a Little Red Schoolhouse and more.

Storyland, constructed pre building code, was shredded by Hurricane Cleo in 1964 and never reopened.
